URGENT - YARDS

Many yards are in terrible condition and need to be maintained ASAP. Yards must have grass growing, be free of weeds, must be mowed AND edged regularly and trees and shrubs must be neatly trimmed. Due to lack of attention, violators will be sent final demand letters and sent to the attorney for action. Please do your part keeping your home and Sundown Glen a desired place to live and avoid incurring unnecessary fines and fees. Pursuing violators is one of the larger expenses in the HOA budget - help us save YOUR money and avoid increased dues. Whether you are a homeowner or a renter, you are responsible for maintaining the property… take pride in the dwelling you call home!

WATCH FOR CHILDREN…

Summer is almost over but there are still many children out playing during the warm months. Please be aware while driving through the neighborhood and help keep our children safe. The first day back to school was August 24th! Please be extra cautious around bus stops and watch for children walking to school. Leave extra time to get where you need to be as traffic will be highly congested around the area until everyone adapts to new routines.

PROTECT STORM DRAINS

Have you ever thought of an assisted living community as a place for seniors to grow - a place for them to enjoy pursuing passions and deepening family relationships?

Luxury Private Suites

If you have any questions, please contact RealManage.

There have been reports of drug activity in our park areas… if you see anything suspicious, take pictures, get license plate info., description of individuals and contact the Sheriff’s Department immediately at 713-221-6000. Do this every time to get increased police presence.

• 6’ tall cedar or pine treated wood pickets. • All street view fencing should be installed with the good side facing the street. • All street view fencing is to be kept in good repair with no color staining or painting permitted. • Interior fence are to be installed in a good-neighbor fashion, with alternating panels.

Ka ty Ga pR d.

It’s the LAW - PLEASE, do not blow, sweep or dump grass clippings or other pollutants down the storm drains. Homeowners and yard contractors have been seen doing this on numerous occasions. This will cause drainage problems AND it is against Texas State Law punishable by a fine of $5,000 for each offense. PLEASE CALL 281-398-8211 TO REPORT OFFENDERS.

TRASH SERVICE & TRASHCANS

URGENT NOTE - A LARGE majority of residents continue to keep their trashcans within view of the street. This is against the deed restrictions and it’s costing the Association a huge amount of money to send out such a large number of violation notices. PLEASE store your trashcans out of street view to avoid unnecessary costs to the HOA and possible fines to your homeowner’s accounts. Trash should be put on the curb no earlier than the night before trash days. The HOA Board continues to receive complaints about Waste Corporation not picking up our trash until very late in the evening… if it gets picked up at all on our scheduled days. We are asking residents to please call WCA and report these incidents AND email RealManage at SUNGLEN@ciramail.com with the information (name, address, date/time of service problems). We need to document all the problems and have a reliable list of complaints.

DEED RESTRICTION REMINDERS

FENCES: Due to the age of our neighborhood, many fences are in desperate need of repair or replacement. Please take necessary action to remedy these problems before receiving violation notices.

ARCHITECTURAL CONTROL COMMITTEE NEWS

PET RESPONSIBILITY

Please be a responsible pet owner - do not allow your pets to roam unleashed or bark constantly all hours of the day or night. The Harris County ‘leash law’ states that all cats and dogs must be confined and must not run loose or have access to streets or sidewalks. We have had numerous complaints regarding pets (cats and dogs) roaming the neighborhood unleashed entering into others property, which poses hazards to the residents. Additionally, make sure your pets are properly vaccinated and if you are going to walk your dogs, please make sure you bring supplies to pick up the mess left in your neighbor’s yard or in common areas.

Any changes/additions to your property must be approved by the Architectural Control Committee before any work has begun. This will insure that any changes comply with the deed restrictions set forth for each section. Questions regarding ACC applications should be directed to directed to RealManage. (See enclosed application).

TENNIS KEYS

A $10 fee is required for the key but refundable whenever key is returned. Please turn lights OFF after use at nights to help us save energy. Contact RealManage for more information.

WALKING PETS

If you walk your pets, please do not allow your pets to do their business in the neighborhood flowerbeds or on the plants and shrubs. Residents who do not have pets do not appreciate you allowing your pets to use their yards as a restroom… please be kind and pick up any waste left by your pet. To make a complaint or report an animal that is not properly restrained please contact: Harris County Precinct #5, Contract #87: 281-463-6666 Harris County Animal Control: 281-999-3191 www.countypets.com

A NOTE FROM MUD 17 ABOUT DETENTION PONDS

Residents, “NO TRESPASSING” “DANGER KEEP OUT” These signs are there for a reason, please obey! No one is to be in or around the detention pond playing, riding their bikes or motorized vehicle, climbing or crawling in the pipes this is very dangerous. No trash or clippings of trees and grass is to be dumped in the pond. Any injury sustained while playing in or around the detention pond will be the responsibility of the parent. Anyone being in or throwing trash in the detention pond will be charged with Criminal Trespassing subject to a fine or jail by the Sheriff. These ponds are to help our subdivision in rain and flood. The detention ponds will hopefully help our homes from being flooded.

PARKING IN THE STREET

Residents should park all vehicles in your driveway. DO NOT line both sides of the street. This will allow residents and emergency vehicles to easily maneuver down the street and avoid delays in response times. Ask your guests to park their car as close to curb as possible when visiting. Reminder - vehicles parked in the street must be parked with the direction of traffic and you may not park within 15’ of a fire hydrant. Failure to abide by these rules may result in a parking ticket being issued.

POSTAL SERVICE

If you have any problems call 1-800-275-8777.

GOT TRASH?

Trash pickup days are Tuesday and Friday every week. We would like to remind all of our subdivision residents that your trash (cans) should only be visible on these days. Trash left out for days has a tendency to be blown all over the neighborhood and can be a real eyesore. Thank you for helping keep our neighborhood clean.

GARDENING TIPS FOR OCTOBER

• Dig and store caladiums before the foliage dies. Allow the bulbs to dry in the shade, shake off the dried soil and dust with sulphur to control fungus. Store by hanging in open mesh bags or old panty hose. • Flowers planted for spring can begin when the temperatures are going to stay cooler. Shrubs and trees can be planted now. Woody plants concentrate on root growth through the winter and the more headstart they can get before summer, the better. • October 15th is about the time for dividing and planting daylilies. • Watch out for brown patch in St. Augustine grass. These circular brown patches are caused by a fungus that is activated by moist cool weather. Control with Daconil. • If you need to do any pruning, do it early in the month. The re-growth stimulated by pruning needs to harden off before that odd-ball frost of Halloween. Prune fruit trees when leaves begin to fall. Remove all dead, weak and over-crowded growth. Tip back main branches to control size and shape. Spray w/dormant oil when temperature is between 30-60 degrees. • Cut back tops of perennials after they have bloomed. Divide roots and transplant anytime from now until March, the earlier the better. • Get the ant baits down. This will greatly reduce your spring populations. • Clover left over from last year may be growing. It’s best to hit it with the post-emerge herbicides in October and November. At least two applications are usually needed, even if done this early. • For color throughout the winter, begin planting pansies.
