Here is a brief breakdown of 2015’s major expenditures paid for by our annual assessments: Utilities accounts for approximately 25%, management fees 17%, landscaping 14%, professional services and general administration 9%, insurances 9%, repairs 6%, billing and collections 5%, master community dues 3% and pest control 2%. If you have not added your email address in the PMG website, please do so. General announcements will be sent via emails and you can get the information more timely. The next monthly meeting will be on Tuesday, February 9, 2016 at 7 PM in the upstairs meeting area of Kroger’s on Hwy 6. All our subdivision’s homeowners are invited.
(BCS3) 2016 HOME OWNERS ASSESSMENT The Board would like to thank everyone who has either paid this invoice prior to the January 31st deadline or set up a payment plan to address this issue. If this year follows recent payment patterns, we should have over 70% of the property owners in a “paid” status as of the aforementioned date. If you are reading this note and have yet to pay your 2016 Assessment, please contact Theodora Daly at ACMP (281-855-9867) as soon as possible to make arrangements to handle this financial obligation. If you haven’t either paid your 2016 Assessment in full or have set up a payment plan with ACMP, late fees and interest will most probably have been added to your accounts as of February 1, 2016.
(BCS3) MILDEW/POWERWASHING Mold and mildew are continuous problems in Houston due to our weather conditions. As a result, these dirty looking accumulations tend to show up on the outside of our properties on both brick as well as wooden/wall board surfaces. Keeping the outside of our homes and garages looking as good as possible is a key part of maintaining a positive situation in our neighborhood with respect to quality, property value and positive curb appeal. As a result, it is often necessary for property owners to clean the outside of their homes to eliminate any mold and/or mildew conditions. Power washing is the best way to handle this, although one can purchase materials from the hardware store that can be attached to a garden hose to try to correct these issues.

During their regular inspections, our management company (ACMP) has been and will continue to note properties that need to correct such mold and mildew conditions. These are deed restriction violations (DRV’s) and property owners should not ignore the letters that they receive with respect to requests to correct these issues. The Board would like to thank everyone for doing their best to keep their homes and yards and in turn the entire neighborhood looking as good as possible. We all benefit from everyone’s pride and hard work with respect to taking care of their homes - it is really a “team effort” to maintain our property values and the positive conditions in BCS3.

(BCS3) WHAT IS THAT SMELL? Several residents have contacted the Board asking about the sour/methane/gassy smell that has been present off and on in the neighborhood for the past few months.

In our opinion, there are two possible sources for this odor with the primary option being the one described below: The Hearthstone Place wastewater treatment plant is located about 100 yards from the NE corner of our neighborhood at the bayou. This is part of Harris Co MUD #250. This facility used to be run be Severn Trent water group but operations have been taken over during the past few months by Gulf Utility Services. Their main number is 281-355-1312 and website is www. gulfutility.net. Their main office is at 12337 Jones Road (#230), plus they have a west side satellite office at 18702 Keith Harrow Drive off of Highway 6. There was a lot of work being done at the facility in December 2015 (gate was constantly open). As this smell/odor pops up again, the Board’s recommendation is for as many people as possible to contact Gulf Utility and file a complaint.

A secondary source for the odor is our own sewer/drainage system, which we believe is the responsibility of our own Harris Co MUD 102 district. I know that there was a lot of work being done on the drainage system in Bradford 1 & 2 about 2-3 months ago - not sure what they were doing but there was a lot of activity going one associated with the man hole covers and drainage areas during that time. Their main number is 281-290-6503. Hopefully this odor will not continue to be a problem but in case it is, contact the groups listed above - the more complaints should equal more action to solve the problem causing this smell. If the Board finds out anything specific about this issue, we will be sure to forward such information to all the residents.

Spring officially begins March 20th but in our area, spring begins in February. With the warm weather comes a list of outside chores and projects to keep our homes in their best condition. While the best time to plant new trees and shrubs is January (Arbor Day for Texas was January 23rd), February is still early enough. You will need to keep an eye on any new plantings as the temperature rises.

