New paint and construction have been taking place this spring. Enjoy the pool season and please be safe. ASSOCIATION DUES Remember, that if you have not paid your association dues you will not be issued a pool tag. Only residents in good standing will be able to get pool tags. If you rent/lease your home and the landlord hasn’t paid the dues, you will not be able to get tags until the dues are paid. LATE FEES If you didn’t participate in our pool sign up, it will cost $10 per tag to have them made. BRADFORD COLONY 1 & 2 NEWS FROM THE BOARD Summer is here and lots of kids will be playing around the park and on the streets, so please slow down the cars and drive carefully around the neighborhood. As the weather improves, we know a lot of homeowners will start with improvement projects. Please submit Architecture Improvement Request Forms to our management company (PMG) for Board approval. Our manager is Ronie Verret (713-329-7185) if you have any questions. If you do not get prior approval before the projects and if the results do not comply with our deed restrictions, you will have to rectify the issue(s) at your additional costs. Home sellers will definitely understand the importance of the deed restrictions compliance to ensure pleasing aesthetics of the neighborhood. (BCS3) MOSQUITO SPRAYING As many of the historical BCS3 residents are aware, the HOA has contracted Cypress Creek Pest Control (CCPC) to conduct mosquito spraying in our neighborhood. This service was put in place in 2003 soon after the first Board was elected. Ideally, Harris County Pest Control is supposed to handle mosquito spraying for our area. But due to the lack of any consistent spraying by the County (I have lived here 13 years and never seen a Harris County Pest Control truck spraying in the area), the Board has felt that it is in the best interests of the BCS3 residents to have our own mosquito spraying service in place.

Our neighborhood’s location with the bayou on the east side and the abandoned sand pit (with a small lake with year round stagnant water) on the north side makes BCS3 prone to experience a significant mosquito presence. And aside from the nuisance that uncontrolled skeeters would bring to our area, a large mosquito presence could in turn create a local health hazard, based on the almost yearly outbreak of West Nile Virus in Harris County.

CHARLESTOWN COLONY (CHC) HURRICANE SEASON
Hurricane season starts June 1st. This year, there was a tropical depression off the eastern Florida coast in May! That is really early for a tropical depression. Do you know how to be prepared for a hurricane? There are countless websites that will help you be prepared. Read up on how much food and water should be on hand based on the number of people in your household. Remember, canned goods require a manual can opener. Remember to fill bathtubs with water. While you may not want to drink water from a bathtub, this water can be used to flush toilets. Generators can never be found once a hurricane is in the Gulf. If you can afford a generator and have a place to store one, think ahead and get one early. Make sure to fill gas cans to run the generator. Camping equipment really comes in handy when the power is out. That camp stove will help cook the contents of your freezer so it doesn’t all go to waste! Camping lanterns shed a lot more light than flashlights. Some homes along the bayou have flooded in the past. Are you prepared? Once you have the proper amount of food/water per person and ever think to do laundry before a hurricane? This is not a common thought but is very good advice. When Hurricane Ike knocked out power for over 9 days to our area, clean clothes were a nice thing to have.

Everyone talks about the “Deed Restrictions,” but do you really know what they are? Deed Restrictions are a declaration of covenants, conditions and restrictions for the neighborhood. The deed restrictions also govern membership and voting rights in the community; penalties, leans and enforcement. Deed restrictions are a very important document for homeowners to be familiar with. How do you get your copy? Contact our neighborhood management company, Principal Management Group of Houston, AAMC- An Associa® Company, www.pmghouston. com. Our area manager is Erica Morgan. She can be reached by email, emorgan@ pmghouston.com and by phone (Office: 713-329-7100, Direct: 713-329-7186). Trashcan violations are some of the most common violation letters. These fall under Section 15 of the deed restrictions; Visual Screening on Lots. This paragraph basically says anything stored on the property must be out of sight from a ground level view of neighboring lots. Trashcans must be behind a fence. If you have a clothesline in your back yard, it can’t be visible from the street level.

Another problem neighbors encounter is parking. This is especially difficult as our children grow and get vehicles. The cars don’t all fit in the driveway. Section 9 of the deed restrictions states, “No boat trailer, boats, travel trailers, inoperative automobiles, campers or vehicles of any kind shall be stored in the driveway, public street right-of-way or in any location forward of the front building line. As used herein, the term “stored” is defined as exceeding twelve (12) hours out of any seventy-two (72) hour period.” A large number of cars parked on both sides of a street is a safety issue. Emergency vehicles (firetrucks and ambulances) need enough room to get by. School busses can also have difficulty when there are too many parked cars directly across from one-another. Yard vehicles with trailers have side-swiped cars parked on the street. The homeowner has little or no recourse because the offending vehicle is long gone before the homeowner is aware of the damage. Work together to keep the streets passable at all times by all vehicles.
(CHC) NOTES FROM THE BOARD
The sprinklers have now been installed at the park! While this will lead to a larger water bill for the neighborhood, it should also lead to a wonderful place to gather and play games. Be sure to let the Board know what you think as the grass continues to grow!

