BRADFORD COLONY 1 & 2 NEWS FROM THE BOARD Happy New Year! The Board would like to wish everyone a very Happy New Year! By now, you should have received the annual assessment notice, please send your payment to PMG as indicated on the notice. Please contact our community manager Roni Verrett at 713-329-7100 if you have any questions or would like to set up a payment plan. The dues are used to pay for services that we all in the community benefit from, including electricity for streetlights, upkeeps and improvements around the entire neighborhood. Unfortunately, there are always homeowners who have not been paying the dues up to date. This may leave us with little choice but legal actions. These actions cost the entire community money to pursue and is not an expense we are happy to spend on but have to in order to be fair to all in the community and support our expenditures. To help us better utilize every dollar you pay as annual dues, we ask that all homeowners pay the annual assessments timely and if you need assistance, please contact Roni at the number above.

The Board would like to invite all homeowners in Bradford Colony 1 & 2 to our monthly meetings. We meet 2nd Tuesday of every month at 7 PM at the Kroger’s on Hwy 6 and West Little York. We thank those neighbors who have been coming and participating in the meetings. We are always looking for suggestions from our residents on how we can improve our neighborhood. If you have any suggestions, please let one of our Board members know or come to our meeting and get to know some of your neighbors.

(BCS3) LET’S BE CAREFUL OUT THERE
With less daylight, all residents are asked to be extra careful when driving around the neighborhood. Sometimes it is difficult to see our children in the twilight as they play outside or in the early morning as they rush to catch the school bus or walk to school.
WE BUY HOUSES! Any Condition • Cash Offer Quick Close
Let’s stick to the posted 20 MPH speed limit in the neighborhood as well as honor all the stop signs as we stay alert for all the children and other residents who will be out and about during these times of short days and early evenings.

(BCS3) TRASH RELATED POLICY REMINDER
281-859-5637 16100 Cairnway, Suite 285
As you know, we have a few guidelines for our neighborhood as to trash related policies. The Board would like to thank all the residents who regularly honor these guidelines, which in turn helps to keep BCS3 looking as good as possible.
www.CAREYDENTISTRY.com
Just a quick reminder that all residents need to store their trashcans and recycling containers out of sight of the street after you pull them away from curbside. Leaving them in front of the garage or behind bushes in front of the house are not acceptable container storage options.

Thank you for doing all you can to keep the neighborhood looking as good as possible.
CHARLESTOWN COLONY (CHC) HAPPY NEW YEAR!
Specializing in Re-Roofing “We work as unto the Lord”
Thanks to all those who decorated their homes so beautifully for the holidays. So many homes had beautiful displays. Picking one winner for the Holiday Decoration contest is always such a difficult task. Since the judging takes place after this newsletter is sent to the printer, the winner of the decorating contest will be published in the February newsletter. It was wonderful to drive around after dark and see all the beautiful decorations. Daytime walkers and bicycle riders were also treated to beautiful decorations as many houses also had beautiful wreaths on their doors. We can always find some reason to be grateful this time of year.

And we are still grateful for achieving quorum at the make-up annual meeting. As you get your 2016 calendar set up, please mark October 5th as the date for the annual homeowners meeting. The meeting will probably be in the same location (MUD building behind Kroger) and the same time (7 PM). The Board extends a VERY SPECIAL THANK YOU to Doretha Parker & Janet Davila for collecting proxies for our second homeowners meeting. Had they not taken the extra time and effort to collect proxies from neighbors we would have had to hold a THIRD meeting because we didn’t have 26 proxies/attendees to pass our budget. This is money that comes from our neighborhood budget for mailing out the proxies for the third round, we can’t elect Board members for open positions and most importantly we have to pass a budget so we can’t pay our bills. To be sure we make quorum in 2016, you may just see us flag you down by the park as you drive by to sign a proxy.