To pay online with a major credit/debit card, there is a 3% convenience fee on the amount paid from the bank. Please do your part to keep our neighborhood an attractive and safe place to live.
(CHC) **NOTE FROM THE BOARD** We discovered that several of the lights had been broken at the front of the neighborhood and because water was getting into them the breaker was tripping. With all of the rain & the busy holiday schedule it took some coordination to get all the bids in and approved. We have it resolved and new lighting will be installed that will match the current lighting package we have at the park. Installation should be complete by no later than the end of the month, weather permitting! (CHC) HOME IMPROVEMENT AND REPAIRS
St. Augustine grass will start to green up as the days get warmer but doesn’t grow much until the temperatures get considerably warmer. Apply weed and feed once the grass has started to grow. If you lost part of your lawn to insects or fungus last year, experts recommend re-sodding over trying to use St. Augustine seed. Late February is a good time to put down sod. The weather should be warm enough for the roots to become active but not so hot that they will burn. Be sure the ground is properly prepared for new sod (dig and remove old sod, roots so you have a clear patch of dirt). Keep the sod pieces watered but not soggy. Don’t mow over the new sod until it takes root and starts to grow. If your sod (or your grass) starts to look like hay, then you need to start over. Mulch mowing is beneficial but you must be aware of thatch build-up. Over fertilizing and over watering lead to thatch buildup. Thatch build-up leads to insect infestations and disease. If the warm weather inspires you to make exterior home improvements, remember some of these may require approval from the Board. Repainting the house, new siding, new roof, new fence, new windows, addition of a pool, etc. Approval from the Board is granted through the Architectural Control Committee. The process is very simple. The form is on the PMG website or can be emailed directly to you. If painting is involved, remember to grab an extra paint color sample to include with the form. While the Board has 30 days to review and rule on an application, this process is usually completed much sooner. If there is a rush, please say so and the turnaround time could be under a week.

(CHC) PETS! A big THANK YOU to all those dog walkers who pick up after their dogs. No one likes to step in that stinky stuff. Parents especially get upset when kids step in the stuff and then walk into the house, across carpet, to get assistance removing the stinky stuff from a shoe. Remember, Harris County does have leash laws. Pet owners are responsible and liable for the action of their pets. Dogs must be on a leash when not otherwise confined. The rule applies to cats also. This is in violation of the deed restrictions and appropriate actions are subject to corrective action. Also, please remember to place garbage curbside after 6 PM, the night before pickup.
(GC1) GARAGE SALES According to the State Comptroller’s office, garage sales are permitted only twice annually. If more than that, it will be assumed that a business is being operated out of home, which is in direct violation of the deed restrictions and necessary action will be taken.

(GC1) LOST AND FOUND PETS The first thing to do if you find a lost dog that does not have a tag, is to take it to any vet’s clinic or Petsmart and have it scanned for a micro chip. This is the fastest way to get the dog back to its owner. If it does not have a micro chip, please look for signs to make sure the dog gets back to its rightful owner. A dog that is left to wander is subject to being hit by a car, abuse or starving to death. Those of you who are dog owners, please be sure to keep a collar and tag on it at all times. Even if the dog is micro chipped, it is much easier to return the dog to you if it has your contact information on a tag.

BERRY CENTER TO HOST UIL WRESTLING STATE CHAMPIONSHIPS The 2016 University Interscholastic League Wrestling State Championships will take place at Cypress-Fairbanks Independent School District’s Berry Center. After receiving feedback from stakeholders in the wrestling community, the UIL made the decision to change venues to better accommodate the growing sport. A second conference was added to boys and girls wrestling competition in 2013, doubling the number of qualifiers and matches. The 2013 Wrestling State Championships were expanded to three days and two locations.
“The Berry Center is an excellent venue that will allow the UIL more flexibility with the Wrestling State Tournament schedule to provide the best championship experience for student-athletes, coaches and fans,” UIL Executive Director Dr. Charles Breithaupt said.

