April 2013
THE Colonies Swimming Pool 2013 The opening of the Colonies swimming pool is fast approaching. However, we have some important information to pass on to all Colonies residents. Registration for 2013 Pool Passes will be for two (2) consecutive weekends in April. Please mark these dates on your calendar: April 20th/21st and 28th/29th. The registration will be at the pool facility (15003 Yorktown Colony Dr.) and will start at 10:00 am and will end at 5:00 pm each day. All passes issued after this date will incur a fee of $5 per pass. Homeowners can download the registration forms on our website along with the current pool rules. Homeowners must be current and in good standing with their HOA to receive a pool pass. Homeowners in Concord, Jamestown & Yorktown Colony have immediate access to the pool through their annual HOA fees. All other residents of the Colonies are invited to join individually (family membership) at a special early rate of $100 (normally $150). The pool will open May 25th, 26th and 27th for the Memorial Day weekend. The pool will again be open on June 1st and 2nd. The pool will open for the summer on June 7th until Aug 25th. The pool will be open for the Labor Day weekend August 31st, Sept. 1st and 2nd. The pool will close on Sept. 2nd for the season. Please contact ACMP property management with any questions at 281-855-9867.
BRADFORD COLONY SECTION 3
Check out the website: www.bcs3.org (BCS3) NEIGHBORHOOD GARAGE SALE This event will be held on Saturday, April 13th from 8 AM to Noon (rain or shine). As has been the case with our past garage sales, signs will be posted along Huffmiester Road to direct potential buyers towards our neighborhood. Plus the event will be posted on Craig’s List. In addition, an anonymous resident has agreed to put ads in local publications advertising this event. This is a great opportunity to go through your belongings and get rid of some items that you don’t need anymore. Plus make a little extra money in the process Just a reminder that, even though BCS3 normally has two neighborhood garage sales every year, our Deed Restrictions permit individual households to have their own sales on a limited basis. The only prerequisite to do this is to contact the Board of Directors to get the necessary approval.
(BCS3) 2013 ANNUAL MEETING Our annual meeting is set for Sunday, May 19th, at 7 PM. The meeting will again be held at the Harris County MUD 102 Building on Falmouth Road. Key aspects of this meeting will be the election of two new Directors, as well as serve as an open forum for any residents to discuss various neighborhood issues with the Board, as well as Theodora Daly (ACMP Management). Look for more information on this meeting in the next few weeks.

(BCS3) ARE YOU INTERESTED IN BEING A BOARD MEMBER? The HOA is looking for property owners who are interested in being a member of the Board of Directors. As of mid-March, we have one open Board position (which expires in May 2014). As per the Bylaws, this position will be filled by a vote of the present Board of Directors once interested candidates are identified.

At the Annual Meeting on May 19th, there will be an election to fill two more open Board positions - and only one resident has indicated their interest in running in this election so far. As per the Bylaws, these three-year term positions have to be filled by a vote of the BCS3 property owners.

The only qualifications to be a Director are that one needs to be a property owner in BCS3. Please contact Mark Przywara (832-418-3409 or msp0007@yahoo. com) if you have any questions about these open positions.

Although it does not take much time, being a Director for the HOA is important voluntary position. It is these directors who address the various business issues in BCS3, as well as handle the coordination of the efforts needed to keep our neighborhood looking as good as possible and maximizing our property values. This stewardship is a key factor in maintaining a strong and viable Homeowners Association (HOA) and quality neighborhood.
(BCS3) A LOOK BACK IN TIME For those who have lived in BCS3 since its beginning, it is hard to imagine how things have progressed over the past 12 years. One of the most obvious and apparent items are the esplanades – which were just barren uncut stretches of weeds and grass in 2002. Many residents - men and women - were part of the effort to cut and treat the esplanades to get rid of the weeds and promote grass growth. These same people planted all the trees and crepe myrtles, which are looking so great years later. And it was BCS3 residents who did all the work installing the original irrigation / sprinkler system on both esplanades. Although many of these early residents have moved on or passed, their early contributions to the neighborhood continue to flourish and add value to BCS3. The value that we - the present residents - are building on every day.
(BCS3) 2013 HOMEOWNERS ASSESSMENT UPDATE The Board would like to thank everyone who has paid their 2013 Assessment as of mid-March. Over 88% of the property owners have either paid their assessment in full or are in an approved payment plan. This puts the HOA in an excellent position financially at this time. In addition, the two active 2012 Assessment delinquencies are in the process of being positively handled. If you are reading this note and have yet to pay your 2013 Assessment, please contact Theodora Daly at ACMP (281-855-9867) to make arrangements to handle this financial obligation as soon as possible. Residents are encouraged not to ignore this financial obligation since the collection process can add hundreds of dollars of additional expenses to the original Assessment over time if no payment action is taken by the property owners.

