Founded in 1941, the Greater Houston Builders Association is one of the oldest builders and remodelers associations in the country. The Association represents more than 1,500 member companies. At the current rate of building, the industry generated over $6.2 billion to the local economy and created 114,000 jobs in 2014. The Remodelers Council sponsors one or more charitable projects each year. Past Council charity projects have included SIRE Therapeutic Equestrian Center, ECHOS Community Center, Jacquelyn House, Open Door Mission, Habitat for Humanity and The SonRise Shelter. The Association is also active in community and charitable events. Each year members contribute property, materials and labor for our Benefit Homes Project, which is celebrating its 35th anniversary. The majority of the proceeds benefit the Texas Children's Hospital, the Alzheimer's Association and HomeAid Houston. Close to $9 million has been raised since the program began. Operation Finally Home was established in 2005 as a non-partisan/non-profit organization by the Bay Area Builders Association, a division of GHBA. The mission is to provide custom homes to wounded and disabled veterans and the widows of the fallen. These homes help our veterans and their families to get their lives back on track and become productive members of their communities. Allowance: A specific dollar amount allocated by a contractor for specified items in a contract for which the brand, model number, color, size or other details are not yet known. Bid: A proposal to work for a certain amount of money, based on plans and specifications for the project. Building Permit: A document issued by a governing authority, such as a city or county building department, granting permission to undertake a construction project. Call-back: An informal term for a return visit by the contractor to repair or replace items the home owner has found to be unsatisfactory or

Change Order: This is written authorization to the contractor to make a change or addition to the work described in the original contract. The change order should reflect any changes in cost. Cost-plus Contract: A contract between a contractor and homeowner that is based on the accrued cost of labor and materials plus a percentage for profit and overhead — also known as a time-andmaterials contract. Draw: A designated payment that is "drawn" from the total project budget to pay for services completed to date. A draw schedule is typically established in the contract. Lien Release: A document that voids the legal right of a contractor, subcontractor or supplier to place a lien against your property. A lien release assures you that the remodeler has paid subcontractors and suppliers in full for labor and materials. Mechanic’s Lien: A lien obtained by an unpaid subcontractor or supplier through the courts. When enforced, real property — such as your home — can be sold to pay the subcontractor or supplier. If a subcontractor or supplier signed a lien release, then this lien cannot be enforced. Plans and Specifications: These are drawings for the project, and a detailed list or description of the known products, materials, quantities and finishes to be used. Punch List: A list of work items to be completed or corrected by the contractor, typically near or at the end of a project. Subcontractor: A person or company hired directly by the contractor to perform specialized work at the job site — sometimes referred to as a trade contractor. Tom Pellegrin, president of Third Coast Builders, agreed, saying that updating a custom finish can make a world of difference. “Homeowners are also asking for upgrades to cabinets that might have been original to the home,” he said. “Almost everyone wants the soft-close feature on drawers and doors. Solid-wood drawer boxes with dovetail construction are also popular choices.” Updating the kitchen often requires literally thinking outside the box by opening up new space, he said. “Kitchens are getting larger and more central to the home. In remodeling, we are constantly looking for space to expand the old 10-foot by 12-foot kitchen. Sometimes this can be done by moving walls, and other times it involves adding space to the home.” In addition to making kitchens more spacious, other popular improvements include: • Investing in appliances. A new stove or refrigerator can be more than just appealing to the eye – updating appliances

might also save money on the next energy bill. “The appliances in homes these days are definitely higher end with a more professional look. It is not uncommon to see a dual-fuel range, or gas cooktop with an electric oven,” Pellegrin said, adding that high-end options now exist in smaller sizes. “Even a small kitchen can look like a larger space with the addition of these newer appliances.” • Making it multifunctional. Since kitchens have become central spaces for most families, the room often provides double duty. “Clients often want their kitchens to serve as a multifunctional entity,” Garcia said. “First it must be efficient, but it also can serve as an attractive place to socialize with family or friends. The last two grand kitchens I designed and built included a cozy area off to the side where the homeowners can entertain one or two guests.” Larry Abbott, with Abbott Contracting, agrees that kitchens have become an important place for socializing. As a result, homeowners are looking for more open space, with several entry and exit points. “Everyone still entertains and gathers in the kitchen,” he said. “Islands and peninsulas are built big to accommodate more guests, especially when having a party – the more bar stools, the better.” • Saving room for food. Abbott said that while kitchens may double as the gathering spot during a party, the space still must accommodate its primary function of preparing food in the most efficient way possible. “My clients want big-apron farm sinks and a lot of counter space to work on,” he said. “They want to add more space for preparing foods and for drink glasses during parties.” In fact, Abbott said that some of his customers have wanted to move the wine cooler out of the kitchen to another location to make more space for utensil cabinets, spoon drawers and dish dividers. • Asking for a helping hand. Renovating a kitchen can be a challenge – and with so many options for creating a better space, it is important to work with a professional.

