INSIDE THIS ISSUE Adopt a duck It's that time of year again, when people across Northeast Georgia adopt ducks to benefit the Boys & Girls Clubs of Lanier. The event will take place on May 15 at LLOP. Page 48

Greenville, SC Having not visited Greenville, SC in more than 20 years, I was both shocked and thrilled at the complete renaissance of this once decaying textile manufacturing town. The morphosis of this small Southern city is both beautiful and miraculous! Lanier ‘still on table’ if Florida wins lawsuit is published by Lanier Publishing, Inc., 3292 Thompson Bridge Rd. #250, Gainesville, GA 30506 (770) 287-1444 Publisher/Editor Alan Hope Production Susan Nish Susan Daniel Creative, Inc. By Jane Harrison Although Lake Lanier stakeholders may have heaved a sigh of relief after nary a mention of the North Georgia reservoir surfaced in a recent federal court hearing, they may want to brace for possible changes. If Supreme Court Justices rule in favor of downstream interests across the state line, the largest reservoir on the river system that nourishes three states could be impacted. That was one of the takeaways Lake Lanier and Chattahoochee River advocates considered online with Lakeside News after Feb. 22 oral arguments before the Supreme Court. The hour-long court hearing via teleconference was the latest round in a sevenyear water battle that pits Florida’s pleadings for more water against Georgia’s claims that its water use is not to blame for downstream woes. This was the second go round before the High Court, which in 2018 postponed a ruling to allow a new special master to offer recommendations, which ultimately denied Florida’s claims. Florida’s alleged miseries include not only the collapse of an Apalachicola Bay economy re-
liant on oyster fisheries, but also the potential decimation of a “precious ecosystem” on the Apalachicola River. In its 2013 lawsuit, Florida blames Georgia for low flows on the river, fed by the Chattahoochee and Flint rivers in Georgia. Legal and environmental experts reached by Lakeside News also reacted to Justices’ apparent efforts to put a price tag on ecological benefits. “If Florida gets a favorable ruling from the Supreme Court, then Lake Lanier is still on the table,” said Chris Manganiello, Water Policy Director for Chattahoochee Riverkeeper. He added that if Florida gets what it wants, equitable apportionment of water in the Apalachicola-Chattahoochee-Flint river system, then all U.S. Army Corps of Engineers projects and operations, including Lanier, would be involved. “But if Florida’s challenge is dismissed, then Lake Lanier’s operations would essentially remain untouched,” he said. Lake Lanier Association legal counsel Clyde Morris believes similarly. “The Court has complete discretion to fashion a remedy that could still affect North Georgia adversely,” he said. For
example, he added, if the court grants Florida’s request for an additional 500 cubic square feet per second to flow across the state line, “Lanier could be back in play.” It would be up to Georgia and the Corps to decide how to provide extra water. Morris and Manganiello also noted Florida’s apparent surrender of attacks on municipal water consumption to base its case entirely on farm irrigation along the Flint River. “So the good news for Lake Lanier stakeholders is that Florida is now focused exclusively on limiting agricultural water use,” on the Flint, Morris said, which “makes it far less likely that the Court would impose a remedy that negatively affects Lanier.” “Metropolitan Atlanta’s decision makers were surely happy to hear Florida acknowledge that Florida was now solely focused on Georgia’s agricultural water use,” Manganiello said. “This would suggest that Florida does not think metro Atlanta’s water use can be painted as unreasonable or poorly managed.” Lake Lanier is a major Georgia water supplier and has been heralded by state leaders as an economic en-
gine for growth in North Georgia and metro Atlanta. Apalachicola Riverkeeper Executive Director Georgia Ackerman weighed in on Justices’ probes about the value of the environment by pointing to an amicus brief the group submitted early in the case. In that brief, ARK accuses Georgia of arguing that the Court should deny Florida’s request for equitable apportionment because Florida offered “no evidence of economic harm.” However, it goes on to ask the Court to consider inequities caused when significant depletion of fresh water harms another state’s ecosystem. “The ecological significance of the Apalachicola … transcends the interests of the individual states; it implicates the broader interest in sustaining this nation’s treasured ecosystems,” it continues. To render a just remedy, it says, the Court should consider the “the inherent value of and ongoing damage” to Apalachicola region’s ecological resources. Several justices, including Elizabeth Coney Barrett, Brett Cavanaugh and Samuel Alito, asked about how to monetarily See Lawsuit, page 17

