EDITORIAL
Η τεχνολογία, αλλά και οι ιδέες τρέχουν απίστευτα γρήγορα στην εποχή μας, τα υλικά αποκτούν νέες ιδιότητες, η νομοθεσία ωθεί σε νέες κατασκευαστικές λύσεις, οι δυνατότητες των προγραμμάτων των υπολογιστών καλπάζουν. Τα αποτελέσματα όλης αυτής της εξέλιξης γίνονται ορατά στα κτιριακά έργα, που δημιουργεί η Αρχιτεκτονική και παράγει ο κόσμος των κατασκευών. Το "ΚΤΙΡΙΟ", πάντα πρωτοπόρο, καταγράφει τα κτίρια που παράγονται στον ελληνικό χώρο και εμείς που το υπηρετούμε είμαστε περήφανοι, διότι στα 35 χρόνια κυκλοφορίας του έχουμε ανθολογήσει τα σημαντικότερα έργα των Ελλήνων δημιουργών. Αποφασίσαμε λοιπόν να "διεισδύσουμε" βαθύτερα στον κόσμο αυτών των δημιουργών, δημοσιεύοντας περισσότερες πληροφορίες για αυτούς και το έργο τους.
Technology, as well as ideas are evolving incredibly fast in our time, materials are acquiring new properties, legislation is pushing for new construction solutions, the possibilities of computer programs are rampant. The result of this evolution becomes increasingly visible in the sector of building projects, created by Architecture and produced by the construction world. "KTIRIO" has always been a pioneer, recording the buildings produced in Greece. Our team, all the people who serve this magazine, are really proud, because in the 35 - year history of publication we have compiled the most important works of Greek artists. Therefore, we decided a deeper and thoughtful penetration into the world of the above-mentioned creators, publishing more information about them and their work.
Το τεύχος αυτό είναι το 1ο που εκδίδεται από την εκδοτική εταιρεία ΚΤΙΡΙΟ στην αγγλική γλώσσα, περιλαμβάνει προφίλ αρχιτεκτονικών γραφείων της χώρας μας, με αναφορά στα σημαντικότερα έργα, που μας έστειλαν οι ίδιοι. Διανέμεται σε ειδικές θέσεις, κεντρικά περίπτερα, αεροδρόμια, ξενοδοχεία κ.α., με στόχο να βρεθεί στα χέρια ξένων επενδυτών, στους οποίους θα δώσει τη δυνατότητα να γνωρίσουν και να έλθουν σε επαφή με τα αρχιτεκτονικά γραφεία στην ευρύτερη περιοχή της πιθανής επένδυσής τους.
This issue is the very first published in English by the publishing company KTIRIO, including profiles of Greek architectural companies, with reference to the most important projects that have been sent to us. It is distributed in special places, such as central stands, airports, hotels, etc., in order to be obtained by foreign investors, who will have the chance to learn and get in touch with the architectural companies, operating in the wider area of their potential investment.
Στο πρώτο τεύχος περιλαμβάνονται 25 αρχιτεκτονικά γραφεία της Θεσσαλονίκης, παλαιότερα αλλά και πιο νέα, καταξιωμένα αλλά και πολλά υποσχόμενα, με διαφορετικό ύφος και δυνατότητες το καθένα. Σε επόμενα τεύχη θα γίνει παρουσίαση και άλλων γραφείων της πόλης, αλλά και άλλων περιοχών της Ελλάδας.
In this first issue, 25 architectural offices located in Thessaloniki are included, both older and newer, some well-known but also some very promising, each one with different style and possibilities. In future issues, reference will be made to other local offices too, but also to other areas of Greece.

Η Urban Soul Project ιδρύθηκε από τον Τάσο Γεωργαντζή και τον Κώστα Φλώρο το 2009, έχει έδρα στη Θεσσαλονίκη και γραφεία σε Αθήνα και Λονδίνο και αποτελεί ένα από τα μεγαλύτερα αρχιτεκτονικά γραφεία στην Ελλάδα. project Urban Soul Project, founded by Tasos Georgantzis and Kostas Floros in 2009, based in Thessaloniki, Athens and London, is one of the biggest architectural practices in Greece. It is a multi-awarded architecture firm offering services ranging from architecture, interior and product design. With a wide spectrum of more than 40 skilled professionals, USP is an experienced firm in complex planning permissions that has handled numerous renowned projects, especially in listed buildings around Greece. The studio was recently commissioned with LEED and WELL certified projects. Τhe firm was awarded with the German Design Award, the A’ Design Silver Award, the International Hotel and Property Award and, finally, was an honoree at the Best of the Year Interior Design Magazine Awards in New York City. "Ergon house"

Restaurant and deli store facilities are taking place on the ground floor, that expands partially in the atrium that is formed between the old and the new façade. The entrance of the hotel is revealed after one has crossed the atrium. The rooms have an interior façade looking at the atrium and a back looking at the Acropolis.