Achieving that “spa” look during a bathroom remodel begins with selecting a neutral color floor to make the space feel larger. Top choices include ceramic and porcelain tiles that are water and slip rated for use in the bathroom. In addition, consider incorporating a designer touch by creating a “rug” using mosaic tiles on the center of the floor or under a free standing tub. Large walk-in showers continue to rank as one of the most popular remodel requests and frameless shower doors are making a statement with the modern look they bring to a space. Including a variety of rain and shower heads or jets into the design will enhance the spa retreat feel, and built-in benches and niches make the space more functional. Other luxury enhancements to consider include chromotherapy LED color-changing showerheads and built-in waterproof speakers. Custom tile work is being seen more than ever before in the bathroom — from the shower to the backsplash and the floor — utilizing different sizes and types of tile. Tile backsplashes include everything from the â&#x20AC;&#x153;inâ&#x20AC;? look of glass mosaics to ceramic and porcelain tiles. With the trend of two sinks in the bathroom on the rise, homeowners also want two mirrors overhead framed in wood or metal to give the look of a picture on a wall. Another very hot option is to install a mirror TV in the bathroom. When the TV is turned off it looks like a mirror but, with the touch of a button, turns into a TV. In terms of colors, nature-inspired neutral tones and patterns are big, with a continued emphasis on creams, beiges, browns and greys. Bright colors should be used as an accent. Adding a larger or new window to bring in more natural light is popular, or creating a layered lighting effect with wall sconces or an overhead chandelier for the best mix of functional and ambient lighting. The idea of going green is also finding its way into many bathroom remodels with the installation of low-flow and dual flush toilets and eco-friendly bath fixtures including faucets and shower heads. Streamlined designs are also in demand, with wall-mounted toilets and simplified fixtures expected to make a statement. Universal Design details, which include complete shower access, handheld shower heads, bench seats, grab bars, and well designed roll-under sinks, are other special features being included in many bathroom updates.

Home Office Put your walls to work in a home office by installing floating shelves or wall-mounted baskets. Topping the list for homeowners is a wall of built-in bookshelves or shelves wrapped around the room to create a functional and high-end custom look. Consider adding bins or baskets to a bookshelf to store items out of sight for a clutter-free look. Ample work surfaces are critical to a home office. Use space wisely by installing shelves above the desk and cabinets below the work surface. Homeowners who are lacking space can even convert a closet into an office by removing the closet doors and painting or wallpapering the interior. Add a desk and hang shelves along the wall to complete the space. Be sure to plan for adequate outlets to accommodate computers, printers, phones and task lighting. Tips for building functional and fun outdoor living spaces

omeowners who are thinking about a home makeover but don’t know where to begin should consider starting in the back yard. Many homeowners are transforming the exteriors of their houses to add extra living space and, with a little finesse, those outdoor spaces can rival the interiors. “Outdoor kitchens just kind of exploded over the past five years,” said Stephen McNiel, founder of Creative Property Restoration Inc. “People used to just have a Weber grill. Now they are putting in an entire kitchen,” he said. “In Houston, you can be outside from October to June, and people want to take advantage of the weather.” But that’s just the beginning. Kenneth Charanza, president of Charanza Contracting Inc., has also seen a rise in outdoor renovations. “It extends your house,” he said. “You can take the indoors out. Your backyard becomes another great entertainment area.” Among the ways builders recommend improving outdoor space: • Stay in the shade. In Houston, shade structures, or even ceiling fans are essential. “People can utilize outdoor space year-round,” Charanza said. “But if you don’t have any cover, you’re stuck with scorching Houston heat.” • Lighten up. Good lighting makes outdoor living spaces safer and extends the use of a deck or lawn into the evening. “LEDs are transforming the lighting industry,” McNiel said. • Fire up the grill. Charanza and McNiel both report that many homeowners are adding refrigerators, sinks, pizza ovens, counter space and even bars. Commercial-grade grills, stainless steel cabinets and granite countertops are high on homeowners’ wish lists. • Just add water. Water features are also popular, McNiel said, creating a beautiful ambiance when you are sitting outside.

