2016 ASSESSMENTS PAST DUE The January 31 deadline for paying HOA fees has come and gone. Reminders were sent out in February and again in March. If no payment has been made on the account by April 1st, the HOA will begin the necessary steps to enable the account to be turned over to the attorney for collection. Attorney’s fees add up quickly, so please don’t ignore the notices! st

Dues can be paid ONLINE with your Visa or MasterCard (credit cards can no longer be swiped at the office) at www.canyongateatcincoranch.com. A 3% convenience fee will be added on.

COMMUNITY GARAGE SALE The Canyon Gate Annual Spring Community Garage Sale is scheduled for Saturday, April 2nd. The community will be open to the public for homeowner garage sales from 7 AM - 3 PM. (This date will be moved to Sunday if it rains on Saturday.) The sale will be advertised in local papers. If you wish to have a garage sale, please register online at https://goo.gl/RvcW6f or call Lisa Donaldson at 281-579-7227. PLEASE DO NOT EMAIL OR CALL THE ONSITE OFFICE as the management company has no involvement with community activities. If calling, please leave your address and the types of items you plan on selling (i.e. toys, children’s clothing, furniture, kitchen equipment, etc.). Registration gives your sale a listing on the maps distributed to those entering the community for garage sales (but is not mandatory). Please note that the two community-sponsored garage sales are the ONLY garage sales allowed in the community. To be included on the listing, you must be registered by the Wednesday prior to the garage sale (time is needed to have copies/maps made, etc.).

IT’S THAT TIME

The best way to prevent attic guests is to inspect your home for entry points and block them. Make sure, however, that there are no animals in your attic or walls before you do this. Look over, under and around your roof area. If you find openings, repair them.

RESIDENTIAL

By Cheryl Conley, TWRC Wildlife Center This is the time of year when you may hear the pitter patter of tiny feet in your attic or chitter chatter in your walls or chimneys. It’s baby season in the world of wildlife. The most likely animals that may be using your home or out-buildings as a nesting site are raccoons and squirrels. If you’re hearing activity during the day it’s probably a squirrel. Raccoons are nocturnal and are active at night. If you have a raccoon “renting” from you, it’s best if you can leave her alone for a few weeks. When the babies are old enough, she will move out on her own taking her babies with her. If you’d like to strongly encourage her to leave, in the evening you can place a loud radio, bright lights and unpleasant smells (vinegar is good) in the attic or at the base of your chimney. This will create an unpleasant environment for her. If you hear noises in your walls, tap gently where you’re hearing the noise. If the animal is able to, this should scare them out. If you continue to hear the noise, this may mean a baby is stuck. Seek professional help for removal but make sure you hire a company that will work to try to reunite the mother and baby. Trapping only mothers or removing babies without the mother is cruel and inhumane. Not all animal control companies are alike so do your research. Ask questions. Get specifics on how the animals will be handled. Will the animal be killed and if so, why? Are there offspring that will be orphaned or abandoned? Insist on humane techniques. If you need assistance finding a humane animal control company, give TWRC Wildlife Center a call.

HARRIS COUNTY TOLL TAGS

Please call the onsite office (281-492-6020) or email us to register your Harris County toll tag (phardilek@ccbpropertymanagement.com). The following information is required: Name, Address, Vehicle Make & Model and Old and New EZ Tag Numbers. Please do not give tag information to the guards - they do not have access to the gate computer. PLEASE REMEMBER to have your old tag number available when you are registering a new tag, so we can remove it from the system. The sticker-type EZ tags can be programmed into the system. However, the signal is not as powerful as that of the battery-powered tags. Please approach the gate slowly and stay as close to the left median as possible (that is where the reader is located); the new tags can’t be read by the system until you are very close to the gate.

REMINDER ABOUT PARKING REGULATIONS

The Association would like to remind everyone that there is NO CURBSIDE PARKING between the hours of 11 PM - 9 AM. VEHICLES IN VIOLATION WILL BE STICKERED. If vehicles are found repeatedly in violation, they will be towed at the owner’s expense. These parking regulations were put in to place to alleviate the difficulty school buses were having navigating the neighborhood and to allow a time for problemfree residential access for emergency vehicles. Safety issues relating to morning work traffic and children going to school, garbage trucks, bike lanes and homeowner complaints about blocked driveways were also concerns.