Lake Lanier Fishing Report
A sampling of fishing information and tips from area experts Lake level: Down 1 foot Clarity: Main lake clear, creeks stained Temperature: 50s Spotted bass fishing is good. Head to the docks and rocks. The warming weather will fire up these fish. Spots are being caught on docks especially half way in the backs of the creeks. Look for the warming coves in areas of the last deep water toward the backs of the coves. The first wave of fish should start spawning when the water temperature stabilizes around 60 degrees over the next couple weeks. But this will require stable weather first. Most of the fish can be found in the backs of cuts on any kind of structure you can find, but seem to be relating more to the docks, particularly the last set of docks with at least 10 feet of water under them. Target areas should be out of the wind and get the most sunlight and with a bottom contour of sand or pea gravel. The fish are biting on Shakey Head worm rigs, Mini Me Spinnerbaits and Zoom Flukes in baby bass and pearl. Use a Mustad 4/0 worm hook. Also get ready for the suspending
jerk baits to work. Use a Lucky Craft bait in a silver and blue or an orange and copper color, small and midsized crank baits that dive 6 to 12 feet in a natural shad color. Main lake points with rocks and even hard clay are already good areas. Fish around the Lake Lanier Islands and there are lots of warming areas the spots are already heading to. In the back of Young Deer, the old road bed that crosses the creek has spots on the edges. The Rapala #7 Shad Rap or a Bill Lewis Rat L Trap in a chrome and blue or white color is a favorite. Spots also love the small jigs like the Strike King Bitsy Flip in black and blue, browns, or the green and brown color. Recently we worked the back of Big Creek from the rock island to the back on the right bank around the water intake all the way to the back of the creek and found spots on Spot Stickers right up on the banks early and late. After the sun is up, the fish are out to 15 feet and an X Rap in pearl is the ticket. Add a brown, black, or green pumpkin chunk such as Zoom’s Super Chunk Jr. Try to focus on areas that will
warm the quickest and that are staging areas for spotted bass to spawn at, areas out of the wind with stagnant water, and the back side of wind blown points. Find the fish on the Lowrance Down Scan technology and if have Fish Reveal use it on the Down Scan so the fish appear like on regular Sonar. Use the vertical jig in a 1/2 to 3/4 ounce spoon. This report is from Phil Johnson, Lake Lanier Bass fishing guide. Contact: pjohnson15@hotmail.com or 770 366-8845. Crappie fishing is good. The hot bite target zone is 6-10 feet deep. The crappie are getting fat. They are moving into the rivers and creeks and these areas are also loaded with bait fish. Try drifting or slow trolling .3 to .5
mph over the bait fish with minnows 3’-5’ deep in these areas. Crappie can still be found on the docks and when you find them they are loaded. I have been finding the crappie at 5 to 8 feet deep over 30 to 35 feet of water Try slow retrieval of a Crappie minnow with a BB sized sinker 12 to 16 inches above your hook. For best results use a live minnow. Look under docks that are in 20 to 40 feet of water near a main channel and have brush or structure use your electronic charts to locate these areas. Crappie love the shade so cast into the shadows of a dock. Try different Jig colors and styles. They can be used for short casting, vertical jigging, trolling or dock shooting. When dock shooting the biggest fish are
usually the first to hit. Let your jig sink and give it time to get down to the fish and retrieve your jig slowly. On average recently the percentage has been 75/25 minnows to jigs. The most productive jig color has been the brown and yellow hair jig in clear water and try using dark colors (royal blue/black) in stained or muddy waters. I’m using ATX lure plastics on K9 5 pound test high visibility yellow braid for my line unless I am using a bobber and a Piscifun reel on a ACC Crappie Stix rod. I also use the Garmin Live Scope and the Navionics Boating app. This Lake Lanier Crappie report is from Captain Josh Thornton call to book a trip 770 530 6493.

Riverkeeper announces spring events
LLA hosts member appreciation April 17
By Pamela A. Keene The Headwaters office of the Chattahoochee Riverkeeper has a full slate of events in and around Lake Lanier through May. On Thursday, April 22, celebrate Earth Day from 10 a.m. to 1 p.m. at Buck Shoals Wildlife Management Area in Cleveland. Bring a lunch and wear water shoes to join the Soque River Watershed Association and the Riverkeeper for a hike. On Saturday, April 24, from 8:30 to 11:30 p.m., join a fullmoon paddle, launching from Don Carter State Park. Participants are encouraged to decorate their boats and themselves with glowsticks for this evening paddle that will include a look at the night sky. Bring your own boat, life jacket and paddle. Saturday, May 8’s clean-up paddle trip will go from Belton Bridge Park to Lula Park. For information about these events, visit Chattahoochee.org, and click on the events tab. Wild & Scenic Film Festival One of the group's most popular events takes place on May 15. The Wild & Scenic Film Festival will be live-streamed to ticket holders that evening.
By Pamela A. Keene In the spirit of getting people back together and updating the community, the Lake Lanier Association’s Member Appreciation event is taking place on Saturday, April 17, at Gainesville Marina. The event, slated for 4 to 7 p.m., will include a vendor fair, food from Skogie’s, music by the Fly Betty Band and a cash bar. Admission is free to members, but the organization requests registration for the event at lakelanier.org to save time at the door. Non-members can join at the door for $50. We will follow up with them once the details are worked out.” Volunteers are needed to assist with cleaning and tracking inventory and helping keep the stations stocked from Memorial Day through Labor Day. The plan is to have the new locations operational by Memorial Day. The association is also continuing its island rip-rap installation initiative, the solar light monitoring and the removal of abandoned docks and boats. LAKE LANIER OLYMPIC PARK Greet the weekend with Sunrise Yoga By Jane Harrison The rising sun paints the northeastern sky in pastels reflected on the Chattahoochee River channel of Lake Lanier. Near the water’s edge, a troupe of early risers stretches their limbs and greets the day in an ancient ritual. Welcome to Sunrise Yoga, a rite of the season at Lake Lanier Olympic Park. “It is absolutely beautiful,” remarked Cait Patterson, who will lead the third year of Sunrise Yoga on the award circle below the stone grandstands. “It’s my favorite atmosphere surrounded by the beauty of nature, the sunrise, and people who are concerned about being healthy.” Those willing to get up at the crack of dawn to limber up by the lake may discover benefits for body and spirit. The 6:30 a.m. Saturday sessions get folks out of bed early to experience a weekend start like no other. Patterson tailors the hour-long class for beginners to intermediate level yoga followers. “For some, it’s their first time,” she said. “I try to make it fun and accessible for everyone.” She strives to help beginners feel comfortable and welcome as they learn new ways to move their bodies. A small following of participants unfolded mats and faced the water when Patterson started Sunrise Yoga in 2019. She sometimes led only two or three students the first year. But when the pandemic hit last spring, more people sought special outdoor settings for exercise. Attendance surged, with more than 15 silhouettes seeking peace and saluting the rising orb. “It’s outside and we’re all well-spaced,” Patterson said. Attendees pay $10, which Patterson donates to the Lanier Canoe &

