uillermo Nicolas is a man with a mission: to support San Antonio’s art and culture, to help redevelop the City’s urban core and preserve its architectural heritage. He is intelligent, gifted and speaks passionately about his multi-cultural ancestry, and his family’s accomplishments in the broadcasting business. He learned social commitment and dedication to others from his Spanish grandfather and Mexican father who immigrated to Texas. They took pride in their Hispanic culture and wanted to educate and give a voice to its people. San Antonio needs more visionaries like this, who have the desire and the ability to give back in thoughtful ways.
Guillermo could have easily become an artist and lived anywhere in the world, but the proud Texan chose to return to the city where he was born and continue the work started by his forefathers. Today, he is a successful developer, an avid art collector, artist advocate and a thoughtful philanthropist. For over 25 years he has focused on literacy and education in San Antonio, a city with a high illiteracy rate. He chaired the Library Foundation, helping to make it a model institution. With help from his mother, the two campaigned for essential technology by coaxing AT&T to donate computers to the Cortez Library, establishing an educational asset for the city. He also created a free art venue by assembling an impressive art collection, purchased by the Library Foundation, which is on display for the city and the world to enjoy. Guillermo’s passion is art and design. He first started collecting art while working in New York and he still owns pieces from such famous names as Warhol, Lichtenstein and Rosenquist, who now share walls with James Surls, Vernon Fisher and Leonardo Drew. Upon returning to San Antonio, he discovered a burgeoning group of artists working in the local art community. He began collecting local and emerging artists,

favoring “those with something to say—provocative art that makes you think”. It is no surprise that many of these are Latino or African American artists and the collection rotates in and out of the owner’s house. His house is a design statement conceived by wellknown architect, Ken Bentley, who originally built the house for his own family in the late 1970’s. A great modernist, Bentley was influenced by O’Neil Ford and his partners, in the practice of “responsive architecture.” But he forged his own path and designed beautiful “international style” houses. The signature element in his designs are his vaulted ceilings, 8 | ku per realty.c o m
which were inspired by those at the Alamo. Each one varies in structural system and materials, and no two are alike. Though the house is not large, only 3,000 square feet, the simple plaster vaults make the rooms feel open and gracious. Clad in metal on the exterior, the vaults crown the 9 foot high glass walls that surround the two interior courtyards. The exterior walls are built of white washed brick, producing a monolithic façade that gives privacy to the inward focused house. The interior is bathed in natural light and fresh air and has a good spatial flow, making it comfortable for the owners and inviting for their guests. “It is a perfect place to entertain,” says
Guillermo, referring to the open floor plan. When I asked Guillermo how he liked living in this house he said, “Can you believe that I live in a house with no walls for art?” But he bought the house in fifteen minutes, on the phone, from a good friend without thinking about the lack of wall space. He and his partner enjoy living there because of its “versatility” and “light” and they have filled it with contemporary art, and sculpture. The first emotion you feel upon entering the house is joy, because the art is everywhere: on walls, floor and horizontal surfaces; not cluttered, but well placed. Works from local Hispanic artists such as

sculptor Jesse Amado, portraitist Cesar Martinez, artist Margarita Cabrera, photographer Dulce Pinzon, share space alongside painters Larry Graber, Dick Wray, and sculptor Philip John Evette. It does not feel like a museum, because it is intimate. It is simply a house where the owners live with art. Guillermo’s sense of design permeates his life. His 3N Group management and development company has recently completed an exciting mixed-use project in the South Flores area of San Antonio. Also designed by longtime collaborator, Ken Bentley, this colorful group of loft structures brightens the growing SOFLO area. A new apartment complex on the Old Austin Highway is another project that shows the young entrepreneur’s desire to recycle land and renew a once vibrant area. He also feels a social responsibility to look at the inner
city to develop, renovate and create a vibrant downtown. This means preserving and re-purposing its stock of architecturally significant old buildings. He wants the city to encourage more companies to locate downtown, instead of heading to
the suburbs or other cities. His philanthropic work is centered on art and culture. He dedicates much of his time to helping arts organizations and he serves on the Development Board of UT Austin. He tells of how, at 26 years old, he was intimidated because he had the task of representing the Southwest Craft Center, renamed the Southwest School of Art & Craft, before the Cultural Arts Commission. Now he is Chairman of the new San Antonio Arts Commission, which combines the Public Art Board and the Cultural Arts Boards. He is excited to lead this highly educated and talented group of citizens in making decisions relating to art and culture for the city. In addition, he is on the board of the Texas Cultural Trust in Austin and the Chairman of the 2017 Texas Medal of Arts Awards. riginally the eastern edge of historic Austin, now at the center of a growing metropolis, Waller Creek has been an iconic part of Austin’s collective lifeforce since 1839. Today, the one-and-a-half miles of the creek from Waterloo Park to Lady Bird Lake is being given new life thanks to the Waller Creek Conservancy, which is set to transform the space into a vital, green artery designed to unite the community for generations to come. To lead this monumental task, the Waller Creek Conservancy was created as a non-profit community partner to the City of Austin to act as the steward of Waller Creek, spearheading the preservation, redevelopment and maintenance of the creek, its surrounding parks, nearby businesses, adjoining neighborhoods and community at large. Work began on the Waller Creek District in April 2011 with the construction of the Waller Creek Flood Control Tunnel, which will be completed later this year. “We are running on the energy of a great amount of momentum,” said Peter Mullan, the Conservancy’s chief executive officer. “With the completion of Waller Creek Tunnel we now will focus on making Waterloo Park a vibrant gathering space for the community, complete with a great lawn, a series of contemplative gardens, a mile-and-a-half of trails and a world-class outdoor performance venue. Waller Creek represents the largest urban creek in the nation to undergo the level

medical complex, its famous music and entertainment district, Austin’s Convention Center, Rainey Street district, Butler Hike and Bike Trail and Lady Bird Lake. This fact truly makes it a bona fide, living member of the community.

The future Waller Creek will be a chain of five parks, two trails and a restored creekspace, all conceived by Michael Van Valkenburgh Associates, Inc. and Thomas Phifer & Partners. In addition to Waterloo Park, the Refuge will allow for hands-on connection with the restored native creek ecology; the Narrows will be an urban area with potential for retail space; Palm Park will offer children and families a new gateway to the creek; and the Lattice and Pontoon Bridge, a lattice of five
