HEATING, VENTILATION AND AIR CONDITIONING Design of ventilation and air conditioned systems for commercial, residential, institutional and industrial applications. The complexity of the works performed range from retail stores and fast food restaurants, to clean and sterile room facilities with the necessary humidity, airflow and pressure controls. New energy efficient technologies, indoor air quality (IAQ) regulations and other standards are considered for every new design performed regardless of its complexity. All designs comply with International Building Code and ASHRAE Standards 52.2, 55.0, 62.1 & 90.1 minimum requirements. • Ventilation and air conditioning design for several retail stores and banks • Air conditioning and exhaust system design for fast food restaurants. • Large-scale air conditioning and exhaust systems design for private office buildings. • Exhaust systems design for carbon monoxide accumulation removal in partially and totally enclosed vehicular facilities. • Ventilation and exhaust systems design for multi-level residential buildings. • Air conditioning system design for public health care facilities. • Air conditioning system design for public and private school facilities. • Air conditioning system design for public convention centers and theaters. • Air conditioning system design for large sports coliseum and aquarium. • Air conditioning system design for general commercial projects. • Low humidity and clean rooms design. • Automatic controls sequence of operation specifications including: 1. Plumbing work range from single-family dwelling units, to large scale potable water pumping stations. Some of the piping designs have involved specialized applications such as those found in chemical tank farm areas. • Olympic and private swimming pool design and equipment specification including inlet fittings, main drain, vacuum fitting, skimmers, filtration system and colorization system. Also water park including pool with artificial waves. • Plumbing design for public health care facilities including medical gases (oxygen, vacuum, etc.) • Plumbing design for public parking garages. • Plumbing design for public and private schools facilities including liquefied petroleum gas (LPG) distribution for kitchen appliances.

Design of simple and complex controls and instrumentation for different kinds of applications. • HVAC control systems design for commercial applications including retail and clothing stores, office spaces, and restaurants among others. • Controls and instrumentation design for industrial HVAC projects including variable and constant air volume. • Controls and instrumentation design for low humidity rooms A/C systems. • Class 1,000 clean room A/C controls and instrumentation design. • If required, design can comply with LEED certification minimum requirements or as required by owner. ENERGY AUDITS I have generated energy audits analysis to existing building to minimize energy consumption. These analyses include: • Class I audit that consists of the selection of the possible systems that can be analyzed. • Class II audit; owner and auditor meet after a class I audit and decide which of the systems will be analyzed. Class II audit consists of a complete analysis of the systems including energy consumption comparing with new equipment and pay-back period of possible renovations including construction cost..

HOUSING Everything that has to do with dwelling and living spaces We love working with residential projects – we put equal care in both the design of a bathroom or the renovation of a kitchen, as with a substantial rehabilitation of a rundown house. In the long run, what we want is to create spaces where all family members, in sync with their lifestyles, can dwell pleasingly and comfortably, while making the most out of the available resources. COMMERCIAL SPACES Places that facilitate the exchange of goods or services Commercial projects always inspire us – from retail, visual and spatial branding, restaurants, and corporate offices, to guesthouses, recreational facilities and educational spaces. Only after developing a thorough understanding of the needs and intentions of each project, we can develop effective and dynamic space alterations, so as to stimulate a productive business environment. PUBLIC SPACES Landscapes, outdoor recreation and leisure spaces The quality of public spaces is a treasured asset for city dwellers; it is also essential in order to accomplish positive socialization, community development and a sense of safety. Our public space designs intend to create enjoyable circulation spaces and outdoor meeting areas, while encouraging the inclusion of vegetation, shade, lighting and furniture all together with the urban and natural landscapes. ARCHITECTURAL DESIGN Synthesizing aesthetic, practical and technical matters Architectural design is the basis of the creative process – it allows us to harmonize the aesthetic, functional, spatial, and technical intentions of a project. Through design, we can achieve better defined spatial sequences and material combinations. Throughout the development of the design, we produce different types of drawings and graphics that show the ideas and document the construction process. MATERIAL SELECTION The fusion of colors, textures, details and assemblies We put special care in the selection of materials and finishes in each project, so that the final details reflect quality, aesthetics, safety and

