Devcore has unveiled an ambitious vision for the DEV Centre site in Cornwall’s east end. The plans, which are very much at a very early stage, call for a wide range of mixed-use development. Maddy Takes on the World
CORNWALL’S MADISON GRANT IS POISED TO REPRESENT CANADA (AGAIN) AT THE PINNACLE OF WOMEN’S RUGBY

While all elite level athletes possess a talent in their chosen sport, as a young girl growing up in Cornwall Maddy Grant didn’t have much of an interest or knowledge of rugby.
She played basketball and soccer but found out quickly what fouling out and yellow cards were—often.
When her friend Sydney Seymour suggested she come out for St. Joseph’s CSS rugby, Maddy was hooked right away. “I was able to run full force into people and not get penalized.”
While Maddy may have seen the path forward, her mother Marilyn didn’t. Her family was not familiar with this new sport and initially didn’t understand its allure.
Marian Wright Edelman coined the phrase “You can’t be what you can’t see”, which has become Maddy’s favourite quote.
“I always wanted to do the things others were doing, but doing them for me, allowed me to show who I was.”
Determined and wanting something for herself, encouraged by SJCSS Rugby coach Casey Leger, Maddy stuck with it, and so began the unlikely journey to the Canadian
Women’s team and international recognition as a generational player.
With the dream of finding out how far she could progress in rugby, Maddy left her hometown and travelled across the country to Langford BC, home of Rugby Canada’s National Training Centre and the renowned Maple Leaf Academy.
“My mom came with me for the first month and she soon realized that this was where I needed to be,” said Maddy, who arranged to billet with a family in Langford. “I remember telling mom, this is my challenge and there is no other option.”
At the academy she trained with girls her age and women in their mid twenties. Although Maddy was intimidated at first, she describes the Academy as a healthy competitive environment.
“I honestly believed I sucked,” she

said of those early days. “Because I had come so far and knew what my goal was, I stuck with it.”
It may seem like a lot of pressure for a 16-year-old to put on themselves, especially with no guarantees.
“I set a goal to play in the Rugby World Cup and the Olympics and this was the only way I was going to do it.”
In 2018, at the RBC Training Ground she came out on top as the overall best performer after a series of tests seeking to identify young athletes ages 14-25 with Olympic potential. Yet there would be a few bumps in the road that Maddy turned into positives. When the pandemic struck she returned home and decided to enroll at Ottawa U. She decided playing for the Gee-Gees would keep her focused on the game and give her a base for life after rugby. In 3 short years she would be named to 3 All-Star teams.
Maddy returned to the Academy in 2021 and once again encouraged by family, began the next step in achieving her goal.

game, the popular Rugby 7s and the traditional (15 players a side) paved the way to attaining the goal of playing for Canada in the 2021 Rugby World Cup in New Zealand, which was played in 2022. Canada’s Women’s Rugby Team finished fourth in the tournament and is currently ranked fourth in the world. From the time Maddy began playing rugby and learned the history of the game, she always wanted to go to the rugby crazed nation. It was a special moment. While standing on the pitch getting ready for Canada’s game versus England, Maddy took a minute to take in Auckland’s famous Eden Park Stadium.
“That’s when I really knew that my hard work had paid off. I just felt the magnitude of the moment.”
Maddy credits a lot of people to get her where she is today and relies on their long-distance support. She never really had one hero growing up, yet if she had to pick a sports role model it would be Canada’s Women’s Sevens Team captain Ghislaine Landry. Maddy has watched Landry lead her teams, working as hard as everyone else, if not harder.
“She is an inspiration that we can

all follow to get where we want to go.”
Maddy mentioned that rugby is a sport of physical skill, but intimidating your opponent is also part of the process. Kiwi teams are famous for performing the haka - a posture dance enhanced by aggressive facial expressions native to the Maori of New Zealand. Accompanied by a chant, it is a tradition that prepared warriors of the Island nation for battle.
When asked about having to face a New Zealand team on the pitch and watch the haka, Maddy responded the way a pro would.
“When I first saw and heard it, it was really something, it is so well done and you feel like, how are we going to beat that emotion, but you can’t get lost in their moment or they will run right over you. Then you realize it’s go time and you have a job to do.”
Next up for Maddy is the 2023 Pacific Four Series in Ottawa this July which will feature teams from Canada, New Zealand, Australia and the USA. Maddy is also trying to help Canada’s Women’s Sevens Team qualify for the Paris 2024 Olympics at a regional qualification event in Langford in August. This is a major tournament for Maddy and the women’s Sevens program.
One thing is certain, when Maddy Grant hangs up her cleats and calls it a career, she will definitely know that she did ‘see’ the path to her athletic dreams and goals by maximizing her potential and more.

Running in Honour
IAN CALLAN IS INSPIRING STUDENTS AND FRIENDS ALIKE WITH HIS ULTRA-DISTANCE RUNS

How should we honour the spirit of our heroes? We honour our heroes through statues, street names, buildings, and annual holidays. But if you were to ask Ian Callan, he would suggest we run in their honour.
Callan is a local elementary school physical education teacher. He also has an impressive running resume, participating in local runs, international marathons, and he enjoys the ultra-marathon reaching distances of as much as 175 kms.
At first, he was a reluctant runner. He was challenged to enter his first race in 1991 - a 5K race in Japan. He was shocked to finish
first place out of all international participants running.
Despite this early success, it wasn’t until 2006 that he really
of lifestyle. “Martin was getting into shape. He was walking daily and running a bit. He pestered me to get going. So, I started running.”
By 2007, he was hooked on running. “I became a real student of the sport. I talked to other runners, and I read about ultradistance races (races beyond the distance of a 42.2 km marathon) that I thought were insane!”
After completing both the Philadelphia and Toronto halfmarathons, he tackled the Boston Marathon (a race he has completed 5 times). Next came longer races –including the Midnight Moose 100 Miler in Gatineau Park, and the 110 km Quebec Mega Trail race in