Patterson rents equipment for a $5 fee. She said some students also bring a padded blanket for cushioning on the concrete. She urges her students to “wear whatever is comfortable,” whether its swim trunks and tshirts or spandex leggings and tank tops. Patterson said she “came to yoga after having a baby.” She found her running program difficult to continue with baby in tow. “Running with a stroller is terrible … I wanted something I could do with my child,” she said. She went to her first yoga session on her birthday and “fell in love with it.”
She achieved her 200-hour yoga instructor certification and then got certified to teach group fitness. She also leads classes at the Georgia Mountain YMCA, LCKC sessions for paddlers, and offers workshops and private lessons. Patterson credits yoga for helping relieve her back pain after two pregnancies. “Yoga can help people so much when they learn how to move,” she said. It develops flexibility, balance and strength to put folks in new positions they never thought they could get in, she added. She described the benefits of yoga as going beyond being able to balance into one-legged dog position or the more difficult crow pose. “Doing different moves with your body is beneficial for brain development to See Yoga, page 17

Update on dragon boat activities at LLOP By Jane Harrison The annual Gainesville-Hall County Dragon Boat Championship originally scheduled for May 1 at Lake Lanier Olympic Park has been postponed, possibly until October. “I have polled some of the teams who have competed in this previously and they are just not ready to do this,” said Jim O’Dell who organizes dragon boat events for the Lanier Canoe & Kayak Club. “The biggest concern is the

sharing of equipment and the close quarters inherent with this sport,” he said. “The thought of having this race with half-filled boats crossed my mind though financially it does not make sense for the team or for us.” O’Dell added that the Spring Break Dragon Boat Training Camp is still on April 8-11, although it is smaller than hoped for. The difference with the camp, he said is that “most folks attending have their own paddles so the only thing really to be concerned
with as far as sharing are seats to sit on. We'll have mostly halffilled boats and this will allow for better video technique critique. We will be requesting all participants to mask-up when indoors for video review.” As of mid-March, the biggest dragon boat competition in the region was still slated for Sept. 11. The Atlanta Hong Kong Dragon Boat Festival will celebrate its 25th anniversary at Lake Lanier Olympic Park after postponing the event last year.

Who would have thought ... Kiwis can fly! I have followed the America’s Cup ever since the 1950s when after a 20-odd-year hiatus during and after WWII. It was a bit of a letdown when they changed from Twelve Meter yachts to the ultra-modern foiling monohulls. With the Twelve Meters, every sailor out on the lake could identify with every skipper and crew member in the competition because we were all participating in the same sport. I was afraid that the racing had evolved into something akin to NASCAR, with boats approaching each other at speeds of 50 knots and I had nothing to identify with! The latest America’s Cup series has changed my view entirely. Even though I cannot picture myself at the helm of one of these machines I certainly enjoy watching them going around the race course. The views, both overhead and on water are superb and the computer graphics are phenomenal! Watch it on YouTube. This year the Cup was defended by Emirates Team New Zealand against the Italian team, Luna Rossa Prada-Pirelli in Auckland, NZ. After an exciting

This is not S.O.P. on a racing yacht! Then things literally began to come apart: fittings pulled loose from the deck, lines snapped and finally, the carbon fiber boom broke! In St. Pete, all eyes were intent on the TV and our room full of serious sailors let out a loud groan in unison as each disaster happened. However, the Kiwis did a good job at damage control, and finally managed to limp across the finish line to complete the race. The Italian team has come a long way since they first competed for the America’s Cup in Perth, Australia in 1987. Back then they were known as the “Gucci Boys” because Gucci had designed their uniforms. They were competent sailors, but I think they were there more to party and enjoy the event. One of the things you don’t do in match racing is let your opponent know what you plan to do in
advance. You could always tell when these fellows were about to tack because they would all take a final drag on their cigarettes and throw them overboard, then, “Ready about, helm’s alee” or however it sounds in Italian! They were eliminated rather early, so they decided to just hang around in Perth and party for the rest of the competition. One day they rented a van and went for a tour of the Outback. Driving along, miles from nowhere, they hit a kangaroo. In Australia, people hit kangaroos like we hit deer here in Flowery Branch, so it was not a rare occurrence. They figured this was a chance for a photo op, so they dressed the kangaroo up in a Gucci jacket, Gucci hat and Gucci sunglasses and propped him up against the side of the van. Well, the kangaroo was not dead, only stunned and he decided he did not want to play this game. He kicked the daylights out of the guys and took off bounding across the Outback with the crew in hot pursuit. After a long, fruitless chase, they finally gave up. See Mendes, page 17

