property investors in a down market Investing in property should be a real consideration especially when the South African rental market demand is expected to increase due to fewer buyers entering the market, says Praven Subbramoney, CEO of FNB Private Bank Lending.

In addition to affordable lock-up-and go properties, there are other ‘non-traditional’ residential properties which can be considered, including student accommodation and retirement properties. If properly managed, such properties can prove quite profitable in the long run.

He says property investment can take different forms and building a rental portfolio can be as simple as acquiring property that will generate regular income while growing in value over time. “Investors can also venture into local and offshore properties or listed property shares. It all depends on individual circumstances, affordability and risk appetite.”

Of course there are certain conditions which need to be met if an investment property is going to pay off, especially in an increasing interest rate environment which could erode rental yields. Basics such as: the location, quality of the construction, cost of servicing and maintenance, surrounding amenities, prospective property demand as well as historic and projected property price growth all need to be carefully considered.

Based on current trends, investors may be encouraged to look into rental property as an investment since demand for rental properties is projected to increase, predominantly within the entry-level residential sector where many first time buyers might find it more difficult to qualify for bonds.

The Income Tax Act affords small businesses a number of tax benefits, such as a lower rate of income tax, as compared to normal companies, as well as accelerated wear and tear rates on assets.

Tax benefits are only available to small businesses that meet the qualifying criteria prescribed in section 12E of the Income Tax Act. These criteria are:

Minister of Finance, Pravin Gordhan’s 2016 Budget Speech was viewed in a positive light by most economists. One particularly pleasing aspect of the minister’s budget was the considerable emphasis that he placed on economic growth. Small businesses are viewed by Government as one of, if not the most, important building blocks of our economy, particularly because of their ability to generate employment. According to Statistics SA the unemployment rate, as at the third quarter of 2015, was 25.5% and therefore it is up to Government to support small businesses by easing regulatory burdens and, most importantly, by providing financial relief through tax benefits.

A gross income for the year of assessment that does not exceed R14 million; None of the shareholders or members, during the year of assessment, must have held shares or had any interest in the equity of another company (other than a company listed on a stock exchange, any unit portfolio, share block company, a co-operative or any friendly society); The total receipts and accruals and capital gains of the business must not comprise more than 20% of investment income and of income generated from the rendering of a personal service; and The business must not be a personal service provider as defined by the Income Tax Act.

So what benefits are there for small businesses? In the 2016 Budget Speech Minister Gordhan announced that R475 million has been allocated to the development of small businesses. Although the Minister did not greatly increase the benefits already afforded to small businesses, he did retain the concessions that have previously been granted, one of which is that small businesses are afforded a tax-free portion of R75 000 of their taxable income. If you are a small business owner, of if you intend starting up a small business, make sure that you know what criteria you need to meet in order to take advantage of the benefits that Government has made available to you.
