FROM YOUR BOARD OF DIRECTORS…..
We hope you are noticing the positive changes within our community with the introduction of our new management and landscape companies, new pool furniture and landscaping improvements! We are working hard to make sure Sundown remains a neighborhood that we can be proud of. We are actively pursuing delinquent accounts with RealManage and the attorney. If you have a balance due, please remit these fees ASAP… these fees are required and necessary to maintain all the amenities, facilities and services within the community. Thank you to the residents who have made payments on their accounts. If you have an unresolved deed restriction violation, please take the necessary steps to avoid having your account turned over to the attorney and incurring late and/or attorney fees. Please note - the Board cannot waive fees that have already been charged and paid for by the association. If you have a special situation, please contact RealManage for assistance. DRIVE SAFELY…WE LOVE OUR CHILDREN! Summer is in full swing and there are a lot of children out playing all hours of the day and night… please be extra cautious when driving through the neighborhood and obey all traffic signs and speed limits.
MOBILE VET CLINIC

Standard vaccinations, rabies shots, heartworm tests, heartworm and flea prevention products will be available.
DEED RESTRICTION REMINDERS
RealManage will be performing drive-through inspections twice a month and sending courtesy notices to residents. PLEASE review your Deed Restrictions and accept responsibility as a homeowner and/ or renter, to do what is necessary to repair/maintain your property and help keep Sundown Glen a great community to live in. • Backyard Pools: We have received notification concerning backyard pools that are black/green and not being maintained. Pools not being properly maintained present health and safety hazards to

the homeowner and surrounding residents and is a breeding ground for mosquitos and harmful bacteria. These cases will be reported to the Harris County Health Department and homeowners can expect to receive a citation. Please arrange to have your pool repaired or removed (if above ground) to avoid further action. • Fence Repairs: ALL fences are the property and responsibility of the homeowner. Builders installed fences when certain sections were built in the beginning, but the HOA does not own, nor do they maintain any fence. There are many fences throughout the neighborhood, including those that back up to Sun Glen Blvd, Fry Rd. and Morton Road, that are in desperate need of repair and/ or replacement. Please inspect your fences and make necessary repairs.

LADYBUGS LOVE APHIDS!
Ladybugs belong to the group of insects known as beetles. Since ladybugs are really beetles, they are sometimes called lady beetles. The common ladybug has seven spots. Ladybugs live in all parts of the world, except Antarctica. Like all insects, ladybugs are most often seen when the weather is warm. But they can survive very cold winters.

281-962 - 4000 www.carpettouch.com
The most common insects that ladybugs eat are aphids, which are serious pest of plants. They will control the pest insects on the plant without the technician having to use chemical pesticides. Even larval ladybugs eat aphids. They also eat other insects that have soft bodies, like mites, white flies and scale insects - all of which are pests of plants. Over its lifetime, a ladybug may consume as many as 5,000 aphids. Almost all ladybugs feed on soft-bodied insects and serve as beneficial predators of plant pests. Gardeners welcome ladybugs with open arms, knowing they will munch on the most prolific plant pests. Ladybugs love to eat scale insects, white flies, mites and aphids. As larvae, ladybugs eat pests by the hundreds. A hungry ladybug adult can devour 50 aphids per day. Submitted by: Silversand Landscape Services

A NOTE FROM MUD 17 ABOUT DETENTION PONDS
Residents, “NO TRESPASSING” “DANGER KEEP OUT” These signs are there for a reason, please obey! No one is to be in or around the detention pond playing, riding their bikes or motorized vehicle, climbing or crawling in the pipes this is very dangerous. No trash or clippings of trees and grass is to be dumped in the pond. Any injury sustained while playing in or around the detention pond will be the responsibility of the parent. Anyone being in or throwing trash in the detention pond will be charged with Criminal Trespassing subject to a fine or jail by the Sheriff. These ponds are to help our subdivision in rain and flood. The detention ponds will hopefully help our homes from being flooded.
POSTAL SERVICE
If you have any problems call 1-800-275-8777.
GOT TRASH?
Trash pickup days are Tuesday and Friday every week. We would like to remind all of our subdivision residents that your trash (cans) should only be visible on these days. Trash left out for days has a tendency to be blown all over the neighborhood and can be a real eyesore. Thank you for helping keep our neighborhood clean.
NOTICE TO PET OWNERS
We love our community and so should you! Besides being a nuisance, uncollected dog waste is a serious problem for our Association. Next time you’re tempted to leave your dog’s droppings on the lawn, please remember these facts: • The Environmental Protection Agency is becoming aggressive about enforcing the Clean Water Act. Our Association could be fined if dog waste goes uncollected. • Uncollected dog waste may lead to a special assessment. If fined by the EPA, the Association could face a potential special assessment
July 2013
Sundown Glen
that would be levied against all members - not just dog owners. • The appearance and quality of the common areas are known to affect home sales - not just for how much they sell, but how quickly. • The more residents complain about dog waste, the more time the manager must spend on enforcement rather than serving the Association. • Uncollected dog waste spreads disease and attracts rodents who feed on pet waste.

We love dogs - we really do. That’s why the association is committed to enforcing the county leash law on association property. According to the U.S. Humane Society, an unleashed dog has an average life span of less than four years. Allowing your dog to run free threatens your dog’s health and welfare and the happiness it brings to you. We also love our community. That’s another reason the association is committed to enforcing the county leash law - so all residents may enjoy our community. We trust we can count on you for voluntary compliance with the leash law. We don’t like to call animal control, but we won’t have any choice if your dog is running free.

Decision Making Process: The Architectural Control Committee has up to 30 days after receipt of a completed application to make a decision. Please allow time for the ACC Committee to make their decision in the time given. For your protection, do not start any ACC improvements until you have received a Written Approval from the Committee. Beginning a project before an approval could result in receiving Deed Restriction Violation Letters for not being in compliance. Also, the more detail you provide about your improvement, the faster the decision making process will be. The Declaration of Covenants, Conditions and Restrictions (the “Deed Restrictions”) specifies that all improvements as defined in the Deed Restrictions must be approved in writing by the Architectural Control Committee before the improvement begins. To assist in your compliance with this restriction, please complete the ACC form and submit it with your plans and specifications for the proposed improvement.