Justices’ inquiries portrayed an interest in more than the dollar value of oyster fisheries and Georgia farms, business, and development. In the Court’s 2018 hearing of the case, justices’ queries did not indicate such a focus on ecology. “Posing questions in such leading fashion can give insight into the Justices’ thoughts, but it doesn’t dictate how they will ultimately rule,” Morris said. “Clearly the Court places a value on the loss of the Apalachicola oyster fishery, but the vast difference in pure economic impact of the states’ ACF water use overwhelmingly favors Georgia. The Justices’ questions suggest that they think Georgia has some culpability, but it is unclear how much and how to remedy that, if at all.”
Manganiello said CRK was “really pleased to hear the Justices attempt to look beyond a traditional balance sheet.” He added that early in the case, CRK submitted an amicus brief “explaining how the first Special Master could indeed consider environmental and ecological benefits when evaluating equitable apportionment. Unfortunately, we did not see a whole lot of this conversation between the beginning of the case and the most recent argu-
ment. The curious Justices were giving Florida an opportunity to make the case.” Manganiello said that CRK’s primary concern is that “if the Court dismisses Florida’s case, then Georgia leaders will stop thinking the state needs to advance water conservation and efficiency … Georgia still has room to improve how it measures water use and consumption.” A Supreme Court decision is expected by the end of June.

Pandemic leads family to create custom lake map art products Shore Lines From the fascinating to the remarkable, Lake Lanier harbors many personalities and places along its shores. Lakeside presents “Shore Lines” – stories about people who live, work and play around the lake and the places that make the area special. By Pamela A. Keene Like many people, inventor Gary Shimer’s business was a victim of the pandemic. The creator of upscale memory and guest books for weddings, memorials and special events saw his business dry up a year ago. However, Shimer was able to reinvent himself and now has a booming enterprise, producing personalized framed wood maps of lakes, coasts and islands around the country called Notting Hill Designs. But he didn’t do it alone. “My son Grant and daughter Haley, both DECA students at West Forsyth High School, jumped right in with me and used their skills and experience to create a whole new product,” said Shimer, an Air Force veteran. “Haley, 18, has always helped with my business because of her DECA training in finance, marketing and management. And Grant, 16, looking for a new challenge, helped come up with the new product, created our business and distribution plan. He had quite a surprising outcome.” Grant entered his work into the statewide DECA contest and won first place in Georgia. He will represent Georgia in the organization’s international competition, being held virtually in April.

DECA prepares high school students across the country to be leaders and entrepreneurs. The product began as a family project, using laser-cutting and etching equipment Shimer had used for his memory and guest book business. Personal touch “We started looking for ways to build from our other business and realized that people probably purchased maps of favorite places, but they weren’t personalized at all,” Shimer said. “Adding names, dates, images that represent hobbies, such as boating,

fishing or hunting, then framing them results in a true custom quality work of art.” The maps are laser-cut birch reverse silhouettes of people’s favorite bodies of water that are mounted onto archival mounting board that represents the water. Personalization is added to the birch panel. Then the map is professionally framed. “The maps can be of any body of water: lakes, ponds, rivers, coastlines, and even islands can be mapped,” Shimer said. “The customer can pick the customization, so each map is unique to that customer. A proof is sent for approval or changes before the final map is cut, fabricated and framed.” Available in four sizes – 11x14, 16x20, 18x24 and 24x36 – the maps can be ready to ship in a couple of days. “During the holidays, we were really busy, so it took a little longer,” Shimer said. “Business continues to be good; we have sold more than 1,500 so far. And we’re continuing to market them across the country and on the internet. Grant, who is a sophomore at West Forsyth, is also a competitive swimmer for West Forsyth High School and Swim Atlanta. “I swim six days a week for two hours a day, so getting both my school work done and our
map business has been a challenge especially before Christmas,” he said. “I definitely can’t slack off!” Fishing, sort of In their spare time, Shimer and his teens enjoy fishing on Lake Lanier. “We have lived in the area for more than 25 years and both of my kids grew up on the lake fishing and boating,” said Shimer, a single father. “Almost weekly, you’ll find us fishing –
fishing, but not catching. “After all of these years, we’re still trying to figure out Lake Lanier fishing,” he said with a laugh. “In fact if someone would like to help us learn the tricks to catching fish on Lanier, we would gladly make them a nice map for their home or office.” For information about Notting Hill Designs, visit woodmaps.com or search the company name on Facebook.

