Bradford Colony 1 & 2 NEWS FROM THE BOARD The Board would like all its residences to get familiar with some of the rules and regulations set forth in the community’s deed restrictions. We will cover some of them here this month and in coming months. Two of the top complaints are unleashed dogs on unfenced properties and storage/parking/repair of vehicles. Please be aware that we do not allow any dog owners to let their dogs out unleashed, even on owners’ front yards. The Board asks that every pet owner to respect your neighbors and that not everyone is comfortable or want to be around any unrestrained animals, yes, even small tame dogs. In a lot of the unfortunate events reported on news, the victims often are the beloved dog(s) and the neighbor(s). There was just this news on TV today that an elderly woman was attached by a dog. The lady was hospitalized and needed multiple surgeries and the dog was euthanized. No one wants this type of event to happen in our neighborhood and we can prevent it by leashing your dog(s). If you let them out at the front or without leashes, let them out in your securely fenced in back yard. Another restriction is “No boat, mobile home, trailer, boat rigging, trucker over ¾ ton, bus or unused/inoperable automobiles shall be parked or kept in the street in front of or on side of any lot. No vehicle may be parked within any part of any street for more than 24 hours at a time and vehicle shall not be moved from place to place to avoid the intent of this prohibition….” Please respect each other’s right of way and be aware that your vehicle parked on the street may be so close to other’s driveway that your neighbor cannot drive onto or out of their driveways. We have alerted the sheriff’s department on this frequent issue. But we are all too aware that sheriff’s time could better be spent on preventing serious crimes and keep us all safe instead of on neighbors’ arguments. The Board and Management Company will be working on the budget for 2016 over the next months. Although it is difficult to predict the final number at this time, every effort will be made to keep the 2016 Assessment as close as possible to this past year’s $300 figure. We anticipate having the management company send out the 2016 Assessment billing in early November. Look for more information on this important HOA issue in the upcoming Newsletters. Please plan for this upcoming bill and include it in your financial planning. Note that the management company can set up payment plans to pay the assessment over time if that is your desire.

The forms are to be submitted any time you are making changes to your property (house, fence, yard). While the request says to allow 30 days for approval, turnaround time for a request is pretty quick - usually not more than a week or two. You can find the form on the neighborhood website, which is off of the PMG web site.
(CHC) YARD OF THE MONTH
Our September winners live at 14311 S. Stoneygrove Loop. These homeowners consistently have beautiful flowers in the front yard. There is a lovely display of vincas around the pine tree. Bushes of various sizes and shades of green flank both sides of the front door. Colorful vincas again accent the green of the shrubbery by the house. The pine tree has a lush showing of long, deep green needles. Cornelius Nursery sponsors Yard of the Month. Winning homeowners receive a gift certificate from Cornelius Nursery. Giving Yard of the Month to just one household is always difficult. We are fortunate to have so many homeowners with award worthy yards. We are all winners because so many homeowners take pride in their homesteads. Our neighborhood is an attractive, well-kept and inviting place for those who live here and those looking for a new home!
(CHC) TIMELY TIPS FOR OCTOBER GARDENERS
The autumn color palette offers a myriad of wonderful colors from which to choose; purples, rusts, gold’s, yellows oranges, deep greens and browns can be used. Whether you are mixing colors or working with only one, use color abundantly to create massive appeal. Create a pyramid of pumpkins and gourds by selecting different colors and stacking them one on top of the other. Simply displaying a “pile” of pumpkins in the same color palette and different sizes will draw ones eye and interest to an area of your landscape. Colorful creations filled with blooming or colorful foliage plants can be used on patios and porches. Freshen up existing containers by nestling an interesting pumpkin or gourd in amongst the plants. Add a bit of nature into your containers with branches, corn husks, berries and other materials to enhance the overall look. If you did not apply a pre-emergent herbicide to your lawn in September; apply it by the first two weeks of October. You should also fertilize your St. Augustine or Bermuda lawns no later than the first week of October.

October is bulb buying month. They are in fresh supply and will provide welcome late winter and early spring color for the landscape. Refrigerate Tulips and Hyacinth bulb for at least 45 to 60 days to provide enough chilling to bloom properly. Plant them in late November or early December.
(CHC) HALLOWEEN
Halloween is on a Saturday night this year. That’s a scary thought all by itself! There will still be some twilight for the trickor-treaters. However, twilight is when people seem to blend in with the surroundings. Be extra aware while driving through the neighborhood as many children will be out Trick-or-Treating and may not look before entering the street. Trick-or-Treaters should only go to homes with a porch light on. Young children should be accompanied by an adult. If you do not want trick-or-treaters at your home, leave the porch light off.
(CHC) TIME CHANGE COMING SOON!
Daylight savings time ends the first Sunday in November. This year the change will take place November 1st (right after Halloween!). Be sure to change you clocks Saturday night! Daylight Savings Time will begin again the second Sunday in March. The semi-annual change time is a good time to check the batteries in smoke and carbon monoxide alarms. Also, check the age of your detectors. The homes in our neighborhood are mostly 20 years or older. If you have the original smoke alarm it may not work when you need it most. The Consumer Product Safety Commission recommends replacing smoke alarms every 10 years and carbon monoxide detectors every 5 years.
(CHC) WATER CONSERVATION
Despite rains in September, voluntary water restrictions are still in place. It is truly amazing how quickly water drains and evaporates. Daily watering is a no-no and not supposed to be the best thing for the lawn. Even numbered addresses (on the north or west side of a street) should restrict outdoor watering to Wednesday and Sunday. Odd numbered addresses (south or east side of the street) should restrict outdoor watering to Tuesday and Saturday. The highest demand for water seems to be between 6 and 10 (both morning and evening). As such, the MUD requests no outdoor watering during these time periods. As temperatures drop, the growth rate for St. Augustine grass slows. Mow only as needed. Mowing that trims the grass blades to the maximum height of your mower helps the lawn retain moisture. The minimum recommended height is 3 inches. Mulch mow to return nutrients to the soil but watch that you don’t build up thatch. Lots of bugs like to live in thatch.

