Testimonials

Lazan came highly recommended from friends of ours, who told us she was smart, patient, and honest. And they were absolutely speaking the truth! Lazan was so helpful and upfront about every single home we looked at, and she kept us updated on every aspect of her decision-making and conversations with other Realtors. Her deep knowledge of Austin, and her connections, came in handy at every turn. And while she would stop at nothing to help us once we had made a decision, she gave us the space we needed to make those decisions on our own, never over-selling us on a house. In short, she was fantastic - we have already recommended her to other friends!

We were starting a new family and looking for a home that met some specific location and size requirements. I’ve known Lazan for over 10 years. Her knowledge, experience and attention to detail has been invaluable in the many transactions that she has helped me with. She stuck with us through a long process in a very competitive market. Lazan dedicated a lot of time and effort to our search which ultimately enabled us to find our home. The competitive and rapidly changing market created some difficulties associated with the appraisal. Lazan worked directly with the seller agent and appraiser to ensure a current and comprehensive appraisal was available. I have and will continue to recommend Lazan as a trusted Realtor and advisor.

Lazan is phenomenal!! She did so much to support us, especially during this COVID period with virtual walkthroughs, consultations, inspections, foundation inspections, survey’s, etc and especially powering through the ice storm. Needless to say, we found a beautiful home that we closed on last week. So excited to get to Austin! Again... we can’t say enough nice things about Lazan and her team!!!”

Lazan was an excellent agent who provided exceptional representation throughout the entire selling process. She brings a wealth of knowledge and years of experience to bear on selling a home for the absolute top dollar. She was quick to identify the target market for our home and customize our selling strategy to match. She perfectly read the market to advise on a listing price, and we had competing offers from which to choose. Additionally, her organization and tireless staff make the process seamless for the client, who is kept informed and provided with next steps at all times. Aside from her technical expertise, Lazan is an absolute pleasure to work with, showing she cares for the person and the home behind the transaction. By closing, she had my full trust and confidence in her. She is a consummate professional, a titan in her industry, and a wonderful person. I highly recommend her to be your agent for your next home sale or purchase!

As a long time broker in Bellevue, WA I know the importance of having a knowledgable real estate agent. Lazan helped my granddaughter find the perfect home in her new city of Austin, carefully and patiently guiding her through the process. I am beyond impressed with the extra effort Lazan put forth to help a first time home buyer. I would highly recommendedher again.

Seller's Homework Ready, Set, Pictures

Photographs are one of the most important steps in marketing your home. Making your home shine in pictures is easy with these tips to get ready for the professional photographer’s visit.

Just remember, buyers are attracted to homes which look like model homes.

OUTSIDE FRONT & BACK

Remove dead plants, both in ground and in pots, and this includes dried arangements.

Refresh your flower beds with mulch and some new bedding plants if needed. A few larger pots of new flowers will brighten the entrance, as well as the patio or porch.

Remove toys (kids and pets), old garden hoses, yard tools, dilapidated patio furniture, sprinklers, etc.

Clean your patio furniture if it’s dirty and add a small pot of flowers to the table.

Hide your trash cans and pull your cars out of the driveway if they are parked there.

If your front door needs a coat of paint or cleaning, do it. Purchase a new door mat. Clean the threshold.

GENERAL

Open all blinds, and raise those on windows with lovely views.

Make sure all light bulbs work, replace those that do not.

Turn off all fans, but turn on all lights.

Make sure all toys (kids & dogs) are put away. Put pet beds and food/water bowls in the garage.

If you have booster seats or high chairs, put them in the garage as well.

Dress breakfast table with a vase of flowers or bowl of fruit but remove tablecloth, placemats, etc.

Turn on under counter lights.

LIVING ROOM, DEN, GAME ROOMS

Remove clutter, toys, magazines and newspapers.

Make sure decorative pillows are in place, the throw is folded and placed over the arm or back of the sofa (chair). If your pillows look well loved, purchase new ones, in current colors, to brighten the room. Same goes for the throw.

If you have bookshelves, tidy them and add decorative accents.

Gaming equipment, remotes, etc. should be put away out of view. If you have a TV cabinet the doors should be closed.

BATHROOMS

Remove all personal items such as make up, tooth brushes, shower items, hair essentials. Remove all bath mats, scales, trash cans, health aid devices (toilet riser, shower chair).

BEDROOMS

Make sure all beds are made up with fresh matching linens. If the bedding is old and faded, purchase new bedding & decorative pillows.

Make sure all clothes hampers & small area rugs are removed. Bedside lamps, and a couple of decorative items or the book you are reading are fine on your nightstands.

STUDY/LIBRARY

Clear your desk of clutter.A few decorative items such as a lamp and pencil holder are fine, but not piles of files. Remove trash cans, neaten wires for computers and printers.

Seller's Homework Contract to

Close

During Option Period

Arrange to be away from the house during the inspection. Inspectors typically take 3-4 hours. Make sure all utilities are turned on.

Unlock any storage rooms, electrical panels, etc. Secure pets.

Post-inspection the buyer typically hires specialists to visit your home for quotes or advice on items discovered during inspection. Expect the buyers to negotiate for repairs after the inspection. Either for a reduction in price or seller paid closing costs.

After Option Period and Prior to Closing

Complete any repairs agreed upon by both buyer & seller. Confirm mortgage payoff information with the title company. Typically the title company will send you a form.

Call to disconnect utilities as of the closing date or the day after (see flyer with utility information). Notify bank to stop automatic draft home loan payments.

Arrange to have home professionally cleaned after move out. Notify your insurance company that you are selling your home (don’t cancel your homeowner’s insurance until after funding).

Have home available for final walk thru a minimum of 4 hours prior to closing; Lazan will coordinate this (note: not all buyers wish to do this).

Review settlement statement with Lazan prior to closing (the Title Company typically sends this to us 3 days before closing).

Bring all keys, garage door openers, warranty information and any special instructions for buyers to closing.

Bring mailbox keys and how to identify your box if it is a community mailbox station (the buyers will need to know).

After Closing

Contact your previous lender regarding any escrow account balance you may have due to you and give them your new address. You should recieve any money in your escrow account in 3-4 weeks.