"Slender" apartment

Located in a prominent building at the seafront of Thessaloniki, the aim was to amplify exposure to the view. A linear spine runs through, connecting all parts of the apartment starting from the far back private walking closet, ending in the living room.

Design year: 2017 Completion year: 2018 Total area: 52 m2 Photo credits: Kimberley Powell The concept of the jewelry store "KAKURU" is all about bringing the principles of the creator into architecture, into life. Design curves, inspiration from nature and materiality, all in an organic and gravityless space. A vivid, vibrant green color prevails in the design composition, reflecting the extensive use of green marble. The specially crafted bronze runners installed on the terrazzo floor, follow the organic lines of the pendants, creating an inset horizontal sculpture.

Α.Π.Θ., Ph.D. Edin.), είναι ομότιμος καθηγητής του Αριστοτελείου Πανεπιστημίου Θεσσαλονίκης και, από το 2008, αντεπιστέλλον μέλος της Ακαδημίας Αθηνών. Έχει περίπου 250 δημοσιεύσεις θεωρίας και έργων, μεταξύ των οποίων τα βιβλία Κριτική της αρχιτεκτονικής θεωρίας (1985 University Studio Press), H αρχιτεκτονική σε περίοδο κρίσης (2010 Νεφέλη), Για το μεταμοντέρνο στην αρχιτεκτονική με τον Στέλιο Γιαμαρέλο (2018 Νεφέλη) κ.ά. Building complex of the Faculty of Engineering of the University of Cyprus, under construction (in collaboration with the cypriot offices of Ch. Chrysanthou and E. Papachristou).
Anastasios M. Kotsiopoulos (dipl. arch. AUTh, dr. engin. AUTh, reader AUTh, Ph. D. Edin.) is Professor Emeritus at the Aristotle University of Thessaloniki, and, since 2008, a Corresponding Member of the Academy of Athens. He has 250 publications including books on theory and projects. He practices architecture since 1971 and, since 1997, he is a partner at the architectural office "K - Architects" with Emilia Zoumboulidou (dipl. arch. AUTh, M.A. AA), Alina Panou (dipl. arch. AUTh, M.Sc. UCL) and collaborators Betty Halkiopoulou (dipl. arch. AUTh), Asimina Chatzimanoli (dipl. arch. AUTh, M.Sc. UCL) et al. The office’s projects include entries and prizes in architectural competitions, master plans for new universities and a series of public and private buildings, which have been published and distinguished in Greece and abroad (20th Century Architecture - Greece exhibition by EIA - DAM, presentation of university buildings in the 36/2002 issue of Architecture in Greece, 1st prize in Architecture Awards 2000 by EIA, prize in the Mediterranean Competition 2003 for buildings with sustainable aluminium façades, selection and publication in the Phaidon Atlas of World Architecture 2004 and 2008, monographic exhibition of the practice’s work in Benaki Museum 2011 and Tellogleion Museum 2012 et al.). A.M. Kotsiopoulos was the honoured guest in Citylab_2019. Panayides Contracting Ltd The building complex of the Faculty of Engineering of the University of Cyprus includes three academic units, the central administration of the Faculty and common facilities. It is organized in wards and on six main levels, while the main areas are oriented to the south and north. An essential component of the design is the zone of the central public space that houses the main public uses and the central administration of the Faculty. The geometry of the central zone, with the spatial folds and the penetration of greenery, allows the communication between the floors and turns it into a public space of human contacts and exchange of information. A key feature of the central public space is that it is covered by an element that consists of large-scale blinds. This element controls the microclimate in a natural way and is a pleasant spatial experience for the user who crosses the central zone of the complex. The intention of the designers was to highlight the dual character of the university: the rigor in the organization and classification of knowledge and the freedom in the exchange of ideas and in human relations. The total area of indoor spaces of the complex is c. 35.000 m² and the budget c. € 55 million. The construction of the project is in progress.

"House 3" in Ano Poli

Architectural design: K - Architects / Emilia Zoumboulidou, Alina Panou, Asimina Chatzimanoli Consultant: Anastasios Kotsiopoulos, MEP and energy design: George Lagos, electrical engineer, Konstantinos Sarropoulos, mechanical engineer Structural engineering and construction: Andreas Episkopos, civil engineer Project design: 2019 Construction: 2020 3D illustrations: Vivian Geiserlidou, architect engineer The house is being built on Acropoleos Street on a plot with excellent views of the historic centre of Thessaloniki and the Thermaikos Gulf. The shape of the plot and the adjacent buildings determine the organization of the floor plan, with the placement of the open space at the south part and the restoration of the building front on Akropoleos Street. The view to Thessaloniki and the location of the adjacent buildings leads to the basic choice to place the living and reception areas, as well as the kitchen, on the upper level and the bedrooms and utility rooms on the rest. The marking of the main areas is visually enhanced with the wooden roof and the utilization of architectural ledges and a covered balcony. The structural framework of the house consists of reinforced fair faced concrete visible from outside, with internal insulation, while the roofs have a wooden frame with square cross-section elements without any metal reinforcements or special pieces at the nodes. The roof is covered with oxidized copper sheets and has an internal sound absorbing surface.

