(BCS3) 2013 HOMEOWNER’S ASSESSMENT The Board would like to thank everyone who has either paid this invoice or will be paying it in the near future. As the billing statement indicates, the deadline for payment of this bill was December 31, 2012 with late fees and interest starting to be added on to unpaid balances as of January 31, 2013. Residents are encouraged to consider setting up payment plans if you feel that you need to spread out payments over time to handle this bill. If you want to set up a payment plan, please contact Theodora Daly at ACMP (281-855-9867) to make arrangements.
Happy NEW YEAR! We are all proud to be a part of this neighborhood, we also take pride in its appearance. We would like our neighborhood to be safe for our children to play, pleasant and enjoyable for all of our residents to live in. We encourage all of our residents to report any suspicious or unusual behavior in order to maintain a safe environment for all neighbors. Any unusual behavior that can be reported can help prevent an accident or any acts of vandalism that may occur. In addition, we would also like to keep our neighborhood clean and pleasant for our residents, we can do so by storing our trashcans out of sight on non-trash pick-up days. this will be a big step in keeping our neighborhood looking pleasant and clean. Another thing is to remember to maintain a safe driving speed, children play in the streets. Thank you to all of our residents who help us keep our neighborhood a safe place to live.
(BCS3) WEBSITE REMINDER (BCS3) LET’S BE CAREFUL OUT THERE With less daylight, all residents are asked to be extra careful when driving around the neighborhood. Sometimes it is difficult to see our children in the twilight as they play outside or in the early morning as they rush to catch the school bus or walk to school. Let’s stick to the posted 20 MPH speed limit in the neighbor hood, as well as honor all the stop signs as we stay alert for all the children and other residents who will be out and about during the holiday season.
If you have time, please remember to get online and check out the neighborhood website at www.bcs3.org The 2013 Budget is posted on the website for everyone to review. Please take the time to check into updated website - and feel free to contact any Board member with suggestions and comments pertaining to this site.
(BCS3) EMAIL LIST In an effort to improve communications during the year within our small neighborhood, the Board is continuing its efforts to update its email distribution list to include as many of the residents as possible.

In an effort to maintain confidentiality of individual email addresses, the Board always sends out email notices with resident addresses handled as “blind CCs” to avoid widespread distribution. If you want to be included on future email distributions, please contact Mark Przywara (msp0007@yahoo.com - 832-418-3409) and get him your email address.
(BCS3) TRASH RELATED POLICY REMINDER As you know, we have a few guidelines for our neighborhood as to trash related policies. The Board would like to thank all the residents who regularly honor these guidelines, which in turn helps to keep BCS3 looking as good as possible. Just a quick reminder that all residents need to store their trashcans and recycling containers out of sight of the street after you pull them away from curbside. Leaving them in front of the garage or behind bushes in front of the house are not acceptable container storage options. Thank you for doing all you can to keep the neighborhood looking as good as possible.
(BCS3) CONTACT THE BOARD As is the case with everything in our small neighborhood, every resident should feel free to contact any Board member as to any issue or question that you have about BCS3. Contact information for all the Board members is located on the inside back cover of this publication.

Thanks to all those who decorated their homes so beautifully for the holidays. Didn’t we all enjoy the home at the very front of the subdivision? What a festive display that greeted us as we returned from work! So many homes had beautiful displays. Picking one winner for the Holiday Decoration contest is always such a difficult task. While judging took place in December, the winner will be published in the February newsletter as the January letter goes to press before the selection is made. It is wonderful to drive around the area and see all the beautiful decorations.
(ChC) Homeowner Assessments Everyone should have received their assessment for 2013. The original statements were mailed in October. If you did not receive a bill, that doesn’t mean you don’t have to pay. Please contact SCS Management ASAP. Ignorance of this responsibility will not get you out of paying or out of the late fees that come with non-payment. Also, while your mortgage escrow account pays your taxes, it generally does not pay your homeowners association dues. The 2013 Assessment Fees are due January 1, 2013 and are considered late after 30 days. If you do not pay your assessments by February 1, 2013, late payment penalties are added to your total amount due. Legal action may be taken, where you may have to pay a collection fee, interest, late charges and legal fees, in addition to the assessment fees. Below is a schedule of fees provided by SCS Management. The fee schedule makes the association dues seem very affordable. Our primary contact at SCS Management is Cynthia Debord. She can be reached by email at cdebord@scsmgmt. com or by phone at 281-463-1777, ext 7107. All questions should be directed to Cynthia.

