Your Neighborhood Dues at Work

In 2012, some of the projects have included major repairs to the sprinkler system including the installation of rain sensors for several of the zones (the water bills are down), repair of the fence around the swimming pool, correction of electrical problems with lighting at the swimming pool and tennis court, a major repair of the A/C in the clubhouse, additional security patrols from the Constables, multiple dead tree removals (last year’s drought took several down), protection from pine bark beetles for the remaining trees, repair of the electrical system for the automated park lights, replacement of the signs in the park regarding hours and trespassing and repair of lighting systems for the storage and bathroom areas at the clubhouse.

Upcoming projects include: 1) The replacement of the tennis court nets and a complete overhaul of the volleyball court which is currently an eyesore and frequent mud puddle. 2) The replacement of the sign in front of the clubhouse, a big shout out to www.signtec.com, which is partially owned by one of our neighbors and has been instrumental in helping us to make improvements this year. 3) The dented vent in front of the clubhouse. We know it is long overdue, but we think you will like the replacement and adjustment. Got another project in mind? Please let us know. While your current board of directors has representatives from all three sections of the neighborhood, we don’t know what’s important on every street unless you let us know. You can email KPM Management MGMT@ KPMmanagement.com, reach your board on Facebook at www. facebook.com/BCPHOA or come to one of our meetings which are held every third Tuesday of each month at the clubhouse beginning at 7 PM. We’ve currently got five neighbors who volunteer a significant amount of time to serving the community as Board members and we love to hear from you.

Illegal Sign Sniper Needed

Bear Creek Plantation HOA is looking for a volunteer or several to regularly remove the illegal signs placed in our medians and right of ways. Free training provided. And, if you keep track of your total removals, you will be publicized on the Facebook page, newsletter and website.

ANNUAL ASSESSMENTS!!

It’s almost that time of year again. Here is the schedule for the collection of the Association’s Assessments: November 30th: Initial invoices are mailed out by the end of November. Please make sure the management company has your correct mailing address. January 1st: The Assessment is due on January 1st every year. January 31st: Unpaid Assessments become delinquent. February 1st: Late fees and interest begin and Late Notices are mailed out for all delinquent accounts. March 1st: A Warning Letter is mailed out on all delinquent accounts.

2

April 1st: A Final Notice is mailed (via certified mail) on all delinquent accounts. There is a $35 charge to the delinquent account at this time. May 1st: If payment still has not been received or a payment plan has not been entered, delinquent accounts are sent to the Attorney at this time. The Attorney can file a lien and all legal fees will be billed back to the delinquent account. Payment Options: If you are unable to make payment in full, please contact KPM Management so that you can make payment arrangements. You will still pay interest on the unpaid balance, but you will not be sent to the attorney. Statements will be mailed the first of every month for accounts making payments. Quite a few homeowners have started making monthly payments ahead of time, so that when the assessment becomes due they are already paid. Methods of payment: CHECK OR MONEY ORDER - Cash is not accepted. Please make payment with check or money order made payable to your community. ONLINE - You can now make payments online using Visa, MasterCard, Discover or with a checking account. There is a service fee of $14.95 for one time payments or $2 per transaction if you set up recurring payments. Go to www.KPMCommunities.com for more information.

Interested in Recycling?

You can drop off paper products at any of the area schools using the Abitibi green and yellow bins. You can also recycle cardboard, tin, aluminum and plastic products at the alternative school on Rebel Yell, just west of Greenhouse. There are two different IMGreen Recycling bins located there. They are the bright green ones and one is for paper and cardboard and the other is for plastic, tin and aluminum. If you drop off recyclables there, please have them bagged up and use the stickers located near the cans, so the school can receive the funds.

Attn Resident-Business Owners

Do you have a professional service or product that the Homeowners’ Association can utilize for community improvements? If so, please let us know what you have to offer and we will do our best to use your business for future improvements to our neighborhood when needed. We would rather the money from the annual dues go to benefit our own neighbors when possible, rather than using an outside business or vendor. We’ll also be happy to publicize your business on our community Facebook page.

Be Aware of Theft Potential

Many of us have a habit of leaving the garage door open when we are working or relaxing in the backyard. Unfortunately, people in virtually every neighborhood lose property to opportunistic thieves this way every year. Bicycles and power tools are just a few of the commonly stolen things and keep in mind that it only takes a matter of seconds for something of significant value to “walk away.” Please keep those doors down when you are not in eyesight of the garage.

