FROM YOUR BOARD OF DIRECTORS….. EXCITING NEWS

The Board of Directors approved a motion to apply for tax exempt status for Sundown Glen last year. We finally received that status and this now allows the Board to retro-actively recoup all sales taxes paid on all of our contracts, etc. for the past 3 years and continuing through the future. This will be a huge savings moving forward after we receive the sale tax rebates!!!

COMPLAINTS

We have been receiving complaints about various issues within the neighborhood and the Board of Directors and RealManage have been working hard to resolve these problems. The biggest thing we all have to remember is that we are an aging neighborhood and we are starting to see the results of that in the deterioration of houses, county roads & facilities, yards, etc. All neighborhoods go through this phase at some point - it’s what gets done at that point that dictates where it ends up… which is where your HOA Board and management company come in. We are diligently working to resolve these complaints while trying to be fiscally responsible with your money. The laws have changed over the last several years and there are new guidelines that we are required to follow when sending out notices, the time in between notices and the time in which it finally gets turned over to the attorneys. With the help and direction of RealManage, the Board will continue to aggressively pursue violations concerning yards & trashcans, home/ fence repairs, trailers and unapproved buildings/living quarters in backyards, inoperable cars and other eyesores within Sundown Glen. There could be lengthy delays and high costs once items get sent to an attorney. I can assure you we are pursuing these issues but it takes time… and compliance and we appreciate your patience during this period. We are also aware of many curbs that have broken over the years. We turned a request into the county a few months ago to fix a lengthy list of broken curbs… our most recent update said we are still on the schedule and they will get to us when they can. We will continue to follow up on a monthly basis. Your Board of Directors are residents of Sundown Glen and volunteer their time to conduct the business of the association and to insure the neighborhood remains a desirable place to call home. CURRENT PROJECTS

The Board of Directors have accepted bids to replace the entrance sign on Silver Cedar and Morton, decorating the neighborhood for the holidays and are waiting on the county to replace the broken curbs within the neighborhood. We also purchased new pool furniture and equipment, re-plastered and replaced drains in the baby pool and spruced up the pool area with some needed repairs and paint! We have installed gates over all the irrigation system valves to keep thieves from stealing the copper out of them. We installed additional solar lighting, new mulch at the playgrounds and replaced nets and screens at the tennis courts. We also replaced an air conditioning unit and installed a keyless entry/security system at the clubhouse to help with party rentals. This security system will also lower the insurance premium saving you money! In 2016, we will start the year off by adding new shade sails in the pool area and making some necessary updates to the pool house restrooms.

URGENT - DEED RESTRICTION VIOLATIONS & COST

Whether you are a homeowner or a renter, you are responsible for maintaining the property… take pride in the dwelling you call home! Pursuing violations is one of the larger expenses in the HOA budget - help us save YOUR money and avoid increased dues. Yard and trashcan violations continue to be the majority of the letters that get sent out. Deed restrictions state that NO TRASHCANS SHOULD BE STORED WHERE THEY ARE VIEWED FROM THE STREET. This is such an easy task - please pull your trashcans into your garage or into your backyard on non-trash days. Yards must have grass growing, be free of weeds, must be mowed AND edged regularly and trees and shrubs must be neatly trimmed. Driveways, sidewalks and the street must be free of weeds, as well. Homes must be maintained and kept in good working order…

CHRISTMAS DECORATING CONTEST

Residents must complete decorating by 6 PM on December 12th. Prizes will be awarded for 1st, 2nd and 3rd place!!! Judges will determine winners based on uniqueness, creativity, overall appearance and effort! Winners will be announced in the February newsletter!

TRASH SERVICE

The HOA Board is pursuing a new contract for trash collection to begin in January 2016 after continuous complaints about Waste Corporation not picking up our trash on our scheduled days. Please read future newsletters and watch for mail regarding information on the new service. You do not need to do anything at this point. If you receive any bills from Waste Corporation (WCA), please do not pay them.

ANNUAL HOMEOWNERS MEETING

We’d like to thank those of you that attended the annual homeowners meeting. Due to print deadlines, election results for the HOA Board members will be announced in the December newsletter.

There have been reports of drug activity in our park areas… if you see anything suspicious, take pictures, get license plate info., description of individuals and contact the Sheriff’s Department immediately at 713-221-6000. SUNDOWN GLEN SOCIAL GROUP

The Sundown Glen Social Group meets the last Thursday of each month at the clubhouse (2907 Walnut Springs) at 11 AM. This group is open to adults of ANY age wanting to have fun and socialize with friends! Due to the nature of this event, children are not permitted. PARKING IN THE STREET

Residents should park all vehicles in your driveway. DO NOT line both sides of the street. This will allow residents and emergency vehicles to easily maneuver down the street and avoid delays in response times. Ask your guests to park their car as close to curb as

possible when visiting. Reminder - vehicles parked in the street must be parked with the direction of traffic and you may not park within 15’ of a fire hydrant. Failure to abide by these rules may result in a parking ticket being issued.

ARCHITECTURAL CONTROL COMMITTEE NEWS

Any changes/additions to your property must be approved by the Architectural Control Committee before any work has begun. Residents, “NO TRESPASSING” “DANGER KEEP OUT” These signs are there for a reason, please obey! No one is to be in or around the detention pond playing, riding their bikes or motorized vehicle, climbing or crawling in the pipes this is very dangerous. No trash or clippings of trees and grass is to be dumped in the pond. Any injury sustained while playing in or around the detention pond will be the responsibility of the parent. Anyone being in or throwing trash in the detention pond will be charged with Criminal Trespassing subject to a fine or jail by the Sheriff. These ponds are to help our subdivision in rain and flood. The detention ponds will hopefully help our homes from being flooded.