“I was always drawn to the possibility of regular people doing amazing things. By watching other runners, I was inspired to set personal goals that seemed super human.”
Running friends chalk it up to his personality. Rachel Poirier says, “Ian’s up for anything. Want to run a marathon next weekend? Ian’s there. Want to go climb a mountain and need company… he says yes.”
Dale Witty agrees, “Ian says yes to pretty much anything, especially if it’s hard. The more potential for suffering, the better.”
Callan may be willing to suffer for his running, however, he ensures that the suffering goes beyond the personal and into something much more meaningful.
In order to boost interest and raise more funds for his school’s Terry Fox Run, Callan had an ambitious plan to run from Cornwall to the Terry Fox statue in Ottawaa distance of 150 kms.
He built the run into his phys ed program, and encouraged students to train with him.
Callan says, “I think it is important to raise awareness for a cause you are working for.”
Although Callan has an enormous amount of support from friends, it would not be possible without his wife Kyoko, his daughter Mishu, and his son Jorick. During the long runs, when he felt that he couldn’t continue, his family was there to provide emotional support, warm dry socks and a gentle nudge to keep moving forward.
Callan always ensured that his running adventures created positive experiences for his children. Many races were a family vacation with a little bit of running and doing good for others.
In 2019 Callan ran his second iteration of his HonouRun, a 58km run from cenotaph to cenotaph between Lancaster and Ingleside, followed by a 100km run along the Highway of Heroes from Trenton

to Kingston to commemorate the 158 fallen soldiers in Afghanistan. Jorick and a few friends filmed his run and the footage became the subject of a documentary film called HonouRun.
The HonouRun film was broadcast on CBC Gem which helped spread awareness of the mental health support needs of veterans, military and first responders. Callan says, “I have always been a supporter of veterans and first responders. My great uncle died at Verriere Ridge not long after D-Day, my greatgrandfather, Edward MacDougall, served in WWI, and my grandfather was in England during WWII.” The film can be seen on YouTube.
Callan continues to run to raise awareness on a variety of issues. In 2021, Callan and friends Rene Bourget and Troy Thompson ran 215 kms in ten days in memory of the 215 Indigenous children
discovered in unmarked graves at the Kamloops Indian Residential School. They created and carried 215 orange memory stones to the middle of the International Bridge where they were met by staff and students of Ahkwesahsne Mohawk School - an experience Callan can only describe as “surreal”.
This summer, Callan will travel to Japan to spend time with Kyoko’s family. While there, he plans to run 400 kms from the west to the east coast of Japan, “all in one shot”, to raise awareness of and to encourage friends and family to get screened for cancer.
When he returns, he’ll get back to teaching and prepping for the 2023 Terry Fox Run, which will be held this year on Sunday, September 17th.
Callan’s admirable compassion, determination, and willingness to suffer, make him an excellent ambassador for this event.

Apartment Living in Cornwall
For many people moving to a new city, finding an apartment – in a good neighbourhood and in an attractive building – is at the top of their list of things to do. Over the past several years, vacancy rates have plummeted in every Canadian urban centre, leading to soaring rents.
It is no longer a matter of finding the right apartment – in some cities, it's simply about finding any apartment.
Fortunately, anyone moving to Cornwall — either for the city’s booming employment sector or stunning scenery — is met with several options when it comes to apartment living.
There are long-established multistory apartment buildings in the heart of the city and duplexes in tree lined neighborhoods. In total, there
are 2,004 multi-unit properties in Cornwall, containing an impressive 8,449 units.
What’s more, apartment rents have stabilized in Cornwall after five years of increases and are very affordable if one considers other urban centres. Today, the average rent for a one-
bedroom apartment in Cornwall is $1300 with a two-bedroom apartment running around $1600.
This is good news considering rental rates continue to increase in Ontario, with a one-bedroom apartment now fetching $2500 a month in Toronto, and over $1900 a month in Ottawa.
Affordability is just one factor though – renters are also looking for options and availability. With a number of new housing developments nearing completion –with more on the way – the choices are becoming more plentiful.
Take for example Prime Square. The soon to be completed apartment complex at Pitt and Second will offer over 44 units in the heart of Downtown Cornwall, with rents

