FROM YOUR BOARD OF DIRECTORS…..

We are working hard to make sure Sundown remains a neighborhood that we can be proud of. We hope you are noticing the positive changes within our community! If you have a balance due, please remit these fees ASAP… these fees are required and necessary to maintain all the amenities, facilities and services within the community. We are actively pursuing delinquent accounts with RealManage and the attorney. If you have an unresolved deed restriction violation, please take the necessary steps to avoid having your account turned over to the attorney and incurring late and/or attorney fees. If you have a special situation, please contact RealManage for assistance. DRIVE SAFELY…WE LOVE OUR CHILDREN! Summer is in full swing and there are a lot of children out playing all hours of the day and night… please be extra cautious when driving through the neighborhood and obey all traffic signs and speed limits.

We have received reports of coyote sightings along the bayou recently. There have not been any reports of aggression or injury, but please be cautious when walking or riding along the bayou. School will resume on August 26, 2013.

DEED RESTRICTION REMINDERS

RealManage will be performing drive-through inspections twice a month and sending courtesy notices to residents. PLEASE review your Deed Restrictions and accept responsibility as a homeowner and/or renter, to do what is necessary to repair/ maintain your property and help keep Sundown Glen a great community to live in. • Fence Repairs: ALL fences are the property and responsibility of the homeowner. Builders installed fences when certain sections were built in the beginning, but the HOA does not own, nor do they maintain any fence. There are many fences throughout the neighborhood, including those that back up to Sun Glen Blvd, Fry Rd. and Morton Road, that are in desperate need of repair and/ or replacement. Please inspect your fences and make necessary repairs. • Front Lawn: If your yard has exposed tree roots and/or no grass, you need to replace the dirt and re-sod the yard and bring your yard into compliance. • Regular Yard Maintenance includes mowing, edging drives/ sidewalks/curbs, weeding flower beds and expansion joints, trimming shrubs and pruning trees at least 8 feet above sidewalks and out of the main roadway. Dead trees and shrubs should be removed and replaced and palm trees should be trimmed regularly to remove dead fronds. Make sure to water yards and shrubs on a regular basis to maintain a beautiful, healthy landscape. NOTE…grass clippings and leaves should NOT be blown into the street or thrown down our sewer gutters. Please bag all yard debris and dispose of properly.

A reminder from the daytime contract deputy, please remove all electronics from your vehicles including Radar detectors when you leave your vehicles. Please remember to lock your vehicles at all times.

ARCHITECTURAL GUIDELINE REMINDERS

GOT TRASH?

Trash pickup days are Tuesday and Friday every week. We would like to remind all of our subdivision residents that your trash (cans) should only be visible on these days. Trash left out for days has a tendency to be blown all over the neighborhood and can be a real eyesore. Thank you for helping keep our neighborhood clean.

NOTICE TO PET OWNERS

• Portable basketball goals must be kept on the side of the driveway in an upright position with nothing placed upon the base. (Nets, backboards, pole & rims must be kept in good working condition at all times).

We love our community and so should you! Besides being a nuisance, uncollected dog waste is a serious problem for our Association. Next time you’re tempted to leave your dog’s droppings on the lawn, please remember these facts:

• Swings, arbors & arches are not allowed in front of the fence.

• The Environmental Protection Agency is becoming aggressive about enforcing the Clean Water Act. Our Association could be fined if dog waste goes uncollected. • Uncollected dog waste may lead to a special assessment. If fined by the EPA, the Association could face a potential special assessment that would be levied against all members - not just dog owners. • The appearance and quality of the common areas are known to affect home sales - not just for how much they sell, but how quickly. • The more residents complain about dog waste, the more time the manager must spend on enforcement rather than serving the Association. • Uncollected dog waste spreads disease and attracts rodents who feed on pet waste.

• Screens must be secured/maintained on all windows that open (front & back). • Portable popup canopies may only be set up while being used – they may not remain up. Metal frames and/or torn/missing canopies are in violation and should be removed immediately.