On February 13, 2016, the Cy-Fair Educational Foundation (CFEF) will hold its 8th Annual Salute to Our Heroes Gala at the Omni Hotel. See some of the old planes your father, grandfather or grandmother learned to fly for World War II. We expect to have 15 - 20 historic aircraft on display along with several WWII military vehicles. BASEBALL - T-BALL, COACH, MACHINE & KID PITCH We would like to invite children from 4 yrs. (as of Sept. 1, 2015) to 13 years old to join us as we enjoy another season of T-Ball, Coach, Machine and Kid Pitch. We look forward to teaching your children the skills and watching them enhance their abilities. We will offer several evaluations (skills assessment) days so we can check on their skill level and even out the teams. The first evaluation will be Monday, Tuesday and Thursday Nights, February 22nd, 23rd and 25th, between 5-6:30 PM. The last evaluation will be Saturday, February 27th between 9-11 AM. It only takes a few minutes for us to run them through the drills and then we will contact each player the week before they begin practices. After Monday, February 29th, we cannot guarantee a place on a team. They will practice for one hour a week on a Monday, Tuesday, Thursday or Friday. Practices begin the week of March 21st and the league runs through May 21st. The early cost will be $80 for those registering before February 23rd. After February 23rd, the cost will be $90. FORWARD BASKETBALL - HIGH SCHOOL GUYS Be a part of one of our basketball leagues. Practice/Games will be on Monday, Tuesday or Thursday nights. Evaluations to help set the teams will be February 29th, March 1st, 3rd, 7th, 8th & 10th from 6:30-8:30 PM in our Gym. Practices begin the week of March 21st and the league runs through May 5th. The cost of Forward Basketball is $25. Last year there was such a great response so register early and pay to reserve your spot. Registration will start February 1st. MEN’S OUTWARD FLAG FOOTBALL Come join men 18 yrs and older for our men’s Outward Flag Football league coming this spring. Practice/Games will be on Saturday afternoons around 2 PM. The league will have a tournament at the conclusion of the season. Evaluations for all players will be Monday, Tuesday and Thursday, March 14th, 15th and 17th from 6-7 PM and Saturday, March 19th from 10:30-11:30 AM. These will take place on the fields behind the church. Cost for the league will be $40 per player covering cost of officials and jersey. First games will be April 9th and season concludes on May 21st with tournament. Registration will begin in February.

Here are some FOOD tips that may TRIM the waistline on this traditionally food fest football fun-day: 1. Create a Food Free space: Keeping snacks in another room will help everyone save calories. Plus not having the bowl of chips in front of the TV will curb mindless eating. 2. Low-cal foods first: Instead of bringing out the chicken wings right away, offer lower-calorie foods during the first half of the game, such as a spread of fresh veggies and a lightened-up dip. 3. Give classic recipes a healthy twist: Use nonfat Greek yogurt in place of sour cream for dips. Cook Buffalo-marinated chicken tenders instead of chicken wings: you’ll still get that finger-licking yumminess while slashing your intake of saturated fat and sodium. And skip the local pizza delivery; instead, set up stations for everyone to make his/her own healthier and tastier pizza at home. 4. Downsize your dishes. Downsize serving bowls from large to medium. Serve up the tortilla chips in a medium bowl rather than a large one. Same goes for the guacamole: serve that in a small bowl. 5. Chinese New Year, also known as the Lunar New Year, starts on the night of the second new moon of the winter solstice and ends 15 days later on the night of the full moon. During Chinese New Year, families gather to enjoy delicious foods and to wish each other good luck in the year ahead. Children are often given red envelopes filled with coins, though the money inside is not as important as the color and symbol found on the envelopes, which signifies happiness and good blessings.

MARDI GRAS - FUN FACTS: WOULD YOU BELIEVE? • More than 500,000 king cakes are sold each year in New Orleans between January 6th and Fat Tuesday and another 50,000 are shipped out-of-state via overnight courier. • The king cakes include a tiny plastic baby doll inside; the person who finds the doll is declared “king” and must buy the next cake or give the next party. • The metro area’s 37,000-plus hotel rooms are traditionally 95% filled during Mardi Gras weekend. • An economic impact study released by the University of New Orleans estimates that Mardi Gras generates over $840 million annually. • The largest of about one dozen Mardi Gras supply houses in New Orleans sells an estimated one billion pairs of beads for a Mardi Gras season. • The super parades of Endymion and Bacchus, scheduled for the Saturday and Sunday before Fat Tuesday, feature a combined total of 67 floats, 60 marching bands and more than 250 units. Their 4,200 members toss more than 1.5 million cups, 2.5 million doubloons and millions of beads. • One of the most photographed objects in all of Mardi Gras is the Boeuf Gras float in the Rex parade. Since the Middle Ages, the bouef gras (fatted bull) has been the symbol of the last meat eaten before Lent. While once a live bull was included in the procession, now a huge papier-mache’ figure appears.