(ChC) Home and Garden Improvements As the weather is cooler, it is more pleasant to do outside projects around the house. Please remember that replacing fences, painting houses and other such home improvements require completion of an Architectural Review Application, sometimes called architectural control. These forms are generally processed fairly quickly (under two weeks). Processing the form can take as long as 30 days or as short as 5 days in an emergency. You can find a copy of the form at http://www.scsmgmt.com/Acc-App.scs.pdf - See the deed restrictions for landscaping requirements.

(ChC) Mark the Dates! Do you know when our trash company will not collect trash during 2013? Our trash pick-up is scheduled for Monday and Thursday. Recycling is collected on Monday only. WCA, our trash collection contractor, observes six holidays: New Year’s Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day and Christmas Day. Collection will not occur on these days. In the event that a collection day falls on a holiday for residents receiving TWICE-weekly service (that’s us), collection will roll to the next SCHEDULED collection day. There is no trash collection on Tuesday or Friday if our regular collection day falls on a holiday.
(ChC) Water Challenge
Water is such an important resource and so often taken for granted. Our MUD district continually puts notes in our bills about water conservation. Leaving the water running while brushing teeth and doing dishes is wasteful. So here’s your challenge - see how little water you can use doing these activities. Regarding teeth brushing, try using a cup. Fill the cup and use this water to wet your toothbrush before brushing and for rinsing after brushing. See if you can save some water. Don’t forget you can install low-flow adaptors on faucets. If you use less water, the WHCRWA amount on your bill will go down as well as your fee for water usage as these are both

tied to how much water is used. Many of us noticed an increase in our water bills. MUD 102 put out a rate order notice http://www. hcmud102.com/documents/2012/HCMUD%20102%20Rate%20 Order%2010-22-2012.pdf October 22nd. Article III, Service Rates and Fees, outlines the water rates. The first 6,000 gallons is a $10 minimum charge. From 6,001 to 12,000 gallons the rate is $1.25/1000 gal; 12,001 to 20,000 gal is $1.50/1,000 while over 20,000 gallons is $1.75 per 1000 gallons. The sewer rate is a flat $23 for single family homes and $22 for town homes. Did you know they charge $35 for a returned check?
That’s why 90,000 students choose us.

(ChC) Want to save some Electricity and some Money? Have you heard of Energy Vampires? These are electronic devices that consume power, referred to as stand-by power, even when off. Many electronic devices in our homes turn on at the touch of a button. This convenience comes at a cost. These electronics are always drawing power - even though we are not using them! You can reduce your electric bill by “unplugging” these electronics. Using a power strip with an on/off switch to power up your electronics make “unplugging” even easier; simply turn the strip off when not in use. Many of us leave cell phone charges and lap top chargers plugged in all the time. It is time to unplug these devices. Here are two references for further reading: http://energy.gov/articles/areenergy-vampires-sucking-you-dry and http://www.energystar.gov/ index.cfm?c=about.vampires - Who knows, you might save enough money over the year to make the assessment payments easier! For other money saving ideas for your home, check out http://energy. gov/articles/top-11-things-you-didnt-know-about-saving-energyhome-summer-edition. The Houston Chronicle has a “Super Handyman” article by Al and Kelly Carrell and sometimes articles by Tom Tynan in the Homes section every Sunday. These are often filled with very helpful tips for maintaining your home and yard.