durability. We prefer local manufactured products, and, in consistency with the budget, we strive to choose materials that respond appropriately to the conditions of our tropical climate. CONSTRUCTION MANAGEMENT All about the art of managing the construction process The integration of design and construction experiences enables us to excel at construction management. Because of this service, we can work to ensure the quality of the project and safeguard cost controlling. The Construction Manager solely represents the interests of the client; also offers advice regarding project schedules and the use of available funding. CONCEPTUAL DESIGN Graphic illustrations that render the initial ideas The conceptual design is one of our favorite phases of a project – first we characterize the project requirements and then we start to develop preliminary design solutions. A conceptual design is most often a graphic representation of the initial ideas of the project; it allows for the definition of general objectives and for the outlining of the project’s financing strategies. FEASIBILITY ANALYSIS Educated projections on different aspects of the project Before designing, developing a feasibility analysis allows us to evaluate and examine the potential of the planned project, so as to identify if the project can be carried out profitably and to the client’s expectations. This, in the long term, eases the process of decision making. Whether it is market research or an economic feasibility study, this allows us to perform a better technical direction of a project. COST ESTIMATES The definition of the cost components of designing and building Our design-build expertise allows us to develop incisive cost estimates, along different stages of the project, based on our broad understanding of local materials availability and construction processes in Puerto Rico. The cost estimates provides a financial overview that considers design, materials, labor, subcontractors, and the necessary equipment to complete the project.

Bachelor’s degree in Electrical Engineering at Universidad de Puerto Rico Mayaguez Campus. President of e figueroa p.s.c. with 14 years of experience in the design of residential, commercial, institutional, healthcare, lodging and governmental electrical and telecommunication systems. Has extensive experience in lighting, power,fire alarm detection and telecommunications design, including security, nurse call, sound and intercom systems. All designs compliant with national electrical code, TIA standards, NFPA and local regulations. In the last seven years has also been involved in the design and built of photovoltaic installations ranging from 3kw residential to 500kw medium/large scale systems. Also working with energy conservation projects including all types of energy audits, inspections, lighting studies, reports, data logging and consulting. Is a USGBC - LEED AP professional, AEE Certified Energy Manager (CEM) and a PR licensed photovoltaic installer.

Arq. Maria Cristina Peña Carro

Architecture & LEED Project Management María Cristina Peña Carro was born in San Juan, Puerto Rico in 1977. She completed her bachelor’s degree in Environmental Design from the University of Puerto Rico in 2000 and her Master Degree in Architecture from Arizona State University in 2004. Maria Cristina is one of the few experienced LEED Accredited Professionals in Puerto Rico and has been responsible for the certification of 5 projects having certified the first LEED for Schools project, the first non-profit building and the first LEED CI Gold Commercial Interior. She became a LEED AP in 2007 and since, has broadened her experience offering green building services to building owners and developers, contractors and building operators. She has recently accomplished to complete her HERS training and is able to provide Energy Star for Homes certifications. She started her own business late in 2010 as Boreas Arquitectos and her current projects include LEED Certification for non-profit organizations, government schools, GSA commercial interiors and Corps of Engineers developments. Maria is reaching out to our neighbor countries in Latin America and the Caribbean in search of new construction methodologies.

Eng. Rafael A. Parés

P.E., LEED A.P., C.E.M.

Bachelor’s degree in Mechanical Engineering at Universida de Puerto Rico Mayaguez Campus (1995-2000) with 14 years of experience as a professional engineer doing design of large-scale complex Air Conditioning and Ventilation Systems meeting today’s pharmaceutical and demanding industrial requirements. Some of these include Full HEPA ceiling filtration for sterile applications and low humidity (10% RH) spaces and ample experience in the design of residential, commercial, institutional, and governmental mechanical systems. Extensive experience in the design of Plumbing, Piping, controls, instrumentation and Fire Protection systems for diverse applications such as high rise buildings, schools, private housing complex, commercial kitchens, sprinkler distribution, and general plumbing design. In the last eight years has been involved in energy conservation project including all types of energy audit, energy modeling, commissioning, peer reviews, water efficiency, and indoor air quality. Is a USGBC Leadership in Energy and Environmental Design (LEED AP) and AEE Certified Energy Manager (CEM).

Sofía Solé Picó

Regitered Achitect, LEED AP BD+C, CCCA NCARB - certified registered architect and construction contract administrator, with an ongoing interest in the application of sustainable design and quality control standards during both the design and construction phases of a project. Various work backgrounds have provided Solé with vast experience in architectural design, LEED Certification process and commissioning, construction permits and construction contract administration. As an architect, she has been trained to be a problem solver, often holding key positions when it comes to coordination between disciplines and mediation between the various stake-holders of a project.

Arq. Jan M. Curet Alvarado AIT, CAAPPR

Architect in training with extensive experience in coordinating and creating architectural, electrical, mechanical, plumbing and fire alarm drawings for retail architecture projects. Curet is a results-oriented, team player used to gather site data for retrofit and new construction projects pursuing LEED certification. Also, experienced in construction work inspection and site coordination.