Cornwall is growing, and as new jobs are created, new housing is needed to meet the needs of new residents.
New housing projects are creating options for Cornwall renters
starting at $975 for a one-bedroom apartment.
The City of Cornwall is also currently working on two new developments that will add additional units to the market.
Work is continuing on a new apartment building at the southwest corner of McConnell Avenue and Ninth Street East. Expected to open later this year, it will be home to 77 1-bedroom residential units. Rents will be a mix of market, attainable and rent-geared-to-Income rates.
A second project which will feature stacked townhouses on Pitt Street North, immediately south of the Highway 401 overpass in the city’s North End. This project will create another 81 two-bedroom units, with the first phase slated for occupancy in late fall 2023.
“The City of Cornwall and United Counties of SDG has taken
an innovative and collaborative approach to the development of new community across the region,” said Lisa Smith, manager of housing services for the Cornwall SDG Human Services Department. “We are thrilled that 77 new units of housing will be occupied as of Summer 2023.”
In addition to the above projects, several other multi-unit projects are either nearing completion, currently in front of the City seeking development approvals, or are about to get underway. Devcore has unveiled ambitious plans to add hundreds of new housing units on the DEV Centre site. These projects are in addition to the dozens of single family homes expected to be built this year.
Senior living projects such as Southbridge and Heritage Heights are adding hundreds of beds, which has the impact of creating more
housing opportunities as residents move into the new facilities.
Renters can be assured that new apartment buildings will feature top of the line safety components.
“During the process of erecting apartments, there are numerous inspections that are conducted throughout the various construction phases,” said Charles Bray, the City of Cornwall’s Chief Building Official. “In addition to structural and energy efficiency requirements, the City also inspects life safety items such as fire separations, adequate exiting and fire alarm systems, to ensure that apartments built in our community are safe for everyone.”
With ongoing demand for new housing, and willing developers and contactors, local residents can expect more apartment projects to break ground – forever changing the cityscape of Cornwall.

Million Dollar Mentor
Growing up in Cornwall a young Marc Lafleur wasn’t sure what career he wanted to pursue. While studying at university he discovered a passion for entrepreneurship, and knew that he would one day start his own business. In a few short years he cofound and became the CEO of truLOCAL, which sells grass-fed beef, wild-caught salmon and other locally sourced food on a subscription basis.
The company grew to over 60+ employees and expanded across Canada and into the USA, landing Marc appearances in the Globe and Mail’s Report on Business and CBC’s Dragons’ Den.
In 2020 he sold truLOCAL for $17 million and turned his attention to helping other entrepreneurs chase their dreams. He recently published his first book True Founder with Forbes, offering unfiltered advice for aspiring founders.
He has come back to his hometown and in a few short months has become an in-demand mentor.
“I want to inspire others and make it clear that you don’t need a silver spoon to start a business,” says Mr. Lafleur. “As a black founder we’re used to being told “no”, but in my eyes, that’s exactly why we’re better prepared to take on the challenges of growing a business. The U13A Cornwall Typhoons had a great year, with a record of 50 wins and 2 losses and winning gold in four tournaments as well as the OWHA Eastern Championship.
Their biggest win of the year was the 2023 Chevrolet Good Deeds Cup. The all-female team and their supporters completed 343 good deeds, including a games day for school kids, helping neighbours on snowy days and donating used toys and clothing. Their efforts earned them 971 points - the most in Cup history!
The win scored a donation of $100,000 for local charity Beyond 21, a day program for individuals with developmental disabilities.

My Canadian Springs
Muhammad Owais Aziz was born in Pakistan and grew up in Saudi Arabia. In his own words he describes how he landed in Cornwall teaching at St. Lawrence College.

This year we celebrated our 10th anniversary of being in Canada. Our time here is a narrative of an immigrant family who adapted to a new environment and lifestyle, simultaneously it is a story of the metamorphosis of our family, personalities, and professional lives. Before telling you why we chose Cornwall to raise our children, let me share with you a glimpse of my past.
My Childhood
As the first grandchild of the Aziz family in Pakistan, my birth was celebrated in the traditional blend of the Islamic and North Indian style, even extended families of my grandparents participated in celebrations. Later my father got a good job in Saudi Arabia, and we all moved to Riyadh when I was one year old, from where I completed high school before returning to Karachi for medical education.
After graduating, I joined a team of dedicated doctors who were highly engaged in establishing healthcare facilities in disasterstricken and rural areas across the globe. We experienced working in an extremely challenging environment and underserved communities. The memories of establishing a secondary mother and childcare
center from a field tent hospital in a post-earthquake region of Kashmir are still fresh in my mind and are a source of inspiration.
Starting My Own Family
Life goes on and I started to work as a family physician in Maldives, where I met my wife Zoya. Later, Zoya decided to begin post-graduate training in gastroenterology to better serve our patients, while I wanted to pursue my career in emergency medicine. So, we returned to Karachi to follow our dreams.
In Maldives
In Karachi, we were blessed with a baby boy, our dreams were shattered when our first child died due to a hospital-acquired infection. Our entire families came together to support us in all possible ways, but this tragedy changed our priorities and the trajectory of our lives. These experiences led us to realize the

a while, she was in shock, then she started to laugh. By the end of the conversation, I ended up getting a free coffee and later an offer to teach at SLC.
I have another set of stories for another time about the approachability and inclusivity of sociopolitical leadership. Briefly, as a board member of Roy McMurtry Legal Clinic and earlier Seaway Valley Community Health Center, I have observed a spark and zeal in leadership, who were willing to go above and beyond to serve people and communities.
My Canadian Springs
In Canada, we were blessed with Zara, Mussab, Fatima, and Hamnah and Cornwall become the natural choice for us to raise our children due to its convenient commute time and its vibrant and friendly community. I often refer to my children as my "Canadian springs," which carries a triple connotation. Firstly, like the season of spring after cold winter,
they bring a sense of renewal and new beginnings into our lives, much like the season of spring with its blooming flowers. Secondly, like a freshwater spring, they are a source of nourishment and sustenance for those around them. Finally, like a mechanical spring, they bring boundless energy and constant jumping that is both exhilarating and exhausting at times.
Advice for New Canadians
I believe everything is possible, and all dreams are achievable in Canada with hard work and perseverance. I learned a lot from academic institutes, and they accelerated my adaptation to Canada. I observe every day how St. Lawrence College is transforming the lives of hardworking individuals including new immigrants, and domestic and international students.
The second piece of advice is to build a network across diverse people. You can meet them during different events or by volunteering. Finally, I will advise them to take
care of their physical and mental well-being, in fact, this advice is for everyone.
Final Thoughts
I have many more stories to share but I will share the wisdom I learned while living and traveling extensively across multiple countries and closely observing various cultures. I believe that human needs and problems are fundamentally similar regardless of the differences. Irrespective of whether one resides in the Himalayas, white sand beaches, towering skyscrapers, or in rural or urban areas, the innate desire to belong to a community remains universal. Throughout my interactions with people from diverse backgrounds, I have found that individuals who refrain from causing harm to others and contribute positively to their surroundings are commendable. However, those who possess the added quality of forgiveness are truly exemplary.