(BCS3) LANDSCAPING AND YARD OF THE MONTH The Yard of the Month awards will start to be announced in April. Already many of the yards in BCS3 are looking very good as the residents get them spruced up after this past winter. As everyone knows, the ongoing drought conditions over the past couple of years have severely damaged many yards and lawns in our neighborhood. Despite these conditions, we would like to thank all the residents who have done such a great job working to maintain their yards and keep them looking as good as possible. It is actions like these that help keep BCS3 looking great plus maintain our property values at the highest possible levels.

Our landscaping contractor (Venture Landscaping) has already started to do Spring work on the esplanades at the entrance of the neighborhood. New bedding plants will soon be planted in both esplanades and sprinkler settings will be set to do the best job possible keeping these areas looking as good as possible.
(BCS3) EMAIL LIST In an effort to improve communications during the year within our small neighborhood, the Board is continuing its efforts to update its email distribution list to include as many of the residents as possible. Email is the fastest and more effective way of keeping the BCS3 residents informed of neighborhood events, criminal activity and other important issues.

In an effort to maintain confidentiality of individual email addresses, the Board always sends out email notices with resident addresses handled as “blind ccs” to avoid widespread distribution. CHARLESTOWN COLONY (ChC) Yard of the Month Congratulations to your neighbors at 14110 Barkerview Court, the first YOM winner for 2013! Their home is tucked away in the back of the neighborhood so many of you may not have seen what a beautiful job they have done to make their home so eye appealing, especially since the nice weather has just begun. I’m sure the neighbors enjoy their efforts to keep our neighborhood so attractive, a key for potential homebuyers! So if you are out for a stroll, go take a look. A big thank you goes out to our winners, great way to start off the New Year. Yard of the month is, once again, sponsored by Cornelius Nursery. Be sure to check out their website: http://www.calloways.com/ cornelius-houston-dairy-ashford. They also have a garden club, if this is something of interest to you.

composition. It helps with drainage and increases the soil microbe population. Expanded shale is used to break up hard, compacted clay soils. Applying molasses will help stimulate microorganisms and energize your plants. Top dress your flowerbeds and containers with organic mulches. They not only break down slowly putting organic material back into the soil but, they also prevent weeds, conserve moisture and cool the soil during the heat of the summer. Other organic insecticides and fungicides are Neem Oil, Diatomaceous Earth and Insecticidal Soaps. These are products, which are safe to use around pets and children. There are also beneficial insects available such as Ladybugs, Lacewings and Beneficial Nematodes! These guys will attack the pests and take care of them “naturally.”
(ChC) Architectural Forms:
This is the time of year we all begin sprucing up, repairing and repainting. Please make sure to complete an Architectural Form and submit it to SCS Management before making changes to your home. If you are painting, be sure to attach your color choices to the form when you submit it! The process is easy, quick and can save you money. By submitting the form and requesting approval prior to your project, you are protected. The forms are to be submitted any time you are making changes to your property (house, fence, yard). While the request Recommended bysays to allow 30 days for approval, turnaround time for a request is pretty quick - usually not more than a week Tom Tynan, or two. CONCORD COLONY (CC) MONTHLY ASSOCIATION MEETINGS Concord Colony Homeowners Association meetings are scheduled for the 2nd Tuesday of every month starting at 7:00 PM. The meeting is located at 15300 Falmouth (directly under The Colony’s water tower). See our Concord Colony Facebook page for a map of the meeting location. We want to encourage all Homeowners to attend and speak to the Board regarding any matters related to Association business.

(CC) CONCORD COLONY’S FACEBOOK PAGE You can visit the neighborhood Facebook Page to see notices pertaining to our community. There are two different options to access the page. If you are logged into your Facebook account, simply go to www.facebook.com/ConcordColony77084 or you may search for ‘Concord Colony’ and select the ‘Concord Colony Organization’ page. Either way, click ‘Like’ to begin receiving notifications about the neighborhood including crime alerts, HOA meeting notices and neighborhood contest winners. Use the page to post notices about lost pets or personal garage sales, etc.
(CC) DEED RESTRICTIONS Please remember that deed restrictions are strongly enforced and any outside construction or major landscaping changes to your home must be approved by the Architectural Control Committee (ACC). ACC contact information for Concord Colony is on the inside back cover of this newsletter.
GEORGETOWN COLONY II (GC1) Garbage Cans Many new neighbors have been storing their garbage cans in view from the street. This is in violation of the deed restrictions and appropriate actions are subject to corrective action. Also, please remember to place garbage curbside after 6 PM the night before pickup.
(GC1) Garage Sales According to the State Comptroller’s office, garage sales are permitted only twice annually. If more than that, it will be assumed that a business is being operated out of home, which is in direct violation of the deed restrictions and necessary action will be taken.
(GC1) LOST AND FOUND PETS
The first thing to do if you find a lost dog that does not have a tag, is to take it to any vet’s clinic or Petsmart and have it scanned for a micro chip. This is the fastest way to get the dog back to its owner. If it does not have a micro chip, please look for signs to make sure the dog gets back to its rightful owner. A dog that is left to wander is subject to being hit by a car, abuse or starving to death. Those of you who are dog owners, please be sure to keep a collar and tag on it at all times. Even if the dog is micro chipped, it is much easier to return the dog to you if it has your contact information on a tag.
(GC1) WELCOME PACKAGES We now have welcome packages, which include a quick start guide to Georgetown Colony 1, deed restrictions, by which this subdivision abides and architectural guidelines and forms. They will be handed out to new residents, but are also available upon request by contacting SCS management at 281-463-1777.

