a X{ome or Business? Questions You Slzould Ask An Sewage Disposal When purchasing a home or business it is important to inquire about the sewags disposai system on the properly. The following are suggested questions to ask the owner before you buy.
" o
o
o "o e o o o n , e '.
What type of sewage disposal system serves the property, a municipal sewer system or a septic system? (Ifthere is running water in the sfruchrq it must have one or the other.) Note: If the property is served by a municipal sewer systexo, you usually don't need to inguire fi:rther. Is the lot part ofa state approved subdivision? Ifso, try to get the subdivision approval number. If the lot was created prior to 1967 , there will be no.state approval for the subdivision since the state approval program was not imptemented until July i, 1967. This may affect the marketability and development potentiai of a lot. For previously developed lots, it may prohibit firrther expansion or
coaversion
t
Has the septic system received both state approvals for consmrcfion and operation? If so, does the owner have a copy ofthe approved plans, or the constrrrction approval and approval for operation numbers? Flease note: Ifthe lot has questionable characteristics such as ledge outcrops or steep siopes, it is stongly advised to have a site assessment performed by a permitted septic system designer. Does the numba' of bedrooms on the approval match the number of bedroorns in the house? (There is no problem if there is less than the approved number of bedrooms.) Where the system located is, in parlicular, where is the tank clean-out located? How old is the septic system? When was the last time the tank was pumped? (This becomes particularly important if a garbage disposai has been used.) Do you have a maiatenance record for the system? (W'hile a maintenance record is not required, it is a good idea to get one if possible.) l{as the system ever failed, or are there signs offaiiure like soggy grass or odor? What tytrre'of water supply serves the structtue, municipal water supply or weil? If tlere is a well, whele is it located? Is the well a dug well or a drilled weli? ls the well properly sealed? t{as the weli water ever been tested? If so, when? What wsre the results? Has the well ever been disinfected? If so, when?

Primary Structures: Primary strustures are typically the residential dwelling and include all attached decks and porches. The primary structure setback is 50 feet from the reference line.
I
Accessory Structures: Accessory structures include parking areas, patios, sheds, gazebos and retaining walls. Accessory structures must be setback at least 20 feet from the reieience line, When planning to construct a new accessory structure, alwayS refer to the Accessoi'y Sti-ucture fact slreet.

Septic Systems: Septic system setbacks are based on soil types. At a minimum, all new septic systems must achieve at least a 75 foot setback from the referei:ce line, Replacement septic systems must meet the septic system setback requirements to the greatest extent practicable. lmpervious sur=iaces are modified surfaces that cannot effectively absorb or inflltrate water. lmpervious surface .include, but are not limited to: the roofs of structures, deck, patios and paved, gravel or crushed stone driveway and parking areas.