Cornwall Living interviewed Sophie and asked her about her thoughts on the current state of the housing market, and important things to consider when buying or selling real estate.
Q: Where will the real estate market head in 2023?
A: We’ve definitely moved away from the feverish competitive market we were in for the past few years. A lot relies on the direction interest rates take. We are now in a buyer’s market which means conditions in purchasing offers are back, although we see multiple offer situations still occurring occasionally. As mortgage rates stabilize, it is very likely that housing prices will reverse course. We are betting on 2023 to likely report a housing market recovery in Canada. The good news is that our local average price is still up from 2022, although the amount of units sold have declined, due to less buyers qualifying, but keep in mind there is also less inventory.
Q: Is real estate a lucrative way to make a quick buck as an investor?
A: While real estate has historically
been a stable & fruitful way to generate additional revenue or buy low and sell higher, it is by no means a get-richquick scheme. Buying real estate with long-term in mind is usually the way to go, unless you see a great opportunity, which may come around from time to time, but is not the norm. An experienced REALTOR® would be able to guide you if you are dealing with an opportunity as they come in various shapes and forms when it comes to real estate.
Q: What are the advantages of owning income properties as an investment?
A: Some of the benefits of owning income properties would be the tax writeoffs, cash flow and the appreciation of the value over time.
Q: What is your advice for buyers and sellers?
A: I’d say to buyers: ‘’It’s your time to shine!’’ If you’re a cash buyer, you are in a good position. For buyers who need a mortgage, I’d say that with less competition and monthly payments working out to similar payments as when rates were lower, since prices have also adjusted, it all works out. If you’re a homeowner selling for a bit less than you would have a year ago, you’re also paying less on your purchase end. So go for it! Markets will always fluctuate, so do what is best for you and your family!
Q: What are some of your favorite neighborhoods in Cornwall and SDG?
A: Some of my favorites for rural living and outdoor fun at its best are Summerstown, Lancaster & Bainsville. These spectacular areas are known for great fishing, boating, snowmobile and bicycle scenic trails. There are several beautiful areas to live in Cornwall, although Riverdale remains a favorite of all times with a more established community but also offering some new construction. Sunrise Acres is also known to be a favorite and there are some nice new subdivisions: Amongst the most up and coming areas are East Ridge & Bellwood.

Showcasing Culture through Fashion
AKWESASNE DESIGNER NIIO PERKINS IS MAKING HER MARK ON THE INDIGENOUS FASHION WORLD

For Akwesasne designer Niio Perkins, fashion and culture has been a part of her life for as long as she can remember.
Her mother Elizabeth is a professional seamstress and traditional clothing designer. Young Niio was immersed in the world of fashion, design and Haudenosaunee culture from the very start.
“She would have to hold me while she was at the sewing machine,” she recalls with a smile.
Meanwhile, brother Roger was pursuing museum studies at the Institute of American Indian Arts. That direct knowledge and access to Indigenous art and culture also had a profound impact on Niio.
“My family had already paved that road for me,” she says. “There were different parts of my life directing me on this path.”
That path has led the Akwesasne designer to the very top of the
Indigenous fashion world, with her handcrafted beaded jewellery, clothing and accessories being featured in major magazines and displayed in museum and gallery exhibitions throughout Canada and the United States.
Most recently, it led to an appearance at one of the biggest stages in the world for fashion –Milan Fashion Week. Perkins was one of six Indigenous designers – led by Indigenous Fashion Arts executive Sage Paul – to showcase their work at the renowned WHITE Show that forms part of Milan Fashion Week. The event provided a global stage for the designers to speak directly with thousands of buyers from around the

Showcasing your one-of-a-kind work in such a highly-regarded event – and highly-competitive industry – could be intimidating for anyone. For Perkins, however, the fear quickly gave way to excitement. It was a chance to showcase the creativity and amazing talent of Indigenous designers while empowering others to pursue their own dreams.
“It was an incredible experience for me and the quality of the work on display was amazing,” she says. “It was never even a goal of mine (when I started out) but I’m so glad to be a part of it.”
Perkins has been a mainstay of the Indigenous art and fashion scene for over a decade now. Her work grew out of a desire to create contemporary designs and pieces that are rooted in the culture and traditional designs of the Haudenosaunee – the name of the confederacy that represents
the Mohawks and other Indigenous nations.
Perkins pairs the raised beadwork technique she has mastered with traditional Haudenosaunee symbols and vibrant colour patterns to create items that are equal parts artwork and fashion piece.
“I needed to take our own symbolism and put it everywhere,” she says. “I wanted to create work that carried a piece of our culture and could be worn every day.”
At the outset, Perkins’ initial audience were museums and galleries who would purchase larger items from the designer to put on exhibit. She still tries to make one large outfit per year however Perkins has also expanded into creating smaller pieces like earrings, necklaces, belts and other accessories. Perkins also creates clothing items using her own
custom fabrics.
As the accolades and awards continue to grow, the acclaimed designer’s footing remains firmly connected to where it all began. Perkins’ ultimate goal is to create a communal space in Akwesasne to showcase the rich work of fellow Akwesasne artists and makers like Ben Benedict, David Fadden, Anne Mitchell, Natasha Smoke Santiago, Carrie Hill, Evan Cree and many more.
“That’s the dream,” she says of showcasing Akwesasne’s rich cultural scene. “There are so many people from Akwesasne who are creating quality work. They have all taken their work to the next level.”

