2016 HOA ANNUAL MEETING
On an annual basis, the residents of Raintree Village must come together and vote on any initiatives, individuals seeking a board position as well as discuss the financial results of the previous year and current budget. The 2016 Annual Meeting is scheduled for Tuesday evening on April 26, 2016 at Franz Elementary School, 2751 N Westgreen Blvd., Katy, TX 77449. It’s scheduled to start at 7 PM but we need you to arrive slightly early whereby you can sign in and obtain a ballot for the election of board members.
A WORD FROM RAINTREE VILLAGE HOA PRESIDENT BRYON MYER
Hello Raintree Village, We hope your year is going well! We are excited about 2016 as we have several things lined up for our community and hope you will be involved with them. We have our pool opening, movie nights at the pool and other fun filled events! Keep an eye out in the newsletter, our banner poles and the pool sign. I do need to take the time to once again talk about the new construction areas and the new sections 8-13. As you can see if you travel down Raintree Village Drive all the new houses being built, being bought and being lived in. It’s exciting how fast that part of our area has grown. Faster than projected so far. As you are aware we are trying to have those sections be part of our community through the merger of 2 homeowner associations (HOAs), our Raintree Village HOA and the 2014 Raintree Village HOA. This would finally bring our community together as originally planned. Currently the new HOA is operating with the same guidelines we use. In fact the current HOA is managing in tandem with the 2014 Raintree Village HOA from a budget and decision making process, which has allowed us to ensure that there will be a harmonious transition into one HOA. The merger would simply allow one managing HOA, with one budget and one set of restrictions, which benefits everyone in both. I understand there is the financial concern about adding additional expenses into our existing community and the worry that dues will have to be raised to cover those expenses. It is a valid concern that we, the current RTV HOA, have worked hard to ensure that this concern is mitigated.

The best way I can put it to you is this - the dues revenue of the new sections are more than the additional expenses of bringing them into our community. The additional revenue provides the RTV HOA more flexibility to cover future cost increases.

As an added bonus our community clubhouse, which was agreed to be built for us as part of the joint use agreement with the new community and the builders/developers (no cost to our community), will begin to be built shortly. We will have a place for our events and eventual community use! It also has room to improve or add facilities as they make sense, like a new pool or splash pad. We, the RTV HOA, will continue to look at ways to improve our community as a whole, which make budget sense and adds value to our community.

What we have tried to do is get as many people to vote for this merger as we can in the past year. We have sent out voting forms, communicated the need consistently through the past year and had voting available at every event we have put on. Even had an event specifically for the vote. We are again going to push hard in the next couple of months to try to receive as many votes as we can. We want your say in this merger! After all this effort we need to take the final step to move this merger forward. So at the annual meeting on April 22, 2016 we will give one last chance to voice a reason for not going through with this merger; answer any questions you may have so that you feel comfortable with what we are doing; and give you the ability to vote for merge. If at the end of the meeting there is not a unanimous opposition to the merger, we will consider the merger approved and take the necessary steps to complete the merger and move forward with one community. I really believe this is the best for our future as a community and look forward to your questions and support.

ELEMENTARY EDUCATION CORNER FOR AT HOME PRACTICE
By: Jeff Carrus We use MEANING to figure out unknown words when we read. As adult readers, when we don’t know a word we rely heavily on what our text is about to figure out the word. Your child should be doing the same thing. We should often ask our children the question, “Did that make sense?” Be sure to ask this question at the end of a page read incorrectly or correctly for that matter. If the answer is no, see if your child can find the “tricky word” and make the sentence or paragraph make sense. Allow them to do this work so they learn the skills needed to monitor their own reading. Do not stop your children in the middle of a sentence and tell them the correct way to say words because then you are doing the monitoring for them. Allow them to finish a sentence or page and then prompt them to see if what they read made sense. If you notice a mistake they made and did not catch then have them look at the sentence where they made the error and prompt them to see if what they said made sense. Try to make them do the work without you giving those answers. If a child reads a sentence correctly and says it makes sense then allow them to continue reading. Make certain your child is learning to rely on meaning as they read!