GEORGETOWN COLONY I (GC1) Garbage Cans Many new neighbors have been storing their garbage cans in view from the street. This is in violation of the deed restrictions and appropriate actions are subject to corrective action. Also, please remember to place garbage curbside after 6 PM the night before pickup.
(GC1) Garage Sales According to the State Comptroller’s office, garage sales are permitted only twice annually. If more than that, it will be assumed that a business is being operated out of home, which is in direct violation of the deed restrictions and necessary action will be taken.
(GC1) LOST AND FOUND PETS The first thing to do if you find a lost dog that does not have a tag, is to take it to any vet’s clinic or Petsmart and have it scanned for a micro chip. This is the fastest way to get the dog back to its owner. If it does not have a micro chip, please look for signs to make sure the dog gets back to its rightful owner. A dog that is left to wander is subject to being hit by a car, abuse or starving to death. Those of you who are dog owners, please be sure to keep a collar and tag on it at all times. Even if the dog is micro chipped, it is much easier to return the dog to you if it has your contact information on a tag.
(GC1) WELCOME PACKAGES We now have welcome packages, which include a quick start guide to Georgetown Colony 1, deed restrictions, by which this subdivision abides and architectural guidelines and forms. (JC) HOA ASSESSMENTS DUE 2013 assessments come due on January 1st of 2013 and you will owe $465. This is the last year for the increased assessment to pay for the new fence; next year, the assessment will drop back to $375. You can set up a payment plan for 2013, if necessary. Remember that your homeowner assessment will accrue late fees & penalties after January 31st. You can send a check to ACMP (ACMP, Inc., 16650 Pine Forest Lane, Houston, TX 77084) or you can pay online at www.jamestowncolony.com (if you pay online, you are responsible for any service fees for your online payment). To arrange a payment plan, contact ACMP at 281-855-9867. This is the last year of the increased assessment (to pay off the cost of replacing most of the perimeter fence). In 2014, the assessment will go back to $375.
(JC) SPRING COMMUNITY EVENTS The 6th Annual Jamestown Community Garage Sale is tentatively being planned for March 16th, the Saturday at the end of the week of Cy-Fair ISD’s Spring Break. Start cleaning out your closets and garages. The usual signs and newspaper ads will be placed well in advance to ensure a big turnout by potential buyers. The tentative date for the 2013 Easter Egg Hunt in the Section 1 park is March 30th. The final date will be announced early next year.
(JC) DO WE HAVE YOUR EMAIL & PHONE? If we can email you, we can save the HOA some money for notifications. In the event of emergencies, we need a reliable way to contact residents. A SHOT AT LIFE
Tashrima Hossain, Cypress Falls Key Club Editor Santa hats top frowzy mops of hair throughout the building. Plates are stacked high with freshly cooked pancakes. The crisp winter air teems with the aura of hospitability. The Saturday sun still is still rising from its sleep, but the teenage volunteers are up and about, serving pancakes to those willing to service the 100 million women who are affected by maternal/neonatal tetanus (MNT) annually. It is the 2012 Eliminate Pancake Breakfast, and each family packed into the small Applebee’s restaurant is there for a good cause. On December 8th, the Cypress Falls Key Club held its annual Applebee’s Eliminate Pancake Breakfast in order to eradicate maternal/ neonatal tetanus from 32 different countries. The student-led organization has spent much of its fall semester dedicated to raising money for The Eliminate Project, through the breakfast, car washes, trick-or-treating for UNICEF and bake sales.

The club members welcomed the advent of the 2012 - 2013 academic year by setting a fundraising goal for The Eliminate Project. In order to raise awareness amidst the school, the officer Board decided to present videos about The Eliminate Project at general meetings. The members were touched by the young families’ hardships and became determined to make a change. Thanks to the owner of a local Applebee’s venue, the club compiled a majority of its fundraised earnings during the Eliminate Pancake Breakfast. Key Club volunteers spent weeks prior to the event selling tickets and spreading awareness. On the day of the event, the members served as waiters and advertisers; proceeds from the event were donated to The Eliminate Project. The Eliminate Pancake Breakfast took the Key Club one step closer to its final fundraising objective. District Project Chair, Saksena, created and slowly filled a poster of a syringe to document growth toward the goals. With all of the money raised from the fall semester, the Key Club has filled the syringe and achieved its goal. Through its efforts, it has raised $1,311 and in turn, saved 730 lives.

With continued service to The Eliminate Project, maternal/neonatal tetanus will be eliminated from the world - one syringe at a time.

