Bradford Colony 1 & 2 (BC 1&2) HOME IMPROVEMENT How does your house look, really look to your neighbors? Could your home use a little improvement? How’s its curb appeal - the look it has as people walk and drive by? Potential buyers, not to mention appraisers conducting drive-by appraisals, look for that curb appeal and what’s called pride of ownership. You can increase that curb appeal easily just by sprucing up your front steps and landing. Whether you’re in a traditional or Victorian house, this is one home improvement that you shouldn’t pass up. Drive through your neighborhood and look at the houses. Notice which ones you admire and why they appeal to you. Pretend you are a guest and stand in front of your home for a minute. Look around. What do you see? Here are a few more suggestions to improve the overall curb appeal of your home and help make your guests feel more welcome. 1. For wooden steps, replace, clean and/or add a coat of paint or vanish. 2. If your steps are cement, clean off any fungus or mold, fill in any cracks. 3. Look carefully at your fence. Check for loose or broken boards and fix or replace them. 4. Is the front yard drab? Add color with flowering plants in summer and small evergreen plants for winter. Floor planters work well on larger landings. Begonias or marigolds bloom for quite a while with minimum attention and maximum color. Check with your local nursery for suggestions on types of plants for our area. Use flowers and small bushes like barberry and low-growing azaleas to guide the onlookers’ eyes to the front door area. Let the plants lead your guests to your door. Of course, mow your yard weekly, especially during the summer months and after rainy days when your grass and weeds will grow so much faster. Now step back out to the curb. Now how does your house look? Does it say, “The owner is proud to live here?� Do potential buyers slow down as they drive by, writing down your realtor’s phone number? Do the steps and landing give a warm invitation to your visitors? Do the neighbors drool over your front entrance? Then you have accomplished your mission - enhancing your house’s curb appeal. In addition to the Board election, there will be a review of the BCS3 budget and expenses plus a Q&A session to address any issues of concern for the residents.
(BCS3) NEW TEXAS LEGISLATION FOR PROPERTY OWNER ASSOCIATIONS As noted in earlier newsletters, the State of Texas passed numerous acts of new legislation in 2011 that impact all neighborhood associations. The Board has worked with ACMP and H&B (law firm) to get these new guidelines and regulations incorporated into our neighborhood governing documents. These new guidelines address numerous issues including but not limited to rain capture and storage, flag poles, religious symbols, storage and retention of HOA records and voting rights for residents. It cost approximately $1200 to finalize these documents and get them put into force as stipulated by the State of Texas. Please contact any Board member to get copies of this new legislation.
(BCS3) SPRING FLING AND GARAGE SALE FOLLOW UP The Board would like to thank everyone who participated in last month’s two neighborhood events. It was great to get everyone together at the Spring Fling and catch up with what our neighbors are doing. We are pleased with the participation that we had and hope to have similar events in the future. Note that there will be a Fall Neighborhood Garage Sale at a date to be announced (probably in October). Look for more information on this in future newsletters and announcements.

(BCS3) LANDSCAPING AND YARD OF THE MONTH The Yard of the Month award for April goes to the Codner family of 14618 Vaughnville Drive. This is the first time that Nick and his family have received this award in the 10+ plus years they have lived in the neighborhood. Over the years, he has consistently done a great job taking care of his yard and working hard to keep it looking as great as possible. Despite last summer’s damaging drought conditions, the lawns and yards in BCS3 are looking great! A massive amount of work has been put in by our neighbors to restore their lawns and yards to great looking conditions.

This corner lot backing up to the bayou always looks immaculate and with the splash of eye popping color this Spring, it really stands out. (CHC) TIMELY TIP FOR CORNELIUS GARDENERS IN MAY Texas is home to nearly 5,000 native plant species due to the vast and diverse geography of our great state! Often people envision “native plants” with Mesquites and cacti but many of our basic landscape plants are native to Texas. After the Summer of 2011, gardeners are looking for Texas tough plants in their landscapes. Native plants tolerate our Texas Summer heat better than most, require less water, need less mowing, provide habitats for birds, butterflies and other wildlife, protect the soil and save on fertilizers and insecticides. Add native trees to your landscape and enjoy the colorful blooms from the Texas Mountain Laurel or Desert Willow. Select Texas Sage for its purple Summer flowers or the Red Yucca with its red spike-like bloom as additions to your landscape. Native grasses such as Mexican Feathergrass or Big Muhly add another different texture and look to the garden. Also,

don’t forget the reliable perennials for providing Texas tough color! Blackfoot Daisy, Gaura, Coneflower and many of your Salvias are native to Texas and will provide color year after year once they are established. Don’t forget Mom this month! Color in May comes from more than a bouquet of blossoms for Mom on Mother’s Day! Plan ahead and give that special person a living bouquet that changes with the seasons. Buy your mom a native plant and know that you are making her garden a more enjoyable place for both her and the birds and butterflies.

Don’t forget to request an Architectural Control Form before changing paint colors or making changes to the outside of your home. It’s a simple process that can save you time and money! If you still have not made payment, contact SCS immediately to discuss the possibility of setting up a payment plan. Picking up the phone and letting SCS know you want to work out payment a plan can save you money by stopping additional collection fees and actions against you. Call SCS to speak with DebbieKay at 281-500-7106. Assessments are mandatory for each homeowner. If you fail to pay your assessments, late charges and legal fees will be added to the original outstanding amount. These will accumulate with time and must be paid in full before you will be able to sell your home.

We encourage all residents to take pride in their yards in order to maintain our property values. Those residents who have their homes on the market suffer when the homes around them do not maintain their lawns, shrubs and trees. Many have trees, which have overgrown on to the sidewalks making it difficult and dangerous for people attempting to walk on the sidewalk. We will begin to force mow yards for non-compliance after a SCS deed restriction letter has been sent out if the yard has not been mowed and the homeowner will be sent the bill. Scouting activities include camping, fishing, archery, rifle/shotgun shooting, hiking, first aid, wilderness survival, community service, citizenship, swimming, leadership, white-water rafting and much more. Our Scout Troop participates in the local council activities and has a campout each month at locations that the boys pick. Each summer we send a group of boys on a High Adventure Trek and or a group of boys to a Summer camp. We would like to invite you and your scouter to join the Boy Scouts of America. For more than 50 years fire fighters have helped MDA by filling their boots with donations from the citizens of their community. Houston Professional Fire Fighters Local #341 will continue their 2012 Fill-the-Boot fundraising campaign for the Muscular Dystrophy Association on saturday, may 12th during the hours of 10 AM and 2 PM to collect funds for the campaign. The Fire Fighters rely on support and donations from the community for the success of the campaign. Proceeds raised during the street-side campaign will help support MDA services and research programs, including MDA’s outpatient clinics at Texas Children’s Hospital and The Methodist Neurological Institute.