Observing a tragic 10-year-anniversary This is the 10th anniversary of one of the most destructive tornado outbreaks in history. Prior to the spring of 2011, the record number of tornadoes in a single month was 542, set in May 2004, while the record for April was only 267. The 2011 Tornado Super Outbreak by contrast, had 362 confirmed tornadoes! A powerful lowpressure system combined with moist and unstable atmospheric conditions produced this now-infamous tornado outbreak. Between April 25 and 28, the outbreak violently struck the Southeastern United States, resulting in roughly $11 billion in damages and leaving an estimated 321 people dead. The outbreak challenged and surpassed the records set by almost all previous tornado events, ranking as one of the deadliest and most expensive meteorological disasters on record. April 27th was the “deadliest day for tornadoes” in the last 75 years, killing more people than any outbreak since 1936, when 454 individuals died. In Severe Weather Center 2, I could not believe what I was seeing in neighboring Alabama, where the most damage of the 2011 outbreak occurred. When it was all said and done, 69 tornadoes touched down, including the outbreak’s costliest tornado. At its peak, this EF-4 was 1.5 miles – more than 26 football fields – wide, and its winds
Glenn Burns Lanier Outlook
reached 190 mph. It was on the ground for a staggering 80 miles, passing through the cities of Tuscaloosa and Birmingham. It caused 65 people to lose their lives and injured more than 1,000. Debris cleanup in Tuscaloosa alone cost
$100 million. Prior to the outbreak, the Storm Prediction Center placed North Georgia under a moderate risk. However, northwest Georgia was placed in a very rare high risk category. As day turned to night, a tornado watch was issued with the designation of PDS, Particularly Dangerous Situation. I remember my mouth dropping. I knew what it meant. Powerful long-track tornadoes would be likely. It was going to be a long and scary night for my viewers. As it turned out, 15 tornadoes touched down causing incredible damage. The next day we went out with the National Weather Service and found the strongest tornado, an EF 4 touched down in northwest Georgia. The NWS investigative team determined winds were 175 mph! Seven people died. Thirty others were injured. More than 100 homes were obliterated. I never want to see anything like that again. The destruction was beyond belief. Spring severe storm season is ongoing this month and again, this is the 10th anniversary of the Super Outbreak. Let’s all be vig-

Gladys Wyant retires from Arts Council after 37 years By Pamela A. Keene After 37 years leading the Arts Council, Gladys Wyant is retiring. Through her dedication and vision, she, her boards of directors and the community have created a far-reaching organization that has championed the arts, not only in Gainesville and Hall County, but across North Georgia and the state. “I remember the days when I first joined the Arts Council parttime, the council had three tiny rooms in the old fire station that’s now the Gainesville Planning and Zoning office building,” she said. “Lessie Smithgall was the first president of the Arts Council, and until 1980, the office was located in her home, then the Elachee Cottage. Lessie has always been a strong supporter of the arts and the community and without her and other philanthropists, we never could have succeeded the way we have.” Founded in 1970 and incorporated in 1972, the Arts Council was strictly a volunteer organization. Then a part-time director was hired in 1979. for 11 years. Wyant was brought in as execu-
tive director by the board in 1983. “Within six months it was a full-time job,” she said. “And it has just kept growing and growing since then.”
Many in the community give credit to Wyant for bringing the group from a budget deficit in the early days to a regional organization with more than $8 million in assets and a network of performing arts venues and meeting sites. Two of those facilities – the Arts Council Smithgall Arts Center in the city’s former train station, and the Arts Council Performing Arts Center in the former First United Methodist/Westminster Presbyterian church buildings – have been vital to Gainesville’s historic preservation. Wyant’s influence on the arts goes way beyond Gainesville and Hall County. From helping secure funding from statewide, regional and national arts organizations to serving on numerous statewide arts committees and task forces, she has shared her expertise to assist and/or found organizations in other communities. She has consulted with numerous arts groups in the state and is a founding member of two state advocacy agencies: All Georgia PHOTO BY VICKI HOPE Wyant updates board members and Georgia Arts Network. She is during construction of the new a founding member of the Lake Lanier Convention & Visitors Buoutdoor pavilion.

reau and has served as a longtime member of the Georgia Council for the Arts. A special committee of the Arts Council is conducting a national search for Wyant’s replacement. While she is stepping down this summer, she will be a consultant to the Arts Council until her successor is named and transitions into the position.
Wyant says that she’s looking forward to playing more golf and to travel with her husband Joe and their family. “I’m eager to experience the arts in other parts of the world,” she said. “And one of the trips I want to take is to Holland. I’ve always wanted to see the tulips there, and of course all the wonderful museums and cultural events.”