(GC1) LOST AND FOUND PETS
The first thing to do if you find a lost dog that does not have a tag, is to take it to any vet’s clinic or Petsmart and have it scanned for a micro chip. This is the fastest way to get the dog back to its owner. If it does not have a micro chip, please look for signs to make sure the dog gets back to its rightful owner. A dog that is left to wander is subject to being hit by a car, abuse or starving to death. Those of you who are dog owners, please be sure to keep a collar and tag on it at all times. Even if the dog is micro chipped, it is much easier to return the dog to you if it has your contact information on a tag.

(JC) RECENT PROPERTY IMPROVEMENTS
You might have noticed we’ve made a few improvements in the neighborhoods lately. The Section 1 park was refurbished - the old rickety fence was replaced, lights were repaired, hazardous landscape timbers were removed & the playground structures were pressure washed & the wooden one painted. The maroon & green plastic play structure was pressure-washed at the same time as the other structure, but since it doesn’t stay clean (mostly because of tree droppings), we’re looking at other options for making it look as good as the wooden structure. Additionally, the Board recently authorized repair of the perimeter fence, which is one of our most valuable assets. Work done included repair of the rot boards & re-nailing of the fence pickets, top caps & decorative boards. Please remember that the perimeter fence does not belong to the individual homeowners but to the HOA as a whole & any damage to it will be billed to the person who damaged it.

With that in mind, the following bears repeating: rot boards (those boards placed horizontally along the bottom edge of the inside or outside of a fence) help protect the fence & our investment. To extend the life of our perimeter fence, homeowners are asked not to push soil up against your fence &/or rot boards. Flowerbeds should be set back from the perimeter fence. Trees & shrubs should be trimmed so they don’t push against &/or damage the fence. If your sprinklers or sprinker system “waters” the fence & creates unsightly mold, you may also be billed for the cleaning & repair of those sections of the fence (think about redirecting or relocating your sprinker heads).

Sections 2 & 3 of our neighborhood (north of West Little York) are blessed with wider streets than the older Section 1 (south of West Little York), but there are still a couple of guidelines that should be common for all sections: 1. If members of your family or your guests park in the street, please be sure to leave room for residents to pull out of their driveways easily. If cars are parked on both sides of the street, that usually means not parking directly across from & at least 3-4 feet on either side of a driveway. 2. Park in the direction of traffic. This is especially important if there are many cars parked in the street. In the event of an emergency, it might otherwise be difficult to get all the cars out of the way in a hurry. 3. If a fire engine or ambulance can’t thread itself through parked cars, homes & lives are at risk. Park farther away.

What’s the best way to dispose of food waste? Well, first, try not to waste food, but when you have some (& all of us do), home composting is the best way to deal with food waste. The global-warming virtues of composting were confirmed by InSinkErator, the manufacturer of kitchen garbage disposals. The company commissioned a study of sewage-treatment & food-wastedisposal methods & found that, while some super-efficient sewage-treatment plants eliminate greenhouse gas emissions while producing surplus energy, few systems beat composting - even when fac-

toring in the emissions from hauling away & processing curbside compost (which we don’t have in this neighborhood anyway). Many sewage plants are not advanced enough to capture & burn sufficient methane to offset their global-warming gases. It’s a horrible waste, because sewage contains 5-10 times more chemical & thermal energy than is required to treat it. But, if you can’t compost, use your in-sink disposal, because NOTHING is worse than tossing food waste in the garbage & having it hauled away. Landfilling (which includes hauling) releases almost twice as much global-warming gas as treating sewage & 6 times more than composting. US residents dump 34.6 MILLION TONS of food waste annually into landfills, which account for almost one-fifth of all US methane emissions. And don’t forget - methane is a more potent greenhouse gas than carbon dioxide. Recycling again 1. Don’t bag your recyclables: Yes, it’s less messy to put leaky bottles & cans in a bag to take them to the curb, but don’t put the whole bag in the bin. The first thing recyclers have to do is to break open every paper or plastic bag. And with conveyor belts moving at speeds of 35-60 feet per second, sorters don’t have time to open every well-tied bag & make sure that what’s inside won’t damage machinery later on. More often than you’d probably like to know, a full bag of recyclables gets diverted to the trash pile. So empty those bags into the bin.

