It may be easier than you think to become a property investor, says Gerhard Kotzé, new MD of the RealNet estate agency group, by hanging on to your existing home instead of selling it when you need to move. For some people, letting the property might actually make more sense than selling it, especially if they have already paid off most or all of the bond and are heading for retirement. In such instances, they might well be able to rent it for an amount that would more than cover the remaining monthly bond repayment, while simultaneously hanging onto an asset that is not only appreciating but could generate an additional income for them in retirement.

Rental demand However, before you decide to let your home, you will need to make very sure that there is good demand for rental properties in your area. Your best way is to check with a reputable rental agent who can give you the statistics for the neighbourhood, and suggest a market-related rental to charge. You will then be able to see if this would cover your bond instalment and preferably give you an extra amount each month for the rates on the property, as well as the regular

maintenance and running repairs that are necessary if you want to hang onto good tenants. Kotzé says you will need to work out if you are in a financial position to keep your existing home and buy a new one at the same time. “At the very least you will need to have a clean credit record and enough savings to cover a deposit on the new home as well as the transfer and legal costs, but once again, it is a good idea to seek professional advice on this issue, from a good mortgage originator and your financial planner.

Tax implications You should also check out the tax implications, as you will need to pay tax on the rental income and possibly capital gains tax if you later decide to sell the property after all. Prospective landlords need to be wary of dishonest or unreliable tenants, and make sure they do a full credit, reference and employment check before they hand anyone the keys to their property. Your best bet is to appoint an experienced rental agent to help you find good tenants, ensure that your lease documentation is all fully compliant with the relevant legislation, collect the rent and manage the property. Hilton Worldwide has announced new properties and extensions in three African countries at the African Hotel Investment Forum (AHIF), continuing its commitment to expanding across the continent and doubling its footprint from 39 hotel to more than 80 in the next 3-5 years. Among the new hotels agreed is Africa’s first modular build hotel, the 280 guestroom Hilton Garden Inn in the Ghanaian capital of Accra, a concept that Hilton first premiered in 2014 through a partnership with CIMC Modular Building Systems. Other deals see the creation of Africa’s tallest hotel in Nairobi, while Hilton builds on its industry leading airport hotel legacy with an extension to the recently signed Legend Curio at Lagos Airport. Hilton will manage all three properties as it continues to expand its managed hotel portfolio.

The best way to start is to write or type out a heading which sets out your full names and identity number (in this way there is no doubt as to whose will it is) and the fact that it is your will. It can really be quite simple: “This is the last will and testament of me, Jane Smith Identity Number 123456 7789 000, unmarried” It is a good idea to include your marital status because of the important consequences it has on the administration of your estate as we discussed last week. The next thing you should do is nominate the person you want to administer your estate after your death. If the value of your estate is less than R250,000.00 the Master of the High Court should appoint this person to be the representative of your estate. You can choose anyone, but it should be someone you trust and who is capable of doing the practical things which need to be done such as closing bank accounts and paying any outstanding bills. If the value of your estate is more than R250,000.00 then bear in mind that Mater of the High Court will not appoint an inexperienced or

Before you begin writing out the provisions of your will I must caution you that it is extremely important for you to use the correct words. There are some words you may use thinking they mean one thing, when in fact legislation and case law have given those every-day words a different meaning when they are in a will. I will finish off this week’s article by leaving you with a dictionary of words commonly used in wills, and their special meanings.

In certain circumstances the word can even include grandchildren. If your will contains the following clause: “I leave my estate to all my children.” and one of your children die before you, the children of that child (your grandchildren) will inherit in his or her place if you have not specified something different in your will. Remember this includes your adopted and illegitimate grandchildren.

Issue This term is commonly used in wills and refers to all your descendants, in other words your children, their children and their children’s’ children.

Next of kin or nearest relation If the wording in your will is vague e.g. “I leave my estate to my next of kin” or “I leave my estate to my nearest relations” this is interpreted to mean your intestate heirs.

Husband, wife, spouse If you use one of the above words but do write down the person’s name, then it might be interpreted to include only a person you are legally married to. I refer you back to last week’s article and caution that it is best to be clear and include the person’s name in your will.

Cash, money and investments The words cash and money have the same meaning. If a clause in your will reads “I leave my money to my daughter Jane” or “I leave my cash to my daughter Jane” it means the same thing and includes the cash or money found in your wallet or around your home, as well as the funds in your current bank account. It does not include any of your investments such as a fixed, term or notice deposit accounts.