Yes, 2020 was a one-of-a-kind year for real estate By Bev Knight When it comes to residential real estate, 2020 was unlike any other time in history. With the global pandemic, civil unrest and contentious election, one might expect real estate to suffer as it has in previous hard times. However, it was a banner year and 2021 has also started out with a bang. In year-over-year statistics, residential prices are increasing at almost 15 percent nationally, the highest rate of increase in a generation. For Lake Lanier residents, the news is the same. There are several indicators that show the health of a real estate market. Those include the trend in average home prices, number of days on the market and the percentage of sales price as compared to the original list price. For Lanier sales, all of those indicators are absolutely golden. In the first few weeks of 2021, The average home price has risen from $644,000 in the same period of 2020 to $818,000. That growth is unprecedented. The number of days on the market dropped from 90 last year to 44. That is an incredible drop, but check out this stat. For homes listed in 2021 (excluding listings
held over from 2020), the average days on market is six. SIX! Again, unprecedented. Lastly, the percentage of sales price to list price reflects the incredible competition for correctly-priced properties. In the first months of 2020, it was a healthy 95 percent. This year, it has jumped to 98 percent. This is a result of many homes getting multiple bids and selling above list price. This is a nightmare for appraisers trying to justify sales prices in a rising market, but it’s bliss for homeowners. This is especially true for those who have had past obstacles in selling their homes such as shallow water or limited lake view. Once they’ve lost out on previous bids, buyers are more likely to accept small “issues” with a home. In a normal economy, this would mean that buyers tend to put on the brakes. However, the historically low interest rates are allowing them to buy more expensive homes with affordable monthly payments. Why are buyers so motivated right now? The pandemic has necessitated a large percentage of the work force to work from home. While some believe that will end when the virus
is under control, most experts think that working from home is a trend that will remain. And let’s be honest, if you’re working from home, would you rather look out the window at I-285 traffic or enjoy the serenity of a blue heron as it lifts off beautiful Lake Lanier? Before the pandemic, the split between vacation homes and residence sales on Lanier was about 50/50. It is much more weighted toward residences now. City dwellers who used to own two houses are selling their other home to buy a more expensive lake home, and that is reflected in the uptick in luxury sales. Million-dollar-plus homes are flying off the shelf. Multi-million dollar homes are getting attention like never before. Who wouldn’t want to live on our beautiful lake? So what can you do with this information? If you have a hard-to-sell lake home, this might be the best market in your lifetime to sell your property. Issues like shallow water, no view, not updated since the ’80s, steep hill to the lake … those issues are being overlooked in this buying frenzy. The low rates that have allowed the seller’s market to flourish will not
stay this low. For those of us who remember the late ’70s, inflation was rampant and interest rates were in the high teens. Real estate came to a screeching halt which affected everything else in that already-ailing economy. History teaches us that as home values rise, it is almost impossible for rates to stay this low. There will likely be a check on the growth implemented through higher interest rates. It’s impossible to predict how high, but certainly above the 2 percent range. Buyers are lined up and moti-
vated to buy on Lanier. If you’ve been on the fence, this is the best time in your lifetime to sell a lake home. Don’t wait. Colorful giant woven sculptures roosting at Gainesville Garden By Jane Harrison Three colorful avian guests will tower over the Gainesville Garden of the Atlanta Botanical Garden through October. A giant woven peacock and two cardinals “flew” down from Massachusetts late last month to roost in the woodland garden near Lake Lanier. Boston-area artists Donna Dodson and Andy Moerlein, known as “the Myth Makers,” sculpted the 20-feet-tall peacock and pair of 15-feet-tall cardinals from natural materials such as bamboo and tree saplings. They wove in recyclable objects, tiles and zip ties to color their feathers. Volunteers from Brenau University helped assemble the brilliant tail of the peacock over two days last month. Reached by phone before migrating to Gainesville,“Mr. and Mrs. Myth Maker” spoke excitedly about bringing their creations to Georgia. They named the larger sculpture “Flannery’s Peacock,” in tribute to Georgia author Flannery O’Conner whose estate, Andalusia, was roamed by peacocks. They expected to haul most of the completed bird in a light-weight trailer and engage
Brenau students for a hands-on lesson in natural fabrication methods while they assemble the
long flowing tail. “It will take more than two people to build,” Moerlein said.
Photos from a recycling warehouse where they weave their myths show him atop a high ladder attaching a blue and green fringe “necklace” to the peacock’s intricate split bamboo frame. Dodson is shown affixing multicolor zip ties to a grid loom and
fashioning pinwheels that will crown the peacock’s head. Peacock admirers can view the finished product inside and out. “They will be able to walk through,” Dodson said. The cardinal sculptures, “Love Long Last,” are on loan from a See ABG, page 54

Retired veteran invents floating bar By Pamela A. Keene Don Newhall’s goal was simply to enjoy his float time boating on Center Hill Lake in Tennessee, but he and his friends grew weary of climbing in and out of their boats to freshen their beverages. “I decided to design a floating bar so that we could have our drinks nearby while we were in the water,” he said. “So my partner Walter Achuff created a prototype of the Aqua Bar, but once my other boating friends saw it, they wanted one of their own.” Rather than rush to production in 2015, Newhall applied for a patent; it took two years for all the paperwork to be approved. “It was well worth waiting because I knew we had a great idea
and we didn’t want anyone copying it,” he said. “Now, we’re marketing it nationally and it’s really being received well.” The 48-inch by 24-inch floating platform comes with 12 shot glasses and eight koozies. It’s six inches thick comes with a 16inch-tall umbrella. “It’s designed with six compartments for bottles and plenty of room for a cooler, such as a Playmate that holds 20 beverages,” he said. “People can purchase the Aqua Bar with multiple accessories, including a remote control.” Coolers are not included on either model, because Newhall said the brand is a matter of personal taste.
“You can keep the Aqua Bar nearby by tying it to your boat,” said the retired Air Force veteran. “We’ve even tied ours to the anchor line to keep it in one place.” The Aqua Bar is Americanmade. “We’re very proud that they’re 100 percent made in the US,” he said. “As an Air Force vet, it’s important for me to keep the manufacturing here and support our country.” Newhall and Achuff have been marketing the product in Georgia. They brought it to the MarineMax boat show in January and will be returning to MarineMax for the dealer’s Cinco de Mayo celebration in early May. For information or to order, visit theaquabar.com.

