MACDONALD HIGHLANDS

KRISTEN ROUTH-SILBERMAN SERVES AS PRIMARY LISTING AGENT

In 2015, Kristen took over as Exclusive Listing Agent representing the master developer and the MacDonald Highlands development. She revamped the sales and marketing, re-staffed the office, and formed strategic partnerships, including with financial institutions. Kristen also curated several lines of custom and show homes unique to MacDonald Highlands while fashioning the community’s high-rise project — a first for the City of Henderson as well. The results? To date, Kristen has created partnerships for the developer for over 300 lots, sold more than 200 developer lots for custom builds, closing over $750,000,000, nearing $1 billion in developer land sales and partnership value since inception. She has also sold more than 100 custom spec homes and resales, closing over $300 million in sales since taking over MacDonald Highlands.

MacDonald Highlands has become the most prestigious country club community in Henderson, with custom estate lots featuring spectacular views of Las Vegas, mountains and The Strip. In collaboration with Kristen, Blue Heron made a $10 million investment to move their show-home from Seven Hills to MacDonald Highlands, which set up its consumer image and experience for the 2020s. Kristen was also instrumental in development of Blue Heron’s first-ever spec collection, Equinox. Equinox 1 was a collection of seven custom homes ranging from $4,000,000 to $7,500,000. All seven have sold out, representing more than $50 million in sales. She has collaborated with them on Equinox 2, The Peaks Collection and Blue Heron communities such as Prado where she raised the initial capital for that development. While Blue Heron Design Build has its own internal real estate sales force, Kristen was the first outside agent in Las Vegas to successfully represent the company. She has collaborated, represented, listed and sold Blue Heron homes in their design-build communities including The Bluffs at Southern Highlands, Obsidian in Roma Hills, and multiple projects throughout MacDonald Highlands.

Starting in 2020, Kristen successfully co-developed and launched the first-ever high rise project in Henderson. She curated the partnership with MacDonald Highlands and high-rise developers, selected the 12-acre site location, assisted the developers in negations with The City of Henderson to approve the 25-story project, and was instrumental in securing the Four Seasons brand and branding for the project. Kristen also collaborated on configuration of residential floorplans, offerings, pricing, and created the most successful sales launch strategy in Four Seasons’ brand history with more than $250 million in first phase sales. Kristen brought immediate worldwide attention and acclaim to this unprecedented and highly anticipated first high-rise in the history of The City of Henderson.

The Four Seasons Private Residences Las Vegas project will comprise 171 high-rise residences with panoramic views and family-style villas designed in resort style with comprehensive luxury amenities, including Wolfgang Puck restaurant and private chef and catering services, private wine cellars, multi-level resort-style pools, cabanas, an on-site event lawn, catering services, a pet spa, auto spa, community boardroom, library, screening room, and a host of wellness amenities including a fullservice gym and spa with a sauna, steam room, whirlpool, lap pool, multiple private treatment rooms and personal training offerings. It began simply enough, four friends and colleagues gathered at a local restaurant for lunch. But casual conversation and brainstorming quickly exploded into a revolution, as Kristen, Shelly Stewart (head of marketing for Blue Heron), Tyler Jones (CEO of Blue Heron), and Rich MacDonald (developer of multiple communities, including MacDonald Highlands) stacked brilliant idea upon brilliant idea and ultimately launched plans for Vegas Modern 001, the $25 million state-of-the-art and environmentally sustainable mansion that recently shattered the record for the highest sale in the history of residential real estate in Las Vegas.

The task was daunting, the challenge steep. But as always, Kristen and her partners were ripe for a test of their experience, talent and professionalism. When the highly acclaimed team at Blue Heron was ready to

bring their revolutionary design to market, Kristen was the only real estate agent with the knowledge and strategy to effectively market and sell such a unique property. By late June, the team’s vision and methodology had proven to understand the Southern Nevada real estate market perfectly, as the property sold for a stunning $25 million— with Kristen representing both buyer and seller—shattering the previous record and further establishing Kristen as the authority when it comes to Las Vegas-area real estate.
