Regulation Specification Notes – Loft Conversion Rev. 05 1.0 General 1.1 Existing lintols, walls, partitions, foundations and other structural elements taking additional loading are to be exposed and upgraded as required by the Building Control Surveyor. 1.3 All dimensions must be checked prior to commencement of works, any variation must be agreed with the local authority, owner and Agent. 1.4 All materials and workmanship are to be in accordance with the relevant British/European Standards and Codes of Practice. 1.5 These drawings have been produced solely for the purpose of applying for Planning Permission and Building Regulation Approval. Existing Floors Generally, any first floor existing plain edged timber floor boarding are to be covered with 3.5mm hardboard to upgrade their fire resistance to achieve a modified 30 minute fire resistance. Where floor areas are circulation spaces on the escape route they shall be upgraded to achieve a full 30 minutes fire resistance. The existing ceiling construction is to be checked, if less than 12.mm plasterboard the ceiling is to be either double plasterboarded and plaster skimmed or provided with 100mm Rockwool mineral wool insulation, supported on galvanised wire cradles between the floor joists.

4.0 Steelwork 4.1 All steelwork and its bearings are to be in accordance with the structural calculations/details. 4.2 Steelwork supporting more than roof loading is to have 30 minutes fire resistance by either encasement with 2 layers of 12.5mm plasterboard, 1.6mm wire binding @ 150mm c/s, or intumescent paint applied in accordance with the manufacturers instructions/details. 5.0 Roofs 5.1 Dormer Roof - Warm Deck(U value 0.18 W/m²K) 20mm (2 layers of 10mm) Asphalt on felt underlay, on 13mm fibre board, on 96mm Kingspan TR31, on sw firrings @1:60 fall with 30mm Kingspan TP10 between the joists/firings, on C16 grade sw timber joists @ 400mm c/s sizes as plan, on 1000 gauge polythene vapour check, under drawn with 12.5mm plasterboard+ plaster skim. 5.4 Roof Windows Provide double rafters at sides of, and trimmed rafters around openings. Install Colt or Velux double glazed lay lights and flashings in accordance with manufacturers instructions/details. 5.5 Existing roof areas(U value 0.16W/m²K) The insulation of any remaining roof areas will be insulated/upgraded to at least 100mm between ceiling joists and cross insulated with 150mm over of fibreglass quilt. 6.0 Windows and Ventilation 6.1 Frames and Glazing - All windows and lay lights are to be wood or UPVC, 24 mm double glazing with low- E glass, a 16mm Argon filled cavity providing a U value of not more than 1.8w/m²K. 6.2 Purge Ventilation – Habitable rooms are to have clear opening windows equal to at least 5% of the room’s floor area. Hinged or pivot windows opening to less than 30° the clear opening must be at least 10% of the room’s floor area. 6.3 Background ventilation – Habitable rooms 8000mm², bathrooms/shower rooms 4000mm². 6.4 Mechanical Ventilation – Intermittent mechanical extract ventilators will be provided to Bathrooms/shower rooms rated at 15 litres/sec. Sanitary accommodation at 6 litres/sec. 10mm gaps under doors to allow return airflow. 6.5 Opening windows will be located or guarded to a minimum of 800mm above finished floor level. 7.0 Fire Precautions 7.1 Existing walls/partitions enclosing stairwell at, first and second floor level are to be upgraded as required by the Building Control Surveyor to achieve 30 minutes fire resistance. 7.2 New door openings through the stairwell enclosure ( with the exception of those to bath/shower rooms and wcs) are to be fitted with 30 minute fire resisting door/frame sets tested in accordance with BS.476. positions marked ■ on plan. 7.3 Existing door openings through the stairwell enclosure are to be fitted with 30 minute fire resisting doors tested in accordance with BS476 and fitted with intumescent strips positions marked FD30 on plan. 7.4 The stairwell enclosure and it fire resisting enclosure shall continue to a final exit from the building. 7.5 Any new or existing glazing in the stairway enclosure and its doors shall be of Georgian wired polished plate or Pyroglaze providing 30 minutes fire resistance, and of safety or toughened glass in “critical locations”. 7.6 Mains powered smoke detectors/alarms, with battery backup, conforming with L1 standard of BS.5839 will be provided in the stairwell at ground, first and second floor and in each habitable room. The kitchen will be provided with a heat detector. 7.7 The partitions forming the internal entrance lobby to each flat will be constructed to achieve a minimum of 30 minutes fire resistance. Any doorways in these partitions will be fitted with 30 minute fire doors. 7.8 Steelwork will be encased or otherwise treated so as to have at least 30 minutes fire resistance.
9.0 Electrical 9.1 25% of all new fixed internal light fittings/controls will be of a type that only take lamps having a luminous efficacy greater than 40 lumins per circuit-Watt. 9.2 All new electrical work will be installed by a Member of an Approved Self Certification Scheme and comply with building regulation Approved Document P (Electrical Safety). Upon completion of the work the test certificate confirming the installation’s conformity with BS7671 will be submitted to the Council. 10.0 Staircases Painted staircase in 25mm pine treads, 9 MDF rises and 32 mm s/w strings. FR plasterboard on underside and stairwell to be enclosed in FR plasterboard. Install a closed riser left in natural state as delivered. Minimum going to straight flights be 250mm, to winders to be 50mm. Maximum riser to be 200mm. Maximum pitch to be 38.48°. Goings and risers to be uniform throughout the flight. Winders will have a minimum going of at least 50mm Staircase width at least 790mm. Clear landings at top and bottom of staircase, going to be, at top, the width of the stairs. Headroom to the new staircase and landings to be at least 2.0m. Headroom to the existing staircase to be maintained as existing. Sides if the staircase and landings to be guarded to at least 900mm above floor/pitch line. The guarding will be designed so as to be not readily climbable and will restrict a 100mm sphere. A handrail will be provided for the full length of flights at 900mm above the pitch line. Stairwell structured in s/w balustrade and to be enclosed in FR plasterboard to achieve 60 minute FR.