Nathan Gowsell is an artist and graphic designer who is inspired by scenes from his hometown just west of Cornwall and the serene Canadian landscapes he has visited throughout his travels. Now living in Vancouver, BC, he continues to gather inspiration and draw from his imagination, never losing touch with his childlike wonder and vivid memories. Working as a designer for over 15 years, Nathan has developed a unique artistic style combining traditional pen and ink drawing with digital painting. Each piece of artwork vibrantly tells a story of familiar places, childhood adventure and local history. Many of these scenes originate from his family’s history with the Lost Villages that were flooded during the St. Lawrence Seaway Project in the 1950s.

This endless summer doodle stems from a memory of growing up in Long Sault, Ontario Canada. The location can be found on the causeway as you enter the Long Sault Parkway. For many people this has been a favourite fishing hole for years.

The region’s first “Passive House Certified” dwelling located in Glen Walter

Frustrations with the amount of energy loss in new home construction drove South Glengarry resident Alex Liolios to research home-building approaches around the world, seeking a “better way to build”. What Alex discovered led him to construct the first “Passive House Certified” dwelling within 90 km. I visited Alex at his semi-detached house in late February to learn more about passive houses and Alex’s journey.
Alex and his cousin/business partner Thomas Mellios welcomed me into the high-ceilinged open-concept main floor of their passive house in Glen Walter. Alex explained the home’s special building features such as high-performance windows and doors imported from Germany as we toured the space. I worked up the courage to ask what makes a home a passive house.
Alex explained that passive houses are designed with energy modeling software to meet today’s highest energy efficiency standards set by Passive House Canada. A passive house requires a 90% reduction in home energy consumption. It is a green building.
“What does this mean in layperson’s terms?”, I asked.
“It means you can heat and cool your house with the energy equivalent of your hairdryer” replied Alex.
Alex explained how he discovered passive houses and learned about
the science of home building. “It’s not just high “R” values in your walls and ceilings and lots of insulation. The whole building envelope must be waterproof, and tightly sealed. From the design onward, each step in the passive home building process must meet stringent requirements for certification.” Passive houses offer homeowners increased building durability, improved comfort levels, health benefits, and reduced energy waste. The bar is set high as there are only 25 Passive House Certified houses in Canada.
Alex’s early influencers include Matt Risinger, host of the ‘Build Show’ on YouTube and expert on the science of building. He’s also grateful for the support and guidance he received from Jeremiah Point, a resident of Akwesasne and a Passive House Canada Board Member. “I didn’t do this alone. He (Jeremiah) helped open doors and introduced me to key stakeholders with Passive House Canada paving my way to get my Passive House Builder Certification.”
Alex also worked with local Architect Technician, Brock Wilson (Wilson Architectural Design) to design the home using Passive House Canada’s building energy modeling software. Alex had initial concerns about his first passive house meeting the required performance levels. “The specifications are impressive, but until you see the results with your own eyes, that is when it really hits home.” He asked me to recall the week in January when temperatures dipped
below -40˚ C for a week. The house had been heated to 17˚ C so that he and Thomas could work on the interior fixtures. When they returned to the house 5 days later, the interior temperature remained 17˚ C, without any heat in the building.
Alex was eager for third-party energy efficiency testing to be completed to confirm the home met performance benchmarks for Passive House Certification. As I was leaving, I asked Alex to let me know the results of the final report.
A few days later, Alex shared the terrific news. He not only passed the test but likely beat the existing world record for building tightness. The test results are 20 times tighter than Passive House Canada’s standard and 80-100 times tighter than current Ontario Code-built homes. I contacted Stephen Magneron of Homesol Building Solutions who performed the testing, asking about the significance of the results. He explained, “It (the door blower testing result) is incredible not only because this is his (Alex’s) first air tightness test, but he blew it out of the water! Once a builder understands the process they can easily replicate it. He has a huge advantage over other builders as we approach legislated net-zero building code requirements.”

Offering interesting and unique products is something Stacey Case has spent a lifetime discovering. Case is the founder of StampBlankz, a company that manufacturers rubber stamps that come with a blank rubber face and can be carved to create any design the artist imagines.
An entrepreneur whose eclectic background includes film, writing and screen-printing Case recently moved to Cornwall from Toronto on the advice of a family member.
“I used to work in an art supply store, and I had the idea for blank rubber stamps. Then I forgot about it, and I moved on with my life,” says Mr. Case. “I wanted to start carving rubber stamps again after 30 years. So, I went and looked for blank rubber stamps and they still didn’t
Like many entrepreneurs, Case found his niche market through a passion. Once he realized the product he was looking for was not available to purchase he quickly turned to his 30-year-old idea and filled a gap in the market.
“The need to do things with one’s hands, like baking, or fishing, or carving…this is a way of life that has existed for thousands of years before computers,” said Stacey Case. “StampBlankz reconnect consumers with their hands, with art, with creation, with something bought from a store that actually becomes their own once they carve.”
To take his business to the next level, Case has taken the advice of former participants like Knox and registered for the Starter Company Plus program.

