our story our story our story 1972 Kuper Realty Corporation was founded in 1972 as a commercial brokerage and later expanded its services to include residential real estate, specializing in the upscale market. Kathleen Kuper joined her husband and son with the intention of establishing the best service-oriented, residential real estate firm in the city.
1978 Kuper Realty Corporation was recognized in 1978 by being named the exclusive affiliate of Sotheby’s Realty for San Antonio, combining their local success with the international marketing and referral power of Sotheby’s International Realty.

2014 In 2014, Kuper acquired Austin-based real estate firm, Amelia Bullock Realtors, to create a new Kuper Sotheby’s International Realty firm, which includes all the offices in Austin and San Antonio, including those previously under the Capital City Sotheby’s International Realty brand. Together, these three brokerages are now under one brand and are poised to deliver even better service to their clients across Central and South Texas.

Making Moving Easy Closing Delay Unexpected delays are all too common in the real estate world. While the deal may be done problems can easily occur in the closing process that can set you back hours or days. It’s best to build in a safety net of a day or two after closing before
wholesale stores, and electronic stores for extra boxes to avoid having to buy your own. Be sure to label every box, big or small, to make unpacking less of a mystery. And don’t trust those burly movers with that antique vase; for fragile items pack them carefully and transport them yourself.

is the time to do it before it’s filled to the brim with boxes and furniture.
The sweet relief you’ll feel after finishing packing will be short-lived once you realize now you have to turn around and unpack. To ease that process, get the room dimensions of your home beforehand so you can have a solid idea of where everything will go. You’ll love that sparkling new house even more if it’s literally sparkling, so be sure and clean it thoroughly before the unpacking gets underway. Also, create a moving day emergency kit with extra clothes, personal items, tools, garbage bags, sheets, and anything else you can’t live without for a day or two because moving is a long process and trying to find the one thing you need in a sea of boxes is always impossible.
Remember Utilities No one wants to move in without air conditioning, especially here in Texas. Make sure you have called your electric, cable, phone, and internet providers at least one to two weeks before your move-in date to ensure ample time for everything to get set up.
Packing it all up Packing up an entire house makes you realize just how much stuff you have. This is the perfect opportunity to go through just about everything you own and ask yourself if it’s worth keeping. You’ll feel a huge sense of relief seeing a growing “get rid of” pile and knowing you won’t have to stick all of those things away in drawers and under beds only to be seen at the next move. When it comes to the actual packing process, stock up on newspaper and try asking around at grocery stores,

Communication Chances are you and the seller will both have so many other things going on that the simple exchanging of the garage door opener might not happen. So make sure to communicate with the seller and get any necessary remotes, manuals, and warranties for the various systems in the home.