Illegal Signs

All of us have probably already noticed the proliferation of advertising signs in our medians and at our intersections in our neighborhood. Well, the BCP Board of Directors has heard the concerns and our very own Vice President, Scott Kent has courageously decided to head up our one-man sign removal committee. He plans to remove any of the signs illegally placed in the medians, excepting the occasional “garage sale” variety when we know it is from one of our neighbors. Still, if it appears to be left over from a sale that has already transpired, then he will consider it fair game as well. If you are interested in helping with the removal of these signs, please contact our management team at MGMT@KPMManagement.com

Harris County LEASH LAW

Animals that are not properly restrained pose a threat to all our residents. While you may know your pet is friendly, an animal running at someone who is walking by is very scary for that person. Many children are afraid of animals and become frightened, which could result in the child getting hurt trying to avoid the animal. Harris County Animal Control advises, “All dogs and cats must be kept under restraint while in the unincorporated areas of Harris County, Texas. The custodian of a dog or cat is not authorized to have, harbor or keep any unlicensed dog or cat, nor to allow any dog or cat to become a stray.” Restraint is defined as “the control of a dog or cat under the following circumstances: 1. When it is controlled by a line or leash not more than six (6) feet in length, if the line or leash is held by a human being, who is capable of controlling or governing the dog or cat in question 2. When it is within a fully enclosed vehicle 3. When it is on the premise of the custodian and the animal does not have access to sidewalk or street.” While it may be nice to have your animal out in the yard while you work or play, it is against the law, unless the animal is properly restrained. Let’s all help keep our community a safe and comfortable place for all our residents by being responsible pet owners. This will not only protect anyone who may be walking or bicycling in the area, but also the pet owner who could be held legally responsible or possibly sued for failing to properly restrain their pet. To make a complaint or report an animal that is not properly restrained please contact: Harris County Precinct #5, Contract #87: 281-463-6666 Harris County Animal Control: 281-999-3191 Harris County Health Department, Rabies/Animal Control Section 2223 West Loop South, Houston, Texas 77027-3588 www.countypets.com

Stop That Barking!

Dogs left alone all day get lonely, bored and restless. Many find relief in barking. Some respond noisily to any and all activity. Nothing is as annoying as incessant barking-even for dog lovers. If your dog is a yapper or a yowler, please consider some of these bark-abatement ideas to keep the noise down in your area. Your neighbors will thank you! • Training. Always the first recommendation for any behavioral problem! Training not only helps your dog, you’ll be surprised how much it helps you, too. You may get some insight into why your dog barks so much or what it is trying to communicate. • Citronella collars. A humane alternative to the electric-shock, antibarking collar and costs about the same. • Confinement. Sometimes simply bringing an outspoken dog indoors or confining it to a crate cuts down on the disturbance to neighbors. • For inside dogs, reduce stimulus. Close drapes to help muffle street noise or leave a radio on to mask it. • Companionship. Dogs are pack animals; they need companionship-a cat, bird or another dog. Consider a mid-day visit from a pet-sitting service or drop your pooch off at a friend’s place or a day-care facility once or twice a week.

Your Satisfaction is Our Future

Scoop your pet’s poop

Please remember to be respectful of your neighbors’ yards and the community grounds. When you take your pet for a walk, come prepared with a scooper and a recycled grocery bag or anything else. If your pet poops during your walk, please scoop and trash. It may not be the most fabulous way to walk your pet, but it does show that you respect your fellow neighbors’ and our beautiful community.

CY-FAIR EDUCATIONAL FOUNDATION HONORS MILITARY HEROES

The Foundation will kick off its fifth “Salute to Our Heroes” event on February 9, 2013 at the Omni Hotel Westside Houston. “Salute to Our Heroes” honors the brave men and women who have served to preserve our freedom and liberty. Proceeds from this event go to an endowment enabling graduating students from CFISD to attend college. The event will be generously underwritten by Earthcare Management and Kodiak Gas Services, as the Missing Man Underwriters. The Cypress Fairbanks Medical Center Hospital will be the Major General Sponsor.

This year our guest speaker is Steve Russell. LTC Steve Russell (Ret.) commanded the central unit responsible in the hunt and capture of Saddam Hussein. Through leadership and joint efforts across multiple teams, a large organization worked effectively to capture one of the world’s most notorious criminals. Russell is an American Hero. His proven leadership and problem-resolution techniques engage audiences through his storytelling.

