COLONIES RECREATIONAL CENTER Happy summer to everyone; we are hoping it is going good for everyone so far. Did you notice all the changes in the pool area? There have been lots of things going on behind the scenes to make the pool and area as safe as possible. If you didn’t get your pool tags during pool sign up there will be a $10 charge to have one made. This is just what we are charged since we aren’t the ones making the tags. POOL HOURS Regular hours of operation will be 10 AM to 8 PM Tuesday through Saturday, 1 PM to 8 PM on Sunday after school is out.

BRADFORD COLONY 1 & 2 NEWS FROM THE BOARD We are pleased to announce that we now have a website for our subdivision. It is https://community. associawebsites.com/sites/BradfordColonyHOA. All homeowners in Bradford Colony 1 & 2 can access the site by registering with your account number (which is listed on your 2015 assessment statement from PMG). If you need assistance, please contact Roni at PMG at 713-329-7100. We will continue to improve and add information to the site and use this as an additional venue to communicate information to all homeowners.

You may have noticed changes in our neighborhood in the past few months. The flood lights are working at both entrances after some repairs, mosquito spraying have begun, etc… The Board is continuing its efforts to improve and maintain a pleasant environment in the neighborhood. This may include some homeowners starting to get deed violation citations to correct issues that have been outstanding for some time. If you have any questions on these citations, please contact PMG and discuss with our account manager Roni. These issues need to be attended to immediately, as we hope everyone will understand that the purpose of correcting these violations is to maintain a good value for all the properties in the community. We continue to encourage homeowners to come to our monthly meeting held on 2nd Tuesday at 7 PM at upstairs meeting room at the Kroger’s on Hwy 6 and West Little York. (BCS3) VOLUNTARY WATER CONSERVATION Each resident has received an insert in their Harris County MUD 102 water bill asking that they observe the voluntary water conservation program that has been proposed for this area. There are two simple rules with respect to this program: 1. Even numbered residences should water outdoors on Wednesdays and Sundays while odd numbered residences should water outdoors on Tuesdays and Saturdays. No water should be used outdoors by any resident on Mondays. 2. Water should not be used outdoors between the hours of 6 AM and 10 AM and between the hours of 6 PM and 10 PM.

Residents received their 2015 assessment statements prior to the end of the year. The $300 homeowner assessments were due by January 31, 2015. Late fees have been applied to outstanding homeowner dues and unpaid balances. Currently 87% of residents are compliant with the dues payments. If you have not paid your homeowners fees for 2015, please either pay the amount you owe immediately or contact PMG (Principal Management Group) to see if you are eligible for a payment plan. Those who have fees that are delinquent, face legal action and even possible foreclosure. Homeowner assessments are mandatory. Our property management has recently forwarded seriously delinquent accounts to the attorney who represents Charlestown Colony for further legal action. CHIROPRACTIC HEALTH and WELLNESS CENTER (CHC) PARK IMPROVEMENTS

Thank you to our residents for your continued patience as we completed improvements in the park area. We have added new sprinklers so that we will be able to maintain a nice grassy/ shaded park area for families to frequent as well as lighting along the park area on Charlestown Blvd., which provides street appeal and safety in the area. Our project was delayed several times due to inclement weather and there are a few final touches to come, but with our weather improving, they should be completed in the very near future. We hope your family will enjoy the park area and new features that have been added.

(CHC) DEED RESTRICTIONS

Did you know Charlestown Colony is made up of two sections? Section One is the townhome area. These homes were the first to be built in the subdivision. The original Declaration of Covenants for Section One dates back to 1984. These were replaced in the mid-1990’s to be more in line with the Declaration of Covenants for Section Two, the traditional family homes. The Declaration of Covenants, Conditions and Restrictions for the two sections are very similar but do have one major difference. The Colonies