Yards of the month will start being awarded this month, so it’s time once again to do some work on our yards, resodding where necessary and fertilizing judiciously. You don’t need to fertilize more than twice a year - once in early Fall and again in the Spring. Use a good organic fertilizer if possible and use a proper spreader, not a shovel, to apply it. Fertilizer, used in excess, just washes into the sewers and eventually into the Gulf, causing dead zones. We look forward to seeing all the spring flowers and fresh new landscapes after our weird, wet winter.
(JC) ANNUAL MEETING NEXT MONTH SAVE THE DATE to attend the Annual Meeting (usually the 3rd week in May, but date and venue still to be firmly booked at this time; look for directions in your proxy letter sometime around the end of the month). Meet your Board of Directors and your neighbors, air your concerns and learn how this community works. If you have issues to discuss with the Board and with your neighbors, this is the place to bring those concerns. Proxy drop-boxes will again be placed at the entrances to the subdivision a couple of weeks before the meeting if you don’t want to come to the meeting or drop your proxy in the mail, but please sign them and get them to us one way or another!

(JC) HOA ASSESSMENTS DUE
(JC) GREEN TIPS
2013 assessments were due on January 1st and each homeowner owes $465. You can set up a payment plan for 2013, if necessary. Remember that your homeowner assessment accrues late fees & penalties after January 31st. You can send a check to ACMP (ACMP, Inc., 16650 Pine Forest Lane, Houston, TX 77084) or you can pay online at www.jamestowncolony.com (if you pay online, you are responsible for any service fees for your online payment). To arrange a payment plan, contact ACMP at 281855-9867. This is the last year of the increased assessment (to pay off the cost of replacing most of the perimeter fence). In 2014, the assessment will go back to $375.
Austin recently became the second major Texas city (Brownsville was the first) to outlaw plastic shopping bags. Can Houston be far behind? And why give them up? Well, here are a few reasons: Worldwide, shoppers use more than 500 billion plastic bags per year - or one million bags per minute. American shoppers use 380 billion plastic bags annually. That’s about 60,000 plastic bags every 5 seconds. According to the Ocean Conservancy, plastic bags rank among the top trash items collected during coastal cleanups. Plastic bags devastate wildlife, both on land and see. Animals can suffocate or choke on floating bags (or balloons), mistaking them for jellyfish. If swallowed, a bag can block an animal’s intestines, causing it to starve. Tip #1: The best way to prevent plastic bags from endangering wildlife is to carry and use reusable bags instead. But if that’s not possible, tie plastic bags into a large, dense knot before recycling them so that the wind can’t blow them out of the back of recycling pickup trucks into wild habitats. Or rinse any food residue and repurpose plastic bags (google “recycle plastic bags”). One of my favorites is to cut them into strips, knot them together and then braid or crochet the strips into rugs that can go under pet food dishes, for instance. Tip #2: Balloons can devastate wildlife long after the party’s over. The Marine Conservation Society estimates that the number of balloons along shorelines has tripled in the past decade. As with plastic bags, animals often mistake balloons for food. Eating balloon slivers can cause them to get sick or choke. And the ribbons used to tie balloons can choke and/or strangle wildlife. The latex in balloons can take from months to years to biodegrade, depending on the environment where they fall and foil helium balloons don’t biodegrade at all. In other words, one balloon (or plastic bag) could harm several animals. Typically, a helium balloon will rise 5 miles before freezing temperatures cause it to burst into pieces. Those pieces then scatter across an area that varies depending on wind speed and direction. Protect animals from balloons by properly disposing of them. Deflate and cut balloons and any ribbons into small pieces, sealing them tightly in a bag before disposing of them.
(JC) CHANGE IN COLLECTION POLICY In our continuing effort to save homeowner money, the Directors of the Homeowners Association (HOA) voted to institute a new collection policy. Whenever possible, we will expedite most collections by filing in small claims court instead of putting collections in the hands of our lawyers. This will save residents thousands of dollars every year in legal fees. If you owe the Association money, you will receive one 30-day notice before a claim is filed in a local court by the Board and our management company.
(JC) DO WE HAVE YOUR EMAIL & PHONE? If we can email you, we can save the HOA some money for notifications. In the event of emergencies, we need a reliable way to contact residents. Email schpinna@yahoo.com and put “JHOA ADD” in the subject line. Include your name, street address, home phone, cell phone and preferred email address(es) in the body of the email if possible.

