How to afford a home loan on a single income

Being on the market is never easy. But, if you stay focused, you won’t be on the market for long – well, at least not when it comes to property. Many believe that owning property on a single income just is not possible. But, the over 40,000 single females and over 35,000 single males who have already purchased property across South Africa in 2018 will beg to differ. While it might be trickier to qualify for the necessary financing on just one salary, it is still very much possible. Here are a few tips on how to work around the challenges of owning property on a single income:

Pick Your Policies Many first-time buyers are unaware that simply having the available funds does not grant instant access to a home loan. To qualify at most financial institutions, the main applicant will need to have a life insurance policy, with some institutions even going so far as to specify additional disability cover. This additional monthly expense can be a frustrating drain on a single income household, especially if you don’t have any dependants to provide for after your untimely death. But, banks need these policies as surety that the outstanding amount will be paid no matter what may happen during the lending term. Single income buyers will need to bite the bullet on this one and factor in this additional monthly expense when budgeting for their home loan.

Keeping your home flu free in the colder months. As the weather turns and gets colder, many will be focusing their attention on preparing for winter and staying germ-free during the flu season. Apart from getting vaccinated from the flu virus and the time-honoured tactic of washing hands well and often, there are other ways that homeowners can keep their home from serving as a breeding ground for colds and flu. Here are a few simples tips to keep homes healthy during the colder seasons: Change your fixtures

There are certain metals such as copper, aluminium, lead, iron and silver that are all antimicrobial, which means that they actively kill bacteria. Of all the metals, brass is the most effective at kill germs. Considering that doorknobs are a common gathering place for germs and bacteria, changing to brass ones will not only add to the look of the home but also act as an effective strategy for keeping the home flu-free.

Pay attention to germ hot spots

Aside from door handles, there are several other germ hot spots throughout the home such as the kitchen sink, counter tops, phones, the remote controls, the fridge door, toilet handles, children’s toys and anything else that is frequently used. The influenza virus spreads through touching something that a person with the virus has been in contact with or sneezed on, so it is vital that these objects are cleaned regularly with an antibacterial solution or wipe. Keeping antibacterial wipes in several locations throughout the home will increase the likelihood of the occupants using them. Place items in the washer

Although wiping an item down is an effective way of cleaning it, placing it in the dishwasher is a method that is far more effective and much more efficient at killing germs. It is a great way to frequently disinfect children’s toys and dog toys. Keep in mind that not all items will be dishwasher safe. Replace or wash sponges and cleaning tools regularly How often something gets cleaned will be meaningless if the sponge, mop or rag used to clean it with is filthy. These items hold onto a host of germs so should either be washed or replaced on a regular basis. Unless sanitised between uses, a dirty mop will simply spread the germs faster. Some of the tidiest homes could have the highest number of germs because the cleaning tools are not cleaned between uses. Placing a sponge in the microwave

for two minutes or running it through a dishwasher cycle will help to kill any festering colonies of germs between uses. Humidify

Viruses thrive in dry air. Scientific research has shown that humidity can make it much harder for viruses to multiply. Studies showed that homes that kept humidity levels at between 40% and 60% had far less airborne flu viruses floating around. A humidifier can reduce airborne flu virus particles by as much as 30%, but it is important to remember that a humidifier can also be a breeding ground for bacteria if not cleaned regularly. Wash linens often

Ideally, bed linens should be washed at least once a week to get rid of any lingering germs in the bedroom. Germs can build up on blankets and sheets, affecting home occupants while they sleep. It is also advisable to frequently wash other linens used around the home as well, such as throws and towels. While these tips will not completely eradicate the risk of the home’s occupants getting a cold or the flu, they will significantly reduce the chances. - What constitutes a nuisance

Today one often hears of complaints of nuisances to one’s property whether residential or commercial. However, what exactly does the law recognize as a nuisance, and what are the possible remedies available? This article will briefly explore what constitutes a nuisance and the requirements. A nuisance can be defined as any form of interference or encroachment on a person’s right to the use and enjoyment of their property, particularly immovable property. Examples of these encroachments can include noise, pollution or physical obstructions such as tree roots. Our Courts have, however, qualified this definition insofar as a “nuisance” must be reasonable and the inconvenience must be material: “more than fanciful, more than one of mere delicacy or fastidiousness; that it was inconvenience materially interfering with the ordinary comfort, physically, of human existence, not merely according to elegant or dainty modes and habits of living, but according to plain and sober and simple notions.” Furthermore, although there is no decisive definition of a nuisance it should be noted that in some cases, there may be clear rules or regulations which set out what may be nuisance, such as in a Sectional

Title Scheme or Home Owners Association. Test for reasonableness As a point of departure, the law essentially looks at what is considered a reasonable encroachment as there is generally no hard and fast rule. Reasonableness involves the balancing on the one hand of a person’s right to the use and enjoyment of their property against the rights of the other party on the other hand. However, a Court will consider various factors in considering what is reasonable:

Practicality of reducing the harmful effects; and 7. Least restrictive means to rectify the situation. The above are not rules or requirements, but rather intended as guidelines. However, it is

Generally, the most common remedy to nuisance is to interdict the person causing it, thereby prohibiting the conduct. However, an interdict may only be used where there are no other possible remedies available. Another alternative remedy is one for damages, if applicable and property damage has been sustained as a result of the nuisance. Nuisances can vary greatly and are dependent on the subjective circumstances of the property owner. However, in order to be actionable, it must be an objectively material infringement. Thus, it is ideal to try and resolve such disputes amicably between the parties. Litigation is both time consuming and costly and should be utilised as a last resort.
