In 2004, Rick was recruited by Keller Williams Realty, as the first core agent/investor of the Hollywood Hills office It was there that he founded The Cunningham Group, a real estate team within Keller Williams

In 2005, Rick founded Keller Williams Santa Monica Market Center, which became one of the most successful and fastest-growing in the Keller Williams system Soon after, Rick expanded his enterprise and now has ownership and investments in multiple Keller Williams franchises, with offices in Santa Monica, Brentwood, Oakland, San Francisco, Peninsula Estates, Los Gatos, Carmel and Hawaii

Here is a breakdown of how fast you can go from paying a commission split to keeping your full commission:
- As a new agent, the commission split is 70/30 70% to the agent and 30% to the brokerage.
- When our agents cap, they have the option to advance their commission split based on their production For example: 75/25 or 80/20
- An average new agent with a 70/30 split can cap after closing around $5.5 million in closed transactions and receive 100% commission within their anniversary year.
