love to hear from you. Please don’t hesitate to contact one of us or RealManage. SAVE THE DATE Sundown Glen Annual Homeowners Meeting 7:00 PM - Tuesday, October 20, 2015 2907 Walnut Springs (Community Clubhouse) The agenda, proxy and other info will be delivered to each homeowner via US mail. If you are interested in running for a Board position, please contact RealManage for more info. NATIONAL NIGHT OUT - TUESDAY, OCTOBER 6TH We’d like to invite everyone to the Clubhouse at 2907 Walnut Springs! Come out and meet your HOA Board, other residents and our contract deputy. This will be a fun night and a chance to meet new friends in effort to work together to keep our neighborhood safe. If you would like to help with this event, please contact Diane Parker at 281-492-7143. Watch for more details in the next newsletter! We look forward to seeing you all there! URGENT - YARDS Many yards are in terrible condition and need to be maintained ASAP. Yards must have grass growing, be free of weeds, must be mowed AND edged regularly and trees and shrubs must be neatly trimmed. Due to lack of attention, violators will be sent final demand letters and sent to the attorney for action. Please do your part keeping your home and Sundown Glen a desired place to live and avoid incurring unnecessary fines and fees. Pursuing violators is one of the larger expenses in the HOA budget - help us save YOUR money and avoid increased dues. Whether you are a homeowner or a renter, you are responsible for maintaining the property… take pride in the dwelling you call home! WATCH FOR CHILDREN…. Summer is almost over but there are still many children out playing during the warm months. Please be aware while driving through the neighborhood and help keep our children safe. The first day back to school was August 24th! Please be extra cautious around bus stops and watch for children walking to school. Leave extra time to get where you need to be as traffic will be highly congested around the area until everyone adapts to new routines. There have been reports of drug activity in our park areas… if you see anything suspicious, take pictures, get license plate info., description of individuals and contact the Sheriff’s Department immediately at 713-221-6000. Do this every time to get increased police presence. PROTECT STORM DRAINS It’s the LAW - PLEASE, do not blow, sweep or dump grass clippings or other pollutants down the storm drains. Homeowners and yard contractors have been seen doing this on numerous occasions. This will cause drainage problems AND it is against Texas State Law punishable by a fine of $5,000 for each offense.

TRASH SERVICE & TRASHCANS URGENT NOTE - A LARGE majority of residents continue to keep their trashcans within view of the street. This is against the deed restrictions and it’s costing the Association a huge amount of money to send out such a large number of violation notices. PLEASE store your trashcans out of street view to avoid unnecessary costs to the HOA and possible fines to your homeowner’s accounts. Trash should be put on the curb no earlier than the night before trash days.

Corporation not picking up our trash until very late in the evening… if it gets picked up at all on our scheduled days. We are asking residents to please call WCA and report these incidents AND email RealManage at SUNGLEN@ciramail.com with the information (name, address, date/time of service problems). We need to document all the problems and have a reliable list of complaints. DEED RESTRICTION REMINDERS FENCES: Due to the age of our neighborhood, many fences are in desperate need of repair or replacement. Please take necessary action to remedy these problems before receiving violation notices. ALL fences are the property of each homeowner… the HOA does not own, nor do they maintain any fences within Sundown Glen that are shared with a homeowner. RealManage continues its twice a month inspections and sends deed restriction violation notices to residents. PLEASE do what is necessary to repair/maintain your property to avoid having your violation turned over to the attorney. NOTE: Residents - if you notice a violation, please call 866-473-2573 or email RealManage (with pictures, if possible) at SUNGLEN@ ciramail.com and report it! We can all work together to keep Sundown Glen looking beautiful. PROHIBITED VEHICLES Commercial vehicles, moving vans, 18-wheelers, etc. are not allowed to be parked on the street in the neighborhood overnight. This includes all vehicles with any business representation on it. RealManage is doing nighttime drive through inspections to handle the numerous violations. Tickets are being issued and vehicles are being towed at owner’s expense. CRIME WATCH INFORMATION REPORT ANY SUSPICIOUS ACTIVITY or INDIVIDUAL by contacting the Harris County Sheriff’s Department at 713-221-6000 or submit the information on the iWatch Harris County app on your smart phone. Part of your annual Homeowners Annual fee pays for your streetlights, whether they work or not. If a light is out in your area, please call 713-207-2222 or go to http://cnp. centerpointenergy.com/outage and report it. Each light pole should have a number on it. When reporting the light, you will need to provide the pole number and closest intersection or address. We want all of our lights to work… a lighted area is a safer area. PET COMPLAINTS Please be a responsible pet owner - do not allow your pets to roam unleashed or bark constantly all hours of the day or night. The Harris County ‘leash law’ states that all cats and dogs must be confined and must not run loose or have access to streets or sidewalks. We have had numerous complaints regarding pets (cats and dogs) roaming the neighborhood unleashed entering into others property, which poses hazards to the residents. Additionally, make sure your pets are properly vaccinated and if you are going to walk your dogs, please make sure you bring supplies to pick up the mess left in your neighbor’s yard or in common areas. WALKING PETS If you walk your pets, please do not allow your pets to do their business in the neighborhood flowerbeds or on the plants and shrubs. Residents who do not have pets do not appreciate you allowing your pets to use their yards as a restroom… please be kind and pick up any waste left by your pet. To make a complaint or report an animal that is not properly restrained please contact: Harris County Precinct #5, Contract #87: 281-463-6666 Harris County Animal Control: 281-999-3191 www.countypets.com

PARKING IN THE STREET Residents should park all vehicles in your driveway. DO NOT line both sides of the street. This will allow residents and emergency vehicles to easily maneuver down the street and avoid delays in response times. Ask your guests to park their car as close to curb as possible when visiting. Reminder - vehicles parked in the street must be parked with the direction of traffic and you may not park within 15’ of a fire hydrant. Failure to abide by these rules may result in a parking ticket being issued.
ARCHITECTURAL CONTROL COMMITTEE NEWS

GOT TRASH?
Trash pickup days are Tuesday and Friday every week. We would like to remind all of our subdivision residents that your trash (cans) should only be visible on these days. Trash left out for days has a tendency to be blown all over the neighborhood and can be a real eyesore. Thank you for helping keep our neighborhood clean.

