LETTER FROM THE PRESIDENT

Hello Neighbors, MUD District 105 is now contracting with the Sherriff’s Department to patrol our community. This change was made as an effort to see improved coverage in the four neighborhoods that are serviced by the MUD District. There are no changes for us regarding emergency calls, continue to use 911 to report all incidents. Please don’t hesitate to call if you see something out of the ordinary. We pay for the service and we need to make sure they know where the issues are occurring. On that note, the Board has recently been approached by a few members in the community about starting a neighborhood watch committee. Neighborhood watches in cooperation with good policing are extremely effective tools in combating neighborhood crime. In order to be effective, we need volunteers. If this is something that would interest you, please contact Micky at Spectrum Management so she can help coordinate getting the volunteers to set up a meeting with the Sherriff’s Department and get you the information you need. The Board is also here to help provide additional support and guidance. Always remember, the neighborhood watch is not about confrontation, it is being an extra set of eyes and ears for our community and law enforcement. Please, remember there is no parking in the private alleys, on the private vehicular pathways, around the lake or on the grass

anywhere in the community. Please watch your speed, we have had several incidents of property damage in the neighborhood in the last few months due to people not controlling their speed. DEED RESTRICTIONS REMINDERS

Garage Sales: Did you know? Two garage sales a year is the limit under Texas Law. The Limited Sales, Excise and Use Tax Act says that people who are not operating a business are permitted to have no more than two sales of their goods each year. If you exceed this amount, you will be treated as operating a business and you’ll need to obtain a sales tax permit from the state. A quick Internet search reveals that a number of Texas cities also have ordinances limiting garage sales and some don’t allow them at all. Houston has no such ordinance, however, according to the city’s website. Instead, the city relies on the state law. Businesses are not allowed in the community. Trash Can Containers: Trash cans and Trash are to be out of site and remain out of view at all times, it takes away from property values. Street Curbs: Curbs are homeowners’ responsibility to keep clean and free of debris, (i.e. leaves and trash). Keeping these clean will ensure less street flooding, trash being forced down and clogging sewer drains. Oil Stains: If you’re having difficulties getting the oil and grease stains out from your driveway, there are a few mixtures you can buy at an auto part store that is less than $10. These mixtures will help get the oil and grease stains in your driveway. Streetlights: HOA Assessments pay for streetlights, please report streetlight outages to: www.centerpointenergy.com/services/ electricity/residential/reportastreetlightoutage, you will need the six digit streetlight pole number and a nearby address when filing out the on line report.

Please remember to be respectful of your neighbors’ yards and the community grounds. When you take your pet for a walk, come prepared with a scooper and a recycled grocery bag or anything else. If your pet poops during your walk, please scoop and trash. It may not be the most fabulous way to walk your pet, but it does show that you respect your fellow neighbors’ and our beautiful community.

Animals that are not properly restrained pose a threat to all our residents. While you may know your pet is friendly, an animal running at someone who is walking by is very scary for that person. Many children are afraid of animals and become frightened, which could result in the child getting hurt trying to avoid the animal. Harris County Animal Control advises, “All dogs and cats must be kept under restraint while in the unincorporated areas of Harris County, Texas. The custodian of a dog or cat is not authorized to have, harbor or keep any unlicensed dog or cat, nor to allow any dog or cat to become a stray.” Restraint is defined as “the control of a dog or cat under the following circumstances: 1. When it is controlled by a line or leash not more than six (6) feet in length, if the line or leash is held by a human being, who is capable of controlling or governing the dog or cat in question 2. When it is within a fully enclosed vehicle 3. When it is on the premise of the custodian and the animal does not have access to sidewalk or street.” While it may be nice to have your animal out in the yard while you work or play, it is against the law, unless the animal is properly restrained. Let’s all help keep our community a safe and comfortable place for all our residents by being responsible pet owners. This will not only protect anyone who may be walking or bicycling in the area, but also the pet owner who could be held legally responsible or possibly sued for failing to properly restrain their pet.

