Over thirty years ago, my parents, Robert and Virginia Watson, founded Hayden Homes on the belief that homeownership should be within reach for every hardworking man and woman. I lost both my parents in early 2002. I miss them dearly, but their legacy lives on at Hayden Homes. I think about my mother’s spirit of generosity every day, and adhering to her philosophy of giving more than you get.
At Hayden Homes, we build quality homes that transform the lives of our home buyers across the Pacific Northwest, we foster economic development in towns both big and small, and we help to solve the housing availability crisis facing so many communities in our region. We know this is a valuable contribution, but we believe we are so much more. As a gateway to giving, Hayden Homes is building the next generation of givers. A generation that shares our belief that when we Give As You Go™, the world is a better place.
This giving spirit is the inspiration behind First Story, the non-profit I started in 1998, which has since propelled 101 deserving and capable families into homeownership across Oregon, Washington and Idaho. For every Hayden Home that is sold we make a donation. For every paycheck we write to our valued team members, they can choose to make a 100% company-matched donation. And for every year that goes by, we contribute 10 percent of our profits as our commitment to our Give As You Go™ philosophy.
I hope many things for this company, but most of all, I hope that Hayden Homes becomes a company that is synonymous with giving and inspires others to do the same. Not for the accolades or recognition, but because we’ll have lived up to that tenet that it’s up to all of us to give more than we get. And when that happens, I hope you’ll join me in hoisting a glass and offering a rousing cheer of, “Thank you, Virginia.”

Hayden Homes launched Simplicity by Hayden Homes in 2009 to provide an alternative for home buyers who owned their land but found that many custom home builders were out of their price range. Due to Hayden Homes’ buying power, Simplicity by Hayden Homes is able to offer a home for far less than the competition. Today, Simplicity by Hayden Homes will build a custom home or an established Hayden Homes plan on your land, filling the need for a cost-effective general contractor. Simplicity is the largest stick-built workforce housing builder in Washington State for corporations or farmers needing a solution to house their seasonal workforce, having provided over 3,700 beds. Hayden Homes launched WiseSize Homes in 2013 to provide an alternative to large living. With home plans ranging from 400 - 880 sq ft., these stick-built homes constructed on foundations meet city and state building requirements allowing them to be constructed anywhere Simplicity by Hayden Homes builds. Each carefully considered design decision is made to emphasize quality of life over total square footage. These homes can be built as an additional dwelling unit, a mother-in law quarters in your backyard, a remote cabin in the woods or as a community of “for rent” or “for sale” investment properties. Home building is a springboard that allows us to do so much more. It’s a launching pad for families to build wealth for their children’s futures, it’s the opportunity to solve the housing shortage hurting so many communities across the Northwest, and it’s a gateway to giving. Through our work, we’re creating the next generation of givers across the Northwest.
Every Home Purchase Sparks a Donation: Every time a Hayden Home is sold, 1/8th of 1% of the sale price is donated to First Story, a non-profit founded by Hayden Homes. On the initial sale, Hayden Homes pays the donation in our new homeowner’s name. For the perpetual life of the home, the current homeowner pays the donation for the next homeowner each time the home sells. In 2021, Hayden Homes paid forward $745,000. To date, $4.8M has been contributed to First Story through the charitable covenant.
Team Member Donations: Hayden Homes team members give generously to First Story through a regular payroll deduction, which is matched 100 percent by the company. Over $1,150,000 has been contributed to date.
Paid Volunteer Time: Since 2017, every team member is encouraged to personally give to their community through 16 hours of paid volunteer time. A total of $65,613 in wages and 2,152 hours have been donated in our communities through volunteer time contributed by our employees.
We Engage Our Partners: Our trade and supply industry partners regularly donate to First Story in the form of in-kind donations and services valued at $2.5 million.
In 2021, we were honored to surprise The Giving Plate with a $75,000 donation in support of their mission of feeding our neighbors in need. Additionally, our team members volunteer at The Giving Plate each Tuesday, averaging 1,000-1,500 bags of food assembled per month for kids in our community. We see firsthand that many in our own community are facing hunger and food insecurity every day and what a vital resource The Giving Plate is to ensure our community has access to food and nutrition. Hayden Homes is grateful for the work that our community partners, like The Giving Plate, do each day. We believe the best way to truly thank them is to reflect on our relationship and expand the shared values that help us build a strong community, together.
Hayden Homes had the privilege to serve as both a financial contributor, as well as a general contractor on a project to house homeless veterans, called Veterans Village, which was officially complete in November 2021. The Village includes 15 units and a central community building for Veterans. The community building serves as a place that Veterans can prepare meals, shower and socialize while receiving mental health and support services designed to help them break the cycle of homelessness. The hope for this project is that it can serve as a model to help address homeless issues in our community, while giving back to help our Veterans who dedicated themselves to our country.

Behind every name of the 101 First Story families is a real story, the tale of hardworking individuals ready for homeownership. A family ready to leave the government assistance programs behind, ready to end the years of renting and ready to embark on a life of dependency-free living. They are looking for more than a handout. They are ready to write their own story as the rulers of their own destiny through homeownership.
To make this happen, First Story, a non-profit founded by Hayden Homes in 1998, provides a 30 year, zero-interest loan that requires no down payment or credit score. First Story collaborates with Hayden Homes to build a new home integrated in a Hayden Homes community. Trade and supply partners contribute materials, labor and services to help build each First Story home. Qualifying families must successfully complete a financial management and homeownership course to help ensure their success once they’ve received the keys to their new home.
First Story provides a zero-down, no interest, 30-year loan for a newly built Hayden Home to a deserving and capable family, integrated into a Hayden Home neighborhood.
When a family is ready to sell, First Story buys back the home at market value and splits the equity of the home, returning 100% of the principle payments to the owner. First Story then collaborates with Hayden Homes to refurbish the home and sell it to another deserving First Story family.
This work is done with zero subsidies from the government. First Story is funded 100 percent by private donations.
And the giving continues; First Story donates annually to community organizations and non-profits in each of the communities where Hayden Homes builds, reinvesting the charitable fees collected into the counties in which the home has sold. $1.86 million has been donated to date.
Embracing the Give As You Go™ philosophy, in 2008, our foundation was established committing 10 percent of the company’s profits annually to ensure that Virginia’s philosophy of giving more than you get is achieved for generations to come.
