(BC 1&2) Mowing tips for Keeping a healthY lawn Lance Walheim, the author of Lawn Care for Dummies, answers the age-old question: How low do you mow? How often and how short you mow your lawn determines how well it resists weeds, heat and drought. Each type of grass has an ideal mowing range: Cut it too low and your lawn will be shallow-rooted and susceptible to sunburn and drought stress. Leave it too high or don’t mow it often enough and your lawn will thin out and possibly be invaded by weeds. Adjusting the height on A RotARy MoweR Set the mower on a level surface and making sure it’s turned off, disconnect the spark plugs and drain the gas. Lift the mower and clean out any debris on the underside. Measure the level with a tape measure and adjust the wheels to the desired height (some models allow you to adjust all four wheels at once; others, one at a time). tips: 1. Alternate mowing directions to avoid forming ruts in your lawn. 2. In hot weather, mow a bit higher (to encourage deeper roots). Never mow with a dull blade. You can easily remove and sharpen the blade or you can replace it fairly inexpensively. 3. Mow the lawn when it is about a third higher than the recommended mowing height. 4. Leave grass clippings on the lawn, unless the grass has grown very tall between mowings. The clippings will contribute organic matter and nutrients as they break down. As of the writing of this newsletter, 55 out of 59 property owners (over 93%) in BCS3 have either paid their 2012 Assessment or are engaged in a payment plan to handle this payment. This is probably the best shape the HOA has ever been in with respect to payment status as of this time of year in the 10+ years that we have been tracking such payments. A sincere “Thank You” is sent out to all of our neighbors and off site property owners who have taken the time to address this important financial issue. If as you read this newsletter item you still haven’t paid your 2012 Assessment or set up a payment plan, you are strongly encouraged to contact our management company (ACMP) at 281-855-9867 as soon as possible and talk to our agent (Theodora Daly) about making arrangements to address this issue.

For over 10 years, Octavio and his family have done an excellent job in keeping their lawn and yard looking as top notch and excellent as possible despite all our extreme Houston weather conditions. In a neighborhood as small as ours, there will be many multiple winners and this home has been recognized for this award several times over the years. The Board would like to sincerely thank these neighbors for their consistent efforts in keeping their property one of the best looking yards in BCS3. Copies of the recently approved and notarized HOA polices that were passed by the Texas Senate in 2011 are now available to be viewed on the website in the “Board Documents” section at the top of the home page. These new policies address such issues as records retention and access plus payment plans, as well as guidelines for such items as flagpoles, rain catching containers, outdoor religious symbols and other items.

(BCS3) TRASH POLICY REMINDER The Board would like to thank all the residents for doing their best to observe these policies over the years. BCS3 looks great with respect to this issue especially when you compare our neighborhood with some other nearby areas where such policies are not followed. With all the new residents who have moved into our neighborhood over the past few months, following is a quick reminder to all residents about the neighborhood policy concerning putting out trash and recyclables for pick up, as well as storage of trash receptacles and recycling bins. Regularly scheduled trash pick-up is on Mondays and Thursdays. Recyclables are only picked up on Monday. Trash cans and recycle bins should only be put out curbside after 6 pM on the day prior to pick up. At all other times, trash and recycling bins are to be stored in an area where they are not visible from the street (e.g. in garage, backyard, behind fence, etc.). Storing containers in front of cars in front of the garage or on the side of the house in view of the street is not permitted. Such instances are Deed Restriction Violations (DRV’s) and will be cited as such during inspections.

There are two simple rules with respect to this program: Even numbered residences should water outdoors on Wednesdays and Sundays while odd numbered residences should water outdoors on Tuesdays and Saturdays. Water should not be used outdoors between the hours of 6:00 AM and 10:00 AM and between the hours of 6:00 pM and 10:00 pM. Despite the fact that we have had some significant rainfall and that the drought conditions have technically ended, it is anticipated that this will be another difficult summer season. Let’s all work together to conserve our water resources while maintaining our yards within the guidelines outlined by the Harris County MUD district.

Our June winners are your neighbors at 5831 White Hart Run. Both the areas outside AND inside their gate are landscaped beautifully, you can tell they worked hard to make it look so sunny and inviting. I know that sometimes the patio homes in the front of the subdivision think that we don’t notice their hard work since they have such little yards, but we do. And I must say that in all the years I have been selecting the yard of the month winner, I have never seen anyone this excited and honored to win, which just makes my day! Charlestown Colony
Choose a location with plenty of sun and protection from strong winds for your butterfly garden. A planting along a wall, building or hedge is ideal. Add a supply of dark rocks or mass of dark pebbles to collect the morning sun for the butterflies to rest and warm up. Sink a container full of sand or gravel into the ground and keep it moist. This will serve as a resting spot for some to drink and obtain minerals. Start your butterfly bed by improving the soil. Incorporate 100% organic compost into your garden soil. After planting, mulch your flowerbeds with 3 to 4 inches of premium mulches. you will eliminate weeding, reduce watering, keep the soil from cracking and protect roots of plants by maintaining cooler soil temperatures. Butterflies are mostly active in mid and late summer, so make sure you have lots of nectar-rich plants and flowers blooming by then. If you plant large sections of flowers that are the same color, it will make it easier for them to find your garden. Plant flowers that will bloom at different times of the year and ones that bloom even at different times of the day and night, this way; you will always have something in bloom. There is a world of exotic butterflies out there flying freely so offer a haven to these fabulous creatures and happy watching! (Cornelius Nursery)