On each regularly scheduled collection day, Best Trash will collect residential refuse at the curbside. Trees, shrubs, brush trimmings and fencing must be bundled in lengths no greater than 4 feet with no branch diameter larger than 4 inches and bundles weighing no more than 40 lbs. The bundling is required to allow quick pickup and size limitations are required to avoid damage to the compacting equipment. Heavy/bulky items (appliances, furniture, carpet up to 1 room rolled up 4 ft. wide and weighing less than 50 lbs) will be picked up either collection day. By Federal Law, refrigerators, freezers or any other item containing Freon must have the Freon drained and have an accompanying bill to validate such service was performed. Items excluded from normal collection are dirt, rocks, bricks, tires, cement, batteries, motor or cooking oil, waste generated from a private contractor or any items deemed to be hazardous materials. Best Trash will leave a tag explaining the reasons for non-collection of the item. An enhanced feature of the new provider will allow for collection of items excluded by the contract if notified in advance. Best Trash will meet with the customer prior to collection day to determine a price to haul the non-contract items. If a resident does not notify Best Trash of such a special pick-up before its scheduled day, Best Trash will leave a notice for the resident to contact Best Trash during normal business hours before the next scheduled pick up day. Please do not dispose of gasoline, motor or cooking oil, paints or any other liquid item in a container that is not visible to Best Trash personnel. If not visible and results in spillage that causes a stain, Best Trash will not be responsible for clean-up Best trash takes great pride in our recycling efforts ensuring the best program for our customers. Please remove caps, liquids and food products from inside containers. Please use the provided recycle bins for recyclable material and not as extra trash bins. Best Trash will collect paper, plastics, aluminum and tin cans and glass (all colors) that are placed within the provided recycling bin, if items exceed container capacity, please place them adjacent to the bin marked as recyclable materials. If you find items left in your bin, it means they are not recyclable and the items should be disposed of in your trash container for the next scheduled pick up. Best Trash will provide each residence with one recycling bin and will replace any bins that are defective or otherwise become unusable through normal wear and tear. by Kristen Stewart Members of the National Honor Society and FFA clubs at Cypress springs High School joined together Jan. 19-25 for a fundraiser for victims of recent North Texas tornadoes. A coin drive was held for all lunches during the weeklong collection period, resulting in $600 raised by students and administration that will be donated to the Nevada (Texas) Volunteer Fire Department. The fundraising timeframe was chosen to honor Martin Luther King Jr. Day and his charitable spirit for the community. The week was dedicated to encouraging students to adopt a giving spirit and contribute to a needy community. “For us to be able to do something so families can eat and have clothing, a few pennies isn’t too much,”

Collin and Garland counties were among the most affected by the tragedy. The fundraiser was geared toward servicing Copeville, a small town with a population of approximately 130 that lost major sources of income including a gas station, feed store and daycare center that hurt the economy. “Spare change can make a change. Anything counts,” said Cypress Springs junior Monica Godinez, a student advocate.

CYPRESS SPRINGS TRACK STANDOUT WINS STAR ATHLETE AWARD KPRC Channel 2 sports reporter Simone Eli visited Cypress Springs High School girls’ track and field practice on Jan. 28 to present senior long jumper and sprinter Samiyah Samuels with the KPRC Star Furniture Star Athlete of the Week award. Samuels won first place at two indoor track meets. Her jump of 19 feet, 9 ½ inches at the Texas A&M High School Indoor Classic on Jan. 8 was good for a gold medal. She then jumped 20 feet, ¼ inches at the Carl Lewis Invitational on Jan. 16 to break the prior meet record of 18 feet, 8 ¾ inches. The University of Houston track signee earned Athlete of the Meet at both meets. “I feel like all my hard work is paying off with rewards on and off the track,” Samuels said. “I’m really proud and really excited for my future.”

Her head coach, Ruqayya Gibson, said the goals are within reach. “Samiyah is putting in the work, and the results can be hers if she wants them,” Gibson said. “She’s starting off this year so much further than where she started last year, so I’m expecting great things from her.”
