Hi Mason, Rivercrest has run behind other Westlake submarkets over the past 3 years. While 12-14% is an exceptional number in terms of appreciation, most others saw 20%. Over the next 5 years this trend shifts in your favor

Given limited baseline pricing in Westlake, the older neighborhoods in Westlake will see a high rate of transition over the next 5 years as well as much higher appreciation. New builds and extensive remodels in communities like Rivercrest will pick up considerably, leading to strong appreciation.Additionally Rivercrest will pull back on values less compared to other parts of Westlake over the next 12 months. Looking into 2024 you will be leading edge for the area in terms of appreciation. Strategically, we would be looking for ways to add creative value. Doing an extensive outdoor living space/landscape work, or larger renovation job inside will yield strong numbers when you look to sell.