CY-FAIR EDUCATIONAL FOUNDATION HONORS MILITARY HEROES The Foundation will kick off its fifth “Salute to Our Heroes” event on February 9, 2013 at the Omni Hotel Westside Houston. “Salute to Our Heroes” honors the brave men and women who have served to preserve our freedom and liberty. Proceeds from this event go to an endowment enabling graduating students from CFISD to attend college. The event will be generously underwritten by Earthcare Management and Kodiak Gas Services, as the Missing Man Underwriters. The Cypress Fairbanks Medical Center Hospital will be the Major General Sponsor. This year our guest speaker is Steve Russell. LTC Steve Russell (Ret.) commanded the central unit responsible in the hunt and capture of Saddam Hussein. Through leadership and joint efforts across multiple teams, a large organization worked effectively to capture one of the world’s most notorious criminals. Russell is an American Hero. His proven leadership and problem-resolution techniques engage audiences through his storytelling. Salute to Our Heroes has two purposes. First, to give tribute to our heroes - soldiers serving now, veterans and those who have been wounded or killed in action. We want to honor those who have served their country. The second purpose is to raise funds for scholarships for Cy-Fair ISD students. Each year we give three scholarships per Cy-Fair ISD high school, and the number of high schools is growing. It has been a challenge keeping up with the demand, but CFEF is dedicated to this mission.

The inaugural event honors Jersey Village High School graduate 1st Lt. Jeremy E. Ray, who was killed December 20, 2007 while serving his country in Iraq. A CFEF endowment was established in Jeremy’s memory by an anonymous donor. Last year the 1st Lieutenant Jeremy Ray Community Service and Peace Award was presented to Klein Funeral Homes & Memorials. Following tradition, the event will have the Missing Man Table & Honors Ceremony. The table will have empty table settings with chairs leaning up against the table as though saved for someone. The table settings have a single red rose displayed in a vase in reminder of the bloodshed for our country and the vase was tied with a red ribbon - a symbol of the continued pledge to shed blood for our country. A slice of lemon on the bread plate is a reminder of the bitterness of the loss of comrades in arms; a bowl of salt to symbolize the tears shed by family members of lost loved ones and glasses turned upside down indicate no one will sit there. Last year’s ceremony was performed by the 75th Army Division Honor Guard and was proceeded by Taps performed by William Veenstra, Cy-Fair High School Senior. For more information on the 2013 event, please contact Marie Holmes at marie@thecfef.org or 281-807-3591.

Texas Christian School is Changing Acorns to Oaks “Changing Acorns to Oaks” is the theme at Texas Christian School this fall, as well as the title of their annual school wide play this past November. Families and community members enjoyed an eventful evening at the farm where Jr. High and High School students played key roles and students 2 years old – 12th grade sang songs. This fun filled evening will be remembered for years by the class of 2013 as they gave the audience quite a laugh in their roles. Academic, social and spiritual growth is a priority for the administration and staff of TCS. Plan to visit the campus at 6:30 PM for our Open House on February 21st and March 26th to learn more about what Texas Christian has to offer. “I’m In PAIN” Can Chiropractic Help ME ? We are often asked, “What’s the best way of finding out whether or not a doctor of chiropractic can help my problem?” We believe the answer can be found in a complete chiropractic consultation and examination, including x-rays. And to help find out for sure, we will do a complete consultation and examination, including x-rays, if necessary, (procedures that normally cost $187.00 or more) for $25.00. We will make this special program available through January. The only exception to the offer involves personal injury cases (workers’ compensation and auto accidents) in which there is no charge directly to the patient.

JAZZERCISE COLLECTS FOR THE MINISTRIES, OPERATION INTERDEPENDANCE AND PINK RIBBONS PROJECT It’s a fact that exercise is important for good health. And it’s even better when that exercise helps others in the community. Jazzercise in the Bear Creek Copperfield area has collected food and new toys during the holiday season for the Cypress Assistance Ministries for over 30 years. This year, Bear Creek Copperfield Jazzercise Center along with the Northwest Jazzercise Center has also collected for Operation Interdependence with customers donating snack and personal items for our troops overseas. The Bear Creek Copperfield and Northwest Jazzercise customers, along with other locations, will help energize the crowd at the Rockets vs. Spurs game, when they perform a choreographed halftime routine at the Toyota Center on March 24, 2013. The Jazzercisers who will perform this high-energy routine are not professional dancers. They come from all walks of life - teachers, doctors, nurses, secretaries, business owners and parents. The driving force behind this performance - in addition to the excitement of performing in front of thousands of people at Toyota Center - is raising money to benefit The Pink Ribbons Project. In the past year, Jazzercise has raised $30,000 for the Pink Ribbons Project and over $330,000 over the past ten years to benefit this worthy cause. They are expected to raise thousands more in years to come. Pink Ribbons raises money for the National Alliance Cancer Organizations (NABCO), providing free mammograms for local women and an educational breast awareness program.