4

Please remember that angle or perpendicular parking is against deed restrictions. It is also a violation of local ordinance. Please remember that the front and back wheels of a vehicle must be parallel and within 18 inches of the curb. Angle or perpendicular parking may prohibit police, fire or any other emergency personnel from ingress or egress. Violators will have their vehicles stickered and if necessary, towed, if the vehicle is repeatedly found in violation. There is NO PARKING anytime in bicycle lanes. Exceptions to the street parking policy are made only to out of town guests with PRIOR NOTICE given to the office at 281-492-6020. Be sure to give your name and home address, the year, make, model and license plate number of the car, as well as the specific dates that car will be parked in the street.

FITNESS CENTER/RECREATION CENTER LOBBY

Anyone under the age of 18 is not allowed in the fitness center unless accompanied by a parent or guardian. The recreation center lobby is not to be used as a gathering place for kids to socialize. The Association is asking for all homeowners who use these facilities to help with watching over these areas. If a child is under the age of 18 and is in the fitness center without a parent or guardian or appears to be simply loitering in the lobby, please politely ask them to leave. Thank you.

EZ TAGS FOR FRONT GATE ACCESS

The Homeowners’ Association sells EZ tags that will open the resident gate at the Canyon Gate entrance. Residents may purchase these at the onsite office for $35. These EZ tags contain a battery that should last for approximately 3 years. The HOA offers a one-year warranty on these tags. If

the battery goes bad and your EZ tag stops working within the first year, the tag will be replaced at no cost. If your EZ tag stops working after the one-year time limit, a new EZ tag will need to be purchased.

RECREATION CENTER RENTAL

The recreation center has a room available for parties, meeting, reunions, etc. A signed contract plus a $300 security deposit will hold your reservation. Homeowners must be current on their dues (or payment plans) and rental fees must be received prior to the party. The rental rate is $35 an hour with a two-hour minimum. The key for the clubhouse is to be signed out and returned to the guards in the guardhouse. Please READ THE CONTRACT CAREFULLY before signing - this is a binding legal document and the rules and regulations stipulated in the contract will be enforced. Call the onsite office for additional information.

GARDENING TIPS FOR APRIL Mulch - If possible, buy Bagged Mulch. Bagging helps eliminate a great many pests that die from various causes while in the bag. When you buy ‘loose’ mulch that is trucked to your home, you are also buying ants, roaches, termites, etc… Spend a little more on bagged material and save lots of future pest problems. Keep your mulch at least 4” - 6” below the top of your homes exposed foundation edge/side. This will aid in minimizing pests in your home and allow for quick and accurate termite inspections.

Do your best to create a plant free zone that is 18” - 24” wide around your home. The exception is your lawn - it can grow up next to the slab as long as you keep it 4” - 6” below the top of the slab. The most conducive to termite infestation are groundcover plantings, growing high against your homes exterior or (especially) ivy that grows on your walls. Trees - Spray your trees at least twice annually. The spring spray eliminates overwintering pests and fungi while preparing trees to resist the pest onslaught of summer with residual pesticides. The fall spray also kills pests from the summer, prevents most fungi from occurring over the winter and puts your valuable asset off to a healthy winter’s dormancy. Lawn - Spring is the perfect time to do a fungicide treatment to stop brown patch in its tracks along with other fungi. If your lawn is thin and weak in some areas, here are some important fundamentals: a) lawn aeration b) fertilization c) weed control. Most important is proper watering: • Water once per week (unless you get a 1/2” rain or more - then do not water.) • Water heavily (1” - 2”) for total lawn coverage. • In severe drought, water every 5th day. • Water from 5 AM to 7 AM in the morning - NOT AT NIGHT. • A heavy deep weekly watering makes the turf grow deeper, stronger and more drought resistant roots. • Less watering also saves you money!!

VEGETABLE GARDENING FOR BEGINNERS You don’t need a green thumb to grow a bounty of fresh

vegetables right in your backyard or balcony. Whether you’re a gardening novice or just want to start a vegetable garden with the least amount of time and effort, here are the top almost foolproof vegetables to grow. • Lettuce and Other Salad Greens: Lettuce grows quickly, is really easy to harvest and takes up very little space. They can even grow in containers, perhaps accompanied by flowers or tucked under taller plants. • Tomatoes: Possibly the most popular vegetable for any size garden, you can grow tomatoes in hanging baskets or other containers or anywhere they’ll get lots of sun and have support for their stalks. Starter plants from the garden center are the easiest to grow. If you plant basil next to the tomato plants, you’ll naturally repel pests and even improve the flavor of the tomatoes and, luckily enough, like other herbs, basil is simple to grow as well. • Cucumbers: Cucumbers like sunlight and warm temperatures, as well as support for climbing. Once you give them these and water them regularly, they grow almost like weeds. You’ll probably have enough cucumbers to donate to your neighbors. • Carrots: Whole carrots are pretty easy to grow in the ground as well. The only thing about carrots is they might not grow very large, especially if you have rocky soil. Deep soil, well-drained soil is preferable - a raised bed is a good idea. They tolerate light shade too, although, like most plants prefer full sun. • Radishes: The seeds are large enough to sow easily, either in a garden bed or in a container that’s at least six inches deep. They grow in sun to partial shade. And as long as you