“Especially in the Inner Loop, a water feature can become the focal point of a small space.” • Gather ’round the fire. “People are adding outdoor seating areas around a fire,” Charanza said. Gas logs are a popular option. They can be turned on with a switch and require less maintenance. • Make it more entertaining. Entertainment systems added to outdoor living space can include big-screen televisions and sound systems that range from small and budget-friendly to extraordinary and pricey, the builders said. Adding unique features to an outdoor space can improve property value. “People are seeing a finished entertainment space, instead of just a lawn full of grass,” McNiel said. “And if you have a small house, you can really extend your space. You’re creating something you can use for years.”

3D modeling saves time and money by making it simpler for clients to make decisions quickly based on how their project will look and function in real life.

re you planning to invest time and money in improving and updating your home? Perhaps you are thinking about remodeling your kitchen or your master bath, adding a covered outdoor kitchen, or even a second floor. If so, you can save time and money by working with a design/build remodeler who uses 3D modeling to develop building plans. Over the past few years, many building design professionals have begun using 3D software to draw plans electronically. Of course paper and pencils are often used to make very rough sketches in the earliest phase of the design process when the designer first interviews the client. After that first meeting, though, the plan is drawn to scale with a computer, working first on a floor plan, then on details including roof lines, wall locations, surface finishes, cabinet layouts, even moldings. During

the design/plan phase of a project this 3D model is used to facilitate communication, making it possible to visualize and explore various possibilities for the project. When the plan is a remodel, the existing house is often drawn first, and then the plan is modified to reflect the proposed changes to the home. This allows the contractor to help the homeowner imagine the finished project even before the first shovel breaks the soil. After the first meeting, once the designer has developed a workable plan, it is shown to the homeowner. Because the plan was modeled in 3D on a computer, this often doesn't happen with the familiar rolled blueprint format. Computer-savvy homeowners may work from home with the design professional in an online meeting, where they view the plan online, look at 3D images of interior and exterior views from many angles, and checking out the

overall footprint. Some designers even make changes to the plan “on the fly.” The designer and client may also meet in person at the designer’s place of business. Like the online meeting, the client is presented with “bird’s eye” and other 3D perspectives of the plan; however these are viewed on a big screen TV connected to the computer. The demonstration is “up close and personal” with many modifications made and approved or rejected right on the spot. This interactive process speeds up the design process and makes the homeowner much more involved in the project Sometimes a mini layout, a smaller version of a blueprint, might be emailed to a client in a printable PDF format. The layout could include traditional floor plans and elevations, interior and exterior, but adds colorful 3D images (like photographs) of the proposed plan, showing

They just make good sense. Having universal design features and products in a home prevents accidents, increases comfort and safety, and enhances residents' independence. Essential universal design features include: • At least one no-step entry to the house either through the front, back, or garage door. • Entryway doors that are at least 32 inches wide and interior doors at least 30 inches wide to allow for ample room to pass through. • Light controls, electrical outlets, and thermostats that are easily reachable for a person in a wheelchair. • A 3-foot-wide corridor, free of hazards and steps that connects all rooms on the main floor. Green improvements make older homes competitive with new models

emodelers of single family homes show a commitment to building green. According to the 2014 SmartMarket Report by McGraw Hill Constructions, nearly half of the respondents (49 percent) are remodeling projects that are moderately committed to green, 9 percent report that they are dedicated green remodelers with over 90 percent of their projects considered green and 79 percent of single family remodelers report that their customers will pay more for a green remodeling project. A few of the factors that are driving consumers to request green building are the overall health benefits of high indoor air quality, energy and water efficiency as well as conservation of natural resources. These factors are particularly attractive for older homes seeking to be more competitive with newer homes, where green

and high efficiency is standard. There are many updates and changes that will make an existing home more efficient, healthier and more durable. NAHB Remodelers offers the following suggestions to homeowners who want to increase their home’s efficiency, decrease costs, and take advantage of the other benefits that green offers: 1. Install maximum insulation. Forty percent of the energy consumed in a typical house goes to heating and cooling. Adding insulation is an easy way to increase efficiency. Insulation is rated by its ability to resist heat flow, known as “R-value.” The higher the Rvalue, the more effectively the insulation resists heat flow. Adding insulation will help save energy costs, increase comfort by better controlling temperature, and improve indoor air quality by elim-