A New Year often brings New Year’s Resolutions for ourselves but sometimes also brings resolutions for improving our home and gardens. As the weather is cooler, it is more pleasant to do outside projects around the house. There are many opportunities at Doctor the beginning of the year to learn about home and garden Supervised projects. The Texas A&M AgriLife Extension Office in Bear Creek Park (where & early Boarding Dayvoting Caretakes place) has their fruit tree sale and symposia in January. Watch the Community section of the Houston Chronicle or go on-line for more details. Arrive early for the best selection! The Cypress Home and Garden show is at the end of February. The Houston Home and Garden Show is in early February. Arbor Day (for most of the country) is in January. Houston’s Arboretum usually has events to commemorate the day. There is a wealth of information available online. Please remember that replacing fences, painting houses and other such home improvements require completion of an Architectural Review Application, sometimes called architectural control. You can get the Architectural form from Principle Management Group Houston (PMG) website under “Contact Us/ Service Request” drop-down menu. These forms are generally processed fairly quickly (under two weeks). Processing the form can take as long as 30 days or as short as 5 days in an emergency. If you are in a hurry, be sure to state that on the form. Include a phone number. Sometimes you can get a verbal OK quickly and get started while the paperwork is completed.

Do you know when our trash company will not collect trash during 2016? Our trash pick-up is scheduled for Monday and Thursday. Recycling is collected on Monday only. WCA, our trash collection contractor, observes six holidays: New Year’s Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day and Christmas Day. Collection will not occur on these days. In the event that a collection day falls on a holiday for residents receiving TWICE-weekly service (that’s us), collection will roll to the next SCHEDULED collection day. Unlike the City of Houston, there is no trash collection on Tuesday or Friday if our regular collection day falls on a holiday. Looking ahead at the calendar, there will be no trash on Monday, May 30th - Memorial Day Celebration; Monday, July 4th - Independence Day; Monday, September 5th - Labor Day Celebration; Thursday, November 24th - Thanksgiving Day. Mark your calendar and don’t put trash out on these dates. If you do, you might get a deed restriction violation letter for trashcans left outside.
(CHC) HOMEOWNER ASSESSMENTS
Along with the “After the Holidays” bills comes the homeowner’s assessment. Everyone should have received their assessment for 2016. Fortunately, we have a great Board of Directors that was able to keep the homeowner’s assessment at $300, the same as in 2015. Payment instructions are on the back of the bill. Can’t

find the bill? It came in a funky, re-suable envelope that had to be opened carefully. You can find a copy and pay this bill online if you set up an account with PMG. There is a convenience fee from the bank to pay online with a check. To pay online with a major credit/debit card also has a convenience fee on the amount paid from the bank. Use the account number on the bill to register on the PMG web site. Use this link to take you directly to the Charlestown Colony page: https://access.associawebsites.com/AssociaAccess/sites/ CharlestownColonyCIA Once registered you can view and pay your bill. You can also see any information about work orders or deed violations at this site. Having trouble? Our contact at PMG is Frank Gonzalez. He can be reached by email at fgonzalez@pmghouston.com or by main office phone 713-329-7100. Remember association dues must be received by PMG by the end of January. Any association dues not received will be subject to substantial late penalties. Options as to how to pay the bill was outlined in the December Colonies Review which can be accessed on-line through the Krenek Printing web site: www.krenekprinting.com/nls.php. Click on the Hwy 6 button, then select Colonies from the drop down menu. You can select any month but the instructions are in the December newsletter.
(CHC) WHAT HAPPENS IF I DO NOT PAY MY ASSESSMENTS What many homeowners do not realize is how very important it is to pay their assessments in a timely manner. Why, you may ask? The Association’s budget is based on the amount that is assessed to each homeowner. Without collected assessments the Association cannot pay its bills. The Association is responsible for paying water bills, electric bills, insurance, landscaping, management costs and other various expenses for the common areas of the Association. If the Association does not collect the assessments from the homeowners, it cannot pay for the upkeep of the common areas. With today’s economy this has become a monumental task. With the high foreclosure rates and homeowners that fail to pay on time, any Association could face financial difficulties. Please remember that when you purchased your home you agreed to pay the assessment for your Association. The assessment is not included in your mortgage contract. This is the only way that your Association can be maintained within the standards that attracted to your community in the first place.