The new lighting for the trees at the park has also been completed. Have you noticed how beautifully lit the trees are when you drive into the subdivision now? The light really accents the tree lined street adding a very serene look to the neighborhood entrance.
(CHC) VACATION PLANS
As summer gets into full swing and vacation plans are made, be sure to let a trusted neighbor know when you will be away. Remember to stop the mail (can be done on-line at https://holdmail.usps. com/holdmail/ or at the post office, 3 day minimum). Either stop newspaper delivery (https://myaccount.houstonchronicle. com/Login.aspx and log into your account) or arrange for someone to keep them from collecting in front of your house. There no longer is a credit for undelivered newspapers. Our experience is that the newspaper never stopped coming even though we requested a stop, so we just have someone pick up the newspaper. One simple suggestion you might not think of, is to lock your garage doors from the inside, then unplug the garage door opener. This prevents someone from using a decoder and entering your garage and home.

Planning a “stay-cation?” Don’t forget all the great things to do and see right here in the Houston/Galveston area. There are outdoor activities (pools, water parks, baseball games, the Zoo, Miller Outdoor Theater (free! but donations accepted) as well as indoor activities with museums for all ages and interests.

Remember that changes to the exterior of the home require approval from the Board to be sure the changes are in keeping with the deed restrictions. You need an architectural improvement form to get your home improvement project approved. Use the PMG website (www.associaonline.com/sites/principalmanagement-group-of-houston/homeowners/Pages/default.aspx) and “Contact Us/ Service Request” drop-down menu. Architectural modification is the first form listed. This starts the process. While the Board has up to 30 days to reply, a reply typically comes much sooner (often a week or two). If you are in a rush, just let them know.
CONCORD COLONY (CC) HOA MEETING
Our meetings are held the second Tuesday of every month at the MUD #102 Building which is located at 15300 Falmouth Ave. under the Colonies Water Tower. Watch for our meeting notice signs posted throughout our neighborhood. We encourage you to attend.
(CC) 2015 ANNUAL ASSESSMENTS
By now, you should have paid your 2015 Annual Assessment. The annual assessments for 2015 did not increase from last year and are $325 per home. If you have not paid your 2015 annual statement, please contact Principal Management Group and speak to a representative in the Accounting Department and request a payment plan. As the property owner, you are legally responsible for making sure your annual assessment fee is paid in the time required by the governing legal documents. Therefore, if you have not paid, please make sure that that you contact our office and make payment arrangements. Remember, the final obligation to make sure your assessments are paid remains with you! According to the State Comptroller’s office, garage sales are permitted only twice annually. If more than that, it will be assumed that a business is being operated out of home, which is in direct violation of the deed restrictions and necessary action will be taken.
When considering home improvements, please submit an Architectural Review Form to the Board for approval prior to beginning of any exterior work. The forms may be obtained from SCS Management at www.scsmngt.com and are approved through your local Architectural Control Board. Projects shall be completed on a timely basis.

The first thing to do if you find a lost dog that does not have a tag, is to take it to any vet’s clinic or Petsmart and have it scanned for a micro chip. This is the fastest way to get the dog back to its owner. If it does not have a micro chip, please look for signs to make sure the dog gets back to its rightful owner. A dog that is left to wander is subject to being hit by a car, abuse or starving to death. Those of you who are dog owners, please be sure to keep a collar and tag on it at all times. The pool opened Memorial weekend, & regular hours of operation will be 10 AM-8 PM Tuesday through Saturday, 1 PM-8 PM on Sunday while school is out. If you’re about to make repairs or additions to your home, remember that, in many cases, you need to complete an Architectural Control Committee (ACC) request. But when do you have to complete an ACC form & when are you okay to just get on with your repairs? Here’s a very rough guideline: • You can replace boards in your fence without completing an ACC as long as you replace the boards with the same material, but if you plan to replace an entire section or the entire fence or gates, you will need to complete an ACC request. • An ACC is always needed for paint jobs and for all proposed repairs (or additions) that can be seen from the street (that includes new benches in front yards or for any structural repairs or changes). Remember that the only colors approved will be earth tones. A palette of approved colors is available for view at the Sherwin Williams paint store at 5814 Highway 6 N (SE corner of Hwy. 6 and Timber Creek Place).