11.0 Plumbing and Drainage 11.1 Generally, pipework and fittings will be in compliance with BS 5572 and BS 4514. Re-position cold water tank and header tank into remaining roof void or cupboard over stairs on 2 no. 175 x 50mm sw bearers. Project number Bath, shower, basin and bidet wastes to be 40mm in diameter with 75mm deal seal traps. Waste pipes over 3m in length to be increased to 50mm after first 1.0m. W.C. discharge pipe to be 100mm. All wastes and discharge pipes to connect separately to an existing SVP or a new UPVC branch pipe. Branch pipes over 4m in length will be ventilated externally or with a Durgo air admittance valve within the roofspace at a level not below the overflow on the highest sanitary fitting. New and existing SVP outlets to be at least 900mm above the level of any opening windows Date within 3.0m. Provide rodding access at changes of direction. All new radiators are to be fitted with thermostatic valves. All radiators will have wall mounted inlet/outlet were possible. 7.0 P1-350 Fire Precautions 7.1 Existing walls/partitions enclosing stairwell at, first and second floor level are to be upgraded as required by the Building Control Surveyor to achieve 30 minutes fire resistance. 7.2 New door openings through the stairwell enclosure ( with the exception of those to bath/shower rooms and wcs) are to be fitted with 30 minute fire resisting door/frame sets tested in accordance with BS.476. positions marked ■ on plan. 7.3 Existing door openings through the stairwell enclosure are to be fitted with 30 minute fire resisting doors tested in accordance with BS476 and fitted with intumescent strips positions marked FD30 on plan. 7.4 The stairwell enclosure and it fire resisting enclosure shall continue to a final exit from the building. 7.5 Any new or existing glazing in the stairway enclosure and its doors shall be of Georgian wired polished plate or Pyroglaze providing 30 minutes fire resistance, and of safety or toughened glass in “critical locations”. 7.6 Mains powered smoke detectors/alarms, with battery backup, conforming with L1 standard of BS.5839 will be provided in the stairwell at ground, first and second floor and in each habitable room. Installation Notes: Please use ‘Marmox washers’ with screws to fix the Multiboard to structure – all fixings to be 1 inch away from the board edges and use fixing distances as specified in installation guide. 82A Harrow View Regulation Specification Notes – Loft Conversion Rev. 05
1.0
General
1.1 Existing lintols, walls, partitions, foundations and other structural elements taking additional loading are to be exposed and upgraded as required by the Building Control Surveyor. 1.3 All dimensions must be checked prior to commencement of works, any variation must be agreed with the local authority, owner and Agent. 1.4 All materials and workmanship are to be in accordance with the relevant British/European Standards and Codes of Practice. 1.5 These drawings have been produced solely for the purpose of applying for Planning Permission and Building Regulation Approval. Their use for any other purpose should be undertaken with discretion. 1.6 The Client must be made aware of his responsibilities under the Party Wall Act and should also ensure that the Contractor appointed is fully aware of his responsibilities and obligations under the Construction(Design and Management) Regulations.

