WATCH FOR CHILDREN….
Summer is here and there will be many children out playing during the summer months. Please be cautious while driving through the neighborhood and help keep our children safe. There is also an increase in juvenile crimes during the summer months. Watch out for each other and help neighbors, know who your children are hanging out with and know where they are… for their own safety and for the protection of property! There have been reports of drug activity in our park areas… if you see anything suspicious, take pictures, get license plate info., description of individuals and contact the Sheriff’s Department immediately at 713-221-6000. Do this every time to get increased police presence.
DETENTION POND MOWING
Sundown Glen will begin mowing these areas once a month. These areas along the bayou between Ft. Stockton and the pool and the pond behind Chase Bank are included in the once a month mowing. The areas along the fence by both ponds will continue to be serviced weekly.
PROTECT STORM DRAINS
It’s the LAW - PLEASE, do not blow, sweep or dump grass clippings or other pollutants down the storm drains. Homeowners and yard contractors have been seen doing this on numerous occasions. This will cause drainage problems AND it is against Texas State Law punishable by a fine of $5,000 for each offense. PLEASE CALL 281-398-8211 TO REPORT OFFENDERS.

TRASH SERVICE & TRASHCANS
URGENT NOTE - A LARGE majority of residents continue to keep their trashcans within view of the street. This is against the deed restrictions and it’s costing the Association a huge amount of money to send out such a large number of violation notices. Due to this ongoing problem, the Board is discussing the possibility of imposing fines for habitual violators. PLEASE store your trash cans out of street view to avoid unnecessary costs to the HOA and possible fines to your homeowner’s accounts. If you cannot put your trashcans in the garage or back yard, you must put up some sort of screened/ fenced area on the side of the house to hide your trashcans (must be approved through the Architectural Control Committee). Trash should be put on the curb no earlier than the night before trash days.

The HOA Board is also receiving numerous complaints about Waste Corporation not picking up our trash until very late in the evening… if it gets picked up at all on our scheduled days. We are asking residents to please call WCA and report these incidents AND email RealManage at SUNGLEN@ciramail.com with the information (name, address, date/time of service problems). We need to document all the problems and have a reliable list of complaints.
POOL HOURS & TAGS
If you missed the opportunity to pick up your pool tags at the pool, you may go by the RealManage office to pick them up. (One tag per person living in household - maximum 6.) The pool will open for the summer with regular hours from 10 AM - 8 PM. The pool will be closed on Mondays (except for Holidays) for cleaning throughout the summer. June 4th - August 23rd: 10 AM - 8 PM August 29th-30th and September 5th-7th (Labor Day Weekend) The pool will close for the season after Labor Day.
DEED RESTRICTION REMINDERS
Due to the age of our neighborhood, MANY fences are in desperate need of repair or replacement. Please take necessary action to remedy these problems before receiving violation notices. ALL fences are the property of each homeowner… the HOA does not own, nor do they maintain any fences within Sundown Glen that are shared with a homeowner. The HOA Board is aggressively pursuing delinquent accounts in order to maintain all the amenities, facilities and services provided within the community. If you have a past due balance on your account or an unresolved deed restriction violation, please remit these fees ASAP and take the necessary steps to avoid having your account turned over to the attorney, incurring late fees and/or attorney fees. RealManage continues its twice a month inspections and sends deed restriction violation notices to residents. PLEASE do what is necessary to repair/maintain your property to avoid having your violation turned over to the attorney. Whether you are a homeowner or a renter, you are responsible for maintaining the property. A few things to consider: • Make sure to give your yard and flower beds plenty of water during the hot summer months. • Place a weed & feed product on your lawn to remove weeds or re-sod grass to make your lawn look beautiful, mow/weedeat yards, rake leaves from lawn & street, trim trees & shrubs. • Repair/replace fences - there are many fences in poor condition that need attention. • Power wash homes, driveways and fences to remove any algae or oil stains.

Commercial vehicles, moving vans, 18-wheelers, etc. are not allowed to be parked on the street in the neighborhood overnight. This includes all vehicles with any business representation on it. RealManage is doing nighttime drive through inspections to handle the numerous violations. Tickets are being issued and vehicles are being towed at owner’s expense.

The Sundown Glen Social Group meets the last Thursday of each month at the clubhouse (2907 Walnut Springs) at 11 AM. No one is to be in or around the detention pond playing, riding their bikes or motorized vehicle, climbing or crawling in the pipes this is very dangerous. PARKING IN THE STREET
Residents should park all vehicles in your driveway. DO NOT line both sides of the street. This will allow residents and emergency vehicles to easily maneuver down the street and avoid delays in response times. Ask your guests to park their car as close to curb as possible when visiting. Reminder - vehicles parked in the street must be parked with the direction of traffic and you may not park within 15’ of a fire hydrant. Failure to abide by these rules may result in a parking ticket being issued.
