She currently resides in Canyon Lake dubbed by Texas Monthly Magazine as the “Boom with a View.” Lisa is married to Gran Brooks and they have three vivacious children: Jade, Destiny, and Garrett. The family is completed by their four dogs - the “fur babies”. Her free time is devoted to family and friends, whether that is living the simple Hill Country lifestyle, sitting on the back porch enjoying the breeze, or tubing and boating in sparkling Canyon Lake. Coming home to beautiful natural surroundings is a gift that Lisa wants to share with as many folks as possible - and this is her big “why” she transitioned from nursing to real estate. Lisa’s background in nursing honed her professional passions, including a deep love of people, attention to detail, the ability to stay calm and focused in times of stress, and servant leadership. Sales Strategy L E A D M A N AG E M E N T A N D O N S I T E SA L E S

Lead Management At Kuper Sotheby’s International Realty we excel at lead response management earning Platinum Status with Realogy Cartus Relocation Network. We will track and respond to all phone leads within three hours, and internet leads from all web sources within 24 hours. Prospects will be tracked through CLOZE CRM. Prospective buyer lead follow-up will be at regular intervals and include a variety of methods - email, phone, text, video and invitations.


On-Site Sales 1. Receive all incoming leads and respond within 24 hours to prospective buyers. 2. Establish lead follow-up procedures over the short and long-term lifespan of a lead. 3. Manage sales appointments and communication with prospective buyers. 4. Schedule and conduct regular open houses. 5. Create and Maintain Weekly Sales Traffic & Sales Contract Report to review at a regular sales meeting. Create a sales agenda for each sales meeting with proactive initiatives for sales. 6. Manage all purchase agreements for accuracy and completeness. Ensure all sales contract dates are being performed by the purchaser and builder. 7. Organize and file all required contract paperwork using transaction management software. 8. Assist in managing regular ongoing buyer communication during the construction and build-out phase. Manage ongoing construction updates to clients as necessary. 9. Monitor construction to ensure any change orders are implemented and finish selections are installed correctly. 10. Visit projects during construction to take photographs and ensure that build-out reflects marketing materials. 11. Conduct regular walk-throughs of built products and supply punch lists and/ or ideas to improve showings to builders/owners. 12. Manage the stewardship of all sales-related purchase documents including sales contracts, reservation agreements, governance documents (CIS, HOA budgets, By-Laws, etc.), and community design guidelines. 13. Work with the builder on determining upgrade options and assist buyers in these selections. 14. Maintain a knowledge log of product information and stay abreast of the most current information. 15. Keep tabs on competing properties and market comparables. Conduct market sales analyses upon request.


Contract-to-Close Transaction Management 1. Track pre-qualification and loan approvals with lenders and update reporting accordingly. 2. Interface with appraisers to schedule unit appraisals. Provide relevant comp information and project sales data to the appraiser. 3. Regularly update & maintain communication with Cooperating Agents, Escrow Officers, Preferred Lenders, Management Company, and any other appropriate vendor regarding the contract-to-close process. 4. Paralegal review of all contracts, Dotloop Electronic File System, Kuper 5. Connect & calendar management of contract dates, change orders, construction schedules, and updates to the clients. 6. Request a Closing Disclosure for review prior to scheduled closings. 7. Coordinate delivery of closing gifts, community manuals, warranty documents, & keys, openers, manuals & fobs to title/client prior to closing. 8. Follow up with Title Company and Lenders prior to scheduled closings to ensure they have everything they need to close on time. 9. Assist with Buyer Walk-Thru, Closing, and Move-In scheduling as needed. Provide regular construction updates to customers per builder instructions.


Sales Center & Sales Models Oversight Staff the project sales center. Inspect and control the presentation of all sales models and ensure amenity areas are tidy for property tours. Track inventory of on-site sales & marketing materials to ensure adequately stocked and that materials are current.