Finding a niche in the market can also capitalize on existing market trends. According to the Canadian Animal Health Institute from 2020-2022, the Canadian dog and cat populations continued to grow, increasing from 7.7 million to 7.9 million for dogs, and from 8.1 million to 8.5 million for cats.
Sophie Malo, founder of Playbow Animal Rehab Clinic better known as PARC has taken her love and compassion for animals and turned it into a unique business in the large pet market space. As an Animal Rehabilitation Practitioner, Malo can provide a specialized service for pet owners.
The services Malo offers are very similar to those used in human physiotherapy practices. She decided to open the only animal therapeutic clinic in Cornwall and SDG.
“Helping animals recover from injuries and surgeries both orthopedic and neurological, as well as managing chronic conditions such as osteoarthritis, general or senior health and wellness fills a much-needed service in the community, says Malo.”
A recent graduate of the Starter Company Plus program, Malo is now moving into a new clinic, equipped with specialized equipment like an underwater treadmill.

Catching up with the Covers
This year we mark 30 years of producing Cornwall’s premier magazine. To celebrate we reached out to a few of our recent covers to see how they’re doing.

Blues Guitarist
Q: What are you up to these days?
A: My wife Annika Chambers and I have merged our respective music careers into a new and exciting project mixing Blues, Soul and Rock & Roll. We’ve been on tour in support of our new album called Good Trouble The album debuted at #3 on the Billboard Blues Chart and we’ve been bringing the music and the message to audiences ever since. The last month we’ve been on the road in Quebec, Florida, Maryland and Virginia. Today we’re flying off to play a festival in Curaçao and Sweden is next. We’ll be playing dates across North America and Europe the rest of the year.
Q: What music are you listening to right now?
A: Lately I’ve been digging some old school stuff from this fabulous band called Mother’s Finest. They were killing it in the 70s and 80s and they’re still out there performing today. Very inspiring stuff!
Q: What is the last good book you read?
A: TheGhostInMyBrainby Clark Elliott PhD. It recounts in great detail his experience surviving concussion and traumatic brain injury, which I’ve been through myself in recent years. It gave me great insight into what I’d been experiencing and eloquently explained what it’s like to go through something like that for those who’ve never experienced it.
Q: What do you miss most about living in Cornwall?
A: What I miss most is the people, obviously, living so close to family and friends I’ve known my whole life. There is a sense of community in Cornwall that I still feel every time I come back. I’ve forged life-long friendships here that I maintain to this day, they keep me grounded and remind me of what’s truly important in life. So many people from Cornwall have mentored me on my journey from the very beginning and still do to this day. It was a wonderful place to grow up!

Q: What are you up to these days?
A: I’m the Executive Director at the Ottawa Music Industry Coalition now. I’m currently working with my team to plan the 4th Annual Capital Music Awards, as well as getting our ducks in a row for another year of City Sounds Live, our marquee outdoor concert series. We’re a bilingual non-profit organization whose mandate is to embed music into the fabric of the city. It’s a lot of work to get the music industry back on its feet after being so hard hit during the pandemic but it’s incredibly rewarding to work behind the scenes.
Q: What music are you listening to right now?
A: I’m listening to a lot of local music from Ottawa at the moment: Mimi O’Bonsawin and Amanda Rheaume recently released great records that I’m in love with. When I’m working, I tend to listen to instrumental music though, so I don’t get too distracted. Forever a songwriter, I can’t help but listen to lyrics when I hear them.
Q: What is the last good book you read?
A: TheApolloMurdersby Chris Hadfield.
Q: What do you miss most about living in Cornwall?
A: The people and the pizza. I’m gluten-free now so I’m missing out on many carb-filled joys in life ;)

A: I retired from the NHL in 2016, and in 2019 I was recruited by the Ottawa Senators to join their front office in a Player Development role. Away from the rink, I enrolled at Harvard’s Department of Continuing Education where I’ve studied the Design of Renewable Energy Projects, the Foundations of Sustainable Development, and the Climate/Energy challenge. My time is balanced between my family (Alana and I have two curious, energetic, and adventurous daughters; Taryn 7, and Isla 5), helping to build a winner with the Sens, and my desire to understand and contribute to tackling the climate challenge.
Q: What music are you listening to right now?
A: My playlists always include the Tragically Hip’s GraceToo

A: TheNewClimateWarby Michael Mann
Q: What do you miss most about living in Cornwall?
A: Fortunately I am able to get back to the area somewhat regularly to see family, but I do miss the quick access to the St. Lawrence River, my close circle of friends, and the pizza.

A: I’m living in Melbourne Australia with my partner and our 1 month old son, Max We are currently adjusting to being new parents. I’m also working as a product manager for Catapult Sports which is a sports technology company that works with some of the best sports teams in the world. In my free time, you’ll find me either at the rink playing hockey for the Melbourne Ice or hanging out at home with my family.

A: I miss my family and the sporting community that is unique to Cornwall. I also miss rocking up to the gym in the early morning and late afternoons to train even if the workouts my trainer Jeff Gibbs put me through were some of the hardest in my life!