The streets in Section One are private streets. This means the maintenance of these streets is the responsibility of Charlestown Colony. There are a total of 20 Use Restrictions Section (URS) listed in the Declaration of Covenants, Conditions and Restrictions for Charlestown Colony. Some of these cover fairly basic and non-controversial restrictions. For example, URS three sets the minimum square footage for the living area of the main residential structure. Section One’s minimum is set at 800 sq. ft., while Section Two’s minimum square footage is 1,400. URS 19 actually covers the requirement of sidewalks in Section Two; Section One doesn’t have URS19 as Section One does not have sidewalks. Easements are covered in URS6. Easements are tor the maintenance of utilities. The electricity and cable lines all run through easements. The gas lines also run through easements. You may have heard the phrase, “call before you dig.” You need to know what is below the ground before you did and possibly have an emergency. You must call 811 at least 48-hours (Saturday, Sunday and holiday’s don’t count in the 48-hour time period) before you dig. The call is free and easy to make. Calling before you dig is also the law. Once contacted, Texas 811 will notify member facility operators. These operators will come and mark the location of their lines with colored flags and possibly spray paint on the ground. Red flags are electric power lines, cables, conduit and lighting cables. Do you know what orange flags represent? Check out the website www.texas811.org/propertyowner to find out! What if you have landscaping or a playground built in an easement that must be accessed by a utility company? Well, you are out of luck. No structure of any kind can be built in an easement. Should a utility company require access to an easement, they are not liable for any damage done to landscaping or improvements located on land in an easement. The easement is recorded in the plat for the neighborhood, which should be on file with the County. Another interesting Use Restrictions Section (URS) is #14: Lot maintenance. Basically, lots need to be kept free of weeds and the grass needs to be cut “in a sanitary, healthful and attractive manner…” No lot can be used for storage of material or equipment other than what is required for maintenance. If a homeowner fails to keep up their prop-

erty, the Association can consider this Owner/occupant to be in default. The Association will send a written notice of default, via the post office, to the Owner/ occupant. If the condition is not corrected within ten (10) days, the Association or someone designated by the Association, can enter the lot for the purpose of performing the necessary tasks to bring the lot back into compliance. The Association can enter the lot “without being under any duty to do so and having no liability in trespass or otherwise…” The Association can weed, cut grass, remove trash or anything else required to bring the lot into compliance. The Owner/ occupant will be sent bill. The Owner/ occupant agreed to this remedy as part of the purchase of the lot. The Owner/ occupant also agree to pay the bill for services immediately upon receipt. Have additional deed restriction questions? Contact PMG.

(CHC) TO FLUSH OR NOT TO FLUSH

Did you know that what gets flushed down a toilet can be costing you money? A recent trend in cleaning products is the catchword “flushable.” But not everything is flushable. Every year municipal districts across the US (and our own) spend thousands of dollars in repairs and lost run time to damage caused by “flushable” wipes. While some wipes are truly flushable, many are not. Toilet paper was designed to disintegrate when flushed; personal wipes and those wipes used for cleaning are designed to hold together. These don’t disintegrate when flushed. Be sure to read the label and only flush wipes that state they are flushable AND can easily tear apart. Wipes that are designed to be strong and hold together well don’t break down in the sewer systems. These get stuck in the pumps and on filtering screens leading to damaged pumps and expensive repairs for the Municipal Utility Districts. Additional cost by the MUD are passed onto the customers through higher costs. Even some wipes labeled as flushable, really are not flushable. So, if in doubt, throw it out. (CHC) YARD OF THE MONTH

Our June winner is your neighbor at 5630 E. Towerglen Loop. These are longtime residents who take pride in the appearance of their home. One can often see them working in their yard. When you walk by you can’t help but notice the vibrant bed of red Salvia around the young Magnolia tree. The Vinca’s and Pinks in the flowerbed around the Pine tree bring more colors to the yard. (CHC) TIMELY TIPS FOR JULY GARDENERS

Gardening activities usually slowdown in the summertime as the temperature continues to climb into the 90’s and beyond. July is often a very dry month and can be very hot. New garden projects are not usually started but there are always maintenance chores to do. The best time to do any kind of gardening or maintenance is in the early morning or late in the day after supper. The Colonies


Proper watering is essential to keep plants healthy in the heat of summer. It is best to water as deeply and infrequently as possible, as opposed to frequent light sprinklings. This will encourage a deeper root system that can take advantage of water stored in the soil. One of the best strategies for getting shrubs and young trees through summertime dry spells is to apply a thick layer of mulch over the root systems of plants. Mulches break down over time, so if it has been awhile since you’ve mulched, check all the plants in your yard. A three to four inch layer will prevent most evaporation from the soil and lower the soil temperature in the root zone, reducing stress on the root system. Drip irrigation combined with mulch is an excellent way to maintain high quality of plant materials. Drip irrigation, also known as trickle irrigation or micro irrigation, is an irrigation method that saves water and fertilizer by allowing water to drip slowly to the roots of plants, either into the soil surface or directly into the root zone, through a network of valves, pipes, tubing and emitters. It is done through narrow tubes that deliver water directly to the base of the plant. This allows for fertilizer and nutrient loss to be minimized due to localized application and reduced leaching. Soil erosion and weed growth is lessened with this type of irrigation along with the foliage remains dry, reducing the risk of disease. If drip irrigation is not an option at this time, consider using soaker hoses to provide a good source of water to your garden or bedding plants. Water plants in containers and hanging baskets more frequently in the summer to keep them from drying out. This can leach out plant nutrients from the soil, so use a water-soluble fertilizer regularly to keep your plants growing and healthy.