Get your gardening off the ground with raised beds, grow bags Building raised beds or using the new grow bags can help make your vegetable gardening a success. From controlling the type and quality of soil you use to increasing accessibility to tend and harvest your crops, both can make gardening this spring and summer a breeze. Find areas in your yard that receive at least six hours of full sunlight during the growing season. Because we’ve outgrown our original vegetable garden, Rick and I have now reduced the area of our zoysia lawn to make way for more food – and rose – growing. You can also build your own raised beds. We use 6-by-6-inch pressure-treated wood. That way we can determine the size that’s right for us. And because our back yard slopes, we can maximize our growing area while keeping the beds level. We used one level of wood on the higher side of the yard and three on the lowest to keep them level. Then we lined the lower edge and both sides with heavyduty plastic. The bottom of each bed is filled with several inches of gravel to aid in drainage. If you don’t want to build your

By Pamela A. Keene Two organizations that regularly monitor water quality of Lake Lanier have voiced concern about algae blooms and excess nutrient presence in the lake. Both the Chattahoochee Riverkeeper and the Lake Lanier Association notified the media of their concerns through detailed news releases and newsletters. “Data collected in 2020 shows that Lake Lanier continues to receive excess nutrient levels, indicating that improper stormwater management continues to plague this important stretch of the Chattahoochee River,” wrote Julia Regeski, communications manager with the Chattahoochee Riverkeeper, in a news release. “The lake contained its highest recorded levels in 2019, but 2020 wasn’t much better.” In its member newsletter, Lake Lanier Association reported findings of both E. coli and excess phosphorus in the lake. “Trash, nutrients, sedimentation, harsh chemicals and E. coli all deteriorate Lanier’s water quality,” the newsletter said. “Blue-green algae blooms appeared in Lake Lanier for the first

Teacher-turned-paddler opens paddleboard, kayak business By Pamela A. Keene As a graduate student at the University of Georgia, Jason Burton finally gave in to a friend who encouraged him to go kayaking on the Broad River in town. It changed his life. “I grew up around the water – in fact loved the water – but kayaking didn’t interest me at all,” said the science teacher at Alpharetta High School. “But looking back on that first kayak paddle trip I can’t thank her enough for introducing me to the sport. After I went the first time, I was hooked.” In early April, he and his wife
Christine will open Burton Outdoor Adventures in Flowery Branch, to encourage people to paddle on and explore Lake Lanier. The business provides kayaks, paddle boards, life jackets, paddles and all the equipment. Shuttles leave every 30 minutes to launch at Old Federal Boat Launch, either dropping off passengers or bringing them back to the outfitter. “What we offer is more than a rental service and shuttle,” said Burton, a certified kayak instructor through the American Canoe Association. “We want to introduce people to the fun of pad-
dling and spending time outdoors, providing basic tips and instruction to make their time on the water safe and memorable.” He also provides maps of suggested paddling destinations near the launch and places where the wake is usually minimal. “I like to send people to Daniel’s beach; you can’t get there by car, and it’s a really nice paddle.” At full season from Memorial Day to early August, the business will be open seven days a week. He plans to have between 16 and PHOTO COURTESY OF BURTON OUTDOOR ADVENTURES 20 employees. He has purchased brand-new equipment, including Burton Outdoor Adventures customers paddle the south end of Lake See Paddle, page 54 Lanier.

It’s the season for cleaning your home, inside and out Spring is officially in the air. And that means it’s a great time to do some Spring cleaning around the house. That includes both the exterior and interior of your home. When it comes to the outside of your house, there are several areas to inspect to make sure they’re ready for warmer, and potentially wetter, weather. First, check your roof, gutters, and downspouts. Make sure they are all cleared of any debris for proper water flow when it rains. For your roof specifically, check for any damage to shingles and check for wear. Whether just a few shingles need to be replaced or the entire thing needs replacing, its best to hire a professional for this task. That way you’re way less likely to have to worry about leaks from improper installation down the road. For gutters and downspouts, clean out all debris to make sure water can flow easily. Make sure any damaged or missing parts are repaired or replaced and consider leaf guards on your gutters to make future clean out even easier. One other important thing to check for is erosion around the bottom of downspouts. This can affect the foundation of your
Sara Bagwell Design & Remodel
nMORE INFO: tracytesmerremodeling.com home, so if there is evidence of erosion, consider downspout extensions or buried drainage to make sure water is directed away from your home. Also, when it comes to the exterior of your home, be sure you check for any cracks or issues with the foundation. It’s important to catch these early and before the wet season starts so a minor issue doesn’t turn into a major one. If you have a crawlspace or basement, check for signs of moisture, like dampness, standing water, or efflorescence (a white substance left over from moisture seepage and evaporation). Other tell-tale signs of moisture issues are musty smells, rotten joists or bands, or visible mold. If any of these problems
are found, it’s recommended to call a foundation specialist or moisture/mold remediation company. Not only can these issues affect the integrity of your home but also the health of you and your family. Other structures around the home should be checked and repaired or replaced as necessary, as well, including decks, porches, patios, awnings, and outbuildings. Proper ventilation of your home can help it stay clean, help your family stay healthy, and help with your home’s energy efficiency. The obvious vents to check and clean are the dryer vent, and vents on the roof to make sure they are clear of debris. It’s also critical to check foundation and attic vents to make sure they are clear and venting properly, and to ensure they’re sealed well to keep critters out. If you have a range hood that vents out, now is a good time to clean it out as well, along with any fireplace vents and chimney flues. Inside your home, Spring cleaning is a little more straightforward. Take the time to deep clean surfaces in your home with appropriate cleaning solutions. These surfaces include counter-
tops, cabinets, floors, baseboards, doors/trim, and windows. This will not only help clear the surfaces, but also the air in your home. Spring is a good time to replace all your filters as well, including HVAC, range hood, and water filters (whether you have a whole home water filtration system or one inside your refrigerator, or both). Ideally, these should be changed every 3-6 months to make sure everything is running smoothly, and your air and water stay clean. If you are still concerned about air quality, talk to an HVAC specialist about adding a UV or other air purification system to your heating and cooling unit. Spring is also the perfect time to clean your appliances. Most ovens now have a self-cleaning setting, and newer dishwashers and washing machines are equipped with a sanitize cycle. If yours doesn’t have this feature, no worries, a simple vinegar solution will do. Your refrigerator