Everyone’s favorite tool to remove mold from the side of your home seems to be a power washer. However, there’s another alternative to the power washer. To remove mold and mildew from your house, mix up a solution of 1 part bleach to 10 parts water and spray in a pump up sprayer. Allow to remain on for 10-20 minutes, then rinse using a garden hose.

Our community has grown significantly over the past year. Moreover, our community has numerous homes along our main street, Raintree Village. With such growth, it’s important that we’re more cognizant of our speed while driving through Raintree Village and parking on community streets. The following tips serve as a reminder for driving & parking in our community: 1. Drive the speed limit - 35 miles per hour 2. Do not block your neighbor’s driveway 3. Make sure you park in the direction of traffic when parking on the street 4. Make sure you park within 18 inches from the curb 5. Remain mindful if the street is narrow, street parking impose greater limitations for emergency vehicles Finally, we must be mindful that emergency vehicles are wider than personal vehicles. Some community streets impose greater limitations for emergency vehicles when there’s street parking. Although residents have the right to park on the street, let’s be mindful of the aforementioned tips.
TIPS TO REDUCE YOUR RISK OF BURGLARY
It cannot be stated enough of the importance of minimizing our exposure to crime. Our contract deputies stated that certain vehicles have increased exposure to theft, specifically the tires and rims. The vehicles commonly targeted are Ford F150, Dodge Chargers and Chevy Tahoes. Although these vehicles have rim locks, another safeguard is to park your vehicle in the garage or close to another vehicle. Anyway, you can either slow down or cause attention will help reduce the risk of theft.

The list below simply reminds us of other things we should be mindful each day. 1. Take the time to meet and know your neighbors. Let them know if you notice anything unusual such as cars or people at their homes. 2. Make sure to close garage doors when at home & away. 3. Don’t keep garage door openers in the car, take them in the house with you; a garage door opener makes it easier for someone to enter your garage or house to remove personal property. 4. Keep car doors locked and take valuables either in your home or ensure the items are not in plain site; remember to take down the attachment for your Garmin too, as it alerts individuals that something valuable may be in the car. 5. If possible, keep a car in a driveway as it gives an impression that someone is home. 6. Keep all shrubs and plants at a level low enough that passing by officers or other residents can see if someone is lurking in those bushes! Shrubs should also be trimmed high enough to show “feet” of someone hiding in them. 7. Have keys in hand before leaving the store, house or office, avoiding standing by the car searching for them. 8. Don’t leave ladders on the side of the house or in the back yard. Ladders provide easy access to open second floor windows and no one will be able to see. 9. Make sure you close blinds when you are inside at night with the lights on, potential burglars can see right inside and know who is at home. 10. Use sensor lights outside the home. It deters criminals by “spot lighting” their efforts to enter your home. 11. Use double key locks: locks that require a key from the outside and from the inside. 12. Repair any broken areas of your fence, reducing the access of potential burglars or mischievous kids. 13. When on vacation, let your neighbor(s) know so they can keep an eye out for suspicious activity. You can also inform the Harris County Deputy’s Office serving our area. When on vacation, keep yards mowed and trimmed, burglars spend a lot of time in a neighborhood looking for their next targets.

County officials want to remind residents of the Ordinance 5.3 requiring that addresses or building numbers be legible and visible from the street. The section states the numbers must be in Arabic numerals at least four inches in height and clearly visible. Whenever a home entrance is more than 50 feet from a public right away, a number should also be placed at the end of a driveway or property entrance.

April 23, 2016, 12-5 PM Arts Fulshear is hosting the 4th Annual Art Walk at Cross Creek Ranch in Fulshear. The Art Walk will showcase the artwork and handcrafted items from local artists and artisans, provide inclusive opportunities such as art demonstrations, hands-on art activities, a “Things I Love About Texas” children’s art contest and several different musical and visual performances throughout the day. We are a (ladies only) daytime chorus rehearsing every Friday morning from 10:30 AM to 12:30 PM, at the Treemont Retirement Center, 2501 Westerland, near Westheimer and Gessner. Some of us read music, but it is not required. We are provided a CD to help in learning new songs. We prepare two types of shows each year; a Christmas show with old favorites, but always a new fun tune including props, narratives and choreography.
