Mixed-Use Leed Platinum Building, Washington D.C.
Capitol Crossing is a 2.2 million square foot development occupying the air rights to the 6.8 acres above Interstate 395 in Washington, D.C.. The three blocks of mixed use development will be comprised of mainly office space with retail and residential components. The project aims to reconnect the otherwise empty space to the street grid and urban fabric, thus fulfilling Pierre-Charles L’ Enfant’s original vision of the city. Software - Autodesk Revit, Autodesk AutoCAD, Adobe Photoshop, Adobe Illustrator

The project incorporates numerous assets to enhance the buildings’ sustainability. The 45,108 sq. ft. green roof mitigates heat island effect and addresses storm water runoff. Advanced energy recovery devices, indoor air quality controls, water conserving plumbing fixtures, and the elimination of supplemental irrigation help minimize consumption of energy and resources. The insulated glass on the exterior improves thermal efficiency. The Pedestrian Way features two eco-chimneys, which will address the below-grade vehicle exhaust. The project anticipates LEED Platinum certification. Building Envolope Detail

Experience
PROGRAM KEY
This design is centered around a grand central skylit interior atrium space where cruise passengers, tourists, and residents can intermingle to enjoy the aquarium, the national museum, retail shops, virtual soccer, large screen televisions for world cup and cinematic viewing, and an international dining experience.
Public Space
Facade
• • • • •
GREEN ROOF
The facade design has been carefully detailed to respect the traditional Qatari architecture and also reflects the internationally modern city that is Doha. The enclosure wall is a sloping contemporary high performance glass facade that allows 360 degree views of the harbor and the Doha cityscape. The glass wall is wrapped in an intricate geometric-patterned polished bronze screen of stilted arches. The bronze screen provides a rich textured facade with specular highlights that change with the sun during the day. To address the regional climate, the screen provides solar control and mitigates heat gain. At night the transparency of the screen lit from behind will provide a recognizable landmark visible from great distances.

ROOF TERRACE + NATIONAL GALLERY
The plan of the building is to provide simplicity of construction and maximum efficiency. Cruise passengers check in on the ground level where baggage can be dropped for easy transport directly to the ships. Entry for cruise passengers and tourists alike is in the central atrium allowing all visitors to enjoy the multitude of activities offered in the terminal building. The upper level of the terminal provides for an international dining experience at roof level allowing for alfresco dining and easy access to roof top amenities, including shaded gardens and reflecting pools.

Recognizing the expeditious nature of the construction schedule the design is based on simple concrete flat slab structure with concrete columns. Both the glass enclosure wall and the bronze arch screens are designed and detailed to be modular unitized construction system that can be prefabricated off site and then installed in an extremely efficient construction sequence.