Walls

Double up studs at door openings. 2.3 215mm Brick Loft Space Party Wall (U value 0.28W/m²K) 25 x 47mm sw battens @ 600mm c/s with 77.5mm Celotex PL4000 and plaster skim coat. 2.4 First and second floor Staircase Enclosure PartitionsNew partitions - 59(51)Rw(Rw+Ctr)dB sound insulation. 75 x 38mm C16 grade timber studs@ 400mm. Gypframe resilient bars fixed horizontally to both sides of studs @600c/s. 50mm Isover APR 1200 in the cavity. (or 70mm Gyproc Acoustuds @600c/s with 25mm Isover APR 1200 in the cavity). Clad both sides with 2x12.5mm Soundbloc plasterboard to provide 30 minutes fire resistance. Existing partitions- the construction of the existing partitions is to be exposed and verified as meeting the prescribed sound insulation standard of not less than 45dB for airborne sound insulation. Alternatively, the partitions are to be upgraded to the satisfaction
of the Building Control Surveyor to meet this standard or rebuilt to the new build specification set out above. 2.5
Roofspace/accommodation walls 100x 50mm C16 grade timber studs @ 400mm c/s with 100 x 50mm sw head and sole plates. Infill between sw studs with 75mm Celotex Tuff-R GA 3075 and line internally with 50mm Celotex Tuff-R GA 3075 under 12.5mm plasterboard, foil backed or on 1000 gauge vapour check, and plaster skim coat.

Floors
3.1
New Floors (Impact 59dB, Airborne 60dB) 18mm T and G chipboard having a mass of at least 15kg/m² with Karma Acoustic strip on room periphery on 200x47 C24 sw floor joists @ 400mm c/s. Floor joist and beams are to be at least 55mm above existing ceilings/construction. All multiple beams are to be bolted a @ diagonal spacings with M12 bolts and square plate washers Provide solid timber blockings at the 1/3rd span positions. Provide double floor joists under all partitions. The existing ceiling construction is to be upgraded with 52mm Karma Acoustic blanket continuously over sw ceiling joist and new 2 x 15mm Soundbloc plasterboard +plaster. All floor finishes solid hardwood / engineered timber to be glued to T&G chipboard with suitable adhesive. 3.2
Existing Floors Generally, any first floor existing plain edged timber floor boarding are to be covered with 3.5mm hardboard to upgrade their fire resistance to achieve a modified 30 minute fire resistance. Where floor areas are circulation spaces on the escape route they shall be upgraded to achieve a full 30 minutes fire resistance. The existing ceiling construction is to be checked, if less than 12.mm plasterboard the ceiling is to be either double plasterboarded and plaster skimmed or provided with 100mm Rockwool mineral wool insulation, supported on galvanised wire cradles between the floor joists.
4.0
Steelwork
4.1 All steelwork and its bearings are to be in accordance with the structural calculations/details. 4.2 Steelwork supporting more than roof loading is to have 30 minutes fire resistance by either encasement with 2 layers of 12.5mm plasterboard, 1.6mm wire binding @ 150mm c/s, or intumescent paint applied in accordance with the manufacturers instructions/details.
5.0
Roofs
5.1 Dormer Roof - Warm Deck(U value 0.18 W/m²K) 20mm (2 layers of 10mm) Asphalt on felt underlay, on 13mm fibre board, on 96mm Kingspan TR31, on sw firrings @1:60 fall with 60mm Kingspan TP10 between the joists/firings, on C16 grade sw timber joists @ 400mm c/s sizes as plan, on 1000 gauge polythene vapour check, under drawn with 12.5mm plasterboard+ plaster skim. Provide 175 x 25mm sw fascias. Or Single Ply GRP on new 10-11mm sterling board deck. New sterling board to be glued & screwed to existing roof ply. Edge trims to have minimum 100 mm downstand. Raised edge trim to sides of the flat roofs. Trim junction to be mitered in. Gaps in Downstand trims to be fill in. Use fibreglass bandage role to cover trim-ply and ply-ply joints. Use 450gms stand mat to be laid with minimum 100mm overlaps. Sand high-spots and matting joints to be sanded in after first resin coat has dried up and before applying top coat (light grey colour). Ensure no air bubbles remain. 5.2
Sloping Roof (U value 0.18 w/m²K).

