Welcome to the Lake! The Meredith Family Compound was created on the Jockey Cove end of Sewall Road in Wolfeboro, New Hampshire over the last 30 years, by Sheila and Dave Meredith. Ok, they built it with a lot of input from their extended family, and a lot of help from an exceptionally talented group of architects and local trades’ artisans. Their Vision was to create a place where their family, and extended family, could gather, grow together and bond. The property is located on 2+ acres of land, with 400+ feet of shoreline on Jockey Cove (Lake Winnipesaukee). The Compound includes: • the original (circa 1904) Cookhouse (all 32 square feet), which now serves as a play house for the kids, • the original camp, now converted into TreeMoonDus, a 5000+ foot Adirondack-style Home (featured on the cover of Architectural Digest in August 1986), which takes care of the younger families and those with more “active” kids. It’s an architectural treasure trove. • Grampa’s House was built in 1998 for Grandpa, and his brother-in-law. In 2500 feet on two floors, it provides completely separate living quarters for both sets of grandparents (if you like) or any other group you might want to keep somewhat separated, • the Lake House offers 6000+ feet of architectural splendor carried out by local craftsmen to standards unsurpassed anywhere on the Lake (completed in 2002, and refined over the ensuing years) • The Original Boat House, built in 1985 gives birth to two 30+ boats with an over-the-bay loft providing 600 sq. ft. of gaming space above (the teenagers love it), • the New Lake House Boathouse, built in 2001, accommodates two more 30+ foot boats (no, no loft above), with a perched sand beach and granite steps down to the sand bottom lake • two, 2-car Garages, one at TreeMoonDus (with a storage loft above and a 500 sq. ft. room below for tractors, water toys, exercise equipment, or just more storage, at ground-level which is Lake-level below); the other Garage is attached to the Lake House and with space for extra refrigerators, firewood, supplies and a potting room/garden room for necessary flower arrangements), and • The Studio, a three story “barn” complete with 3,000 pound freight elevator which currently serves as a woodworking and metal shop, but could easily be converted into a painter’s studio, a potter’s throw, or a small community center. Yes, perhaps a theater, but then again, there already is one of those in the lower level of the Lake House. • Adjacency to the 176 acre Sewall Woods conservation land trust (right across Sewall Road) with miles of nature walks and cross country skiing. The Compound has a curving shoreline with exposures to the south and to the south west, providing superb privacy and protection from the sometimes more challenging waters of Lake Winnipesaukee’s “Broads”. It also provides easy access to the further reaches of the Lake and points beyond including downtown Wolfeboro Bay (less than a two mile walk). Year round, the Sunsets are incredible. And the landscaping at the Compound respects Nature’s request for privacy and preservation, while honoring the granite which has given character to the State of New Hampshire and its residents. The stonework and water-features and gardens are impressive. The Compound is a place for both active family interaction, and quiet solitude – two blessings that are hard to find in one place.

Why Wolfeboro….. Why Lake Winnipesaukee? Rich History Wolfeboro, New Hampshire, “The Oldest Summer Resort” in America. Governor John Wentworth... Wolfeboro's claim to fame as the oldest summer resort in America is based on the building of a large summer mansion on the shores of Lake Wentworth in 1771 by Colonial Governor John Wentworth. Wolfeboro is over 250 years old, however looking at past photos you will see the town remains the same. Wolfeboro is a traditional walking downtown with local artisan galleries, gift shops and nice restaurants. Wolfeboro is the quintessential New England town.

Easy access Wolfeboro is only two hours from Boston’s Logan International airport and is an hour and twenty minutes from Manchester Airport which services most major carriers. The local airport located Laconia (KLCI) is just a half hour away. KLCI is a full-service airport, with two FBOs on site, maintenance facilities, hangars, rental car agencies, and flight planning facilities, including WSI PilotBrief weather terminals and more.

Lake Winnipesaukee Lake Winnipesaukee is one of the nation’s best kept secrets. The lake itself is over 44,000 acres of crystal clear spring feed water. Eight towns surround the lake, all with their own charm and and public docking. Waterskiing, diving, kayaking, sailing, motor boating, swimming are all activities enjoyed by home owners around the lake.

With no income or sales tax, there is a lot to like in this wonderful area.

