BRANDED T RANCH

KENDALL COUNTY

195± acre picturesque Hill Country Ranch located only 45 minutes north of San Antonio. Curry Creek runs along the southern border of the property with beautiful large Cypress trees. The land is rolling terrain with clusters of Pecan and Oak trees surrounded by well managed pastures. Excellent wildlife habitat supports Whitetail deer, turkey, hogs, dove and a superb population of free roaming Axis deer and Blackbucks. Low line fencing in decent condition encompasses the entire acreage with portions of the property cross-fenced. Older barn, windmill, small water tank, and hunting blind and feeder come with the property. Tucked in a private location but close to many amenities, this ranch is ideal with paved road access. Cattle or exotic animal ready, in excellent condition, and Agriculture Exempt. The ranch has underground water lines leading to water troughs for the animals all over the ranch as well as underground utility lines ran to each structure and plans for future development have been put into place. The Party Barn at The Branded T Ranch currently serves as a focal point and gathering place for weddings, corporate events and private parties on the ranch. Originally constructed near the town of Millpoint, New York, circa 1870, this large English barn stood the test of time for 148+ years. The process used to construct the barn is called “timber framing”, and is an ancient method of building that uses very large sawn hemlock timbers and a unique truss design in the three middle bents to hold the framework of the barn together without the assistance of any metal fasteners, as opposed to the modern steel fasteners used in today’s construction methods. To provide the ultimate Hill Country Experience, a vintage saloon bar was meticulously restored to serve patrons and guests of the ranch, and a commercial kitchen was added to facilitate large catering party needs. To better utilize the 2000+ sq. feet of outdoor living areas overlooking the lake, a stage was added to accommodate live music acts featuring local Texas artists. A combination of stone, reclaimed barn wood, expansive windows and hand-forged sliding barn doors provide the finishing touches to this historical structure. The goal of Todd Glowka Builder, Inc.’s meticulous reconstruction was to ensure the party barn would remain intact for another 148 years. Designed to be “Eclectically Texas”, the Ranch Foreman’s house showcases 200-400 year old timbers that have been reclaimed and mixed with materials native to South Texas. The residence features dry stacked stones, tin, wood cased windows, hardi plank with vertical batts, and handmade barn doors designed to represent the feeling of an old barn. Simplicity was a driving factor in the design/build process of this residence. From hand hewn timbers, to the extensive use of stone both inside and outside the home, the owner opted to create a “working ranchers” residence. It uniquely represents the very best of Texas with its large country kitchen, a well-designed mud room for collecting muddy boots and rain coats, and ample open spaces with large vaulted ceilings to provide plenty of room for taxidermy collections and various antiques displays. Due to the utilization of stained concrete floors, reclaimed timbers, wood flooring, barn wood ceiling treatments, wood casement windows, propane appliances, flash heating water systems and soybean insulation, the residence is extremely energy efficient and green in nature. In harmony with typical Texas Hill Country architecture, the “Bunkhouse at Branded T Ranch” was constructed with simplistic tastes and local materials. The regional aspects of weekends spent in the famed Hill Country area were of high priority in the design. The utilization of stained concrete floors, Douglas Fir timbers inside and out, mixed with native “Sisterdale Cream” stone, board and batt hardi plank siding, standing seam metal roof and extensive outdoor living areas provide the ultimate Texas Hill Country experience. The “Bunkhouse at Branded T Ranch” features 2 master bedrooms, 2 master baths, a cozy living room and kitchen area combined into one large entertaining area for friends, families and guests. Extensive outdoor entertaining areas are highlighted by an outdoor firepit and surrounding seating area. The pit was designed as the ideal spot to take in sunsets and some of the most amazing star viewing in the Texas Hill Country. This location is the best place to be during warm summer evenings and brisk fall nights. Beautiful native landscaping and a chunky trellis serve as strong focal points during the day.