“I’m In PAIN” Can Chiropractic Help ME ? We are often asked, “What’s the best way of finding out whether or not a doctor of chiropractic can help my problem?” We believe the answer can be found in a complete chiropractic consultation and examination, including x-rays. And to help find out for sure, we will do a complete consultation and examination, including x-rays, if necessary, (procedures that normally cost $187.00 or more) for $25.00. We will make this special program available through April. The only exception to the offer involves personal injury cases (workers’ compensation and auto accidents) in which there is no charge directly to the patient.

YORKTOWN COLONY Happy Spring to all our neighbors. Time for the trees and the grass to turn green again and the flowers to bloom. It is time to start sprucing up the house and the yard because as you know, we do give out a gift card for the Yard of the Month. If you plan on painting, roofing, adding or taking away from your house or yard, please remember to submit an ACC form before starting any projects.

(JC) EASY WAY TO REPORT STREET LIGHT OUTAGES
If you place newspapers in your recycle bin, please secure the paper to keep it from blowing out and making a mess of the neighborhood. Also, your recycle bin and your trash can must be picked up and placed out of sight after they have been emptied.
Instead of waiting for the CenterPoint Energy Business Office to open, report the burned out street lights while you’re thinking of it. Go to www.centerpointenergy.com/services/electricity/residential/reportastreetlightoutage and fill in the information. Remember, the HOA pays for these lights whether they’re burning or not, so you might as well have them burning.
Please be courteous when having guests over and not over run your neighbors driveways or yards.
(YTC) BE COURTEOUS TO NEIGHBORS
(YTC) PARKING OF COMMERCIAL VEHICLES, ETC Remember if you have an RV, boat or any kind of trailer that has to do with travel, there is a 72-hour limit for parking it in the neighborhood. Large commercial vehicles are not allowed to be parked in our neighborhood. If you drive a vehicle such as this, we ask that you find an alternate place to park/store the vehicle away from the subdivision. Running a business at your home is against deed restrictions and you are asked to find an alternative place for your business.
(YTC) SECURITY CONCERNS If you have an incident at your home, please remember to call the Sheriff’s department, not one of the board members, as there is nothing we can do. Please remember to always lock your vehicle to protect yourself.

(YTC) Security Statement Your proactive and vigilant security efforts are vital in reducing crime in our subdivision. Keep your residential doors and windows locked. Set your home alarm system when leaving home for short or long periods of time. Give a consistent appearance of an occupied home even in your absence. Turn on outside and inside lights by use of sensors or timers. Remove flyers immediately from doors and mailboxes. Whenever possible, monitor your outgoing mail or place into a Postal Drop Box. GARDENING TIPS FOR APRIL Mulch - If possible, buy Bagged Mulch. Bagging helps eliminate a great many pests that die from various causes while in the bag. When you buy ‘loose’ mulch that is trucked to your home, you are also buying ants, roaches, termites, etc… Spend a little more on bagged material and save lots of future pest problems. Keep your mulch at least 4” - 6” below the top of your homes exposed foundation edge/side. This will aid in minimizing pests in your home and allow for quick and accurate termite inspections. Shrubs, Flowers and groundcovers - Trim all shrubs/plants at least 12” - 18” back from your home. Do your best to create a plant free zone that is 18” - 24” wide around your home. The exception is your lawn - it can grow up next to the slab as long as you keep it 4” - 6” below the top of the slab. The most conducive to termite infestation are groundcover plantings, growing high against your homes exterior or (especially) ivy that grows on your walls.

Trees - Spray your trees at least twice annually. The spring spray eliminates overwintering pests and fungi while preparing trees to resist the pest onslaught of summer with residual pesticides. The fall spray also kills pests from the summer, prevents most fungi from occurring over the winter and puts your valuable asset off to a healthy winter’s dormancy. Lawn - Spring is the perfect time to do a fungicide treatment to stop brown patch in its tracks along with other fungi. If your lawn is thin and weak in some areas, here are some important fundamentals: a) lawn aeration b) fertilization c) weed control. Most important is proper watering • Water once per week (unless you get a 1/2” rain or more - then do not water.) • Water heavily (1” - 2”) for total lawn coverage. • In severe drought, water every 5th day. • Water from 5 AM to 7 AM in the morning - NOT AT NIGHT. • A heavy deep weekly watering makes the turf grow deeper, stronger and more drought resistant roots. • Less watering also saves you money!!