Charlestown Colony is still in the process of collecting delinquent Association Fees for 2012. The most recent information from SCS management is that 10% of the homeowners still have not made arrangements to pay the dues. While this sounds good, it still leaves the subdivision about $3,000 short for the year. We want to work with our residents to ensure the assessments are paid and the homeowner doesn’t suffer legal action due to non-payment. It is important that you do not ignore communication from SCS management. If you do not understand the nature of the letter or have proof that you have paid and feel that the information in the letter is incorrect, notify SCS management immediately so your account is updated to show that you have been in touch. If you do not respond to the letter, your account will be turned over to an attorney for collection. We want to help you avoid legal action!

First of all we want to thank all of the homeowners in our subdivision who take the time to keep their yards mowed and shrubs trimmed. It is a pleasure to drive though the neighborhood and see green grass, edged and trimmed and flowers in bloom. We are going to force mow all yards that are not maintained on a regular basis and the homeowner will be sent the bill for the service provided. Please let’s work together to make this a neighborhood of which we can be proud.
We have been monitoring the front entrance with cameras for several months, communicating with the local sheriff deputies on patrol and responding to your alerts and notifications. With your help, our community is reducing crime. Please be vigilant and watch out for your neighbors, make sure your doors and windows are locked and shrubs are trimmed low in front of windows. We plan on installing another set of cameras at the intersection of Ft. Sumter and Old Tybee Rd to monitor traffic entering through the Charlestown Colony entrance. We hope to complete this within the next few months.

The county will be installing a traffic light at West Little York and Huffmeister in early to mid-July. Some of you will hate this and some of you will love it, but it will happen, so just get used to it. On the positive side, it will be safer to enter WLY from Huffmeister.

Jamestown will be celebrating National Night Out again this year. 1. Americans own approximately 74.8 million dogs and an estimated 40% of pet owners don’t clean up after their dogs. Poop piles don’t just disappear; rain washes unscooped poop into storm sewers, which drain into local rivers and bays, contaminating the water with things like E. coli, fecal coliform bacteria, salmonella and giardia. Bottom line: use biodegradable bags and pick it up, every time. 2. What you eat and how far your food travels to get to you are important considerations, but it’s also a good idea to cook your meals so as to reduce your energy use. So consider turning the oven or stove off several minutes before the instructions might say to do so. Your food will keep cooking and you’ll cut down on energy use. For instance, you can bring water to a boil, put pasta in, cover it, turn off the stove, and go for a walk. When you get back, your pasta will be ready. Perfect boiled eggs happen when you put your eggs in a pot, cover with an inch of water, bring to a boil, cover with a tight-fitting lid, turn off the heat and move your pot off the heat. In 30 minutes, your eggs will be perfectly cooked and ready to peel.

The Alzheimer’s Association, Houston & Southeast Texas Chapter will host a Memory Café for individuals with memory loss and their care partners from 3 to 5 PM, on July 15th, at the Langham Creek Family YMCA, 16725 Longenbaugh Houston, TX 77095, near Cypress. This casual social meeting is open to anyone with progressive memory loss or cognitive impairment and their families or care partners. The café will enhance existing health and social care services, providing people with the opportunity to meet with others who have similar experiences. Attendees can play board or video games, do a session of Tai Chi, sing their favorite karaoke tune or simply take part in conversations with others. Information, as well as practical tips about coping with Alzheimer’s disease will be available. This informal setting provides emotional support and reduces the isolation often felt by people with dementia, their caregivers and families. Alzheimer’s disease is a growing epidemic and is the nation’s sixth leading cause of death. As many as 5.4 million Americans are living with Alzheimer’s and this number is estimated to grow to as many as 16 million by 2050. CYPRESS FALLS SENIORS EARN KEY CLUB SCHOLARSHIPS
Three Cypress Falls Key Club members were selected to receive the Cy-Fair Kiwanis Scholarship. The Kiwanis Club of Cy-Fair, Houston, awarded a $1,000 college scholarship to Layeeka Ismail, the Division 3N Lieutenant Governor and Ryan Nava, the District Secretary. They also awarded a $500 scholarship to Julie Nguyen, the Cypress Falls Historian. Every year, students who have been in Key Club for at least two years, who demonstrate academic success and a commitment to service are given the opportunity to apply for the scholarship. Applicants include information about their Key Club careers, their educational and professional plans and their intentions on joining Circle K International and Kiwanis. Ismail, Nava and Nguyen were chosen because they consistently go beyond what is expected when performing their Key Club duties. On May 21st, Paula Hoffman, the Cypress Falls Kiwanis Advisor, recognized the students’ achievement at the end-of-year banquet. Cypress Falls Key Club members were impressed with the accomplishment and proud the students had received such an honor.
