Seller’s Homework READY, SET, PICTURES! Photographs are one of the most important steps in marketing your home. Making your home shine in pictures is easy with these tips to get ready for the professional photographer’s visit. Just remember, buyers are attracted to homes which look like model homes. OUTSIDE FRONT & BACK ɔ Remove dead plants, both in ground and in pots, and this includes dried arangements. ɔ Refresh your flower beds with mulch and some new bedding plants if needed. A few larger pots of new flowers will brighten the entrance, as well as the patio or porch. ɔ Remove toys (kids and pets), old garden hoses, yard tools, dilapidated patio furniture, sprinklers, etc. ɔ Clean your patio furniture if it’s dirty and add a small pot of flowers to the table. ɔ Hide your trash cans and pull your cars out of the driveway if they are parked there. ɔ If your front door needs a coat of paint or cleaning, do it. Purchase a new door mat. Clean the threshold. GENERAL ɔ Open all blinds, and raise those on windows with lovely views. ɔ Make sure all light bulbs work, replace those that do not. ɔ Turn off all fans, but turn on all lights. ɔ Make sure all toys (kids & dogs) are put away. Put pet beds and food/water bowls in the garage. ɔ If you have booster seats or high chairs, put them in the garage as well. ɔ Remove all small indoor rugs, bath mats, kitchen mats. ɔ Remove all political information/signage/paraphenalia. KITCHEN ɔ Clear counters of everything except a few decorative items (think cookbook on stand, bowl of fruit, lovely wooden bowl, or similar). ɔ Put away dish towels, cleaning supplies, etc. ɔ Dress breakfast table with a vase of flowers or bowl of fruit but remove tablecloth, placemats, etc. ɔ Turn on under counter lights. LIVING ROOM, DEN, GAME ROOMS ɔ Remove clutter, toys, magazines and newspapers. ɔ Make sure decorative pillows are in place, the throw is folded and placed over the arm or back of the sofa (chair). If your pillows look well loved, purchase new ones, in current colors, to brighten the room. Same goes for the throw. ɔ If you have bookshelves, tidy them and add decorative accents. ɔ Gaming equipment, remotes, etc. should be put away out of view. If you have a TV cabinet the doors should be closed.


BATHROOMS ɔ Remove all personal items such as make up, tooth brushes, shower items, hair essentials. ɔ Remove all bath mats, scales, trash cans, health aid devices (toilet riser, shower chair). ɔ Make sure you have fresh decorative or matching towels and that they are folded neatly. If your towels are faded, stained or worn, purchase new ones. ɔ Counters can have one or two decorative items. BEDROOMS ɔ Remove all clutter and medical devices (CPAP machines, etc.). ɔ Make sure all beds are made up with fresh matching linens. If the bedding is old and faded, purchase new bedding & decorative pillows. ɔ Make sure all clothes hampers & small area rugs are removed. ɔ Bedside lamps, and a couple of decorative items or the book you are reading are fine on your nightstands. STUDY/LIBRARY ɔ Clear your desk of clutter.A few decorative items such as a lamp and pencil holder are fine, but not piles of files. ɔ Remove trash cans, neaten wires for computers and printers. ɔ Bookshelves should be clutter free and nicely arranged including a few decorative items. ɔ All desk tops, tabletops, etc.should be free of stacks of papers, mail and files.

Seller’s Homework PARTNERING IN SELLING YOUR HOME Check List Items ɔ Discuss the possibility of having home pre-inspected. ɔ On a separate sheet, list any special features of your home, such as any upgrades or improvements you have made, recent paint, recent carpeting or anything you would like a potential buyer to take notice. Please include dates. ɔ Copies of any recent furnace, AC, roof, or septic inspections on your property. Or recent repair work. ɔ Survey (usually kept with your loan documents and closing papers). ɔ Copy of your septic pumping receipt if your system was pumped within the last 12 months (if applicable). ɔ Copy of your well permit (if applicable). ɔ 2 Extra keys to your front door. ɔ Complete and sign Seller’s Disclosure statement. ɔ Find floor plan or blueprints (if available). ɔ Get recent utility bills info prepared for buyers to see. ɔ Gather copies of any warranties in effect; appliances, AC, water heater, termite, roof, etc. ɔ Verification of square footage if different from tax records. (For example if you have refinanced your home you will have an appraisal and it will include the square footage). ɔ Discuss Title Companies. ɔ Read the standard residential contract page 1, paragraph 2 B and 2 C, regarding what items convey with your property. Decide if you have anything you want to exclude from the sale? If so detail here: An energy audit may be needed on your home. Seller’s Homework CONTRACT TO CLOSE During Option Period ɔ Arrange to be away from the house during the inspection. Inspectors typically take 3-4 hours. ɔ Make sure all utilities are turned on. ɔ Unlock any storage rooms, electrical panels, etc. ɔ Secure pets. ɔ Post-inspection the buyer typically hires specialists to visit your home for quotes or advice on items discovered during inspection. ɔ Expect the buyers to negotiate for repairs after the inspection. Either for a reduction in price or seller paid closing costs. After Option Period and Prior to Closing ɔ Complete any repairs agreed upon by both buyer & seller. ɔ Confirm mortgage payoff information with the title company. Typically the title company will send you a form. ɔ Call to disconnect utilities as of the closing date or the day after (see flyer with utility information). ɔ Notify bank to stop automatic draft home loan payments. ɔ Arrange to have home professionally cleaned after move out. ɔ Notify your insurance company that you are selling your home (don’t cancel your homeowner’s insurance until after funding). ɔ Have home available for final walk thru a minimum of 4 hours prior to closing; Lazan will coordinate this (note: not all buyers wish to do this). ɔ Review settlement statement with Lazan prior to closing (the Title Company typically sends this to us 3 days before closing). ɔ Bring all keys, garage door openers, warranty information and any special instructions for buyers to closing. ɔ Bring mailbox keys and how to identify your box if it is a community mailbox station (the buyers will need to know). After Closing ɔ Contact your previous lender regarding any escrow account balance you may have due to you and give them your new address. You should recieve any money in your escrow account in 3-4 weeks.
