We are:

A London-based, award-winning Architecture and Interior Design practice specialising in high-end and luxury residential development.

The way we work: :

Our projects are conceived around the subtle transitions between architecture and interior design with a strong spatial attitude, which we believe is key for the success of a project. We consider ourselves problem-solvers, our motivation is to create soulful, interesting, and useful spaces, understanding and foreseeing our clients’ needs translating them to clean, timeless design, respectful of context and tradition.

Functionality, durability, and comfort are the prime components for our work. Our clients come in our journey and challenge our thinking to achieve the best outcome in every project. For the last 20 years we’ve worked on a broad range of scales, from multiunit development to small private projects. Our in-house architects and designers work with a trusted team of contractors and project managers to offer a complete turnkey service.

How we do it

At Landmass we follow the RIBA (Royal Institute of British Architects)Plan of Work which provides a shared framework for design and construction that offers both a process map and a managenebt tool.

Concept

• Defining the scope for a project

• Initial considerations for assembling the project team

• Establish the project programme

• Informations exchanges

• Developing the initial project brief and any related feasibility studies

• In particular to be considered are:

• The project’s spatial requirements;

• The desired Project outcomes;

• The site or context;

• The budget

• Assembling the project team and defining each party’s roles and responsabilities

• Conduct initial pre-planning application discussions

• Initial concept images and mood boards

Design Development

• The initial Concept Design is produced in line with the requirements of the initial project brief

• Outline proposals for structural design, building services systems, outline specifications and preliminary cost information

• Conduct pre-planning application discussions and submit outline planning applications

• Prepare design and present it to the Client for sign-off

• Submit planning application

• Coordinate architectural with structural and building services

• Liasing with Building Control Inspector

• Contractor Procurement

• Prepare technical design to include all architectural, structural and building services information, specialist subcontractor design and specifications

• Tender assessed and building contract awarded including appointing principal contractor

• Review planning conditions following granting of consent

• Building Regulations submission

• Offsite manufacturing & onsite construction

• Site inspections and supervision of works and quality

• Meetings with contractor, consultants and client

• Purchase and Procurement of all necessary items (FF&E)

• Monitoring and coordination of delivery and installation

• Styling on completion

• Handover of building and conclusion of Building Contract

• Conclude administration of Building Contract

• ‘As-constructed’ informations including Health and Safety file

St. Katherine’s Docks

Tower Bridge

The inside of a seemingly traditional, weathered brick property in the heart of Kensington has been transformed into a modern minimalist oasis. This, originally a three storey Victorian end of terrace property, underwent a full internal reconfiguration as well as gaining a full basement floor.

To maintain the minimal approach, the floor throughout has been finished in a seamless micro-topping finish. The overall light colour palette is complimented with glass balustrades and lit up by numerous light-wells.

The severely pared back finishes are in a direct contrast with the client’s dark and organic art collection. Rich wood carvings shine on the cold concrete walls whilst unexpected funky

wallpapers are hidden in the cloakrooms behind bespoke sliding doors. The only link to the very traditional exterior are the white wooden window shutters adorning every window .

Ladbroke Grove

Notting Hill

In one of our most ambitious projects to date, Landmass turned a dilapidated building into this iconic modern home in the heart of Notting Hill. The objective was to ensure that it did not feel like an underground space.

Al fresco dining area was created to merge the boundaries between inside and out; and the inclusion of a magnificent sculptural helical staircase with a large rooflight ensures that natural light permeates the entire property. The property was finished with a modern and luxurious interior utilising a neutral palette.

Clifton Villas

A semi-detached stucco fronted home almost on the brink of The Regents Canal. The client purchased this property in great condition but wanted to take it a step further into honoring it’s original Georgian roots.

The property was refurbished in light colours throughout whilst the original timber flooring, floor tiles, plasterwork and iron handrail were restored. The buil-in joinery was designed to compliment the time period of the house. The contemporary touches were added via Clients artwork collection.

Parsons Green Fulham

An exquisite Victorian ‘Lion’ house, built by the Victorian house builder, James Nichols, around the turn of the century. The ground floor’s original warren of small rooms have been combined to create a split level living area over 50 ft long. The upper section hosts the formal living and dining zones, while the lower section, with skylights and sliding doors to the garden, is home to the kitchen and informal living area.

Cantilevered oak treads appear to float on the staircase, while high-tensile steel cables, glass balustrades and an exposed brick wall provide structure and safety. On the lower ground floor a separate cinema room, which would work equally well as a playroom, has an adjacent patio, wine cellar, laundry room and convenient cloakroom.

The formal living and dining area has wooden flooring and a modern fireplace with a bold, copper—clad chimney breast. A glass balustrade and a change in level denotes a shift from formal to informal as the room continues towards the garden.

Built in 1878 as former artists’ studios and being Mews in style only – having no equine history, the two storey properties have plain or painted brickwork façades with a mixture of different roof styles, surrounded by a paved surface.

The owner of this particular property approached us with one main goal - to transform the current basement from a big bachelor party room to a family friendly space. The requests for the proposal were simple: a master bedroom, an en-suite, a walk in wardrobe and, above all, storage!

Our proposed layout made sure that every inch of the basement had a purpose and wasn’t being wasted. We kept, re-located and re-purposed what we could and

heavily concentrated on making the space bright and airy - since the basements tend to have very limited natural light.

This five floor Victorian terraced house situated in one of the most desirable London postcodes was designed around the client’s vision of an opulent living space to match the area.

The property was reconfigured to maximise the space by opening up the formal areas, enlarging the entertainment spaces and reconfiguring the rooms; whilst focusing on exceptional craftsmanship and key statement pieces to create a luxurious yet welcoming feel.

Light was a key feature using large period windows to enhance the natural light throughout the house; while the use of timber floors and marble surfaces were used to create

a sophisticated, timeless, and contemporary design throughout the five floors finished with a beautifully restored, period staircase.