manage to water them before the soil dries out, you’ll be rewarded with plenty of crispy, spicy radishes. Just sow more as you need them and you can grow radishes all season long. • Green Beans: All sorts of green beans, from snap beans (or string beans) to shell or whole beans are ideal for home gardens. Both types grow easily from seeds. Most beans prefer full sun and well-drained soil. • Zucchini: Like beans and cucumbers, zucchini plants are prolific, whether they are grown in containers or directly in mounded soil. Like beans and radishes, they grow easily from seeds. They need good moisture, though and prefer warm soil, so it’s best to sow seeds later in the warm season (a good plant for gardening procrastinators!). Courtesy: lifehacker.com

Step 1: Give your body the energy it needs. • Eat 6-11 servings a day of breads or grains, like rice, pasta, tortillas or cereal. • Eat 3-5 servings a day of vegetables; 2-4 servings a day of fruits • Eat 2-3 servings a day of meat, fish, beans, eggs or nuts, for protein. • Eat 2-3 servings a day of dairy products like yogurt, cheese or milk. • Cut down on alcohol, fatty foods such as butter, grease or oil and “junk food” like chips or candy. Step 2: Stay physically active. Regular physical activity helps people: • Live longer and feel better throughout their lives • Be stronger and more flexible, build strong bones and fight osteoporosis • Prevent depression, strengthens your ability to fight off illness • Maintain a healthy body weight • Get one half hour of exercise three times a week, but any amount of exercise is better than none at all! Step 3: A healthy mind is part of a healthy body. • Reduce stress in your life. • Make sure you have time each day for doing something you enjoy. • Get enough sleep. Being sleepy reduces your concentration, increases mood swings and causes many car accidents. • Get help if you feel depressed or anxious for more than several days at a time. Talk with a friend or your health care provider for some help. Step 4: Practice safe living habits. Did you know... • Accidents and injuries are the fifth leading cause of death in the US among children, they are the second leading cause of death. • Women under 35 are more likely to die in motor vehicle accidents than from any other cause. • Accidents in the home cause thousands of permanent injuries every year.

TAX DEDUCTIONS As Americans fire up their laptops and desktops to get another e-filing season under way, the following is a look at six of the most popular tax deductions to consider as you get ready to crunch the numbers: 1. Mortgage interest deduction: Unless you bought your home with cash or have paid off the mortgage, this tax deduction is probably a big one for you. It can save you thousands of dollars in tax payments. According to the IRS, taxpayers can deduct home mortgage interest if they meet two conditions: First, they must file a form 1040 and itemize deductions on Schedule A. Second, the mortgage must be secured debt on a qualified home that an individual owns. 2. Student loan interest deduction: To claim the deduction for 2015, you need to meet the following conditions: • You have paid interest on a qualified student loan in tax year 2015. • You are legally obligated to pay interest on a qualified student loan. • Your filing status is not married filing separately.

Canyon Gate @ CR

• If filing jointly, the taxpayer or his spouse cannot be claimed as dependents on someone else’s return. • The loan was taken solely to pay qualified higher education expenses. 3. Real estate taxes deduction: Homeowners can use one form of tax to offset another. Remember to deduct real estate taxes paid on real property you own -- including state, local or foreign taxes. To claim the deduction, make sure the taxes are based on the assessed value of the property. 4. Tax-loss-harvesting deduction: Simply put, loss harvesting is selling securities at a loss to offset a capital gains tax liability. That might sound a bit odd, but consider that the loss incurred is only temporary once you know how loss harvesting works - think of it as akin to harvesting apples but not cutting down the tree. 5. Flexible spending account deduction: A flexible spending account or FSA, is a pre-tax benefit used to pay for eligible medical, dental and vision care expenses that are not covered by your insurance plan or elsewhere. This includes deductibles and co-payments connected to your health insurance expenses. This is one of the best tax-saving perks that employers offer, as it allows you to sock away up to $2,550 per year and not pay a cent of taxes on it. Some employers will even contribute to your plan. FSAs carry certain conditions, however. 6. Charitable contribution deduction: Whether you dropped off a bag of clothing at a local charity or donated $5 at the cash register of your grocery store, you should be tracking all of these contributions to ensure you get the highest tax benefit possible. APRIL IS NATIONAL LAWN AND GARDEN MONTH

• Interior & Exterior Painting • Color Consultations, Market Ready Services

By Trey Collier

April is National Lawn and Garden month! This gives you a wonderful reason to get outside and get your backyard and garden ready. Whether you are starting from scratch or are an experienced pro, here are several tips that you can use to celebrate Lawn and Garden month in style!

