LUXURIOUS ESTATE IN

OLMOS PARK IN AHISD

Elements of the historic past of this home have been refined by an ultimate restoration and integrated with luxurious necessities. The architecture is a blend of 1920s Mission style as well as European influences, with newer structures expanding the living spaces for day and night activities. An inviting foyer envelops a curved staircase accented with elaborate wrought iron and an ethereal ceiling mural. The living room emphasizes the finest design features of the period, beginning with a curved ceiling with cove lighting and richly glazed walls and gold leaf accents. Significant millwork was completely refurbished, along with the inlaid wood floors and four fabulous sets of French doors, all with releaded glass. The banquet dining room with oak floors and a dramatic ceiling is emphasized by a mural by Nicola Vagini and the added beauty of a bronze and alabaster Steuben glass chandelier. Doors from the living room and dining room extend the hospitality to a Solarium, alive with natural light and views to the grounds, including lush landscaping and pool. Double doors open to the front patio and lawn. The flooring offers a burst of color and pattern with handmade Redondo tile in a bordered geometric pattern. A spectacular kitchen not only works as a daily dining spot but a gathering place for family and friends. The Mission style and Art Deco influences are captured in the new cabinetry and millwork. A grand breakfast bay offers upholstered booth seating with storage, plus nearby is a planning desk and a powder bath that connects to the foyer. The second floor offers excellent personal space, with multiple treetop views that continue downtown and to the Tower of the Americas, as well as the lush landscaping and pool. The center hallway ends in the master suite with mock balcony views, two closets and a grand Carrera marble bath with details reminiscent of the 1920s. Included is a glass door shower, split dual pedestal sinks, and a built-in vanity with soft natural light. Storage is expanded with a reclaimed attic closet off the hallway. Terraces of Pennsylvania blue stone surround the saltwater pool with dual fountains, emphasized in the evening with outdoor lighting. Entertainment options include an outdoor kitchen with a sink and pizza oven, an accommodating copper shower, and spa-influenced locker room with half bath constructed of Spanish cedar. The pool is framed on one side by the romantic porches of the casita, which also includes a kitchenette with a wet bar. The vaulted open space of the casita provides many entertainment options making it ideal for an office, gym, parties, and play. Easy access to the casita from poolside or the residence created resort-style living year round. A unique vintage feature of the home is the attached porte-cochere with cast stone embellishments, an automatic wrought iron gate, plus a protected entrance to the home. The driveway passes through to a spacious parking court along the side of the casita and ends at the rear garage. A separate 2-car garage has been recently constructed and includes both an artist loft.

$78 MILLION RESORT BREAKING GROUND IN CHARMING TEXAS HILL COUNTRY TOWN O R I G I N A L L Y S E E N O N C U L T U R E M A P. C O M

“The Seven Hills Resort and Conference Center will significantly strengthen the group-market appeal of Fredericksburg based on room count under one roof, level of service, amenities, and the amount of meeting and event space.” - Ernie Loeffler, president and CEO of the Fredericksburg Convention and Visitor Bureau By John Egan COURTESY OF THE BECK GROUP

The charming Texas Hill Country destination of Fredericksburg, long beloved for its array of B&Bs and wineries, is getting its first full-fledged destination resort. The $78 million Seven Hills Resort and Conference Center, at U.S. Highway 87 North and U.S. Highway 290 West, will include: • A 150-room, full-service hotel under the upscale Curio Collection by Hilton brand. • A rooftop bar. • A 35,000-square-foot conference center. • A 40,000-square-foot retail and restaurant “village.” • An outdoor amphitheater. • Restoration of the historic Klingelhoefer House. • Nearly a dozen new Sunday Houses, a style of guesthouse common in Fredericksburg. • Construction on the 22-acre project is set to break ground this fall, with the opening slated for early 2020, according to the Austin Business Journal. Ernie Loeffler, president and CEO of the Fredericksburg Convention and Visitor Bureau, says Seven Hills will be one of the largest construction projects ever undertaken in the history of Fredericksburg. “The Seven Hills Resort and Conference Center will significantly strengthen the group-market appeal of Fredericksburg based on room count under one roof, level of service, amenities, and the