(GC1) GARBAGE CANS
Many neighbors have been storing their garbage cans in view from the street. This is in violation of the deed restrictions and appropriate actions are subject to corrective action.
Thank you in advance.
Also, please remember to place garbage curbside after 6 PM, the night before pickup.
(GC1) GARAGE SALES
According to the State Comptroller’s office, garage sales are permitted only twice annually. If more than that, it will be assumed that a business is being operated out of home, which is in direct violation of the deed restrictions and necessary action will be taken.
(GC1) LOST AND FOUND PETS
The first thing to do if you find a lost dog that does not have a tag, is to take it to any vet’s clinic or Petsmart and have it scanned for a micro chip. This is the fastest way to get the dog back to its owner. If it does not have a micro chip, please look for signs to make sure the dog gets back to its rightful owner. A dog that is left to wander is subject to being hit by a car, abuse or starving to death. Those of you who are dog owners, please be sure to keep a collar and tag on it at all times. Even if the dog is micro chipped, it is much easier to return the dog to you if it has your contact information on a tag.

BOY SCOUTS BOY SCOUTS OF AMERICA COPPERHEAD DISTRICT
For 100 years, Scouting programs have instilled in youth the values found in the Scout Oath and Scout Law. Today, these values are just as relevant in helping youth grow to their full potential as they were in 1910. Scouting helps youth develop academic skills, self-confidence, ethics, leadership skills, outdoor skills and citizenship skills that influence their adult lives. The Boy Scouts of America provides youth with programs and activities that allow them to: • Try new things. • Provide service to others. • Build self-confidence. • Reinforce ethical standards. Scouting provides a rewarding experience for boys ages 5 to 21. Scouting through the local Packs and Troops teach outdoor and life skills which help our youth Be Prepared. Your area is serviced by the BSA Sam Houston Area Counsel - Copperhead District which includes 23 Cub Scout Packs (boys 5 to 10 years old), 13 Troops (boys from 11 to 18 years old) and 10 Venturing units (boys and girls from 14 to 21). “I’m In PAIN” Can Chiropractic Help ME ?
We are often asked, “What’s the best way of finding out whether or not a doctor of chiropractic can help my problem?” We believe the answer can be found in a complete chiropractic consultation and examination, including x-rays. And to help find out for sure, we will do a complete consultation and examination, including x-rays, if necessary, (procedures that normally cost $187.00 or more) for $25.00. We will make this special program available through January. The only exception to the offer involves personal injury cases (workers’ compensation and auto accidents) in which there is no charge directly to the patient.

CHIROPRACTIC HEALTH and WELLNESS CENTER You are invited to St. Cuthbert Episcopal Church’s Shrove Tuesday Pancake Supper on February 9th from 5:30-7 PM. We will eat pancakes and play bingo! Shrove Tuesday originated during the Middle Ages. Food items like meats, fats, eggs, milk and fish were regarded as restricted during Lent. To keep such food from being wasted, many families would have big feasts on Shrove Tuesday. The English tradition of eating pancakes on Shrove Tuesday came about as a way to use as much milk, fats and eggs as possible before Ash Wednesday began. In France, the consumption of all fats and fatty foods on this day coined the name “Fat Tuesday” or Mardi Gras. You are invited to the Ash Wednesday services at St. Cuthbert Episcopal Church on February 10th at 6:30 AM, 4:30 PM and 7 PM. All services have Holy Communion and the imposition of ashes. The 4:30 PM service is designed for children and their families. Ash Wednesday marks the beginning of the season of Lent, which is dedicated to reflection, prayer and fasting in preparation for Easter.
