Property Investments in Europe The unexpected outcome of the Brexit vote has made the world feel like a more uncertain and unstable place, according to Sandra Woest, senior manager at the South African office of Henley & Partners, a global firm specialising in residence and citizenship planning. It

highlights for South Africans that unforeseen change can affect family and business, and so a long-term sustainability strategy becomes even more important. This is why many wealthy South Africans are looking for ways to diversify their investments and build up a citizenship portfolio. One of the ways they are doing this is to invest in property or businesses in certain countries in the European Union (EU). Buying a property is a hedge against future losses in the value of the Rand, since your Rand investment becomes an asset you could later dispose of in the stronger Euro. And if you buy the property in an EU state that also offers residence or citizenship-by-investment programmes, you may acquire full EU citizenship rights. The EU rights are really valuable: travel is far easier, there is the possibility of greater educational opportunities for your children at leading European institutions, and greater freedom of settlement should your children wish to work elsewhere. Three EU countries offer such programmes – Portugal, Malta and Cyprus – and all involve the investment of funds in fixed property. Portugal’s Golden Visa Programme allows property owners the benefits of residence rights, which may include a different lifestyle in another country, and the insurance of a second home in a safe haven in the event of political instability in your home country.

Malta and Cyprus also have programmes that provide for the acquisition of citizenship. Woest says: “The weakness in the European property market following the financial crisis of 2008 is now largely over. Portugal and Malta, in particular, have shown steady recovery since 2012. This is clear from the many new property developments under construction in both countries, as well as the levels of activity among local buyers and the popularity of apartments among foreign buyers. “In Malta, in particular, a shortage of high-end property in recent months means that when new developments launch, they quickly sell off plan.

“The economic future looks particularly rosy for Malta, where major development is happening – it is undergoing a so-called Dubaiification process, with significant investment coming in. All this bodes well for the future of the property market,” says Woest. The potential risk of buying property in these countries is limited in that investors aren’t compelled to retain property in return for the residence or citizenship rights. The Cyprus programme, for instance, requires that the investment be held for at least three years, after which it can be liquidated. This flexibility is useful since it allows you to select whatever investment looks most attractive once the three-year period is up. In addition, if that requirement is met, the citizenship rights remain for life and can be passed on to your children. All in all, buying property in Europe may be the way to open doors if you are keen to acquire a second passport and the benefits that go with that.

Don’t ignore the floors. At the bare minimum, ensure all floors have been thoroughly cleaned and the carpets steam cleaned, but with older homes it’s worth considering having wooden floors refinished and carpets or rugs replaced. You may not notice your floors anymore, but buyers will immediately spot them if they are shabby or stained.

But, if you’re hoping for a quick sale at a good price, especially during an economic downturn, then a little more effort is required for the most critical part of the sale process – show day – when a negative first impression can knock down your eventual sale price.

Disguise awkward areas. It’s impossible to hide the cupboard under the stairs or the odd alcove in the study but you can show how they can be put to use best. By setting up a small work station in the alcove or putting up shelving for storage in the small cupboard, you can turn the disadvantages into interesting selling points.

Sandy Geffen, executive director of Lew Geffen Sotheby’s International Realty, says that sellers who effectively ‘stage’ their homes are far more likely to sell their properties faster and achieve a higher price.

Create a positive mood. Dark gloomy rooms are very uninviting, so turn on all your lights, especially if your home doesn’t have an open plan living area. Open all the curtains and blinds.

“It’s important to remember that the decision to buy a home is strongly influenced by emotion, so it’s essential to engage buyers emotionally by highlighting your home’s best features and making it as appealing as possible.�

Style your dining room table. The dining room is often overlooked when decorating the home and if the table is used regularly it is often bare and uninviting between meals. Add a colourful runner topped with a small fresh flower arrangement, attractive pottery dish or fruit bowl for an eye-catching yet neutral effect.

This is not always easy to do because, after years of living in a home, we no longer view it objectively and tend to be oblivious to the flaws and general clutter of our daily lives. Geffen says that sellers can effectively prepare for a show day without too much effort if they follow a few simple guidelines and implement the following tips. De-personalise. Though your home shouldn’t look unlived in and impersonal it’s important for buyers to be able to imagine the space as their own. Pack away all the personal knick-knacks such as kid’s drawings on the fridge, memorabilia and kitsch ornaments, but do modernise frames of family pictures and keep those on display, because they make a home feel warm.

De-clutter. Too many beauty products cluttered around a basin or shower stall and small kitchen appliances piled on kitchen shelves can make a room seem smaller and less attractive, as can messy countertops which are found in most homes.

Inviting entrance. Whether you have a small porch, a spacious patio or even just a doorstep, a new welcome mat and an attractive potted plant or two will set the tone before prospective buyers even step through the door.

Kerb appeal. Unless your property is an apartment, the buyers’ very first impression of your home is formed when they get out of the car and overgrown grass on the pavement, a broken or rusting gate or a wall in need of paint will be the first things they see. Says Geffen: “The most often overlooked area in the spruce-up process is the property’s entrance – from the pavement and garden gate to the front door, where potential buyers may even spend time waiting for the agent with nothing to do but scrutinise the view presented to them. “Regardless of how much effort you have made inside the house, if the buyers’ impression is negative from the start, you’re already at a disadvantage.�

Remove sight-line impairments: Take a good look around each room to see what first attracts the eye and possibly detracts from the room’s appeal. Randomly placed objects which are out of place in their surroundings or imperfections like chipped paint or dying plants should not be the first thing to catch the eye. If removal isn’t an option, most imperfections can be disguised. For instance, older furniture can be downplayed by buying colourful new scatter cushions or throws.

As most people buy or sell properties only a handful of times in a lifetime, it can be a daunting process involving reams of legally binding documents and many unfamiliar processes to navigate before a sale is concluded.

De-odorise. Unpleasant or strong odours can easily discourage the keenest of buyers. Although the owner may have become immune to the smell their pets have embedded in their home, remaining cooking aromas or the lingering fug of cigarette smoke, anyone else opening the door will be aware of it immediately. A spray of air fresher is seldom effective and more drastic measures like replacing carpets may be necessary but it is worth the effort and expense. A nifty trick is to microwave a small dish of vanilla 20 minutes before show time and place it in a strategic but out of sight place.

Geffen says this is where an experienced and knowledgeable agent from a reputable agency is invaluable, as they should be able to guide the seller throughout the process, and offer sound advice on all aspects of the sale, including how best to stage a home for viewing.

EMBRASSING WOMEN IN THE WORKPLACE As we commemorate Women's Day in South Africa, it is vital to remember why the 9th of August is so important. This is the anniversary of a remarkable demonstration that took place in 1956 - when 20,000 women marched to the Union Buildings in Pretoria led by legendary activists and leaders such as Lilian Ngoyi, Helen Joseph, Albertina Sisulu and Sophia Williams-De Bruyn. They left bundles of petitions containing more than 100,000 signatures at the doors of the Prime Minister's office. Their ground-breaking protest also involved standing silently for 30 minutes, many with their children on their backs. And in contrast, raising their tens of thousands of voices to sing a protest song that was composed in honour of the occasion: Wathint'AbafaziWathint'imbokodo - 'now you have touched the women, you have struck a rock'.

Women are naturally more nurturing than their male colleagues and this should not be seen as a weakness in the workplace. As South Africa develops, so too should the workplace, in order to accommodate the nurturing but strong-willed nature of women.