Q: What are you up to these days?
A: I am currently living in Victoria on Vancouver Island. Upon completing my Master’s degree at the University of Ottawa, I spent the past couple summers here and really enjoyed it. I am currently working for Aboriginal Sport Circle, a multi-sport service organization, in their coaching program. I am still playing in the National Lacrosse League, now for the Las Vegas Desert Dogs. Fun fact, our team is owned by Wayne Gretzky, Steve Nash and Dustin Johnson.
Q: What music are you listening to right now?
A: I am a big fan of hip-hop; notably, Nas, Pusha-T and Griselda to name a few. However, I’ve recently been listening to Lana Del Rey’s newest album, There’saTunnelUnder OceanBoulevard, and really enjoy it.
Q: What is the last good book you read?
A: I recently finished the book TheSixth Family:TheCollapseofTheNewYorkMafia andTheRiseofVitoRizzutoand found it very enjoyable and entertaining.
Q: What do you miss most about living in Cornwall?
A: Family and friends, especially. However, I often travel to the east coast for work and in particular, Ottawa, so I get the opportunity to stop in Cornwall once in a while to visit. When I am home, I spend a lot of time on the waterfront (Grays Creek, Lamoureux Park), workout at QuestPTS, and can often be found at Cornwall staples such as Philo’s, Riverside Pizza and Sheep’s Head Bistro.

Q: What are you up to these days?
A: I had a baby a couple of years ago and moved to Stratford, Ontario! My husband is acting in the Shakespeare Festival here, and I’m taking care of our little boy, auditioning and working whenever I can. It’s certainly a challenge to balance acting life and parenthood, but it’s 100% worth it. We take it day by day, and it seems to be working out OK. We feel very lucky.
Q: What music are you listening to right now?
A: My music seems to change with the seasons and summer will always bring me back to old-timey Country and Western. Loretta Lynn, Lonesome Ace Stringband and Dolly are some of my go-tos. My favourite album right now is LongTime Goneby Sierra Ferrell. However, as long as my son is controlling the music, it’s Frosty The Snowman on repeat. He obviously cares less about what season it is.
Q: What is the last good book you read?
A: RunTowardsTheDangerby Sarah Polley. I love every film she’s directed and I devoured her book as soon as it came out. It is a collection of six personal essays about her past that are deeply honest, complex and funny. I cried and laughed and closed the book feeling inspired.
Q: What do you miss most about living in Cornwall?
A: Firstly, I miss my friends and family. Secondly, I miss Riverside Restaurant. I have a dream of directing a play in Cornwall some summer. That way I could visit all summer long and do what I love, while eating a lot of Riverside pizza.

Q: What are you up to these days?
A: I’m working on building relationships with the remarkable Senators and Staff that work here. I am working as Chamber Coordinator for the Independent Senators Group and it has been a crash course in learning all the rules, with a view to eventually modernizing them. I now realize that my entire career in Cornwall, my experience on City Council, and my work with the Legal Aid Clinic, and with the crucial non-profit agencies, have given me some good skills to bring into the Senate. Merci Cornwall!
Q: What music are you listening to right now?
A: I am going to see Beyoncé in concert this summer! The excitement is real. I have been listening, and running, and dancing to her old and new work in preparation for the big event.
Q: What is the last good book you read?
A: I belong to the best Book Club in the world and we meet somewhere in S.D.G. every few months. We recently read The ForestofVanishingStarsby Kristin Harmel and I really enjoyed the story. I’m currently reading RehearsalsforLivingby Robyn Maynard and Leanne Betasamosake Simpson about the connections between Black and Indigenous populations.
Q: What do you miss most about living in Cornwall?
A: I still live in Cornwall. This city inspires all the work that I do. I chose it 32 years ago and it has chosen me back! I’m in Ottawa during the week, so I do miss lunch meetings in all the great Cornwall restaurants!

Downtown Cornwall is a vibrant mix of eclectic shops, restaurants and residences. The historic nature of many of the buildings can present a challenge for property owners looking to maximize the use of their space.
Two small businesses that have leased downtown for a few years have embraced the neighbourhood and have invested by purchasing their own buildings. They have committed further to the heart of the city by completing major renovations to their spaces and enhanced their businesses by movin’ on up!
The Loft has operated a beauty boutique downtown for several years. In 2017 Chantal Dixon moved her business across Pitt Street to the main floor of a 1,500 sq.ft. building. The response from her clientele was so positive, she purchased the building a few years later and it was
at this time she began to tackle the problem of what do with the unused second floor space that had been abandoned for over 30 years.
With support from the City’s Community Improvement Program, she hired an architect and finalized plans to completely renovate the entire building and restore access to the second level. The project
involved gutting the building which necessitated closing her business for a few weeks.
“We were as excited about restoring this building to its original glory as we were about expanding our business,” says Ms. Dixon. “Luckily we were well supported by local contractors and the City. RayJans Construction has been instrumental in bringing our dreams to fruition.”
The process was worth it, exposing the old brick walls and cultivating a modern industrial look that integrates the original beauty of the building. A new staircase to the second floor was installed, allowing for the expansion of the esthetics side of the business to include 4 new treatment rooms and a separate manicure area. Additional renovations included exposing old window openings on the second level facade and the introduction of a rear roof patio.

Epione (epi-ON) Health was established several years ago by Dr. Véronique Thériault and Dr. Noor Al Kuraishi to meet the naturopathic needs of the community. In 2022, the business moved to a 85-year old building on Second Street. The former residence turned office building offered 3 levels of space but needed some renovations.
After installing new flooring and making other extensive renovations, the resulting modern multi-story clinical space has enabled them to welcome new health care specialists to the Epione team: Dr. Corinne Thériault, Chiropractor, Kori Lammers, Osteopathic Manual Practitioner, Kathleen Du Parron
Menard, Certified Breastfeeding Specialist and Danagh McDonell, Massage Therapist, to the standards their patients have come to expect from their previous location.
“We are an integrated team of dedicated healthcare providers who are passionate and dedicated to patient care and who work together to create a comprehensive plan for you,” says Dr. Thériault. “Our new clinic features comfortable and relaxed aesthetics - just the waiting room alone will have you in a zen space!”
Looking Ahead
The Heart of the City Community Improvement Plan supports multi-unit residential as well as commercial development projects in the Downtown and Le Village business districts. The program will be assisting with the planned development of several new multistory residential buildings that have the potential of bringing in hundreds of apartments to the city. The most
immediate example is Prime Square at Pitt and Second which is nearing completion. Occupancy in the 44 one-bedroom apartments is expected to begin in June.
Cornwall is definitely ‘Movin’ on Up, to a deluxe apartment in the sky.’