A NOTE FROM MUD 17 ABOUT DETENTION PONDS

Residents, “NO TRESPASSING” “DANGER KEEP OUT” These signs are there for a reason, please obey! No one is to be in or around the detention pond playing, riding their bikes or motorized vehicle, climbing or crawling in the pipes this is very dangerous. No trash or clippings of trees and grass is to be dumped in the pond. Any injury sustained while playing in or around the detention pond will be the responsibility of the parent. Anyone being in or throwing trash in the detention pond will be charged with Criminal Trespassing subject to a fine or jail by the Sheriff. These ponds are to help our subdivision in rain and flood. The detention ponds will hopefully help our homes from being flooded.

POSTAL SERVICE

We love dogs - we really do. That’s why the association is committed to enforcing the county leash law on association property. According to the U.S. Humane Society, an unleashed dog has an average life span of less than four years. Allowing your dog to run free threatens your dog’s health and welfare and the happiness it brings to you. We also love our community. That’s another reason the association is committed to enforcing the county leash law - so all residents may enjoy our community. We trust we can count on you for voluntary compliance with the leash law. We don’t like to call animal control, but we won’t have any choice if your dog is running free.

KATY ISD PREPARES FOR HURRICANE SEASON

Katy ISD is preparing for tropical weather hazards and the 2013 hurricane season that officially began June 1st. The district reminds families to prepare, as well by making a plan, putting together a hurricane survival kit and staying informed. The Houston region has many helpful resources to guide students, parents and school personnel through these three steps. “In order for Katy ISD to be ready for storms, we need our community to be informed and prepared,” said John Bremer, Katy ISD emergency management coordinator. “Prepared families help by allowing us time to close schools and secure the buildings well ahead of any impending threats. If families are prepared, then we can make better decisions about school operations.” The Texas Department of State Health Services has a number of tools for families to use, including a brochure on Hurricane Preparedness, an emergency supply checklist and a video on surviving disasters. The Ready Houston regional preparedness page also has helpful information on how to prepare for disasters, including hurricanes at: www.readyhoustontx.gov.

August 2013

Sundown Glen

“Make a plan, put together a survival kit and stay informed are three steps Katy ISD uses to prepare for hurricane season; these are the same steps students, parents and school personnel can use to be ready,” added Bremer. District preparations include annually reviewing and updating the tropical weather annex of the emergency operations plan; maintaining flood control features and inspecting roofs of the schools and making sure that emergency resources are available and ready should a storm threaten the Texas Gulf Coast. In order to respond ahead of any storm, Katy ISD stays informed by working closely with the National Weather Service and by listening to regional partners at the City of Katy, Harris County and Fort Bend County.

3. Comfort, convenience and safety are important. Features to look for include wide, padded, contoured shoulder straps that distribute the pack’s load over a large area of the shoulder, an abdominal strap, which can help distribute the pack’s weight evenly on the back, waist and hips and reflectors or reflective fabrics on the pack to add visibility when kids travel to and from school at dusk or dawn. 4. Prevent injury with a lighter load. To prevent discomfort and injury, load and wear the backpack correctly. The American Occupational Therapy Association recommends carrying no more than 15 percent of your body weight in a backpack. But the less you carry, the better for your back. Visit www.consumerreports.org for more information on chosing the right backpack for your child.

HOW TO CHOOSE A BACKPACK FOR BACK TO SCHOOL

When shopping for a backpack for your child, keep these guidelines in mind: 1. Inspect before you invest. Check carefully for: • Sloppy stitching or loose threads, which can indicate poor manufacturing • Raw, exposed fabric edges, which can fray and weaken the fabric and possibly get stuck in the zipper • Zippers without covering fabric flaps. In our rain test, zippers that were not protected by flaps of fabric allowed water to seep in. 2. One size does not fit all. Ideally, the bottom of the backpack should align with the curve of the lower back and not be more than four inches below the waistline. A backpack’s shoulder-strap anchor points should also rest 1 to 2 inches below the top of the shoulders.

