Boathouse

Much of the intrigue associated with the boathouses that dot the shorelines of NH’s lakes and their islands has to do with wondering what’s inside. Whether they are new and elegant or old and full or character, large or small. Stylish or rustic, these boathouses are mysterious to those who cruise by them. With the enactment of New Hampshire’s 2008 Shoreline Protection Act, boathouses have become an endangered species. Very few new structures are allowed, and restrictions have seen placed on existing structures that may require maintenance or modification. This resorts 20’x40’ boathouse has been maintained just as well as the rest of the property. Fit your 24 foot long boat inside for protection from the sun in the summer and store it inside all winter long. All the boathouse windows have been replaced and the roof has recently been redone. Inside enjoy a room for storage and changing. Also inside is a work bench for all ones maintenance tools. While you sun bathe on the Trex decking perimeter, enjoy the outdoor sound system and at night as you come in off the boat from dinner enjoy the comfort of outdoor light sensors to light your way home.

Memories Favorite Features of the Property & House: We love morning coffee on the screen porch while watching the calm waters of the lake. In the evenings we enjoy sipping Baileys Irish Cream from Adirondack chairs on the beach. Great memories were made taking the kids tubing and waterskiing behind the boat on hot sunny days. Sunset cruises around the lake at dusk as loons called over the calm waters was always a tradition. The great part was entertaining by the water or up on the porch. Plenty of room for a big bbq and the sandy waters was always great for everyone of all ages to easily go in and out of the water. We love being a short distance to town by car whether it be for dinner or a quick trip to the ice cream parlor in downtown. We are seconds to the grocery store and less than ten minutes to the shops and restaurants in downtown Meredith. Night fires in either of the two chimenea's is always a great time, making s'mores and going for night swims was always a tradition.

Favorite Features of the Neighborhood: First and foremost we enjoy the location of the house, providing exceptional privacy. We have beautiful pines that create great shaded areas to read a book or take an afternoon nap, but also many sun soaked areas for sun bathing. Walks up town for ice cream or a sandwich is just a short stroll up the road. The neighborhood has many year-round residences who are avid walkers and bikers along the paved road. The conservation land across the road creates even more privacy for us from the back of the property. Mondays are always a treat when the Mt. Washington comes to visit twice to pick up visitors. Running out to the dock or raft and waving always gets an acknowledgement from the Captains boat horn. Destination boating is always a great time, whether we take our time and putt putt over to weirs or a cruise over to downtown Meredith. We enjoy going over to the neighboring cove, Blackey’s Cove, to do our watersports where it is always a calm, glass-like water kind of day. Sitting on the dock and overlooking the bay and watching the cows across the way at the farm travel up and down as the day goes on.

The Little Things

”Sitting on the swim raft watching the 4th of July fireworks from the barge in the bay"

“Ping pong tournaments out on the porch on a rainy summer day”

”The jump and dive competitions off the boathouse dock and swimming raft"

”Kayak and canoe adventures down to one mile island and across the bay through the channel around half mile island"

New Hampshire’s largest and most famous lake, Winnipesaukee has been a tourist destination for more than a century. The Native American name for the lake means either “smile of the Great Spirit” or “beautiful water in a high place.” The third largest body of water in New England, it is surrounded by three mountain ranges. The wooded shoreline and crystal water of this spring fed lake make it a popular summer destination. It is one of the best lake trout and salmon fishing waters in New England, and is ringed with numerous villages and towns that offer everything from boardwalks and waterslides to public beaches and art galleries. All communities have public parks and docks.
