IMPORTANCE OF YEARLY ASSESSMENTS OUR COMMUNITY’S FOUNDATION

It’s that time of year our annual assessments will be due. These fees are very important part of the HOA’s function. In order for the association to perform the many tasks and duties for which it is responsible, the association must have operating funds. These funds are used to pay for landscape maintenance, sprinkler repairs, utilities, administration and help to keep an adequate reserve fund for major repairs or replacement of common property elements.

1. Read and comply with the governing documents of the community. 2. Maintain their property according to established standards. 3. Treat association leaders honestly and with respect. 4. Vote in community elections and on other issues. 5. Pay association assessments and charges on time. 6. Contact association leaders or managers, if necessary, to discuss financial obligations and alternative payment arrangements. 7. Request reconsideration of material decisions that personally affect them. 8. Provide current contact information to association leaders or managers to help ensure they receive information from the community. 9. Ensure that those who reside on their property (tenants, relatives & friends) adhere to all rules and regulations. Homeowners can learn more living in a HOA Community at caionline.org.

The requirement upon an owner for paying assessments is mandatory and therefore, legally binding according to the association’s governing documents. The amount of the annual assessment is established each year by the association’s Board of Directors based upon the Board’s adoption of the annual budget. If a situation arises that you are unable to pay this assessment, please contact the Management Team as soon as possible for details about payment and collection procedures. Accounts that become delinquent may receive a fine, a late fee or other charges added to the assessment which can be more costly if not paid in a timely procedure.

THE STONE CREST COMMUNITY OUR CONCLUDING STAGE

In 2005, a group of developers set out to create our community of 434 homes in the outskirts of Katy with plenty of nearby amenities. Ten years later with the final homes being built, our community’s master plan is nearly complete. During this time, the Stone Crest Homeowners Association was established in order to enforce Covenants, Conditions & Restrictions and maintain, enhance and protect the value of common property and the neighborhood as a whole. By purchasing a home within a HOA, you acknowledged that you are a member and will pay these assessments and abide by the community’s covenants. This includes any residents who rent or lease their homes, through your landlord’s lease you are still legally bound to abide by the rules. Scheduled drive-through inspections of the community are made to ensure there are no issues with the common property or any covenant violations. If there is an issue, you may get a notice. The inspection letters are just to bring an issue to the homeowner’s attention. We do understand if the grass was high because your tools were not working or you were out of town. Please contact management if a situation like this happens. Unfortunately, in the rare case where a homeowner routinely refuses to adhere to the covenants, further action may be taken, but generally the notices are just to ensure that you know that we are aware of the issue. If there is a violation, a notice is sent and a reasonable time frame is allowed to bring the issue into compliance. If you have questions about a specific problem or the process, please contact someone from our management team. The Stone Crest Homeowners Association would appreciate your cooperation in abiding by our community’s governing documents and is willing to listen to any resident’s concerns or comments.

HOMEOWNER’S ASSESSMENT FEES DUE

All Homeowners, our Stone Crest Yearly Assessment Fees will be due by the beginning of the year. Please remember to pay your assessments on time. The amount of our assessment fee also depends on each of our resident’s ability to pay their dues on time and the ability to adhere to the rules. There has been an increase of extra cost because of non-compliance notices, second notices or letters being sent. These amounts quickly add up when residents do not take responsibility to adhere to the rules. These letters or notices can be avoided by being in compliance. Please do your part to avoid them and notify the management about any problems. Most Frequent Violations 1. Trashcan/bags being stored in front of garage or public view 2. Lawn maintenance: needs mowing, edging or watering 3. Weeds in flowerbeds or concrete crevices 4. Items left or stored in front yard (public view) when not in use: garden tools, BBQ pits, play equipment/toys, ice chest or items, trashcans, cleaning supplies, lawn mowers, etc. 5. Setting out trash/debris earlier than the evening prior to designated pick up day & remove can by the evening of designated pickup day 6. Parking obstruction of driveways, sidewalks or street: inoperable cars parked on street 7. Pet issues; dog barking or pet’s poop 8. Exterior home issues or fence maintenance needed 9. Dead trees, foliage or tree stakes from front yard 10. Failure to pay yearly fees or fines

IT’S THAT TIME

By Cheryl Conley, TWRC Wildlife Center This is the time of year when you may hear the pitter patter of tiny feet in your attic or chitter chatter in your walls or chimneys. It’s baby season in the world of wildlife. The most likely animals that may be using your home or out-buildings as a nesting site are raccoons and squirrels. If you’re hearing activity during the day, it’s probably a squirrel. Raccoons are nocturnal and are active at night. If you have a raccoon “renting” from you, it’s best if you can leave her alone for a few weeks. When the babies are old enough, she will move out on her own taking her babies with her. If you’d like to strongly encourage her to leave, in the evening you can place a loud radio, bright lights and unpleasant smells (vinegar is good) in the attic or at the base of your chimney. This will create an unpleasant environment for her.

If you hear noises in your walls, tap gently where you’re hearing the noise. If the animal is able to, this should scare them out. If you continue to hear the noise, this may mean a baby is stuck. Seek professional help for removal but make sure you hire a company that will work to try to reunite the mother and baby. Trapping only mothers or removing babies without the mother is cruel and inhumane. Not all animal control companies are alike, so do your research. Ask questions. Get specifics on how the animals will be handled. Will the animal be killed and if so, why? Are there offspring that will be orphaned or abandoned? Insist on humane techniques. If you need assistance finding a humane animal control company, give TWRC Wildlife Center a call. The best way to prevent attic guests is to inspect your home for entry points and block them. Make sure, however, that there are no animals in your attic or walls before you do this. Look over, under and around your roof area. If you find openings, repair them. Remember, although animals may be unwelcomed guests, they are only looking for a dry, quiet, safe place to give birth and care for their little ones until they’re old enough to be on their own - just like us. WWII AIRCRAFT FLY-IN AND OPEN HOUSE

Saturday and Sunday, April 16th & 17th, 10 AM to 5 PM, those big, old airplanes with the mighty round engines will be flying again as the Commemorative Air Force’s Houston Wing presents its 2016 Open House at Hangar B-5, West Houston Airport. Bring the family and get up close and feel the prop wash and hear the noise as radial engines power these WWII aircraft. See some of the old planes your father, grandfather or grandmother learned to fly for World War II. We expect to have 15 - 20 historic aircraft on display along with several WWII military vehicles. Admission is $10 per car. The West Houston Airport is located at 18000 Groschke Rd., 2 miles north of 1-10 and between Hwy. 6 and Barker Cypress. Warbird rides may be available. We are a (ladies only) daytime chorus rehearsing every Friday morning from 10:30 AM to 12:30 PM, at the Treemont Retirement Center, 2501 Westerland, near Westheimer and Gessner. Some of us read music, but it is not required. We are provided a CD to help in learning new songs.