Flashings - Provide Code 4 lead flashings and soakers to all abutments
5.4 Roof Windows Provide double rafters at sides of, and trimmed rafters around openings. Install Colt or Velux double glazed lay lights and flashings in accordance with manufacturers instructions/details. 5.5 Existing roof areas(U value 0.16W/m²K) The insulation of any remaining roof areas will be insulated/upgraded to at least 100mm between ceiling joists and cross insulated with 150mm over of fibreglass quilt.
6.0
Windows and Ventilation
6.1 Frames and Glazing - All windows and lay lights are to be wood or UPVC, 24 mm double glazing with low- E glass, a 16mm Argon filled cavity providing a U value of not more than 1.8w/m²K. 6.2 Purge Ventilation – Habitable rooms are to have clear opening windows equal to at least 5% of the room’s floor area. Hinged or pivot windows opening to less than 30° the clear opening must be at least 10% of the room’s floor area. 6.3 Background ventilation – Habitable rooms 8000mm², bathrooms/shower rooms 4000mm². 6.4 Mechanical Ventilation – Intermittent mechanical extract ventilators will be provided to Bathrooms/shower rooms rated at 15 litres/sec. Sanitary accommodation at 6 litres/sec. 10mm gaps under doors to allow return airflow. 6.5 Opening windows will be located or guarded to a minimum of 800mm above finished floor level.
7.0
Fire Precautions
7.1 Existing walls/partitions enclosing stairwell at, first and second floor level are to be upgraded as required by the Building Control Surveyor to achieve 30 minutes fire resistance. 7.2 New door openings through the stairwell enclosure ( with the exception of those to bath/shower rooms and wcs) are to be fitted with 30 minute fire resisting door/frame sets tested in accordance with BS.476. positions marked ■ on plan. 7.3 Existing door openings through the stairwell enclosure are to be fitted with 30 minute fire resisting doors tested in accordance with BS476 and fitted with intumescent strips positions marked FD30 on plan. 7.4 The stairwell enclosure and it fire resisting enclosure shall continue to a final exit from the building. 7.5 Any new or existing glazing in the stairway enclosure and its doors shall be of Georgian wired polished plate or Pyroglaze providing 30 minutes fire resistance, and of safety or toughened glass in “critical locations”. 7.6 Mains powered smoke detectors/alarms, with battery backup, conforming with L1 standard of BS.5839 will be provided in the stairwell at ground, first and second floor and in each habitable room. The kitchen will be provided with a heat detector. 7.7 The partitions forming the internal entrance lobby to each flat will be constructed to achieve a minimum of 30 minutes fire resistance. Any doorways in these partitions will be fitted with 30 minute fire doors.
7.8 Steelwork will be encased or otherwise treated so as to have at least 30 minutes fire resistance.
8.0
Glazing
8.1 Glazing in “critical locations” i.e. generally below 800mm from floor level and below 1500mm from floor level in doors and sidelights shall be formed of safety or toughened glass conforming to BS 6206. 8.2 Where glazing acts as guarding at the edges of raised floors or balconies it shall be formed of 6mm toughened glass and the minimum pane width restricted to not more than 1200mm.

Electrical
9.1 25% of all new fixed internal light fittings/controls will be of a type that only take lamps having a luminous efficacy greater than 40 lumins per circuit-Watt. 9.2 All new electrical work will be installed by a Member of an Approved Self Certification Scheme and comply with building regulation Approved Document P (Electrical Safety). Upon completion of the work the test certificate confirming the installation’s conformity with BS7671 will be submitted to the Council.
10.0 Staircases Painted staircase in 25mm pine treads, 18 MDF rises and 32 mm s/w strings. FR plasterboard on underside and stairwell to be enclosed in FR plasterboard. Install a closed riser left in natural state as delivered. Minimum going to straight flights be 250mm, to winders to be 50mm. Maximum riser to be 200mm. Maximum pitch to be 38.48°. Goings and risers to be uniform throughout the flight. Winders will have a minimum going of at least 50mm Staircase width at least 790mm. Clear landings at top and bottom of staircase, going to be, at top, the width of the stairs. Headroom to the new staircase and landings to be at least 2.0m. Headroom to the existing staircase to be maintained as existing. Sides if the staircase and landings to be guarded to at least 900mm above floor/pitch line. 11.0 Plumbing and Drainage 11.1 Generally, pipework and fittings will be in compliance with BS 5572 and BS 4514. Reposition cold water tank and header tank into remaining roof void or cupboard over stairs on 2 no. 175 x 50mm sw bearers. Bath, shower, basin and bidet wastes to be 40mm in diameter with 75mm deal seal traps. Waste pipes over 3m in length to be increased to 50mm after first 1.0m. W.C. discharge pipe to be 100mm. All wastes and discharge pipes to connect separately to an existing SVP or a new UPVC branch pipe. Branch pipes over 4m in length will be ventilated externally or with a Durgo air admittance valve within the roofspace at a level not below the overflow on the highest sanitary fitting. New and existing SVP outlets to be at least 900mm above the level of any opening windows within 3.0m. Provide rodding access at changes of direction. All new radiators are to be fitted with thermostatic valves. All radiators will have wall mounted inlet/outlet were possible. Central heating/water distribution/supply pipes in unheated areas are to be insulated. The insulation thickness to be equal to at least the external pipe diameter.