amount of meeting and event space,” Loeffler tells CultureMap. “The resort will also be attractive to the leisure travel market as a full-service hotel — a market niche currently missing in Fredericksburg.” Seven Hills Resort and Conference Center is being developed by Houston-based Murphree and Co. The Austin office of The Beck Group will oversee design and construction, according to ABJ, while the Woodlands-based Benchmark Resorts & Hotels will run the hotel and conference center. A 2015 report by hospitality consulting firm HVS noted that while Fredericksburg “enjoys a strong presence in the state tourism market,” it lacks the facilities — namely a conference center — needed to attract group meetings. The report explained that competition for a Fredericksburg conference center would come primarily from hotels in Austin, San Antonio, and San Marcos. “Fredericksburg has several strengths as a group event destination, including its quaint downtown, dining and retail amenities, and natural beauty,” the report said. Despite its charms, an HVS survey of event planners found that nearly 30 percent wanted to host a gathering in Fredericksburg, but the absence of adequate event space deterred them. As such, Fredericksburg loses group-meeting business to other cities in and around the Texas Hill Country, including San Marcos, New Braunfels, Kerrville, and Marble Falls, the report said.

Kuper Sotheby’s International Realty is committed to positively impacting the communities we call home through our Kuper Impact program. Kuper Impact is a yearly charitable program that allows our expectational real estate agents, and the company as a whole, to support local organizations. Kuper Sotheby’s International Realty’s San Antonio and Hill Country offices are excited to announce that we have chosen to partner with the Animal Defense League, while the Austin offices will support Foundation Communities. For every completed transaction, Kuper Sotheby’s International Realty will set aside $5 with the opportunity for agents to match that or donate a different amount. Since launching, Kuper Impact has raised over $75,000 for local charities.

Chartered in 1934, the Animal Defense League is a non-profit organization that is a true no-kill shelter for abandoned, abused, or neglected dogs and cats. “We’re very thankful to Kuper Sotheby’s International Realty for choosing the Animal Defense League of Texas as this year’s Kuper Impact community initiative recipient. Foundation Communities is a local, homegrown nonprofit. They provide affordable, attractive homes and free on-site support services for thousands of families with kids, as well as veterans, seniors, and individuals with disabilities. “We are incredibly grateful for the creative way that Kuper Sotheby’s International Realty has invested in affordable housing for our families and that they’re are able to contribute a small amount with every transaction that adds up to a big impact,” said Walter Moreau, Executive Director for Foundation Communities. 8 COOL SAN ANTONIO ICE CREAM SHOPS FOR BEATING THE SUMMER HEAT O R I G I N A L L Y S E E N O N C U L T U R E M A P. C O M

By Brandon Watson News flash: It’s hot — the kind of South Texas heat that will melt the flip-flops right off your feet. But don’t worry, relief is on its way at these eight great San Antonio ice cream parlors. From a River Walk staple to a perfect paleteria, these cool shops are proof positive that not all heroes wear capes. Some, in fact, wear cones. KUMA - Break up your ice cream routine by trying the bubbly Hong Kong waffle

= cones (gai daan jai) at this tiny Tanglewood charmer. Each Insta-worthy treat is stuffed with colorful scoops ranging from Asian flavors like ube (purple yam) and matcha to crowd-pleasers like chocolate brownie and cookie dough. The real fun begins as you customize your creation with sauces and add-ons like panda cookies, Pocky, fortune cookies, Fruity Pebbles, sprinkles, marshmallows, and buñuelos. The result is a sugar bomb that will make all your followers green with envy.

LICK HONEST ICE CREAMS - With all dairy sourced from McGregor’s Mill King Market

& Creamery and seasonal ingredients harvested from local farms, this adorable Pearl shop is a valentine to Texas. Although known for using unconventional ingredients like cilantro and beets, Lick has plenty of approachable flavors for the whole family like milk chocolate, honey and vanilla bean, and horchata. But the seasonal menus are where Lick really stretches its creative muscles with innovative scoops like honeyed peaches with rosemary; dewberry corn cobbler; and zesty blackberry, lime, and basil.

RIO DE GELATO - Get swept away at this friendly downtown cafe, which offers a

seasonal selection of flavors served in gourmet cones made from scratch. The no-frills shop puts all its effort into what counts — continental coolers like raspberry almond mascarpone, cappuccino, arancini, stracciatella, and biscotti. If you need a little sustenance beforehand, the shop’s thin-crust pizzas and buttery garlic breadsticks are legit.

SUBZERO ICE CREAM - Husband-and-wife founders Jerry and Naomi Hancock may

not have landed a deal when they appeared on Shark Tank, but that didn’t stop their franchise from becoming a runaway hit. Using liquid nitrogen, the shop freezes its ice cream instantly for a smoother, creamier product that is available in a wide variety of flavors mixed with everything from cheesecake bites to peanut butter cups. Best of all, the base is available in low-fat, yogurt, sugarfree, and vegan options to fit almost any diet.

