American Condomenium Metabolism

2018-2019

American Condomenium Metabolism: The residential high-rise is a form of automatic architecture shaped by its marketing context, bypassing its architects while notably neglected by academic research. The studio interrogates the disjunction of built architecture from design itself in the case of the condominium type. Dealing primarily with the social implications of such act, the American Condominium Metabolism is a manifesto in progress that tells the story of a building type defined by six protagonists: The city agent, the developer, the architect, the designer, the contractor and the real estate agent are superimposed with conventions found in plans, sections, elevations and details which constitute the typical drawing set. This superimposition becomes an analytical tool that cuts across the relationships and interactions of these protagonists ultimately responsible for the creation of the type, market and life-style in question. The condominium is advocated as the tool for interpreting the current state of the discipline, its obsessions and its exclusions. What does the condominium teach us about architecture.

American Condomenium Metabolism Studio Premise (SYLLABUS) In the last decade New York city has been exposed to an unprecedented growth rate with residential buildings in the forefront of the market for building construction. The new heights and volumes that are coming up daily can only be compared to these during the “delirious” 1920’s. Since 2015, the tallest occupied floor in the city belongs to a residential tower and the height record will soon be broken again and again. People from all over the world are rushing to buy condominiums in the city of New York, some in order to live in but most in order to invest in. The dream of the suburban house has changed to the dream of the penthouse or any other exclusive, serviced apartment: a condo is a resort in the air. Internationally, downtowns are filling with apartment buildings and city skylines are changing to serve the demand for a new lifestyle. Ironically the dream has shifted towards a typology that once was considered a nightmare. The residential high-rise is a form of automatic architecture shaped by its marketing context, bypassing its architects while notably neglected by academic research. Research (SYLLABUS) We will conduct a systematic study and inventory documentation of Manhattan’s residential real estate development, revealing the latent intelligence embedded in its conception, design and performance. Specifically, the studio interrogates the disjunction of built architecture from design itself in the case of the condominium type. Dealing primarily with the social implications of such act, the American Condominium Metabolism is a manifesto in progress that tells the story of a building type defined by six protagonists and the one hundred drawings of the drawings set. The city agent, the developer, the architect, the designer, the contractor and the real estate agent are superimposed with conventions found in plans, sections, elevations and details which constitute the typical drawing set. This superimposition becomes an analytical tool that cuts across the relationships and interactions of these protagonists ultimately responsible for the creation of the type, market and life-style in question. What are the driving forces behind every page? The condominium is advocated neither as an architectural monstrosity or an architectural masterpiece but merely as the tool for interpreting the current state of the discipline, its obsessions and its exclusions. With the social, legal and financial structure pertinent to the condominium as an example this research charts the way architecture is reinvented from within the condominium industry. What does the condominium teach us about architecture? And how does the discipline itself responds to that?

10

2018-2019 Design Project (SYLLABUS) Following a research and analysis phase, each project will construct a narrative around a fantasy for living and will elaborate on the variations and consequences that reinforce it and translate it to architecture. The projects will consider all six protagonists of the American Condominium Metabolism making a case for one of the six: zoning, real estate, architectural style, interior design, construction method and branding identity, establishing the relationships with the rest. Through the programmatic fusion and mixture of parameters the students are expected to extract a critique on New York’s current urban condition and redesign the city through proposing radical typologies of housing towers. The semester will start with a historical and typological research aiming to produce an inventory of ideas and conventions evident in New York’s residential architecture. The collected material will be classified by category following the six protagonists paradigm and the distilled ideas will be recycled and radicalized to formulate the premise for the design projects. As the semester advances, emphasis will be placed in the relationship between narrative and documentation and the ways one can serve the other. The exploration will start from the re-reading and redefinition of an existing building. Students will have the opportunity to visit their building during the studio trip and become familiar with the city its rhythms, neighborhoods and constraints. The end result will be a speculative exploration on the typology and a critique of the phenomenon, not a didactic treatise on how to design condominiums. Students will eventually design a scenario for living that will translate into a radical building typology (not a residential building per se).