The Road to Recovery at the Cornwall Community Hospital
Last year, Cornwall Community Hospital (CCH) unveiled a new 2022-2027 Strategic Plan aimed at addressing the current and future needs of our community. Titled Leading Innovative Transformation, the Strategic Plan was developed following several months of engagement with CCH teams, partners, and stakeholders, who helped the hospital identify the following priorities for action: Recovery, People, and Integration.
According to Jeanette Despatie, president and chief executive officer, “after two years of working through a pandemic, we heard loud and clear that we needed a plan to advance a strong recovery, focus on our people, and promote stronger regional health system integration to better meet needs.”
Today things are looking up at CCH as they conclude their first year implementing the new Strategic Plan. A creative and committed
team of staff, physicians and leaders are implementing new measures to enhance access to care and reduce backlogs. The hospital’s operating rooms are again busy and bustling and wait times for nonurgent procedures have improved, beating provincial targets in many instances. The same can be said for the hospital’s diagnostic services, with wait times for some exams plummeting from a number of months to now just a few weeks.
Wait times in the emergency department can be long because patients are seen according to the severity of their injuries or illness, rather than the order in which they arrive. This triage process is used at all emergency departments across Canada and allows hospitals to prioritize care for the sickest patients. Despite a staffing crunch and high patient volumes, CCH is proud that its emergency department has remained open 24/7, 365 days a year, and that it has some of the best ambulance offload times in Eastern Ontario.
“It’s a true testament to how our hospital teams have demonstrated remarkable resilience and commitment. “Despite having endured often difficult conditions these past few years, they continue to answer the call and serve our community,” says Despatie.

people, not only its staff and doctors, but also its volunteers, students, patients, families, and caregivers –basically, anyone who makes up the essential people-fabric of CCH.
Over the past year, the hospital formalized a Wellness Committee to identify areas of need with staff and implement various wellness initiatives to address these needs. Other initiatives to help support the people at CCH include Charlee, the staff therapy dog; a new essential care partner program coming soon; an electronic self-scheduling tool for staff being rolled out; and the hiring of a new Equity, Diversity and Inclusivity (EDI) Coordinator, who will provide strategic guidance on EDI and help implement EDI initiatives. Recent work on the EDI portfolio includes the hospital’s introduction of a land acknowledgement, which formally recognizes that CCH is located on the traditional lands of the Akwesasne Mohawks and their ancestors.
The greatest support the hospital
could offer its people is the hiring of more staff and doctors. In a competitive labour environment, there were more than 200 hires at CCH in 2022 and they welcomed eight new doctors.
Dr. Stephanie Beckett is a hospitalist from Ottawa who recently joined the CCH medical staff.
“I was drawn to the friendly and supportive work environment and was also drawn to a community hospital for the diversity and breadth of medical conditions that I would see. I am so happy to work in such a supportive environment, where all staff and professions work so well together. I hope to continue to contribute a thorough and collaborative healthcare experience for our patients,” explains Dr. Beckett.
Lastly, CCH has been hard at work with partners in the community to transform locally integrated healthcare. Specifically, the hospital has been playing an active leadership role in working with partners on getting the Great
River Ontario Health Team (GROHT) off the ground. The intent is that the GROHT will provide better integrated care regionally by breaking down barriers that may exist between local healthcare providers.
CCH is also now accepting electronic referrals from primary care providers for various outpatient clinics; and soon, the hospital’s Electronic Health Record will be integrated with various long-term care (LTC) facilities to improve coordination, communication, and strengthen integration between CCH and LTC homes in our community.
It’s been a busy but rewarding year at Cornwall Hospital as we implement our new Strategic Plan. As we look to the future, we are optimistic about our ability to respond to the growing needs of our community.

St. Lawrence College offers diverse pathways to higher education
Nestled along the banks of the St. Lawrence River, the Cornwall campus of St. Lawrence College (SLC) offers students a vibrant experience, with access to services to support student success, and frequent opportunities to connect to the community. Each year the College prepares approximately 12,000 students to succeed in the global economy through relevant, practical programs and experiential learning opportunities, and SLC also hosts community events on its campus.
The journey to SLC is not always linear. Only about 40% of SLC’s domestic students are younger than 20 years of age and enter fulltime college certificate, diploma, or degree programs directly from or soon after completing high school. Many students take one of several diverse pathways
to post-secondary education at SLC, such as an apprenticeship program in the skilled trades, career/college prep for those who may be missing high school credits, and some are seeking specialized programs, such as Community Integration through Co-operative Education (CICE), or a dual credit program from high school.
SLC also welcomes hundreds of international students to the Cornwall campus, and their numbers are growing. The majority come from India, with more coming from Mexico, the Philippines, Nepal, Columbia, and elsewhere around the world. Many are drawn to study in Cornwall through several of SLC’s unique academic program offerings and career pathways, including Supply Chain