BRINDLE’S AWESOME ICE CREAMS - Taste the rainbow at this colorful Huebner Road

haunt, which features a rotating selection of some of the most vibrant flavors in Alamo City. Try a scoop of gelato in traditional flavors like gianduja (a chocolate hazelnut combo similar to Nutella) and frutti di bosco (mixed berry) or out-ofthe-box options like Guinness chocolate and avocado. If you’re feeling fancy, dive into a strawberry sundae topped with a chocolate drizzle and crunchy pecans.

EL PARAISO - No San Antonio shop is as aptly named as this long-running

paleta palace. Chill out with delectable bars ranging from creamy selections like horchata, vanilla raisin, and coconut to tropical delights like cantaloupe, tamarind, and pineapple. Need something more savory to cut all the sweet? They have you covered with several chili flavored fruit bars and even one made with pickles.

THE HOUSE - What’s better than a frosty bowl of ice cream on a sweltering day?

A frosty bowl of ice cream that has been kicked up with a little booze. Part ice cream parlor and part dive bar, this Southtown hangout is the cure for the summertime blues. We like the Dirty Sailor with chocolate caramel candies in Mexican dark chocolate ice cream and a shot of Sailor Jerry spiced rum. Little ones will rave about zero-proof concoctions like Blutella, which is blueberry ice cream with a Nutella swirl.

JUSTIN’S ICE CREAM COMPANY - This San Antonio institution has been luring tourists

and locals alike to the River Walk since opening in 1981. The reason is the insanely tasty ice cream, made in small batches and mixed by hand. A favorite of young and old, Justin’s serves American classics like banana splits and ice cream floats alongside Italian goodies like affogatos. The mango ice cream is as close to heaven as you’re likely to get in the blistering San Antonio heat.

ARTS SAN ANTONIO’S 2018-19 SEASON FEATURES PIANO POWERHOUSES AND DAZZLING DANCERS O R I G I N A L L Y S E E N O N C U L T U R E M A P. C O M

COURTESY OF ARTS SAN ANTONIO

By Brandon Watson Beginning in September, Arts San Antonio will bring the world to Alamo City, via a killer season — including renowned artists from Mexico, South Africa, and China. To help make the programming more accessible, Arts San Antonio has debuted a new pricing structure this year, which can put tickets in San Antonians’ hands for as little as $17 a month. Director of marketing and artistic administration Jason Irle tells CultureMap that the organization is “excited that anyone from all backgrounds can become a season ticket holder.” The Whole Enchilada package, which includes access to all 13 scheduled performances, can now be bought on a payment plan spread out throughout the season. Arts patrons can also select from a variety of a la carte plans, allowing the choice of any nine, seven, five, or three shows for as low as $61 Arts San Antonio kicks into high gear on September 19 with an intimate performance from jazz pianist Fred Hersch at Trinity University’s Ruth Taylor Recital Hall. The multi-Grammy Award nominee is just coming off winning a recent string of awards, including being recognized as the 2016 Doris Duke Artist, 2016 Jazz Pianist of the Year from the Jazz Journalists Association, and the 2017 Prix Honorem de Jazz from L’Acádemie Charles Cros. (San Antonians can preview his work in a 2016 documentary The Ballad of Fred Hersch, now streaming on Vimeo.) On September 28 and 29, the Ballet Folklorico de Mexico comes to the Lila Cockrell Theatre for two electric evenings of dance. The New Chinese Acrobats follow on October 18 with a gravity-defying show melding ancient tradition with contemporary showmanship. Rounding off the tract is the world-renowned Soweto Gospel Choir on October 25. Irle shares that the ensemble will be performing a program that covers everything from gospel and spirituals to popular music and reggae. The November 16 visit from the Ten Tenors is also a can’t-miss, according to Irle. He says the team had a chance to see the Australian vocal group at Boerne Performing Arts, where they “blew them away.” Other highlights of the season include several concerts for piano lovers. Fans who missed Arts San Antonio’s 2016-17 season finale will be glad to know that powerhouse family act The 5 Browns will ring in the holiday season with a special Christmas concert on December 1. Kenny Broberg, the 2017 Silver Medalist at the Van Cliburn International Piano Competition, comes to the Ruth Taylor Hall for a limited-seating performance on January 25, 2019. And on February 9, 2019, legendary jazz pianist Chucho Valdes and his trio, Jazz Bata, will light up the Laurie. Closing out the blockbuster season on April 4, 2019, is a lively set from Norwegian trumpeter Tine “Tina” Thing Helseth and her 10-piece brass ensemble at Charline McCombs Empire Theatre, as well as a visit from the New York Philharmonic String Quartet at the University of the Incarnate Word Concert Hall.