GOT TRASH?

Trash pickup days are Tuesday and Friday every week. We would like to remind all of our subdivision residents that your trash (cans) should only be visible on these days. Trash left out for days has a tendency to be blown all over the neighborhood and can be a real eyesore. Thank you for helping keep our neighborhood clean.

GARDENING TIPS FOR NOVEMBER

• Brown patch will continue to plague St. Augustine lawns as nights get cooler and humidity and rain continue. Discolored circles will appear in low areas almost overnight. Apply a fungicide recommended for brown patch according to label directions. Avoid walking through brown-patched turf. It spreads easily from the bottom of your shoes. If brown patch appears in the same lawn areas every year, add an inch or two of sandy topsoil to eliminate those low spots. • Fertilize St. Augustine turf with a winterizing formula to promote root growth over the winter months. Lower your lawn mover blades now and mow on a schedule that cuts no more than one-third of the grass blade away. • As chrysanthemums and other perennials finish blooming, cut flowering stalks to the ground to permit all strength to be used in making root growth. • Feed roses lightly, but avoid nitrogen fertilizers. Do not prune now. Keep up spraying program and water deeply. • Remove dead foliage and plant debris to help eradicate insects and disease organisms. Thin out and transfer volunteer seedlings. Beds made now will benefit by weathering before being planted. If soil is heavy, dig six inches deep, leave rough, cover with gymsum and strawy manure, water and allow to mellow. • Bananas are more likely to bear fruit if the trunk does not die back in winter. Cut banana stalks back to six feet, wrap with newspaper and burlap. • Continue mulching for winter. Build up a thick top mulch to protect roots from freezing and winter drying. Don’t throw away those pine tree needles; they make great acidic mulch for azaleas, gardenias and next Spring’s impatiens. • Place pansies in beds after weather has cooled. Use a little blood meat mixed in soil under each plant. • Now is the best time to plant trees and shrubs.

You could make this on National Nachos Day November 6th! INGREDIENTS: 1 (14.5 ounce) package tortilla chips, or to taste 2 pounds shredded Monterey Jack cheese 1 1/2 pounds large peeled and deveined cooked shrimp, tails removed and shrimp quartered 1 cup mayonnaise 4 chipotle peppers in adobo sauce, chopped 1/2 cup chopped fresh cilantro 1/4 cup dried minced onion 1 1/2 tablespoons ground cumin 1/4 teaspoon ground black pepper DIRECTIONS: Preheat oven to 400 degrees F (200 degrees C). Line a baking sheet with aluminum foil. Spread tortilla chips onto the prepared baking sheet. Mix Monterey Jack cheese, shrimp, mayonnaise, chipotle peppers in adobo sauce, cilantro, minced onion, cumin and black pepper together in a bowl. Spoon mixture onto the tortilla chips. Bake in the preheated oven for 3 minutes. Turn on the broiler and broil nachos until lightly browned, 3 to 4 minutes. Allow nachos to sit at room temperature for about 2 minutes before serving. KATY ISD PROMISE TO READ

We recognize that not everyone has unlimited time to volunteer. But we are thankful that, every year, hundreds of people have time to read to our children. Promise to Read brings Katy’s business community into elementary schools each November, allowing adults to share their love of reading and allowing children to indulge their love of being read to. From Alcott to Zalbern, wockets in pockets to monsters in closets, guest readers sit down in little chairs in front of little faces and the room is transformed. Promise to Read is a tradition in Katy with many of our readers having participated since the program’s inception in 1997. Some bring their own books from home - others let the librarian or teacher choose one for them. But in either case, everyone agrees it’s the best 30 minutes they’ll spend all week. KATY ISD FOOD FOR FAMILIES

November 1st - December 11th - In 2014, our Katy ISD community raised over $25,000 helping 502 students and their families in our district. This wonderful initiative, held each December, allows the community of Katy to bring a little joy into the homes of some of our students and their families. Principals identify students for the program, and Partners in Education collects community and corporate donations. Grocery gift cards in the amount of $50, along with a note of support from the Katy ISD community, are then delivered to each student by a campus staff member. In Katy ISD, KEYS offers four opportunities for those who wish to join our KEYS mentor family: Traditional Mentoring - Pairs one mentor with one child once a week. KSR (Katy Students Run) - Matches running coaches with high school students as they prepare for the Houston Half Marathon. Mentor Buddies - Offers every other week option for volunteers. Two mentors partner in mentoring the same student, coordinating their schedule so the child sees one of them at the same time each week. Mayde Creek HS is looking for bowlers who would like to join our bowling team. Last year, Trey Viator was ranked 5th for the boys in the district and Vanessa Treviño was ranked 8th for the girls in the district, they both represented Mayde Creek HS at Regionals in the All Star District Team. This organization meets after school at Times Square on Grand Parkway. Youth can earn scholarship funds and learn the sport of bowling. We prepare students for fun bowling, league bowling, HS bowling and collegiate bowling. Last year, the Saturday league gave out $36,000 dollars in scholarships to students in Katy. Every student is eligible not matter the grade level. You can also earn your letterman jacket. The fall league started in September. Bear Creek Baptist Church is offering Upward Basketball and Cheerleading for K-8th Grade. Early registration cost is $80 for Basketball and for Cheerleading until November 2nd. The cost after November 2nd is $90. This year the cost does include the basketball shorts or the cheer mock turtleneck for Cheer. They will have one hour of practices a week and on Saturdays, they will have a game for one hour beginning in January. Every practice and game takes place on our Campus. They will learn great new skills from encouraging coaches. Registration begins October 1st online. Each child needs to attend one evaluation session.