1. Buy LED light bulbs - Today’s LED bulbs last up to 25 times longer and have really come down in price, with some costing only $8. Due to their long life and efficiency, LED bulbs will easily save you more than $100 over their lifetime. 2. Adjust your TV’s settings (turn Auto Brightness Control on and Quick Start off). Many digital TVs come with a feature called Automatic Brightness Control (ABC), which, if enabled, causes your TV to automatically adjust the screen’s brightness to the room’s light levels. So if you’re watching TV at night in a dimly lit room, the screen doesn’t need to be as bright and your TV will use less power. Also some smart (Internet-connected TVs) come with a Quick Start feature. While the TV will power up a few seconds faster when selected, this feature can be very wasteful because some TVs chug away at more than 20 watts 24/7 rather than 0.3 watts without the feature enabled. So turn this feature off if you can wait the few extra seconds.

3. Wash clothes in cold water and use the fastest spin speed available. Today’s clothes washers and detergents are designed to effectively clean clothes in cold water. This avoids having to heat the 15 or so gallons of water used per load. If you have a front-loading washer, select the machine’s highest spin speed, which will remove more of the moisture from your clothes so you’ll cut dryer time and save money, too. 4. Turn off the Instant-on setting on the Xbox One. This game console is shipped with the Instant On feature enabled, which causes it to continuously use 12.5 watts even when turned off. Selecting the Energy-Saving mode instead can cut your Xbox’s total annual energy use by more than a third. 5. Turn off your furnace when the cold weather ends. Like many other modern appliances, home central heating systems (furnaces) use electricity even when they’re not operating. According to a Home Energy article, many furnaces draw 8 to 12 watts of standby power 24/7 when not in use. To eliminate this waste during the 9-10 months when you don’t need heat, switch off the power to the furnace. 6. Buy a new toilet that uses no more than 1.28 gallons per flush. If you’re remodeling or have an older toilet that uses 1.6 gallons per flush or (worse yet) an older
one that might be using 5 gallons per flush, swap it out for a more water-efficient toilet. Look for models with a Water Sense label because they’re efficient & also meet various flushing performance requirements. A family of 4 can save 6 gallons of clean drinking water per DAY, simply by switching from a toilet that uses 1.6 to 1.28 gallons per flush.

Lawns • Apply iron sulfate or chelete to St. Augustine grass lawns. • Mow St. Augustine to a 2-inch height now to protect roots from the sun. Never cut off more than a third of the leaf. • Continue treatment of lawns for chinch bug. As the temperature hits 80 degrees, chinch bugs begin to reproduce in the hottest and driest part of the lawn, usually next to cement. Use diazinon or dursban granules. Flowers • Overwatered hibiscus, purslane and bougainvillea won’t bloom. • Keep flowers pinched off of coleus and caladiums to encourage more of the beautiful foliage. • Plants to set: Acalpha, Ageratum, Alternathera, Aspidistra, Artemisia, Balsam, Begonia, Chrysanthemum, Cockscomb, Coleus, Croton, Dusty Miller, Feverfew, Gaillardia, Geranium, Marigold, Petunia, Pinks, Portulaca, Salvia-red, Shrimp Plant, Torenia, Verbena and Vinca. Vegetables • A strong blast of water in the morning rids plants of most bugs for the rest of the day. • Vegetables to plant: Cantaloupe, Sweet Corn, Cucumber, Eggplant sets, Okra, Black Peas,Pepper Sets, Summer Squash and Sweet Potato. Shrubs • Watch Camellias and Azaleas, they’re setting their blooms now for next season. So give them a good mulch and plenty of water. Mulch well with oak leaves and/or pine needles to keep soil acidic. Benefits of Mulching: Mulching (organic or inorganic) is a layer of material on the surface of the soil around the plant. Mulches conserve water by reducing evaporation, insulates the soil and protects it from the drying wind and hot sun. Mulches break the force of rain and irrigation water and tend to prevent erosion, soil compaction, and crusting. Lastly, a 2-3 inch layer of mulch will almost eliminate weed problems.

STRAWBERRY CREAM CHEESE COBBLER 1 stick (1/2 cup) butter 1 egg, lightly beaten 1 cup milk 1 cup of all Purpose flour 1 cup sugar 2 Teaspoons baking powder 1/2 teaspoon salt 2 quarts whole strawberries, washed and tops off 4 oz cream cheese, cut into small pieces. Preheat oven 350 degrees. melt butter and pour into 9 x 13 inch glass baking dish. in a small bowl mix together the egg,milk,flour,sugar,baking powder, and salt. Pour directly over the butter in the baking dish, but do not stir. Add the strawberries,arranging in a single layer as much as possible. Sprinkle cream cheese pieces over strawberries. Place in preheated oven and bake for 45 minutes or until top is golden brown and edges are bubbling. ( crust rises up and around the fruit, but fruit will still pop a little out of top)