• Crown Molding Installation • Sheetrock and Texturing • Front Door Refinishing Formerly Freddy’s Painting

Consider Backyard Composting - Composting is nature’s process of recycling decomposed organic materials into a rich soil known as compost. Backyard composting is an acceleration of the process that occurs in nature. It is recycling at its finest! Use kitchen waste (such as food or paper towels), lawn clippings and wood chips to provide rich and powerful soil for your garden and lawn. Anything that was once living will decompose, giving you endless options for composting. Composting is good for your plants and for you! Adding organic materials to the soil improves moisture retention. It provides a balanced, slow-release source of nutrients that helps the soil hold nutrients long enough for plants to use them. Healthier plants means a healthier you! It will also save you money because you will no longer have to buy fertilizer. Add a compost bin to your garden and start today! Add a fountain - Outdoor fountains offer an easy and affordable way to add style to your lawn or garden. The soothing sound of running water will help to create a tranquil and relaxing escape from the hustle and bustle of everyday life. Transform your garden into your own personal paradise! Consider adding variety - If you are fond of flower gardening, venture into edible vegetables! You will be thrilled with the sense of accomplishment you feel when you feed your family fresh, healthy produce that you grew on your own. Beans, squash, cucumbers, lettuce/greens, tomatoes, peppers, beets and garlic are all great vegetables to start with. They are relatively easy to maintain and will offer beautiful variety. If you are already growing your own vegetables, consider planting an eye catching flower garden (try marigold, lupine, daisy or wildflower mix seeds). Fruits are also a great option. Apples, figs, blueberries, blackberries and raspberries are great for beginners. Variety is the spice of life! Go high-tech - Modern technology impacts our daily life. Why not let it impact your backyard? There are several innovations in outdoor living that you will wonder how you ever lived without. The Robomower will make mowing your lawn virtually effortless. No more back-breaking work and labor intensive afternoons spent cutting grass. You simply install special sensors around the perimeter of your yard and push a button. It doesn’t get much easier than that! Another product worth trying is the Mosquito Eliminator. Gone are the days of tacky bug zappers and pesky insects at parties. It is so beautiful that your guests will never guess that it is fighting mosquitoes and other pests. The Eliminator uses high-tech black light technology to cover up to 1,000 feet and capture up to 6,000 mosquitoes with one cartridge. Other garden technology to be on the look for: gardening apps for smartphones (such as iVeggieGarden, which allows you to view over 500 varieties of vegetables and offers tips and ideas), time lapsed garden cameras (which take pictures at various intervals and produce videos or slideshows showing growth progress) and electronic soil testers.

We prepare two types of shows each year; a Christmas show with old favorites, but always a new fun tune including props, narratives and choreography. Our regular show this year is titled “Through the Years” We are singing songs from 1900 and every decade after that. If your meeting, gathering or any type “get together” would like a half hour of cheerful and melodic entertainment, call the Decibelles. We’ll be there in costume with a program of sheer delight. RUOK PROGRAM

Fort Bend County Sheriff’s Dept. has a computer-generated program called “Are You OK?” (RUOK). It is a computer-generated call intended for senior citizens (over 55) and disabled persons who live alone and could benefit from a daily check. A computer will generate a call each morning, at about the same time and the participant chooses a time frame. A voice will ask, “Are you OK?” After this, all they have to do is hang up the phone. If the participant goes out of town or leaves the residence for any time, you just temporarily un-subscribe and re-subscribe when you return. If the call goes unanswered, the computer will call back 3 times at 15-minute intervals. If there is still no answer, the Sheriff will dispatch a deputy or the local police. They will have with them a print out of information on the person that is not responding to the calls. This program was established by FBC Sheriff Milton Wright, Commissioner’s Court and Ken Whitt (FBC Sheriff’s Citizens Academy Alumni Assoc.) in 1998. Many police chiefs in the county are also participating in the program and will proceed with the welfare check for citizens of their community. To request more information or to enroll in this free and very beneficial program, please call the Sheriff’s Dept. at 281-341-4704.

In addition to protecting pets, rabies vaccinations provide a barrier between infected wild animals and humans.