would also benefit from a deep clean, including throwing out all out-of-date food and sanitizing all surfaces. Spring cleaning is all about keeping your family healthy and your home running smoothly, but don’t feel like you must get all these tasks done at once. Tackle one or two areas over several weekends so the chore seems less daunting, and if you can, pass off the harder tasks to the pros. A clean home in the Spring offers peace of mind and lets you get out and enjoy warmer weather! Sara Bagwell is a designer for Tracy Tesmer Design/Remodeling in Gainesville.

Greenville has become a miracle on the Reedy River Having not visited Greenville, SC in more than 20 years, I was both shocked and thrilled at the complete renaissance of this once decaying textile manufacturing town. The perfectly planned and executed metamorphosis of this small Southern city is both beautiful and miraculous! Since the end of World War II and the decline of the textile industry in the South, the downtown part of Greenville was on a downward “death spiral.” However, thanks to a vision by Mayor Knox White and a landscape architect named Lawrence Halprin, the struggling urban area was transformed into a place that has the attention of the whole nation. The entire path along the once polluted Reedy River is now part of a 21-mile nature trail known as the Swamp Rabbit Trail, which replaces a defunct railway. The downtown section is now called Falls Park on the Reedy (www.fallspark.net) and is a world-class tourist attraction complete with multi-use facilities that offer a wide variety of activities for people of all ages and interests. This is a verdant park that includes a spectacular waterfall and is highlighted by the Liberty Bridge, a 345-foot-long suspension bridge for pedestrians. The span replaced a decaying, ugly, 4lane bridge for cars, but now offers visitors an unobstructed view of the falls and the picturesque city in the background! The downtown area has become a model for other cities to follow when designing a modern, interconnected urban utopia. You can literally walk from business to business under a gorgeous, tree-lined canopy of eclectic beauty. Especially appealing is the quickly emerging culinary market that features specialty restaurants like Nantucket Seafood (www.nantucketseafoodgrill.com) that would compete

well with the best eateries in the world! In fact, their seafood trio entree of seared scallops with bacon jam, crab cake with remoulade, broiled cold water lobster tail with beurre blanc, sweet corn and pea risotto is beyond compare! Also, no meal would be complete without the Chef’s Cevche Sampler of salmon, shrimp, scallops and ahi tuna. To experience a fun and much more laid-back atmosphere complete with mouth watering offerings, take a short walk to the Luna Rosa Gelato Café & Restaurant (www.lunarosagelato.com) in the middle of Main Street. This is a family run restaurant that serves truly authentic home-made Italian gelato and New York Italian inspired comfort food. Most recipes have been in their family for generations and are both tasty and uniquely different for a southern city. The best place to stay in downtown Greenville right in the middle of all the action and less than a hundred yards from the Reedy River is the Hampton Inn and Suites, Greenville-DowntownRiverplace (Phone-864-2718700). This hotel is walking distance from the Peace Center for Performing Arts, Falls Park and all the Main Street shopping and dining. The Greenville County Museum of Art and Up-

country History Museum are just one mile away, and guests have easy access to nearby Highway 123. The service is great, plus a hot breakfast and WiFi are part of your stay. Avid golfers can enjoy a nearby 18 hole, par 72 championship golf course designed by Willard Byrd, that is carved into a lush Carolina Forest with hills and mountain brooks, making The Preserve at Verdae (www.thepreserveatverdae.com) both scenic and challenging. This course is situated on more than 100 acres of green space in the heart of midtown Greenville and is committed to the environment. During any round you may encounter wild turkeys, hawks, deer and many smaller animals. It is truly a gorgeous place for golf and nature! Another extremely interesting golf venue is the 3’s Greenville Golf & Grill (www.3s.golf) which is a new concept providing 12 unique and challenging holes designed by some of the world’s leading golf course architects. It’s a comfortable place to just hang out and enjoy interesting par 3 golf as well as delicious food, wine and cocktails served with authentic Southern hospitality in a casual, laid-back atmosphere. It also has an 18 hole putting green that will challenge even the best putters! Because of the proximity to the picturesque Blue Ridge Mountains, Greenville was always a perfect place for people to settle, but the dying textile industry practically killed it. However,

the total environmental transformation of the downtown area has suddenly brought in much modern tech industry and has converted this beautiful city into a tourism and culinary destination that should be on everybody’s
bucket list. Bill Vanderford has won numerous awards for his writing and photography, and has been inducted into the National Freshwater Fishing Hall of Fame as a Legendary Guide.
