When it comes to international homebuyers, only two states are hotter than Texas, shows a new report from the Texas Association of Realtors. The annual Texas International Homebuyers Report, released August 29, details just how much buyers from around the globe pumped into the Lone Star economy over a 12-month period. From April 2017 to March 2018, 24,012 Texas homes were sold to international buyers — a total of $10.89 billion in sales. According to the report, Texas accounted for 9 percent of all U.S. home sales to international buyers in the timeframe, behind only Florida (19 percent) and California (14 percent). While the figures are impressive, they pale in comparison to the previous year. From April 2016 to March 2017, Texas boasted 12 percent of all U.S. sales to foreign buyers, totaling a whopping $18.66 billion.

Still, international home sales remain "one of the strongest sectors in Texas real estate, spurring strong growth in the Texas economy," says Kaki Lybbert, chairman of the Texas Association of Realtors, in a release. "Despite the slight drop in international homebuyers compared to the previous period, Texas remains an international hub and top destination for people from across the world to live, work, and conduct business." The study shows that 38 percent of buyers from Mexico purchased a home in Texas (the No. 1 destination for buyers from Mexico). Texas was also a popular location for buyers from China (7 percent), India (6 percent), the U.K. (5 percent), and Canada (3 percent). The Lone Star State also ranked third for homes sold by international owners, again behind Florida and California. From April 2017 to March 2018, 10 percent of U.S. homes sold by international sellers were in Texas.

When it comes to Austin happy hours, it’s difficult to beat the east side. There, you’ll find not only prime peoplewatching, but some of the most eclectic menus in town. In a fancy mood? Go for bubbles and raw seafood. Feeling a bit more casual? How about some egg rolls and a beer. Whatever the mood, sizzling discounts await every day of the week.

LICHA’S CANTINA Five is the magic number on this East Sixth Street cantina’s happy hour menu, available from 4-6 pm on Tuesday-Friday. Five cocktails, ranging from a classic margarita to the horchata and rum Bonita, are all $5. Snacks like grilled corn; quesadillas; and sopecitos topped with lengua, tinga de pollo, or avocado keep the $5 theme going.

GOTHAM If Garfield hates Mondays, maybe that’s because it’s the only day of the week this New York-inspired restaurant doesn’t offer happy hour. But on Tuesday-Saturday from 3:30-6 pm and until 10 pm on Sunday, guests will feel like the cat’s pajamas with $5 cocktails; $4 draft beers and wines; and a $7 menu of bites like Rueben-inspired bruschetta, salmon schmear, and country pate.

MONGERS MARKET + KITCHEN This seaworthy east side hot spot makes a splash TuesdayFriday with a curated selection of snacks and raw bar favorites. From 4-6 pm, dive into smoked fish dip, roasted shishito peppers, ahi poke tacos, and blue crab fingers — all for $6 each. HILLSIDE FARMACY The happy hour at chef Sonya Coté’s flagship restaurant isn’t new, but it’s always worth a revisit for some of the best deals in town. On weekdays from 3-6 pm, take 50 percent off swanky snacks like a charcuterie and cheese plate, crab cakes, peel-and-eat shrimp, and mac ’n’ cheese. For drinks, enjoy $2 discounts on classic cocktails or glasses of bubbly.

NATIVE BAR & KITCHEN The restaurant inside this trendy hostel just revamped its happy hour food menu in late August, adding four $5 shareable plates, including curry vegetable egg rolls, sambal barbacoa tostadas, baby banh mi, and fish puppies with adobo aioli. Available from 4-7 pm Tuesday-Friday and all day Monday, the deals also include $8 cocktails and half-off canned beer and wines by the glass.

JACOBY’S RESTAURANT & MERCANTILE With a stylish patio facing the Colorado River, this ranchto-table eatery is the closest thing Austinites can get to the country without leaving city limits. Commune with nature Wednesday-Friday from 5:30-7 pm and Tuesday from 5:30-9:30 pm while downing half-off bottles of wine and select cocktails. Fittingly, the $5 snacks are all classic Texas comfort foods like pimento cheese, deviled eggs, Texas caviar, and dry-aged beef stuffed yeast rolls stuffed with barbecue butter.

ROSEWOOD The newish East Austin destination may take the words “happy hour” literally, but the 5-6 pm deals are offered every day of the week. Besides, who wouldn’t rush for treats like pumpkin seed hummus, ceviche tostadas, and smoked cheddar-jalapeño sausages? All are $8 or less during the hour, along with cocktails like grilled fruit sangria and watermelon mint palomas.