inating gaps through which dirt, dust, and other impurities can enter. 2. Install high-efficiency windows. Ordinary window glass transmits ultraviolet heat rays from the sun, which can increase your air conditioning bill dramatically. ENERGY STAR windows can help control this effect. These windows may have two or more panes of glass, warm-edge spacers between the panes, improved framing materials, and microscopically thin metal or metallic oxide layers deposited on windows to reduce radiative heat flow. 3. Seal exterior penetrations. You can reduce cold air drafts and heat loss by inspecting your home from the inside and outside and plugging cracks or openings. Be sure to check the areas where window frames

meet the structure or siding of the house. Use caulking to seal small cracks on nonmoving surfaces and install weather stripping on windows, doors and other movable parts of the home. 4. Purchase ENERGY STAR-rated appliances. ENERGY STAR -rated appliances, ranging from dishwashers and refrigerators to computers and televisions, meet strict energy efficiency guidelines set by the EPA and U.S. Department of Energy. Qualified refrigerators, dishwashers and vent fans incorporate advanced technologies that use 10 to 50 percent less energy and water than standard models, more than making up for the slightly higher cost of these products. 5. Install low-flow water plumbing fixtures. In the average home, flushing toilets accounts for some 30 percent of water usage. By using low-flow plumbing fixtures such as toilets, faucet aerators and showerheads, you can save up to 25 percent of that water compared to conventional fixtures while providing the same utility. 6. Upgrade to an ENERGY STAR-rated or tankless water heater. Tankless water heaters provide hot water on demand at a preset temperature rather than storing it. Replacing an electric water heater with a solar model can reduce costs by up to 80 percent a year. Over its 20-year lifespan a solar heater will prevent more than 50 tons of carbon dioxide emissions. A low-cost option is to wrap insulation around your heater, which can reduce standby heat loss by 25 to 45 percent. 7. Purchase the highest efficiency HVAC system you can afford. Over a 10-year period, the average home owner spends more than $10,000 for heating and cooling. Installing high efficiency HVAC equipment can reduce costs on average by 10 to 30 percent over minimum efficiency equipment. It also can improve home comfort with better heating and cooling and a quieter operation, and often features higher quality components that result in longer equipment life. Remodelers Council members offer tips to keep homes safe

Members of the Remodelers Council of the Greater Houston Builders Association say that whether homeowners plan to evacuate or “hunker down” they should consider fortifying their homes well in advance of the season’s possibility of severe weather. “Most people don’t think about it – until a hurricane is coming,” said John Pedersen, owner of Anthony Renard Remodeling. While there is no way to avoid bad weather, homes can become safer with a few modifications. Members of the council suggest the following:

Look Up Pedersen said that making sure the roof is strong is a good first step. Certain roof types are more likely to be damaged by high winds. Gabled roofs, for example, can be strengthened by installing additional braces or hurricane straps. “Don’t forget to check the flashing and roof for leaks,” he said. Protect Windows and Doors Wayne Ball, president of Lone Star Building and Construction Services Inc., said the first thing

to do when a storm is on the horizon is to cover windows and doors. He said keeping those items covered is a service his company offers. “There’s a fabric you can purchase to cover windows,” he said. The wind-abatement screens consist of a strong, lightweight layer of woven fabric typically coated with a geo-synthetic PVC material. “It’s a faster system,” he said. But for homeowners who prefer plywood window covers, Ball said he often installs a rack in the garage to store pre-cut pieces of wood. “If a storm is coming, there’s usually no plywood available at the store,” he said. “It’s already gone.” Storm shutters are another effective option, Pedersen said. “They’ve been used for years, and they’re still a good idea,” he said. Keep Yards Debris Free Ball said a well-maintained home exterior can be key to protecting a home. He added that all exterior fixtures should be secured to eliminate flying debris. “You have to keep trees trimmed ahead of time,” he said. “When a storm is coming, no one is going to come trim your trees.” Make Space for Supplies Being ready for a storm means stockpiling

supplies, Ball said. “You need to store water,” he said. “You also need food and a generator system.” He recommends having a large generator that can serve the refrigerator and appliances, as well as a small generator and a window airconditioning unit. A great remodeling project for a storm-ready home is adding a storage closet for emergency supplies. “Create a space and everything can stay there,” he said. Add a Safe Room Pedersen said interior rooms may be retrofitted to create a structurally sound, storm-safe room. “It would be a great remodel project – and a good thing to do,” he said. Ball suggests giving the safe room a dual purpose. “A media room with no windows could be fortified and embraced so it wouldn’t collapse,” he said. Start Off Right Pedersen said the most important way to make sure a home is safe is to start at the beginning. “Make sure that when your home is built or remodeled, it is done correctly,” he said. “Most of the things that make your home strong are things that you can’t see.”
