On a different subject – bridging finance… Anyone who has registered a bond, or bought & sold a property recently will have experienced the delays / extended period of 60 – 90 days which it takes for a transfer or bond to be registered in the deeds office. If you are selling a residential or commercial property, having a new or further bond registered over your property or if you are switching bonds and you are unable to wait for registration of transfer in order to realise the proceeds of that transaction, you could consider bridging finance. Bridging finance allows purchasers or sellers to have access to cash before the registration and transfer process has been completed. The seller is able to use the funds to pay outstanding rates and taxes, for example. Bridging finance can be a useful tool to help you out of a ‘catch-22’ situation, like having to wait for the profit of the sale of your house to pay the registration and transfer costs of your new home. This type of finance can be expensive, and it is important that you properly understand all the costs involved. Find out if there are administrative costs, what the interest rate is and so on. In most cases, the lending institutions will loan up to 80% of the surplus money you will receive from the sale of your property. Speak to your Estate Agent or Attorney who should be able to point you in the right direction…