Revelation and highlighting of Thessaloniki’s monumental axis

Gounari, Kallari & Mitropoleos Streets and Fanarioton Square, Thessaloniki Completion year: 2019 Total area: 7.500 m² Photo credits: Kimberley Powell The project aimed to regenerate and upgrade Thessaloniki’s monumental axis of Roman era, to pay homage to this heritage and to bestow pride of place to the prominent archaeological sites of the area. The urban space is distinguished by its use of continuous curves and tapering paths which expand into and contrast with wider rest areas. Neatly scattered green spaces serve to further unify the urban site. The result was the creation of an exemplary single urban hub facing the iconic sea front.

Dimitriou In terms of functional arrangement, the proposal introduced a radical alteration of the flat’s circulation, placing it around the volume of the building’s vertical communication core. The volume was cladded with adequately processed walnut timber, creating an interesting path through the residence. Perimetrical illumination on the walnut-clad surface was applied to enhance its texture and natural characteristics.

Το αρχιτεκτονικό γραφείο Leaf Architects Studio δημιουργήθηκε το 2010 και εδρεύει στη Θεσσαλονίκη. Ιδρυτής του γραφείου είναι ο αρχιτέκτων Θεόδωρος Γκαζοτζής. Ο Θεόδωρος Γκαζοτζής σπούδασε αρχιτεκτονική στο UNL και στο London Metropolitan University. Στη συνέχεια, απέκτησε το Master’s Degree στο Computer Imaging in Architecture από το Westminster University. Εργάσθηκε επί σειρά ετών στο αρχιτεκτονικό γραφείο GRIMSHAW architects στο Λονδίνο σε projects υψηλού προφίλ, προτού επιστρέψει στην Ελλάδα. Το γραφείο παρέχει ένα ολοκληρωμένο πακέτο αρχιτεκτονικών υπηρεσιών, περιλαμβάνοντας αρχιτεκτονική μελέτη και επίβλεψη, μελέτη εσωτερικών χώρων, μελέτες ανακαινίσεων, σχεδιασμό επίπλων και φωτιστικών, καθώς και διαχείριση έργου. Η σχεδιαστική προσέγγιση του γραφείου βασίζεται στην ανάλυση και στην εξερεύνηση. Βασικός στόχος είναι η δημιουργία σύγχρονης, καινοτόμου και βιώσιμης αρχιτεκτονικής, που να ανταποκρίνεται στις απαιτήσεις του πελάτη και του τελικού χρήστη, μέσα από την κατανόηση των υλικών και τη χρήση όλων των μέσων και εργαλείων, που παρέχει ο σύγχρονος κόσμος. Leaf Architects Studio is an architectural practice established in 2010 and it is based in Thessaloniki, Greece. The studio’s founding principal is Theodoros Gazotzis. Theodoros Gazotzis completed his Ba (Hons) in Architecture at the UNL and the Prof. Diploma in Architecture at London Metropolitan University. He continued his studies at Westminster University, earning a Master’s Degree in Computer Imaging in Architecture. He obtained considerable experience close to Grimshaw Architects, working on high profile projects, before returning to Greece. The practice provides full architectural services, from feasibility studies, to design and project management, interior design services, renovation design, master planning, urban planning, furniture and lighting design. The studio’s design approach is based on analysis and exploration. Its main objective is to produce innovative, contemporary and sustainable architecture, that responds to the requirements of the client and the end user, through the use of all resources available at the contemporary world. "SneakerAid", retail store renovation in Serres
Architectural design: Leaf Architects Studio / Theodoros Gazotzis Design year: 2019 Completion year: 2020 Photo credits: Leaf Architects Studio The store occupies a total area of 68 m² divided in two levels. The timber slats cladding follows the interior wall, creating a continuous element that connects the store’s two main spaces. The cashier’s desk is a key element of the synthesis, sharing the same materiality with the floor. Grey shades of mosaic in combination with vertical timber slats are the two main elements of the design. The interior also features subtle metal structures painted black as display components for the products..

Key parts of the interior wall’s rendering were removed, revealing the original masonry techniques and materials consisting of solid clay bricks, stones and granite. The original roof structure was maintained with almost all of its original elements and it was painted white to match the project’s colour theme. The exposed roof structure is celebrated, becoming a key element of the design.