Our Communities Tarrytown Tarrytown is a beautiful and affluent neighborhood located in prosperous West Austin. This fabulous area of town is nestled along the shores of scenic Lake Austin and is conveniently located near the exciting entertainment of downtown, the Texas State Capitol, and the University of Texas at Austin. Rich with history and beautifully consumed by lush greenery, this area is great for those that love both the outdoors and an elegant lifestyle. This historic neighborhood features wonderfully maintained and thoughtfully restored homes that vary from modest cottages to grand mansions. Several parks, as well as the lake, give residence the opportunity to enjoy the beauty of Austin while still in their area of town. The residents of Tarrytown are a tight-knit and friendly community that experiences luxury while still being laid-back.
Zilker If you wish to live in a place that truly embodies all of the wonderful quirkiness that Austin has to offer, Zilker is the place to be. Founded in the 1920s by Andrew Jackson Zilker, the neighborhood features several charming homes that have been beautifully restored. Modern and contemporary properties also call this unique neighborhood home. The Zilker community has an amazing culture and great outdoor spaces. Famous Zilker Park, Barton Springs Pool, and Lady Bird Lake are in convenient walking distance. Clarksville Clarksville is a charming and affluent area of West Austin. Rich with history, Clarksville was founded in 1871 by Charles Clark, a former slave, as a freedman’s town. Because of its age and somewhat notorious history, Clarksville is recognized on the National Register of Historic Places. Bordered by downtown, endless entertainment is just blocks away. Highway 1 (Mopac) also serves as a boundary for this neighborhood, furthering the convenience.
Hyde Park Surrounded by massive live oak trees, historic Hyde Park is located in Austin’s city center. The residences that populate this neighborhood range from quaint bungalow homes to stunning Victorian mansions. Many residents of Hyde Park like to spend their time strolling the beautifully manicured streets of their charming neighborhood and enjoying the green spaces such as Shipe Park. South Congress
Positioned about 30 minutes from downtown Austin, Lakeway is a prosperous resort-style community located in west Travis County. This small, tight-knit community is nestled in the beautiful Texas Hill Country with stunning views for miles. Lakeway is great for those that wish to live the lake lifestyle and enjoy outdoor activities, but still want to be in close proximity to a metro area. Located just across the bridge from Downtown, South Congress gives Austinite’s a vibrant and lowkey alternative to the hustle and bustle. Deemed SoCo by locals, this hip and trendy neighborhood is brimming with delicious food of every variety, shopping for every need, and several popular hangout spots. Homes in this community are primarily historical, differing in size, with beautiful construction styles. Condos and apartments along the main drag offer extravagant living options as well. South Congress is bordered by the neighborhoods of Travis Heights and Bouldin Creek, which are both as charming and eclectic as their neighbor.
Travis Heights Located in close proximity to the South Congress district and downtown, Travis Heights is a historic neighborhood in South Austin. The eldest neighborhood in the Old West Austin Historic District, Old Enfield is a beautiful community populated by Austin’s most affluent residents. Many prosperous state and local government officials as well as well-respected UT Austin faculty have called this lavish area of Austin their home. Residences in this historic neighborhood are widely varying, a combination of ornately decorated, lavish estates and small, charming bungalows and ranch-style properties. New builds with contemporary features are also seen throughout. Pease District Park, one of Austin’s largest green spaces, is located in Old Enfield. Residents enjoy the convenience of being in close proximity to the entertainment of downtown, numerous shopping centers, restaurants, and UT Austin.
Westlake Hills Nestled in the sprawling and idyllic Texas Hill Country, Westlake Hills is a luxurious city west of Austin. Incorporated in 1953 as a small village, Westlake has developed into one of the most desirable areas in Austin, as well as the state. Mueller, a recent addition to the city of Austin, began its development in 2007 and is now bustling with single-family home and apartments, a large shopping center with all of the essentials, numerous restaurants and bars, a children’s medical center, parks, a man-made lake, and the Thinkery children’s museum. Residences in this neighborhood are moderate in size and price, great for families and young professionals. Located just minutes from downtown and the University of Texas at Austin, Mueller is a great place to be for those that like to be in the middle of the action.
South Lamar Home to some of the best restaurants, bars, and shopping that Austin has to offer, South Lamar is ideal for those that enjoy spending their time out and about, exploring their neighborhood. Named for the Rosedale Arbor Vitae plant, this neighborhood began as the 400 acres site of the Ramsay Nursery, which specialized in trees of all kinds and native Texas plants. The outcome of the nursery can be seen throughout the community: impressive trees and large plots of land populate this quaint suburban setting. Residents enjoy spending time in Ramsay Park, a beautiful green space with walking trails, a community pool, tennis courts, and plenty of space to lay out a blanket for a picnic. A beautifully kept and sought-after neighborhood, Barton Hills is nestled in the lush and green landscape of South Austin. Rollingwood Founded in 1955, Rollingwood is a charming and secluded enclave of west Austin. Bull Creek District Park, the Bull Creek Greenbelt, and Covert Park are located within the neighborhood limits. Bryker Woods Established along narrow, heavily shaded streets, Bryker Woods is a well-maintained neighborhood in Central Austin. Founded in 1936 by J.C. Bryant and Mcfall Kerby, Bryker Woods is located within the boundaries of the Old West Austin Historical District. Homes in this community are primarily older, small single-family homes with well-landscaped yards. This area has the great convenience of being centrally located, so the University of Texas at Austin, South and North Austin, and Downtown are all a quick drive or leisurely walk, away. Parks and golf courses can be found within the borders of Bryker Woods, giving outdoor-loving residents easy access to recreation. This close-knit community is honored to call this historical location their home, spending their time defending and preserving its charm and beauty.
Hancock
With its broad streets and massive heritage trees, Allandale is an idyllic neighborhood in North Central Austin that is known for its great community involvement and pleasant residents. This area of the city has classic charm, but still maintains the quirky and progressive nature that makes Austin unique. Homes in Allandale are primarily 1960’s mid-century modern and ranch style dwellings with attractive architecture and large lots. Recently built contemporary style houses are also becoming popular in the area. Crest View
Laid-back and humble, Dawson is a quiet, yet close to the action, a neighborhood located in the heart of South Austin. Traditional homes are common in San Antonio as well. Although not originating in Texas, such styles as Ranch, Colonial and Craftsman are well represented throughout the city.

The Great Outdoors It’s easy to think of Texas as one big dusty place which stretches into forever. But there’s plenty of incredible spots which simply do not match this picture. Take the Texas Hill Country outside of Austin, for example. Just taking a drive through this incredibly scenic area is a surefire people pleaser as the rolling geography yields views of green pastures and wildflowers.