Salute to Our Heroes has two purposes. First, to give tribute to our heroes - soldiers serving now, veterans and those who have been wounded or killed in action. We want to honor those who have served their country.

The second purpose is to raise funds for scholarships for Cy-Fair ISD students. Each year we give three scholarships per Cy-Fair ISD high school, and the number of high schools is growing. It has been a challenge keeping up with the demand, but CFEF is dedicated to this mission.

The inaugural event honors Jersey Village High School graduate 1st Lt. Jeremy E. Ray, who was killed Dec. 20, 2007 while serving his country in Iraq. A CFEF endowment was established in Jeremy’s memory by an anonymous donor. Last year the 1st Lieutenant Jeremy Ray Community Service and Peace Award was presented to Klein Funeral Homes & Memorials.

Following tradition, the event will have the Missing Man Table & Honors Ceremony. The table will have empty table settings with chairs leaning up against the table as though saved for someone. The table settings have a single red rose displayed in a vase in reminder of the bloodshed for our country and the vase was tied with a red ribbon - a symbol of the continued pledge to shed blood for our country. A slice of lemon on the bread plate is a reminder of the bitterness of the loss of comrades in arms; a bowl of salt to symbolize the tears shed by family members of lost loved ones and glasses turned upside down indicate no one will sit there. Last year’s ceremony was performed by the 75th Army Division Honor Guard and was proceeded by Taps performed by William Veenstra, Cy-Fair High School Senior. For more information on the 2013 event please contact Marie Holmes at marie@thecfef.org or 281-807-3591.

CFISD culinary students had an impressive display at the Greater Houston Area Cupcake Battle, sponsored by the Hospitality Educators Association of Texas and held last November at Pasadena Rayburn High School. The students swept first through third places and took home two other superlatives at the event, which featured approximately 140 entries from high school students in greater Houston. Cy-Fair High School senior Kaylen Gonzalez won first place for her “Reese’s Cupcake,” followed by Cy-Fair senior Phillip Morado in second place for his “Triple Chocolate Pistachio Cupcake.” Cypress Ridge High School senior Nancy Lopez placed third for her “Mocha Cupcake.” Cypress Woods High School sophomore Shelby Richey won the award in the Best Cake category for “The Turtle Cupcake” and Cypress Springs High School senior Ajee Hayes won the award in the Most Elaborate Technique category for her “Peach Cobbler Cupcake.” “Congratulations to the CFISD culinary students, who took five of the eight awards. It is a remarkable achievement to have their cupcakes chosen from the approximately 140 entries,” said career and technical education coordinator Mark Williams. “These students and their teachers worked diligently and their hard work paid off.”

“I’m In PAIN” Can Chiropractic Help ME ? We are often asked, “What’s the best way of finding out whether or not a doctor of chiropractic can help my problem?” We believe the answer can be found in a complete chiropractic consultation and examination, including x-rays. And to help find out for sure, we will do a complete consultation and examination, including x-rays, if necessary, (procedures that normally cost $187.00 or more) for $25.00. We will make this special program available through December. The only exception to the offer involves personal injury cases (workers’ compensation and auto accidents) in which there is no charge directly to the patient.

2013 Relay For Life of Cy-Fair Cy-Falls High School

Friday, April 26, 2013 - 7:00 pm Come join our planning committee or register your own team to help raise money for cancer in our Cy-Fair community!! The Heart of Relay: During the Relay for Life event, three ceremonies are held. Survivors Lap: To start Relay, those who have survived their battle with cancer join together to walk a lap celebrating their victories over the disease. Luminaria Ceremony: At dark, the track is lined with candle-lit bags bearing the names of those who have been touched by or have lost their lives to cancer. Fight Back Ceremony: Before participants leave Relay, they make a personal commitment to help fight back against cancer in several ways. As interest in Relay for Life grew in the Houston area, the American Cancer Society began forming events in local communities and the first Cy-Fair Relay for Life committee was formed in 2004. This is our 9th year in Cy-Fair and our goal is to reach the $1 Million Dollar Mark. We are very close and only need $150,000 to meet our goal and with YOUR help, we can make this goal a reality!! 100% of our profits go to ACS to use for research and other programs. With more than 1,000 participants in last year’s Relay, we know that we can grow even bigger this year!