2. Just because it should be recyclable, doesn’t mean it is. Yes, a garden hose is rubber. So is the sole of a shoe. A Halloween costume is plastic & so are Christmas lights. Long, stringy things are some of the worst for recycling machinery & can shut down an entire line. Another surprise, greasy pizza boxes are NOT recyclable; clean cardboard is. If you have the patience to cut off the greasy bottom of your pizza box & recycle only the clean tops &/or sides, you get the recycling gold star.

3. Concrete, barbells, hypodermic needles! Seriously, see above. Not recyclable. Concrete IS recyclable but NOT in our curbside boxes. It’s only recyclable by certain specialty companies. Google “recycle concrete Houston Texas” to find some. Take heavy metal items, like barbells, to one of the many metal recycling places around here and THEY will give you money for it.

4. Don’t worry about every last drop of whatever. Yes, recyclables should be clean, but they don’t have to be sterile. In fact, a few drops of water in a super-lightweight plastic bottle can help ensure that it gets pushed in the right direction (& not blown up in the air with paper waste). Crushers & balers will squish out the last drops. That said, don’t be lazy & leave styrofoam, plastic & peanut packaging in the same cardboard box that they came in - there’s a good chance it will mean the whole box gets directed back to the landfill.

5. Plastic bags. Best is that you take all plastic bags to the grocery store for recycling. Or somehow put all plastic bags together in a big enough bundle that it isn’t blown out of the recycling line with the paper (which can foul up the paper recycling & send the whole mess to the landfill). This might mean you need to save up your plastic bags for a while.

If you’re about to make repairs or additions to your home, remember that, in many cases, you need to complete an Architectural Control Committee (ACC) request. But when do you have to complete an ACC form & when are you okay to just get on with your repairs? Here’s a very rough guideline: • You can replace boards in your fence without completing an ACC as long as you replace the boards with the same material, but if you plan to replace an entire section or the entire fence or gates, you will need to complete an ACC request. • An ACC is always needed for paint jobs and for all proposed repairs (or additions) that can be seen from the street (that includes new benches in front yards or for any structural repairs or changes). Remember that the only colors approved will be earth tones. A palette of approved colors is available for view at the Sherwin Williams paint store at 5814 Highway 6 N (SE corner of Hwy. 6 and Timber Creek Place).

For his Eagle project and at the recommendation given by Josh’s church - Copperfield Church, Josh chose to build a work table/ cabinet for the church staff’s resource room. The cabinet was used to replace a limited, portable 6’ table. The cabinet was constructed of ¾” oak ply-wood with an attractive laminate countertop. The bottom consisted of six cubby-hole shelves (3 in front and back) which will be used for storage. Josh used his funds to purchase the materials from Home Depot. With the help of adult and youth volunteers from Troop 202, as well as scout friends from other troops, Josh organized the crew for the building and installation of the work table/cabinet. Upon being awarded the Eagle Scout rank, Josh has thus-far successfully earned 32 merit badges, completed NYLT (National Youth Leadership Training), held numerous leadership positions in Troop 202 including Senior Patrol Leader in 2013, participated in three High Adventure trips including Florida Sea Base (2013), Chisolm Trail (2013) and Philmont (2014) and camped with his troop on countless weekends. Josh, 16 years old and in 11th grade, is an outstanding percussionist and a proud member of the CyFalls High School Golden Eagle Marching Band and Drumline! After high school, he plans to pursue music as a profession. His dream is to become successful percussionist with a Drum Corp or large symphony orchestra.

THREE TEACHERS WIN CLASSROOM MAKEOVERS FROM CFFCU Three CFISD teachers were recently named winners in the Cy-Fair Federal Credit Union 9th annual Extreme Classroom Makeover Essay Contest. In the contest, teachers from all grade levels submitted essays explaining why they were most deserving of the $500 grand prize to help them create an ideal learning environment for their students. The winners are Elisa Rea from Jowell Elementary School, Joan Pearson from Hamilton Middle School and Sandra Windham from Cypress Creek High School. VFW VOICE OF DEMOCRACY A NATIONAL ESSAY COMPETITION
The Voice of Democracy essay is a National Competition created in 1947 to allow high school students in grades 9-12 to voice their opinion on their responsibility to our nation. The theme for 2015 is: “My Vision for America.” Students from public, private and parochial high schools and home schooled students, in the U.S. and in American high schools overseas may enter. The oral presentation must be not less than 3 minutes and no more than 5 minutes in length, spoken in English and recorded on the media specified on the application form, with no background noise or enhancements. The essay cannot contain the student’s name, city, state, grade level or refer to their nationality. Entries must be received no later than midnight Nov. 1, 2015. BEAR CREEK BAPTIST CHURCH Bear Creek Baptist Church is offering Upward Basketball and Cheerleading for K-8th Grade. Early registration cost is $80 for Basketball and for Cheerleading until November 2nd. The cost after November 2nd is $90.