SALES TAX HOLIDAY
AUGUST 9 - 11, 2013

The recent passage of Senate Bill 485 (83rd Regular Legislative Session, 2013) changes the dates of the this year’s annual Sales Tax Holiday to August 9th - 11th, a week earlier than previously scheduled. As in previous years, the law exempts most clothing, footwear, school supplies and backpacks priced under $100 from sales and use taxes, which could save shoppers about $8 on every $100 they spend. Subject to the criteria explained at www.window. state.tx.us/taxinfo/taxpubs/taxholiday/d/, all sales of qualifying items made during the holiday period qualify for the exemption, including items sold online or by telephone or mail. Lay-away plans can be used again this year to take advantage of the sales tax holiday. The dates for the sales tax holiday are set by the Legislature.

FOXFINDER by Dawn King. US Amateur Premier - August 15-31, 2013. Finalist for the Susan Smith Blackburn award. William Bloor, a ‘foxfinder,’ arrives at Sam and Judith Covey’s farm to investigate a suspected contamination. He is driven by his education and beliefs to unearth and destroy an animal that threatens man’s civilization and to remain free from its influence himself. As his investigations proceed, the events that follow change the course of all their lives - forever. Dawn King’s play won the 2011 Papatango New Writing Competition (in partnership with London’s Finborough Theatre). A darkly comic exploration of belief, desire and responsibility, set in a world both strange and familiar, from a striking new voice in British theatre. CARNIVAL ROUND THE CENTRAL FIGURE by Diana Amsterdam. Regional Premier - November 7-23, 2013. A wild ride through theatrical terrain that sears the senses and impacts the audience at a visceral place, which also manages to be hilariously funny and heartbreakingly real in the five core scenes of a young woman’s visit to the death bed of her friend. Her moment of acknowledgment and comfort comes hard in the face of denial, moralizing, insane positive thinking, desperate chit chat and the existential fears we all harbor about the end moments of life - the great mystery. MUSEUM OF DYSFUNCTION IV - December 6-14, 2013. Short plays from 200 writers who submitted from all over the US and were chosen by a panel. Co-produced by Wordsmyth Theatre.

A “MAGICAL” FUNDRAISER FOR HOUSTON FAMILY ARTS CENTER

“Atlantic City Entertainer of the Year” nominee, Harry Maurer returns to HFAC Houston Family Arts Center (HFAC) invites you to join them for five unforgettable performances filled with comedy, spectacle and wonder featuring “Atlantic City Entertainer of the Year Award” nominee Harry Maurer. The performances, August 2-4, 2013, will benefit the HFAC Fischer Studio, the new performance venue for the HFAC Actors Academy. The fundraiser will help HFAC purchase microphones, speakers, lights, risers, seats and a dance floor for the new space. This is a show the whole family can enjoy together. Many children have never seen a magician in person and there are no venues in Northwest Houston that offer magic shows. We hope families take advantage of the opportunity to see one of America’s most talented magicians. Performances will be held on the HFAC Garza Mainstage located at 10760 Grant Road in Northwest Houston. Show times Friday,

Decision Making Process: The Architectural Control Committee has up to 30 days after receipt of a completed application to make a decision. Please allow time for the ACC Committee to make their decision in the time given. For your protection, do not start any ACC improvements until you have received a Written Approval from the Committee. Beginning a project before an approval could result in receiving Deed Restriction Violation Letters for not being in compliance. Also, the more detail you provide about your improvement, the faster the decision making process will be. The Declaration of Covenants, Conditions and Restrictions (the “Deed Restrictions”) specifies that all improvements as defined in the Deed Restrictions must be approved in writing by the Architectural Control Committee before the improvement begins. To assist in your compliance with this restriction, please complete the ACC form and submit it with your plans and specifications for the proposed improvement.