By John Egan On the heels of former pro cyclist Lance Armstrong downsizing from a mansion to a more modest home in Austin, retired tennis pro Andy Roddick and his wife, actress and model Brooklyn Decker, are doing the same thing. Roddick and Decker’s 7,367-square-foot West Austin estate, which sits on 15 prime acres with stunning views of the Texas Hill Country, is on the market for $5.95 million. Jonathan Creath of Kuper Sotheby’s International Realty is marketing the property for the celebrity duo. There’s no word on precisely where Roddick, Decker, and their two children — son Hank and daughter Stevie — live now. But Creath tells the Austin Business Journal that their new, slightly smaller digs are somewhere in Austin. In 2017, Decker told People magazine that the heart of this home is the kitchen, which was renovated to add marble countertops and wood cabinets. “We are people who live in our kitchen,” she said. “It’s where we eat our meals, have our conversations, drink wine.” She added: “I splurged on the marble … and I splurged on the brass sink.” Earlier this year, Roddick and Decker sold their four-bedroom mountain retreat in North Carolina for $2.35 million, according to WWD.com. Back in 2015, they sold their five-bedroom home in Los Angeles for nearly $3.34 million, the Los Angeles Times reported. Perhaps some of that money went toward the couple’s recent investment in the Austin-based Tiff’s Treats cookie chain.

MASSIVE HOSPITALITY PROJECT BRINGS NEW HOTELS, BARS, AND RESTAURANTS TO CENTRAL AUSTIN O R I G I N A L L Y S E E N O N C U L T U R E M A P. C O M

By Katie Friel A massive new hospitality project is checking into Central Austin. On September 17, developers White Lodging announced construction will begin on the dual-branded The Otis Hotel and AC Hotel Austin at 1901 San Antonio St. Combined, the two projects will bring 347 additional hotel rooms to the city. The Otis checks in with 191 rooms, including 29 suites, while the AC Hotel rings up with 156 rooms and two suites. According to a release, both hotels should be open by late 2019. Though they share a property line, the two hotels are designed to appeal to different types of travelers. The Otis, with perks such as in-room record players and a “curated” vinyl library, is “inspired by Austin’s very own artists, the city’s world-famous music culture, and the neighboring University of Texas Longhorn legacy.”

The hotel’s design and brand identity, which was revealed during a UT tailgate on September 15, is decidedly Texan in its inspiration, pulling in natural materials like copper and leather. Those elements will be present throughout the hotel’s additional amenities, like the outdoor pool and pool bar, cabanas, and expansive terrace, as well as an additional bar and full-service restaurant on the first level. Not to be outdone, the AC Hotel will incorporate European-inspired design meant to appeal to business travelers. Guests can expect “simple, clean, and crisp lines that create a feeling of harmony and inspire creativity.” Among the perks at the AC Hotel are a breakfast concept and an additional bar. The Otis and the AC hotels aren’t the only projects White Lodging is developing in the Capital City — and it doesn’t appear they’re going to stop anytime soon. “We remain bullish on Austin as it remains one of the most sought after destinations in the United States and thrilled to be developing these two unique hotels adjacent to the world-class University of Texas and steps from downtown Austin,” said Deno Yiankes, president and CEO of investments and development at White Lodging, in a news release. The hospitality brand’s other Austin project is the massive 30-story, 615-room Marriott Hotel on the northwest corner of Cesar Chavez and Trinity streets. Scream Hollow becomes a Winter Wonderland with fun-filled activities for the whole family, including holiday food and drink, appearances by Santa Claus and Mrs. Claus, a Christmas light walkthrough maze, petting zoo, 25-foot-tall double racing slide, bounce houses, live Christmas music, holiday vendors, movies, and a snow hill with sledding. On Friday and Saturday nights, the Winter Wonderland turns wicked. Krampus takes over the Mansion of Terror and the Slaughterhouse turns chaotic with evil elves on a rampage.

The Trail of Lights Foundation presents the 54th annual Austin Trail of Lights, featuring over two million lights, 65+ displays, 30 food trucks, three entertainment stages, 50 private holiday parties and interactive experiences throughout the park. Some new highlights include a 13-foot illuminated carriage, 12 seven-foot lighted guitars commemorating Austin’s musical roots and a 25-foot spiral holiday tree.