(CHC) HOME IMPROVEMENTS

Remember that changes to the exterior of the home require approval from the Board to be sure the changes are in keeping with the deed restrictions. You need an architectural improvement form to get your home improvement project approved. Use the PMG website (www.associaonline.com/ sites/principal-management-group-of-houston/homeowners/Pages/default.aspx) and “Contact Us/ Service Request” drop-down menu. Architectural modification is the first form listed. This starts the process. While the Board has up to 30 days to reply, a reply typically comes much sooner (often a week or two). If you are in a rush, just let them know.

As the property owner, you are legally responsible for making sure your annual assessment fee is paid in the time required by the governing legal documents. The first thing to do if you find a lost dog that does not have a tag, is to take it to any vet’s clinic or Petsmart and have it scanned for a micro chip. This is the fastest way to get the dog back to its owner. If it does not have a micro chip, please look for signs to make sure the dog gets back to its rightful owner. A dog that is left to wander is subject to being hit by a car, abuse or starving to death. Those of you who are dog owners, please be sure to keep a collar and tag on it at all times. Even if the dog is micro chipped, it is much easier to return the dog to you if it has your contact information on a tag.

• You can replace boards in your fence without completing an ACC as long as you replace the boards with the same material, but if you plan to replace an entire section or the entire fence or gates, you will need to complete an ACC request. • An ACC is always needed for paint jobs and for all proposed repairs (or additions) that can be seen from the street (that includes new benches in front yards or for any structural repairs or changes). Remember that the only colors approved will be earth tones. What a fantastic year we have had. The Women’s Choir was invited to perform at the Texas Music Educators Association gathering in San Antonio, we are so proud of their accomplishments. We have had students participate at every level of choirs including state!!!

Thanks to Tonya McLaughlin and Julie Mayer for their flawless choir banquet endeavor in making the trip “All Around the World” a reality for our students. Thanks go out too to their tireless minions!

Many students proudly wore their letter jacket before school’s end and underclassmen will continue to sport them next school year.

We say farewell to our seniors as they sang their final notes as students on the auditorium stage. Tears flowed and hugs all around as memories of high school are cemented. As part of the end of the school year performance, two students, voted on, are awarded scholarships from the Choir Board based on merit. The Music scholarship was awarded to Diana Luu and the Academic scholarship went to Tyler Denton. Congratulations to these exceptional students, as well as the entire class of 2015! We wish you much happiness in your life’s journey!

The successful events just kept rolling. The lock-ins are always a great time with laughter filling the air. Pop show, “One hit Wonders,” pleased and delighted the audience of all ages. The costumes, choreography and talent shined throughout the acts from beginning to end. Fundraising helped support efforts and taught the students that if you work hard, you can play hard and they did play!

It takes a strong engine to drive this choir’s adventures. That engine, the executive board, bids a warm and sincere adieu to our President, Hillary Bracher and her ever supportive husband Jimmy. Through the years they have attended banquets, danced/ laughed alongside the students, scooped countless bowls of ice cream, carried power washers to car washes, sold chocolate, served spaghetti and barbecue, ideas... the list of tireless participation goes on. After two students raised through the choir, they have become a standard presence that will be greatly missed. Your volunteer hours have been many and appreciated. Our students are better people due to your leadership. Thank you. Deidre Douglas and Matt Perez - fearless leaders of the mighty Cy-Falls choir, have instilled honor, honesty, responsibility and the importance of music in these children. Their investment in our future can never be encompassed with a thank you. You are loved and appreciated. We wish you all a happy, fun filled summer with your loved ones abundant with blessings. Mildred’s Umbrella Theatre Company has been selected for an NEA Art Works grant from the National Endowment for the Arts for our upcoming production of the Houston Premiere of The Drowning Girls by Beth Graham, Charlie Tomlinson, Daniela Vlaskalic. In line with MU’s mission to promote and support the work of women, the play, written by three female playwrights, illustrates how far women have come in the fight for equality in the past 100 years. CFISD SPLASH! PROGRAM The Cypress-Fairbanks ISD Splash! program offers swim lessons periodically throughout the year. All lessons are based on the American Red Cross Learn to Swim program and the program is supervised by WSI Certified instructors. Whether your child is brand new to the water or they are swimming laps, our instructors have the unique ability to build on the skills your child already possesses. We have three options for group lessons: Level 1 (Introduction to Water Skills), Level 2 (Fundamental Aquatic Skills) and Level 3 (Stroke Development). We also offer private lessons for younger students (under 4 yrs), for students whose skills are greater than our Level 3 curriculum and for adults over 18 who would like to learn the basics. Children with special needs are also welcome! We will work with both the parents and child to find the best fit where he or she will be most successful in the program.