430 Sewall: “The Lake House” The final parcel of land became available from the Schleibus Family in 1999, and Sheila could not resist. Plans went through several architects, each improving on the other, until they were turned over to a protégé of David Sellers, who was practicing in San Francisco at the time. Gunnar Hubbard had actually worked on many of the Camp drawings in 1990, while in his native Vermont with Sellers and Company, but now he was on his own and able to show his stuff. The Lake House is the final jewel in the Family Compound. It is built into the hillside in three living levels: the main level (entered from under the porte cochere linking the house and the garage) follows the open-living concepts of the Camp House and the Two-Family Guest House; the Upper level (entered from the flower and vegetable gardens and exercise room which sits on top of the porte cochere); and, the Lower Level with access to the lower level patio, gardens, beach and boathouse. All three levels are connected by a spiral wormy chestnut staircase, with wrought iron railings by Mike Connolly, and a small 4 person elevator. The 3,000+ foot, 3 story Art Studio (serviced with a second elevator – this one is a 3,000 pound industrial type) shares the site with the Main House, with a two car attached Garage and garden/crafts, firewood rooms, and with a second Boathouse. The home and the Main Level revolve around an over-the-top kitchen by Zarse Custom Cabinets. The Kitchen is the meal-driven hub of the Lake House. It is surrounded by a TV and reading area, a dining area, a two story, balconied living room with another of the Larry Smart fireplaces (two stories on the main floor, and one more story below), a two person family office, a walk-in pantry, and a powder room. Also on this level is the master bedroom suite with includes a master bath, a laundry room, and a double walk-in closet. The kitchen, the living room and the master bedroom all open on to a partially covered wraparound porch with direct southern exposures of Jockey Cove, the Broads, the Islands and the White Mountains. The Upper Level includes a state of the art exercise room, a library and reading area, two guest bedroom suites and a walk out balcony reachable from the library and one of the guest suites. The Lower Level is centered around the base-fireplace (again by Larry Smart) in a Gathering Room with game and card tables, a sitting area, a pool table, a communications desk, a cedar closet, and a powder room. Adjacent to this main room is a home theater, a wine cellar, a covered patio, a utility room, and additional guest quarters. The Guest Quarters include 3 bedrooms, two full baths, a laundry and an audio-communications center. With 200 feet of southern facing shoreline, you will not find a better combination of quality, location, comfort and function anywhere on Lake Winnipesaukee.

428 - Two Family Guest House

428 Sewall: Grampa’s House (now a two family Guest House)

In 1996, the third of four Schleibus lots of record, now housing the Jordan/Legere split level ranch house, was acquired. Both the Jordans and the Legeres were great neighbors, but they weren’t too keen on the Fourth of July fireworks and Olympic Games being carried out at TreeMoonDus, next door. And Grampa and his brother-in-law had also taken up residence at the Camp. So, in 1998, Grampa’s House came into being. It was a “necessity”. The extended family got too big to fit in the Camp, Grampa got up too early and went to bed too early and loved to “run” things. The house was designed by Steven Stokes and built by many of the same local craftsmen who worked on The Camp. The design intent for Grampa’s House was to complement the original Camp, but also to accommodate the more exacting demands of “the Chairman”, and his brother-in-law, Sheila’s Uncle Gordy. They actually lived upstairs, and his caretaker and other members of the family occupied the downstairs quarters. The Chairman had full view of the Compound and the activities on the playing fields, boathouses, and waters below. With one lot of record, and no deeded waterfront, the lot provides easy access to both the Camp and the Lake House (the last remaining lot owned by the Schleibus Family in 1998). Other than city water, the only water on Grampa’s lot consists of a pumped stream drawn from and returned to Jockey Cove. The bubbling water sound worked wonders on Grampa’s ability to sleep at almost any time. The two family guest house has dramatic water views of Jockey Cove, the Broads and the White Mountains beyond.

426 Sewall: TreeMoonDus Two lots of record, combined into one in 1982, provide 210 feet of shoreline on approximately one acre of western facing land on Jockey Cove. The property includes the original Cook House (circa 1904), the “remodeled” camp (which has undergone numerous renovations since the original 19th Century tent platforms were replaced with real buildings, but now called the Camp after the major redo in 1982-3 when the Merediths bought the property from the Schleibus Family), the TreeHouse (built in 1990), the Old Boathouse (built in 1985) and the Garage (built in 1990). “The Camp House” - One of the first classic Adirondack-style homes built on Lake Winnipesaukee in modern times, The Camp House is faithful to its rustic heritage with all the modern conveniences of the 21st Century. Architect, David Sellers describes his design as “Creating appropriate beauty” in an article featuring the home on the Cover of Architectural Digest in August 1986. Sellers designed and built the home following the same time-tested post and beam construction methods employed at the turn of the 20th Century in the finest of the Adirondack homes. The spruce posts and beams were cut and placed on site, while the rafters were harvested from Vermont hard maple. The home is filled with architectural surprises including: a 3-story, 80 ton, walk-thru fireplace built by Larry Smart from mountain, field and river stone; a stone wet bar; a new Zarsebuilt, custom-finished, maple kitchen with soapstone counters and radiant-heat, polished-cement floors. The newly updated kitchen includes: a Viking gas range, two Sub-Zero refrigerators, 2 wine/beverage refrigerators, a snack fridge, two dishwashers, two garbage disposals, twin doubledoor pantries, and sliding glass doors under a domed ceiling leading to the outdoor kitchen and stone terrace at lakeside. When combined with the attached two-story TreeHouse, The Camp offers 4 en-suite master bedrooms, two with porches, and one with a private “Crow’s Nest” viewing platform – all with private master baths. There are two additional kids’ bedrooms, an expansive 3rd floor sleeping loft, an office and a sleeping porch. Every main room has amazing views of Jockey Cove and the Broads and White Mountains beyond. Sunsets are spectacular. The Adirondack-style Boathouse is oversized with a recreational room above; and mahogany decks and docks provide plenty of room for all the necessary water toys and boats. The property invites you into the spectacular waters of Lake Winnipesaukee (visually, from the granite steps, the dock or the rope swing) with multiple patios and two private waterside lawn areas. (Shallow dives advised.)  Mahogany decks inside the boathouse with a 6’  Post and beam construction and steel lift by 30’ mahogany dock accessible from both sides beams ensure many years of family memories from the water.
