MORISSET COMMUNITY HUB BAWARRAMALANG


DESIGN PRINCIPLES Building massing to reflect general intent of DCP Part 10 Morisset Town Centre - modified to reflect retention of Memorial Hall.

Maximize parking efficiency and minimize cost through large single level of parking.

Seek dispensation on DCP parking requirements.

Consolidate building bulk to Station and Dora Streets and limit over-shadowing of outdoor spaces.

Retain as many of the High and Moderate value trees as possible.

Create a new upper Town Square and entry plaza on the Station/Dora Street corner. Create a strong Civic presence.

Push for new pedestrian crossing to consolidate importance of Community Hub and create better linkage to Morisset Station.

Main entry to the Library and Community Hub to be from Dora Street.

Provide a single central lift core that incorporates an accessible path of travel from Dora Street to Yambo Street. Core lobby to have direct access to public space.

Maximize active frontages to Dora Street, Yambo Street and any public plaza. Cafe or similar retail outlets should be part of mix.

Create a lower Town Square and green space facing Yambo Street that incorporate existing trees and levels.

Upgrade streetscape to Dora, Station and Yambo Street with consistent street trees and paving treatment.

Allow for future potential pedestrian link from Dora Street as indicated in DCP Part 10 Morisset Town Centre.

Do not incorporate one-way vehicle lane from Short Street to Station Street in indicated DCP Part 10 Morisset Town Centre.

Create additional floor area to be leased as commercial in the short term - could be incorporated into Community Hub at later date as needs expand.

Explore opportunities for active roof terraces with views to Watagan Mountain Range combined with green roofs to reduce heat load.