GARDEN TIPS FOR SEPTEMBER
Time now to make plans for fall landscaping projects. • Clean up flowerbeds of fallen foliage, yellowed leaves and dead wood. Light green leaves may signify lack of iron (chlorosis). Correct with iron cheleates. • Cut off old dead foliage on irises. Scratch in a little bone meal around the roots. • Prune roses to reshape and groom plants for fall growth. Follow up with a dose of fertilizer the first week of September. • Plants come out of summer rest and go crazy. Insect populations explode as we get into cooler temperatures. Diseases that have been dormant wake up. - Citrus, croton, avocado and mango are susceptible to spider mites and thrips. Discourage them with a strong jet of water from a hose directed to the undersides of the leaves. - Hibiscus, citrus, palms, gardenia and ixora are susceptible to scale and mealybug. • Winter vegetable gardens and perennials get planted. • Wait until November to plant petunias and pansies. • Fire ants baits should be put out in September-October to lessen the number of eggs that make it to Spring. • St. Augustine grass gets its fall fertilizer during September. Continue to mow at maximum height. You want to leave a lot of leaf surface to produce carbohydrate reserves for the winter. • Keep an eye out for sod webworms. First sign of them is grass that appears to stop growing. You need to get them early for biological controls to work. When the caterpillars are only 1/4 inch, Bacillus thuringiensis applications can slow them. Bt is a bacteria that works on the caterpillars’ digestive systems and makes them stop feeding. Do the application late in the day. The larvae feed at night and you want them to get nice fresh Bt. • When the heat and drought end, the weather could bring brown patch disease in the St. Augustine grass. Watch for yellowish spots if the nights drop into the 60’s and days stay in the 80’s. • Get any pruning of hedges and such done now. You want the flush of new growth to be hardened-off before the end of October. Tree pruning should be put off until winter, when the trees are dormant. • Pre-emerge herbicide applications targeting annual bluegrass and the earlier-germinating winter broadleaf weeds needed to be put out starting in mid-August.

Located immediately west of 99/Grand Parkway and north of Cinco Ranch High School, a new 32-acre park is being developed by Willow Fork Drainage District in collaboration with Katy ISD and Fort Bend County. The 32-Acre park, which is part of Phase II in Willow Fork Drainage District’s parks master plan, is being funded through bond proceeds and will be constructed in 2015. The passive-use park will provide residents with another high-quality recreational environment. The project is improving and transforming 32 acres of flat parkland into a multipurpose environment with compelling topographical undulations, multipurpose open lawns, trails, lakes and other recreational features. A series of large rolling hills, some rising as high as 20 feet, will be established, creating topographical interest and play opportunities throughout the park. Additional park components will include boardwalks traversing onsite wetlands, a pedestrian bridge, a pavilion and restroom facility, park lighting powered by solar energy, rock outcroppings, bio swales, potential public art installations and educational signage. http://willowforkdrainagedistrict.com/parks/32-acre-park/

Child Now Back at School? Don’t forget to sign up for Music Lessons! Piano • Guitar • Bass Guitar • Violin • Viola • Cello • Voice & Drum Lessons All in one location!
Are we the right music school for you? We are less than 3 miles from you, located at 3719 N. Fry Rd. The Conservatory of Music currently teaches over 20,000 private music lessons per year. More music students take lessons at The Conservatory of Music than at any other music school in Katy.
CONSIDER FIVE BENEFITS OF BECOMING A CONSERVATORY STUDENT: 1. Piano, guitar, bass guitar, violin, viola, voice and drum lessons in one location. Schedule lessons for different children at the same time - saves hours of driving and waiting. 2. The largest & most qualified teaching faculty in Katy. Between our two locations, in Cinco Ranch and North Katy, we have over 30 instructors, all with either University training or professional performance experience. Our music instructors are dedicated to learning about your personal musical goals and in helping you to achieve them. In addition to their teaching credentials, our instructors have warm personalities, are extremely friendly and dedicated to teaching you the style of music that you want to learn. 3. Open 6 days a week to fit your busy schedule. 3:00 PM - 8:00 PM Monday - Friday 10:00 AM - 3:00 PM Saturday 4. Free, all inclusive, “optional” recitals so that your family & friends can share in your musical journey. Approximately every May and December, our students have the option of performing in our recitals. Students are not required to perform but many choose to. Parents never have to pay admission or any related fees for these recitals. 5. A comfortable waiting room for parents, so that you can relax or get work done while you wait. Instead of waiting in a music retail store showroom, with all the noise and other distractions, our clients enjoy a spacious, professional waiting room with comfortable chairs and magazines. We also provide observation windows on every door so that you can watch your child’s lesson while you wait, or if you prefer, you can sit in on their lessons at any time.
